Do not be fooled by the glowing reviews--most of them are completely fake. These people don't even live here. The reality of living at 14 North is a far cry from what management wants you to believe. What was once a decent place to live has gone downhill tremendously. So much so that residents now refer to it as "14 N. Projects"--and for good reason. The trash situation is out of control. The disposal area is constantly overflowing, reeking up the entire complex with the stench of rotting garbage. And that's if you can even get close to it without stepping in something nasty. Walking through the community has become a game of dodging dog feces, because management has done nothing to enforce pet waste cleanup. It's absolutely disgusting and completely unacceptable. Ever since Irmarie started working here, the quality of life has plummeted. She is unresponsive, unhelpful, and seems entirely uninterested in maintaining even basic standards for the property. Maintenance requests are ignored, rules are inconsistently enforced, and resident concerns are brushed off. If you're considering moving here--don't. Save yourself the headache, the smell, and the disappointment. What you see online is not what you get. Look elsewhere. read more

management doesn't care about anything but the business. there are car break ins robberies cars even set on fire. there is cockroach's and mice in more than one building and they'll tell you it's normal as long as they cover their bases they could care less about your family or health. it's a very robotic community. and the trash has been put on the ground for over a year as they take their time to figure it out. don't worry though your car will be towed for any and every reason they can find hoping you default in rent. chances are if you have dozens of residents being towed every night there's a problem that they seem to avoid because you know by the book for anyone not their friend. not to mention fees make it much more expensive than advertised. I'm all for the kids hanging out but huge groups of trouble wrecking havoc through the community at night doesn't make for a comfortable living situation. Just uploading a few pictures and videos for now. Just trying to get my apt fixed, I uploaded originally to facebook but my videos were removed! Been waiting 3 weeks to get all this fixed. They fixed some of it 3 weeks ago and since then I've been left hanging. Stuck at the apt now 3 weeks. Have yet to leave the house. Been breathing in all this bad air and need to go to doctors to have myself checked out but will not leave til this is all fixed. Doctor has been calling me daily for 2 weeks wants me to see a pulmologist for tests. I've had quite a few fungal infections while living in this unit Especially the last year. Doctor and I couldn't figure out what was going on. Just kept treating it. Surgical scrub wash has been prescribed to me since last summer I have to wash my body like a surgeon to get rid of the bacteria. I just want my apt fixed. Been waiting a very long time. Come today please!!!!!!! Day after day just hanging. Called the Attorney general today and the board of health. They are ignoring me so I had no choice. If I can get this fixed today 4/30/2018 I will delete this review and all the photos too. But if I have to wait any longer than I think everyone should know whats going on here. read more

I had to leave in a rush since my boyfriend had an accident and I had to take a flight and forgot a few things in the closet, golden goose pair of shoes that cost me 600$ and one more pair, a few clothes and buccaret rouge perfume in 570$. I came to work at Peabody and the manager of the store was renting the apartment from you guys. I came all the way to the office and they told me that nothing was there. I was last person who left that apartment no one came in after me and the fact that The person who vacated the apartment told me nothing was there and he even took pictures... for rope for what reason you take pictures if the apartment is empty??? Let me tell you he took pictures because he took things from the apartment and to have "alibi" In case I'll come back that's the only reason he took pictures. When he heard me in the office immediately he open his phone to show me the pictures.. Only a person who took something from a photographer to take suspicion away from him. I had a very expensive pair of shoes and one more pair I had a very expensive perfume and a few clothing. Possibly God came and took it. And the lady who is working at the office?? Just looked at me and said there's nothing here without even looking at me so maybe you should hire people with much more empathy. I have lived here since December. My buildings code and key fob does not work often. I have been locked out of my apartment a number of times due to the panel you enter the code not working and the fob. I was locked out at 4 IN THE MORNING and they refused to come out and let me in NOT BECAUSE I DID ANYTHING THIS IS A PROBLEM WITH THE PROPERTY. If I had forgot a key then fine MAYBE but I pay 2400 dollars a month and I have had nights where I had to go find someplace else to sleep because I couldn't get in. This place is absolutely TERRIBLE. DO NOT LIVE HERE!!!!!!!! Also, just hope you don't need to contact the office they WILL NOT answer you!!! I have called over 25 times before and finally got sick of it and had to go down there. This is the worst place ever. Maintenance management has no respect of people and their conditions. Additionally, the main building has no access to disability people. Disable people can come inside the building, but they cannot cross the door to any elevator - FOB control. I had recent water damage in my apartment and the maintenance decided to open the wall in middle of December. I was complaining since October - they have no respect for people. They threaten us you if you don't pay, in 15 days you are on street, but they don't honor what we pay even with a minimum decent service. read more

I currently live here and I really recommend you don't. I've complained time and time again about multiple neighbors who dont clean up after their dogs, nothing has been done. There's always dog poop everywhere you go. Hot water has not been working for days , all the repairs done are band aid repairs. The maintenance staff takes forever to do anything, if theres an issue you can expect to wait weeks on any repair. The office isnt helpful and they claim to be luxury apartments when theres so many issues with the apartment when you move in from the shower not properly working to door locks. For the amount youll be paying a month, its not worth it. The gym was missing sanitizing wipes for weeks so nobody could wipe the machines down after use, its disgusting. Im counting down the days until my family and I get to move out of this disgusting place. Update : Our laundry washer has been broken since Monday. Its now Saturday and it has not been fixed. We called Monday and they said they'd come; they haven't. Tuesday we put in another request and we were told Friday. Today is Saturday and nothing had been fixed. We call again and we're told its not an emergency and to wait until Tuesday; he has other things to do that are more important. We have to go and pay to use a laundromat for our family of four and for our two kids in order for them to have clean clothing to wear for the start of school. We are SO fed up. How is not having a working washing machine for close to a week not important !!!! They do nothing but ride around in their golf carts all damn day. Our washer stinks of mildew because of all the clogged water in there. We seriously cannot wait to move out and are really considering breaking this lease at this shit hole of an apartment. read more

Disgusting management, horrible maintenance (maintenance told my sister to, and I quote, "go f*** yourself") AC Unit was leaking fluid for 3 weeks before any steps were taken to correct the problem. Black mold everywhere, it's not safe to live here! Please do yourself a favor and look elsewhere. They offered nowhere else to stay while the apartment was being fumigated, didn't reimburse hotel fees, and when we moved out due to it being UNSAFE, they sent us a bill for $18,000 for "accelerated rent." Irmarie was a wonderful person to deal with at 14 north. My wife has several medical conditions and Irmarie was helpful in getting us out of our lease early and move. She is a wonderful advocate to have in the office. If it weren't for her my wife may have had additional medical problems. Irmarie made the move out process easy and quick . FYI, Dog park has not been cleaned in months. Who runs this place? There is 0 accountability. They're better off paying a contractor to manage this place. There is feces flattened into the synthetic grass and it wreaks of urine. I cant bring my dogs there anymore. Also last night a black four door jeep literally flew threw parking lot going 80+ MPH and skidded out of here. The tenants here now take up two spots, play loud music late, leave trash out, speed around lot and are just nasty people. The days of good honest people living here are gone. The only good thing about this place is Nelson the maintenance guy. Other than that I will never come back and look forward to leaving. The property is nice but that's as far as it goes. Against my better judgement and have had read the horrendous reviews prior to moving in, I still gave UDR the benefit of the doubt and moved in. I'm familiar with other properties they manage which are absolutely nothing like 14 North. Management here is legitimately non existent, maintenence takes months to do anything (and there are constant problems), and the amount of section 8 throughout this complex completely ruins any nice piece of scenery or amenity this property has to offer. If UDR cleaned up this location it would be a much nicer place to live. It's currently a high end projects for $2,000+ a month. read more

It was here that I raised my children and moved with a broken heart after two years I separated from my wife and decided to return to 14 north believing that the wonderful place was wonderful. That's when I was wrong. I have lived here for 6 months. I have only seen a handful of dog waste on the property. Not perfect but not as bad as described. The path adjacent to the complex is perfect not only for dog owners but anyone who likes to stay active. I have had to call the maintenance crew 3 times. Each time they have responded immediately and fixed the problems I have had. For those of you who complain about the office staff, I suggest you sit in the office while they take phone calls from tenants. Tenants don't call to say Thank You! This is a nice place to live, HOWEVER, i have been here for 3 years...now ive reached my boiling point and am leaving! THANK GAWD! Sadly, the property is NOT maintained at all...and if you have a maintence problem, be prepared to wait (in our case 14 months!) over the past year this community has trash everywhere, no parking, and if you go for a walk..DONT STEP IN THE GRASS because youll def step in dog poop! I love my new apartment! I've been here for 6 months now. I love the color scheme, it is bright and airy and very soothing. I love having a full size washer and dryer right off the kitchen. And I love my kitchen! Gas stove and granite counter tops! I have a little Shih Tzu and we love walking around the grounds. Lots of walkways, beautiful lawns and tons of flowers! They really keep everything neat and clean. I don't understand the complaints about dog poop everywhere. Once in a great while I see one but not very often. I really love living here! read more

Nice, quiet apartment complex that's dog friendly (Even has a dog park and a nearby path that's perfect for walks. Numerous places to curb dog waste - and the complex is surprisingly clean given the number of dogs)! We are moving into the area, and this place is exactly what we need! We had a couple of service calls that were handled promptly and efficiently by the maintenance crew. The office lobby people are professional and easy to work with. Do not move here! The staff in the office are so rude and unprofessional. One of the girls actually just hung up on me. I have never experienced anything like this before. The worst apartment ever! For a month we had an infestation of fruit flies and management did nothing about it. The source was an old trash closet and their fix were vinegar traps. Not sure where to start, so I'll get right to the point. Our apartment was filled with mold and god knows for how long. We called multiple times about a smell, and looked high and low. It was finally found in the locked maintenance closet we had no access to. Unfortunately, that closet also shared a wall with my baby's bedroom. No mold remediation protocols were taken. Nothing was sealed or blocked off, and we were kicked out of our apartment during a pandemic. In fact, men entered our apartment with no masks, gloves, or COVID protocols. My family received bills that were in question and we were told the billing department did not accept phone calls. I feel bad for the family that now lives in the apartment we once did. The property painted over the mold stains in my baby's rooms, and now let's another family sleep there. It takes a lot to write a negative review, as the world doesn't need anymore negativity during a time like this. However, family health and safety comes first, and if 14 North is not going to inform it's residence we felt obligated. read more

I have lived here for almost a year. The 1st couple of months were good, after the person moved in above us it went downhill FAST!! I complained 15 times about the people upstairs. Sometimes a phone call or stop in the office also. Nothing has been done about them nor have they offered to move us or them. I have a baby and they wake her up on a regular basis. I have asked that corporate call us and nothing. My emails and phone calls go unaddressed at times, not to mention it took over a month to get my oven repaired/replaced and was constantly told the new one was ordered. Our dining out expense was over $500.00 that month that we went without an oven that worked. Never did they offer us any compensation, now that I have found somewhere else to live they are wanting to hit us with ALL of the fees that accommodate breaking a lease, but I guess they feel they are not in the wrong, but I am. I have contacted a lawyer and all of my receipts and emails and copies of my work orders, I hope that maybe they will understand why I could not live there anymore, not to mention the fact that we actually had to stay the night at families house when we had to be up early due to the lack of sleep we get in our own apartment. If I could give zero stars I would. Management office has the highest turn over I have seen at a complex. Condescending and disrespectful. I had a guy laugh in my face because they sent me an eviction notice that he said did not apply to me but was policy to send out. What?!?! Had multiple issues with my expensive apartment that was not worth the amount we paid. The location is disgusting whether its dog feces everywhere, dead bird fetuses, trash and the trash area was disgusting atleast once a week. When Covid began and the stay at home advisory began, they did not care about the tenants safety as they found it appropriate to start doing different work on the buildings which meant having multiple people coming in and out of our buildings. The building I lived in had a tenant who was very ill and carried a tank so she was high risk. When I expressed this concern the woman actually laughed and said aww that is so sad. THATS IT. In my time living here we had a hole made in our wall that was there for a month because they "forgot" about it, the boiler died twice (once when it was 0 degrees) and they kept replacing it with other old boilers, the fridge was old and leaked and when we put in multiple requests they never came to fix it, the washer and dryer was horrible and old but they never fixed it either and on multiple occasions they would have people start work on the buildings as early as 7am with out notice. Our kitchen was so old an outdated and when we asked to have it upgraded they said no because we lived there. When we asked to downgrade to a smaller apartment we were told we had to pay a fee of $1000. The cabinets had the paint chipping and the doors were barley functional. The dishwasher when I moved in was so rusty and when I asked for a new one the maintenance guy (who was the only helpful one but he left) told me things like this were common and that it wasnt ok or safe but he didnt think they would change it. THE MAINTENANCE GUY TOLD ME THIS SO HE KNEW THIS PLACE WAS A JOKE. We had a tenant die in our lot outside our building and non of us were inform. I asked one of the employees and he said it wasnt any of the neighbors business so they didnt have to tell anyone. Maybe I am wrong for thinking the courteous thing would have been to let the other tenants know, especially since it was someone's child who found the poor guy and it was in the day time. When they changed the policy for guest parking and wanted to limit the guest we could have I asked why this was and the employee told me having guest in my apartment was a privilege not a right and parking was already and issue for tenants. Mail was always being stolen cause the mail room had no door or locks up until recently. DO NOT LIVE HERE I WILL DISCOURAGE AS MANY PEOPLE AS I CAN FROM MOVING IN HERE. My roommates and I read the bad reviews for this place but decided to give it the benefit of the doubt when deciding to sign a short term 90 day lease. This company claims they don't but they operate on a scam of entrapment and takes advantage of college students looking for short term leases. Frankly, even if you are not a student and want to live there indefinitely don't even bother. It looks nice on the pictures but it's not a place I would ever wish my worst enemies to live. They scammed me and my roommates out of an extra 4000 dollars that we as college students don't have, with no remorse. They received our emails and communication with bluntness and refusal to hear us out. Sending us a strict bill notice every few weeks when not responding to our emails we had sent early regarding the matter. 14 north continually referred us to UDR billing and refused to speak with us as we were no longer tenants. Public transportation is available in neighboring cities for travel into Boston and shuttle service is also available to Logan Airport It offers community living with a diverse and congenial community that includes pets as one would expect to find in neighborhood populations. Choice of public schools and many private that offer K - 12 with world renowned Colleges and Universities within minutes of driving. 14 North is adjacent to shopping malls, New England History, miles of beaches for swimming, whale watching / fishing on day boats and all types of boating and water sports. The staff is more than congenial and helpful with their ever ready assistance and the grounds are maintained by professionals who strive to keep the areas well groomed in spite of some pet abuse. Zero stars is more like it! This is the worst place I've ever lived...I'd rather be homeless at this point! It is supposed to be a non smoking property, they make you sign an agreement that says you will not smoke, but people still do. When you complain about it, nothing is done! Residents pay for a parcel locker to have package delivery so packages wont get stolen, but they are not used by delivery drivers even though it clearly states dont leave boxes on the floor. Management does nothing about it! They raise the rent after the first year, yet they cant even install a doorknob, yes, a doorknob for the package room or invest in a security camera. Garbage is a mess, sometimes piled out to the parking lot. And rats at night! Maintenance is a joke, they will delete service requests and mark them as completed when they've never even come to see what the issue is. Dog shit everywhere! My upstairs neighbor leaves the dog outside all day to shit and pee and has no concern that we even live downstairs. They throw the shit over the porch which lands right on my porch. It's ridiculous! You would think Management would address issues when someone posts to the resident portal except that they have to approve the post first and just post it and dont do anything about it. RUN AWAY!! Worst apartment complex I've ever lived in. People doing drugs in their cars, residents let their dogs crap on the grass without picking up after them, residents with no concern for noise late at night, you have to pay extra for a reserved parking space but it constantly gets taken by others with no consequence, maintenance is awful, and the staff is rude and not helpful at all. If these are qualities you like then you've found the perfect place. During our first winter we noticed that my 1 year olds bedroom was anywhere from 8-15 degrees cooler than the rest of the apartment. We went back and forth with maintenance for months and they basically blew us off and told me there was no problem. Then, of course, my 1 year old got pneumonia and spent Christmas in a Boston hospital courtesy of 14 North and very concerned staff. When I told them this they couldn't have cared less. After all of this, once it was time for my renewal they raised the rental rate about $400 more per month than my original lease!! So I have a drafty apartment that got my child sick, the residents fly threw the parking lot late at night with their motorcycles and run down cars that wake my kids up every night (up to 2am every single night summer or winter), and the kids can't go on any of the grassy areas because there is constantly dog feces everywhere. We had a small kids playground across from our apartment but they tore it down and put up a dog park which is a great reward for all of the dog owners that don't pick up after their dogs, but screw all of the kids that have nowhere to play now because there's feces in the common grass and now no playground. We've seen people smoking crack/meth in their cars in the parking lot (not a joke or exaggeration). I know there are dealers in the complex as well, unless this one apartment across the driveway from me is one of the most popular people in town and has a ton of friends that only like seeing them for 10 minutes at a time. This apartment is one of the most dishonest, greedy apartment communities I've ever lived at. If you are paying anything over $1600 a month for a two bedroom, you're paying too much. This "luxury" community is just another cheaply built Avalon community that UDR decided to buy. The finishes are cheap. The amenities are mediocre. The maintenance is lazy. As far as the greed goes, let me tell you about it. First of all, they demand you have your utilities switched over when you move in, but they don't give you the utility info until the move-in date. If you move-in on the weekend though, the electric company isn't open. Since it's not open, you have to wait until Monday to switch the electric, which means the billing company will charge you $35 to send you a postcard. In effect, this is a fee because you moved in on the weekend. Second, they force you renovate your apartment to luxury finishes, but since it's already a luxury apartment, they're really giving you the finishes you should have in the first place. Because of the renovation though, they're going to jack your rent up because it's so much better, but not really. If you stay, expect your rent to go up at least 10-15%. Third, when you move out they claim there are damages in your apartment that were not there when you left. They will demand that you pay for the damages and refuse to reverse the charges. After the company tries to steal your money, you obviously contact them about it. Julie will possibly answer your call and will very rudely tell you she's not going to help you and that you can call someone else. When you say you want pictures of what they claim was damaged, she'll refuse to give them to you because of "protocol". The business manager will also string you along and not provide the pictures and then tell you to stop asking her about the money they're trying to steal from you. I reported a potential fire hazard to this community during my residency. As a former Avalon property, this should be a concern because Avalon properties are notorious for catastrophic fires. Did the community even acknowledge my message? No, not at all. Did they try to collect for made-up damages to a cheap, low grade carpet? Absolutely. Just remember that if you choose to live at this property, your safety is not a concern to them at all, but they will make sure that your cheap carpet is in tip-top shape. Couple other tips: 1) If you move out, take pictures of EVERYTHING. They will try to rip you off. 2) If you move in, buy a plunger. Due to low quality everything, you're going to need it. Only positive about this place was Donna, who no longer works in a position to help tenants, at least not from what I understand. Donna, if you see this, you should really work somewhere else. You don't deserve to be associated with this place. Update: I contacted the billing department. I spoke with two people there. The second one literally called me an idiot and was extremely unprofessional. Then, she told me if I stopped calling people names, I could hear them. Um, no one called anyone names but her. She also stated that she could hear the conversation I had with a different person in the department, but previously said in a demeaning tone that she didn't understand why I was unclear on her saying she requested a copy of an invoice the other person said she wouldn't provide. First this company steal steals your deposit. Then, they treat you like crap for calling them on it. After the behavior exhibited by the billing department, I can fully say this company should be avoided at all costs. I don't care how good of a deal you get.
