The mortgage broker assigned to me was Robert Dang. I sought out a broker in the first place instead of going directly to the banks because my work income doesn't measure up very well in the traditional gross income models used by the banks and I knew it would be challenging and time-consuming to shop my case around myself at the big banks. Robert took on my case enthusiastically and listened very well to the particularities of my case. I know he put a lot of effort into advocating for me and quite quickly got me pre-approved at two different banks. Once I found the perfect house, he worked even harder to firm up the mortgage as I had slightly exceeded my initial pre-approved loan amount. He was superb from beginning to end and got me approved for the larger purchase price. To top it off, he got me a much better mortgage rate than I had initially expected. He was knowledgeable, always quick to respond to queries, and full of helpful advice all along the way. I very much appreciate all the hard work he put in to realize my house purchase. I am extremely pleased with the service I received from Robert Dang and True North Mortgage. I highly recommend their services.

I've been a home owner for nearly 30 years and have always trusted the big banks in looking out for my best interest. I'd like to set the record straight. Big Banks are motivated by their shareholders but that's not a bad thing. However, it can be if you are not careful and ask the right questions, hoping that your business means something to them. I truly mean it is incumbent upon you to do your research. I wised up really quick when I received a letter from the bank about what my next mortgage renewal would be when I simply asked the question about mortgage rates. They told me that they would give me a rate; however, if I were to recieve a better rate they would match it. Here I'm scratching my head and I'm thinking since I have a 25+ year relationship with the bank and also all of these investments, I must be getting a preferred rate. I was sadly disappointed because that was farther from the truth. I started asking questions and doing my own research which lead me to the great team at True North Mortage. Like many of you may think that Mortgage companies are not reliable nor helpful nor could they compete with the big banks. I will tell you first hand of my own experience with Robert Dang and Nidhita Achhapeliya at True North Mortgage. They didn't know me from a hole in the ground and yet they treated me as a top tier client. Both Robert and Nidhita worked so closely and tirelessly with me by informing me of all the necessary documents I needed. They explained every step of the way.....oh and what I didn't share with you was my mortgage was coming up for renewal January 1, 2026. After several calls to the bank they said someone will get back to me but never did. I am not sure about what the intentions of the Big Banks were but I decided to engaged Robert and Nidhita for their help at the eleventh hour. They could have just thrown a rate to me but they didn't. They educated me on what I needed to know and how to obtain the best interest rate. So, now you know this info, who has your best interest at hand? Again, Robert and Nidhita did not know me but were ready to help me get the best rate possible. Now, who do you think is looking out for my best interest? Hands down, I would say it is Robert and Nidhita as they tirelessly helped me find the best rate (beating out the big banks) considering the value of a mortgage and helping me get the best rate speaks volumes about their sincerity and working hard to earn my business. Robert and Nidhita walked me through the process and offered up information that would benefit me. So who do you think is working hard? On top of it all, my mortgage had to be completed during the Christmas break, New Years festivities, and while I was on vacation with my family. Robert and Nidhita literally held our hands through the entire process......all remotely. I didn't have to meet face to face nor have to give up my family time. Now that's worth its weight in gold. On top of that, we had some opportunities with technology and weren't able to provide signatures as planned. That didn't matter because Robert and Nidhita were able to come up with not only suggestions but real solutions to a crazy and hectic time for us. I recall getting emails and phone messages at extremely different time lines that a big bank provides. This brought it home for me as they are looking after my best interest and in my corner. In my mind, this is how it should be, someone who is not only tirelessly working on our behalf but also communicating with me every step of the way. I never had to wait or wonder what was happening with my mortgage application as they updated me every step of the way without having to ask. I am so completely pleased with how Robert and Nidhita helped me through this crazy economic timeline that I will be engagIng them again for my other 2 mortgages in the near future. I needed a second mortgage to pay off some high interest debt and Jasper helped me find a credit union with very low interest rate, much lower than I was expecting from a second mortgage; I understand that generally interest rates for second mortgages are higher than regular mortgages. The lawyer Jasper recommended was also great - all the paperwork was prepared in advance and the document signing was done in matter of minutes and I received the funds the following day. From the very first contact, they made things as easy as it can possibly be. We were referred to Armand by one of my best friends, Ryan. Apparently they do "magic" with mortgages. Needing all the magic we can get, we went onto their website and filled out the pre-approval form. David called us the day after to ask for more sensitive information such as SIN and to verify credit. He was so easy to speak to and soothed my paranoia insisting that our application was pretty much a lock. He also asked us if we had a real estate agent already. We didn't though we had recommendations from our friends and family. Trying to make it as easy for ourselves, we decided to use the agent David recommended. Coincidentally, our REA's name was also David and also the Armand's brother. (Review on REA David to come.) Our pre-approval came a few days after we submitted it. We spoke to David the REA about our preferences. That Sunday, we looked at 9 houses. We found the house we wanted and we made an offer. REA David and Armand drafted up an offer in less than 2 hours and we were able to submit it that very night. Offer was finalized the next day, Monday. Armand and David was able to get our mortgage approved by Tuesday. When we came in to sign the mortgage papers, Armand discussed the mortgage terms with us. He got us a great rate with a good bank. He explained everything to us in great detail. When we asked him about a mortgage lawyer and a home inspector, he referred us to people him and REA David deals with all the time. Again, we wanted to make this as easy for us as possible. Armand, David and REA David coordinated everything for us. To be honest, all of the guys from RMA and also REA David made buying our first home as smooth as possible. They're available for our (my incessant) phone calls. They're proactive and also quickly reactive to our needs and to the deal. They treated us like we were buying a million dollar home even though we weren't. They were patient and very knowledgeable and shared their knowledge with us. I'm so pleased on how everything worked out and especially glad that we now have THE real estate experts we'll be working with as long as they'll have us.

Cons: (1) got me highest rate (5.14% for 5 years) in May this year that too he initially mentioned I was approved for 4.89% so I didn't shop around for better rates.. later when I actually making application after a month he said it is 5.14% not 4.89%.. argued he don't remember... clearly trust issues. (2) If I make prepayment I had to pay based on 6.34% interest rate, this was never discussed.. found out before closing.. when I approached Alex he said "what do you want me to do now? There will be 100 rules against your mortgage and that is not my responsibility to tell you " - really pathetic response.. (3) he intentionally put $50 utilities bill in my mortgage application which lowered my affordability .. actually my condo fees covers all utilities. Since I'm a FTHB, I was exploited and I feel my bad myself. Don't go with Alex/clear rust and suffer like me that is the only motto for writing this review.
