With floors that felt like they moved with the wind, we needed something done that was a permanent solution to stabilizing the foundation. The team at Seiber Restoration was timely, professional, efficient, and clear about the project scope. Our project was completed in a shorter time frame than I was quoted, all while maintaining project integrity and not cutting corners. I doubt I will need any foundation work again because of their quality of work, but if I need any of their services again, they will be my first and only call. - Logan

At that visit, the investigator gave me an evaluation of the problem and the work to be completed. He also was able to give me an approximate time it would take him to complete the work. He was very communicative and thorough. Additionally, he gave me an estimate of the amount of down payment and total cost if the job, which was good to know. There cost was comparable to others, but also competitive. They were flexible in scheduling.    During the appointment, I'm pleased to say that this company took careful and considerate of my home and family.  The job was completed on time. They provided me complete explanation of their work and with photos. They were careful to report what had been done, and show their work. Overall, I am pleased. They were prompt, gave me a clear explanation of work and cost, careful with my home, timely, communicative, and professional. I would recommend them.

Update on my review of 11/15/2024…read more The General Manager, James, came to look at my complaint and agreed that there was a need to work out a solution. We came to an agreement on helping rectify the issue and they are coming out to do additional work at no charge. I appreciated their interest and concern.

Six years ago, during the process of purchasing our home, we encountered a serious issue: the…read moreproperty we fell in love with had foundation problems. In order for our lender to approve the mortgage, the foundation needed to be repaired. We selected AFS to perform the repairs because they offered a lifetime warranty on the home's foundation--an assurance that gave us peace of mind. The initial repairs were completed, and we were issued a lifetime warranty. The bank approved the loan, and we purchased the home. Two years later, we noticed that cracks on both the front and back of the foundation appeared to be worsening. We contacted AFS, who came out, confirmed the deterioration, and proceeded to tear down the drywall in the basement on the front side of the house. They installed more large metal reinforcement strips--the same as what was done during the original repair. However, per their policy, they did not replace the drywall or clean up any of the resulting mess. We were left to hire another contractor to rebuild the walls and restore the area. Two more years passed, and once again, we observed worsening cracks. We reached out to AFS, who initially attempted to charge a service fee for their visit. After reminding them of the lifetime warranty, the fee was eventually waived. Upon inspection, they confirmed the issue was indeed getting worse. This time, however, they stated that they would not perform any further repairs, claiming that the original payment ($10,000) only covered the amount of work already done and that additional repairs would not be included. We argued that the warranty explicitly covered the foundation for the lifetime of the home, regardless of the initial cost. We were ultimately refused further assistance. At this point, I filed a complaint with the Better Business Bureau (BBB) and included AFS in the correspondence. Within 20 minutes, a manager from AFS contacted me, offering to help resolve the issue. Following this, AFS returned and proposed a more aggressive repair: tearing down the basement walls yet again, installing large steel beams, and anchoring rods into the ground from the exterior--requiring the driveway to be torn up in the process. They assured us this would permanently stabilize the foundation. While the driveway was repaired, we were again left with extensive interior damage, and for the third time, we paid out of pocket to restore the basement walls. Now, two years later, we are once again facing shifting in our foundation. AFS again attempted to charge a service fee. After inspection, their technician confirmed that while the front of the house is stable, the back is sinking--a concern we previously raised when they were last on-site. We were explicitly told then that stabilizing the front would protect the entire structure. When I asked for clarification, the technician confirmed that our home is essentially splitting in half and could eventually slide down the hill into the creek. However, they now claim the warranty only applies to the specific wall where the original repairs were made--not the foundation as a whole. This contradicts the lifetime foundation warranty we were promised at the outset. (And was the only reason we were even able to get the loan to purchase the home in the first place) After six years, three major repair efforts, and repeated assurances that our home's foundation was secured, AFS is now refusing to honor the warranty they provided. We are left with a structurally compromised home and few options. To any homeowners considering foundation repair: please be warned. Our experience with AFS has shown that their warranty may not provide the protection you are led to believe it does. They have applied temporary fixes and walked away, leaving us with mounting costs and a home that may ultimately be unsafe.

They totally took "the bull by the horns" following the end of defunct company, and they've done an excellent job. Nobody likes dealing with home issues, but they've been on the case and totally honest with my wife and I since then. But more importantly, the tech they sent has pointed out issues around our house beyond the work done in our crawlspace. Several years ago the tech pointed out that our electrical incoming area was damaged, and this week it was pointed out that there was a water leak under the house and soffit damage that I'd never have noticed, but thanks to MS, I contacted our whole home water filtration company that our units were the issue, and today it was repaired. If you need anything "Basementy" repaired or want total encapsulation, they're the company to call. My family will always be thankful for their going beyond the call of duty to protect our home from the evils of water damage! They can be trusted to do the right thing. Promise!

He asked if we had any concerns which we noted several. He suggested that he complete the service on the dehumidifier and sump pumps then he would take care of adjustments to the support jacks. After mapping out the jacks in the crawl space he used a laser to check throughout the house. He then proceeded to adjust the jacks until we were completely happy with the results. Again, a true professional.
