The rentable community room is absolutely lovely and has accommodated my family very well. The only downside is that there's no restroom readily available to us in this room we have to use my aunts fob to unlock it & that becomes a task as multiple people have to get the key to use the restroom - I should say it's an inconvenience not necessarily a task! I have an apartment at this building for over two years and with the exclusion of six months had no heat and no air conditioning despite many maintenance request. I was in forced to purchase space heaters and we went through three different property management companies at which time the third one finally provided me with one air-conditioning unit that was then moved to my bedroom because it was not cooling the entire apartment. So basically, I was forced to do most of my living in my bedroom. Only one elevator works in the main part of the building. There is no freight elevator when you move in and move out so you must use the public elevator which again there is only one and it's very difficult to move your things. Emails are sent to management and not returned so if you are not able to get to the office during business hours, it is completely impossible to actually speak to someone. You were only allowed one key for your apartment, which is an electronic key and there's no other way to lock the door like a deadbolt. There is no way for visitors to come up to your apartment. You have to go down to the main lobby and bring them up. There at one time was a call button in your apartment, but that has been completely disabled. The parking garage is not organized in a way that leaving with anything larger than a Prius is almost impossible. I do not recommend renting from this property at all. read more

Expedia has refused to post my honest feedback about my stay at 9 Canal, despite the review being very informative. As a result, I decided to share my experience on Yelp in the hopes that it will be useful for someone planning to stay there. Booking through Expedia was easy, but I also had to register through the Landing app. This required me to provide personal information for every guest, as well as details about our car, to confirm the "short-term lease." This process felt a bit excessive. The apartment looked as advertised, and I had no issues with the unit itself; it was perfect for our two-night trip. However, the customer service from both Landing management and Expedia was unacceptable. We arrived very late, and Landing was supposed to provide a key to the apartment and a card for garage access. Unfortunately, the garage card was missing, forcing us to park on the street and pay for parking at a meter in downtown Indianapolis. Despite contacting both Landing management and Expedia customer service to address this issue, I received no assistance as promised. Additionally, we had to shorten our stay, and Landing agreed to reimburse us for one night through a mutual agreement among all parties. However, after multiple attempts to reach out to Landing management, Expedia failed to help me with the refund and provided no customer service. I would not recommend to book it through Expedia unless you are ready to cut your losses and deal with burglary or tow. read more

We were so excited about our get away and ended up having one of the worst weekends ever, due to VRBO and THE landing. We received notice that our reservation wouldn't be available 20 minutes prior to our arrival. We drove 6 hours to find out we were homeless, essentially, and every person we spoke to was oversees and difficult to understand. We were promised multiple times that someone would call us right away, and it never happened. We budgeted for this trip and couldn't just check into another location due to the fact that we had a lot of money in our reservation! I have never experienced such a lack of professionalism. It was a huge disappointment. The landing should not be allowed to rent short term rentals on any platform. They are awful. We spent almost 5 hours between chat and on the phone and still have no resolution. Run. Don't walk, away from this location. read more

I think we are on manager number 3 or 4 in the 7 months we've lived here. -- they are advertised as "luxury". There's NOTHING lux about them. It is just overpriced dorm rooms. such a joke. --the mail system is horrible. It's like going on a scavenger hunt every single time. your package could be in the lobby, locked up in a closet that you do not have access to, or it could be on the floor in the garage (with a broken parking arm) NEXT TO the parcel pending lockers....who knows! --the amenities offered here are either out of service or not maintained. the study room has been closed for months. the roof top dog area is a minefield of poop and it reeks of urine. --I know a lot of tenants have gone without heat or a/c and it is still an on going issue. Luckily we have had our heat working, but we can't even regulate our apartment. not to mention, ALL of the windows in our unit are broken. one works...if we prop it open. we've been trying to get that fixed since we moved in over the summer last year. Believe me and save yourself the headache. You DO NOT want to rent here. It is not worth your sanity. All they care about is collecting the rent check. Absolutely do not sign a lease here. I have lived in this building for 8 years and have seen it at its prime, of which has long passed and this facade of a "luxury building" is now covering one of the most dirty, unsafe, unkept buildings I have ever lived with some of the most unresponsive management. Starting with safety: we have to pay for a monthly pass to park in the garage, however the gates are open most of the time meaning anybody can come in and out. Only about half of the doors are actually locked and require key fob. One of the elevators is open access and doesn't require a key fob meaning anybody can go to any of the floors whether they live here or not. Groups of random strangers flood into the gym or bang on the outside windows to be let in. I have had to quickly leave the gym several times as a result. I absolutely do not feel safe here at all, more recently I have had issues sleeping at night knowing anybody can enter this building and my floor. Management does not take responsibility. They tell us to not let anybody without a key into the building or elevator. Why is it the resident's responsibility when we are in an enclosed elevator with complete strangers with no key to risk our safety and tell them "no" when they ask to be let onto a certain floor? The package room is open access so anybody can walk into a room full of packages and an "honor code" is used. I have had literally thousands of dollars of packages, precious gifts from family stolen within the past year. I am afraid to do online shopping. Other residents have had similar experiences as me, one person in the office told me "what are we supposed to do", another member told me that a better system was coming. One year later and the only thing they changed was moving the package pickup buffet from one room to a different room. I have come down on days where the office is closed and the package door is wide open with nobody watching. I have had no heat or AC for the past year which is beyond ridiculous. They tell residents "parts are being sent from china" of which I've heard so many times. No compensation given despite the fact that I got through this winter with nothing but a small space heater, with the summer my room has gotten up to 85 degrees plus. Management has no sense of urgency or care with this. I had to be so insistent for them to finally give me a portable AC unit last week. Maintenance seems absolutely overwhelmed with what they're dealing with in this building that is absolutely falling apart. The building is so dirty right now. Stains on carpets from animals urinating/pooping on the carpet, more on that in below post. The public garbage cans are overflowing with garbage. A dog urinated in an elevator today so that entire elevator is a mess. Garbage chute rooms filled with trash. I don't want my parents visiting because of how embarrassingly dirty and unkept this place is. I open my door and find random animals that residents just let out into the hallway. Animal control is called but nobody knows the owner of these animals because they're not registered. I've had to pick up poop in my hallway from other peoples dogs, there's a dog urine stain in the hallway carpet. I opened my door and a random cat was sitting outside. I cannot make this up. Management has poor communication asides from times when they send emails asking for rent. No updates on crucial situations like when AC / heat will come. I had a leak in my ceiling for the longest time that they shoddily patched up, I've asked for so long for them to finish their repairs for my requests to be all ignored that I just gave up. I absolutely cannot recommend this building more. This place is not cheap, fools people with apartments that have new upgrades but underlying it all is a building that is absolutely crumbling in integrity, safety, and community. ***This review was deleted off Google, so I have now placed it here for all to see the truth*** BEWARE folks: it's not as glamorous as the price and location let on. While residents may get free food, bragging rights on location, etc. you'll be stuck with an apartment that is fixed using as little funds as possible. Boyfriend lives here and it is underwhelming. Below is a photo of the so called "fixed" shower ceiling that had mold growing from the top due to a lack of proper ventilation. The hole stayed untouched for a few weeks before finally being covered with a used metal sheet that does not fully cover the hole nor are the screws flush with the ceiling. The maintenance people also left their trash, a second used metal sheet in the bathroom. One photo shows the caulking on the shower becoming cracked the length of the shower. I would not be surprised if mold ends up growing behind the drywall. What is the point of shower caulking if it doesn't keep humidity away from the drywall? The amount of other problems (including dishwasher, sink, AC unit, dryer) the complex has is disappointing. All problems ought to be fixed by a professional and the apartment needs to consider updating its units with more modern amenities (hence the brown accordion room separator in the photos below). Advice for 9 on Canal: STOP BEING CHEAP AND DECEPTIVE. Fix what needs to be fixed and act like the elegant apartment complex you portray. read more

I just got out of my lease there and let me just say DO NOT LIVE HERE. As many people have already said in the reviews here they simply don't care. Maintenance walked into my unit with no prior knowledge of mine, while I was in the shower. The entire year I lived there I did not have heat nor air conditioning, it was miserable especially in the colder months. There is only one elevator that works so it takes forever and half the stuff in my apartment never worked. The dishwasher was too tiny and didn't clean anything. The pool and deck area was never opened and its still unfinished. They changed property managers so often that every time I went down to the offices there was someone new. If you want a package you have to get there between office hours so sorry if you have a job from 9-5 and they're not open on Sunday.They promise so many "features" like stainless steel appliances, soft close cabinets, etc. the only thing my unit had was the outlets with the usb. For how much I paid a month, they should have more things fixed. Good luck finding a parking spot in the garage, or if you lose the garage pass its 200$ to replace and get waitlisted for 3 months since they don't have any. And more than half the units are being used as Airbnb, so there are so many random people walking around constantly. They make so much money but don't ever use it to benefit the people paying to live there. read more

Moved in back in April. No AC since then and only been told "we are working on it" 4 months later still no AC. The temps in the apartment range from 86-92 degrees. Yes you read that right. Completely uninhabitable apartments. staff does not respond to emails all the voicemails are full so you can't leave a message for a call back. I've emailed everyone possible including the company that owns the building and no one will return a phone call or email. DO NOT RENT HERE. I REPEAT DO NOT RENT HERE. I would never recommend anyone living here. I pay 1500 a month for my daughter to live here and its been nothing but a disappointment. Her apartment wreaked of cat urine when we moved in. It was so grimy and gross. They said they weren't aware that there was an animal in there. the had the carpet cleaned but like that really works. Her blinds were broke and someone was supposed to come fix them. Well 7 months later and they are still broke. Her air conditioner never worked right. Then this past winter, the heat went out. Its been out since November. They told her the week of xmas that it would be another week before they can get the HVA people out. Well when it is 5 degrees out, this is an unacceptable answer. It wasnt until i complained that they offered her a space heater. Needless to say she still don't have heat. They emailed her over a week ago saying someone in the next few days would be there to work on it. HAHAH. This is now a legal issue. Not paying for a service we are not getting. They have the audacity to post a note in the elvators that if you dont pay rent you wont have HEAT LOL WOW !! Unbelievable. We dont have heat, so I am not paying rent then. right?? My 5 year old grandson could run this place better than whom ever is. The weight room is a total joke and I would be embarrassed to even call it that. the treadmill belts are about to fall off. I moved in not long ago and I have kept hearing loud music from my upstairs neighbor "the kind of loud music that wakes you up from your sleep during night". I have reported multiple times that my upstairs neighbor is consistently running on his treadmill everyday, and all I got is voice message on my phone telling me to "reach out if I have any concerns" Too much empty promises and too many ignored valid complaints that making living in this property not worth it. I just wish I did not sign a lease in here since apparently I am not too white for them to act and keep there promise and to reach out to my upstairs neighbor to be more conscience. I've only lived here a short time, and let me say this place is tops due to the amenities it provides. The rent is a little pricey but it includes all utilities, cable, HBO, and internet. Each room has its own washer and dryer even. The staff here is friendly, and very knowledgable about the area. The real value of this place are the amenities, in addition to what I've already mentioned. There is a huge work room overlooking the canal, a lounge for get-togethers, a rooftop deck, and last but not least, a pool over looking the city!! Throw all of your bills away because you get this all included in rent. There are also a coffee shop (Quills coffee), and a burger place (Burgerhaus) onsite. The small 1 bedrooms are a little cramped, but the units all have granite countertops, tiled bathrooms, hd tvs, and they come fully furnished with the price of rent!! Now I don't think a poor college student could afford to live here, but good for working out of town like myself. It appears that the mix of people that live here are 50%college/30%yps/20%everyone else. So there's a good mix. I haven't spent a summer here yet, but imagine it will be quiet with school letting out, and look forward to laying in the sun and writing the pants off some new reviews!! read more

Honestly I never review because I am a nice person and I hate to hurt peoples feelings. But this has been such a horrible experience from top to bottom that I wanted to help others not to chose this place. The building was built to be nice but it is so poorly maintained. Back in October a locked storage closet next to our apartment flooded the hallway as well as our apartment and then leaked down to lower floors so much so that the first floor ceiling caved in. The next day people came into our apartment and tore out our flooring. It is now August and despite many MANY reminders and reassurances that it would be fixed, we still have no floor. The plumbing in the apartment is still a mess as they worked on it last week and nicked something so our washer leaks every time we run it. This has not been fixed even though we have asked for help several times. The air conditioning has many glitches and the gym as well as many common areas (and some apartments) do not have AC. And maybe the most frustrating- the front wheel of my husbands bike was stolen FROM THE LOCKED CAGE in our parking garage where it was locked with a u-lock. When asked about looking at security footage as it is disconcerting that it was stolen by someone with access to our apartment complex, management said they do not have access to security cameras. Seems like a big oversight especially considering someone was killed in the gym here a few years ago. I don't want to hurt any feelings but I am just so frustrated and would highly advise against this place. read more

The price doesn't get better for living downtown. Rent includes utilities, cable/internet, HBO, furniture, washer/dryer, etc. all while being downtown ON the Canal. I also get a 40% off at the CrossFit gym in the basement which is HUGE. It's a good gym too! Jared, the owner, is a lot of fun and provides good workouts. In addition, this place is SAFE. I jokingly call it a fortress because you need keycard access to get anywhere. For me, living downtown, this is crucial. The amenities are nice. The staff know my name and are helpful. The maintenance guys always do a good job and wave at you. Sure there are random weekend nights where you hear people in the hallway and there are those residents that leave their trash out in the hall. But overall, I have enjoyed living here and already renewed my lease. read more

9 on Canal apartments failed to provide the minimum standard for rental housing, heat. I am on a lease with this company for a place for my daughter. All summer there was no AC. They applied a small temporary unit that required a ground floor window to be left half open and unlocked, completely unsafe. Now, there is no heat and hasn't been. They have a management controlled thermostat and couldn't adjust it even if it were operable. Management told my daughter that half of the units have no heat. I called emergency maintenance at the complex 3 times (so far) with no calls back. I called the management office 3 times with no response. My daughter has attempted on her own. I am on this lease, so have the right to file this complaint. Developments like this take advantage of their tenants. These are not inexpensive apartments, but it might as well be. I am frankly shocked that a downtown apartment building could be in such poor repair and under such poor management. read more

I understand you can't control a pandemic but why am I charged for something I cannot use? There is currently a door taped open Because it broke and That was their solution. The carpets are out of date but they are working on replacing them. I am still charged the same as people with updated apartments though. There was mold in my room and the solution was to put a loud fan pointed at the window to get rid of condensation, which I was supposed to leave on all the time, but at least the fan is now in my room for the months I have no air conditioning (it's still 86 in here). Lastly (although I could go on), they have to have set a record in turnover of managers. They have replaced the entire staff multiple times in my time here. That should be a red flag of the management company running the building. Now the poor new people that have inherited these issue have no one to guide them where to go next! Living here was an okay experience. It's a nice location on the canal with a VERY GOOD coffee shop and burger restaurant. I give this complex 1 star due to the awful move out experience and the less than helpful office staff. When I asked about my move out, I was told the wrong date. When it was time to move out, they expected me to move out within a few hours. Apparently you are supposed to receive a move out packet prior to move out, didn't receive that either until the day of. Maintenance is super slow. It took over a month to change a light bulb in my apartment. If you want an apartment on the canal it's a decent place for you but if you want an apartment on the canal with a helpful office staff and timely maintenance if someone goes wrong, I suggest you look elsewhere. read more

I am updating my previous review as the management has changed and appears to be much more organized and professional than the previous group. However, there was no warning given to residents regarding the transition, just an email saying "you can no longer access your online account as of right now" and "oh by the way management is changing effective tomorrow". So that was a pretty rough transition. But I feel much more confident in the new management than the old management. I cannot comment on the maintenance team or issues since I haven't personally had to use them yet. However, the noise issues with the Cross-fit gym remain. So now formal complaints have been put into the actual company who owns the property, in hopes that finally something will be done. In the meantime, DO NOT LIVE IN THE SOUTH-WEST CORNER OF THE BUILDING, unless you like the sounds of literal anvils being dropped in your apartment every day. It's pretty ridiculous. The actual facility (minus the piss-poor planning of the Cross-fit gym on the ground floor and the single trash chute) and location are top-notch. I have thus far been very dissatisfied with this apartment. Having transferred cities recently to start a new job, I picked 9 on Canal because according to their advertising they boast "modern luxury", "sheer indulgence", and "exceptional furnishings" and I needed the convenience of a furnished apartment. To date the only positives I can say about this complex is its location, on the edge of downtown in the Canal district, it is a nice and convenient place to live. Cons: Disorganization: Move-in paper work was "hard to find" and had to be redone after having filled it out 1 month prior. This despite calling 3 times before moving to confirm move in date and time. Cleanliness: The unit I moved into reeked of cigarette smoke. For a non-smoking building, this is upsetting. There was skin and hair debris from the previous occupant in every drawer. There was sticky residue on the table tops. The pleather couch had broken glass under the cushions, and there was an open container of tuna beneath the refrigerator! I brought it to the attention of the building staff on four separate occasions, through three different employees, who assured me that something would be done about it. They also told me that they were struggling with being understaffed. It was not until 1 month after moving in, when I raised the issue again, that I was offered another apartment. "Furnished": Certainly, this is open to discussion, but I don't know if I can call industrial strength office carpet, indestructible Walmart chairs, and a plastic leather office-waiting-room couch luxury. At best, this is a serviceable higher-end dorm room. The accordion door dividing the bedroom and the living room was not even screwed into the drywall. The bathrooms do not even have doors! They open directly into the closet, which has a door, but means that any humidity from the bathroom is absorbed in your clothing! The granite counter tops is smaller than the surface area of my work cubicle desk, and appears to be purely present so that it can be part of the advertising. Garage: There is a curious sheen of dust and dirt that is present on every surface in the underground garage. This accumulates rapidly over 2 days and longer. I would love to know how this is going to affect my car over the course of a year... I guess we'll see Clientele: For those of us who actually work, the noisy and publicly intoxicated college students or recent grads are an annoyance. I can tell you that neither my college nor graduate school loans would have allowed me to live in a place this costly. Emergency services: I locked myself out of the unit due to a thoughtless moment and upon realizing the situation that evening, I called the on call phone line. This is actually an automated phone-tree where you leave a message, without talking directly to someone. Three more messages and 1.5 hours later I got a call back from someone who told me to "sit tight" and came by to let me into my unit. He was disheveled, sweaty and smelled of alcohol, and once we got to my apartment, realized he did not have the right keys. He instructed me to "wait here", and never returned. I waited nearly 3 hours, calling the help line about a half-dozen times before sleeping in my car and then going back to work the next morning! Price - at $1300-1400 per month for a studio, having lived in several other cities including high-rent Chicago, this is absurdly pricey and does not approach the expectations for aforementioned reasons. General manager is rude and unhappy. She makes a point of disrupting resident's enjoyment of the amenities. There should be oversight to ensure safe use of the facilities. However, she makes a point of being disruptive and ruins the experience for all. I would not recommend living here as long as she is running operations. read more

I was impressed with the cleanliness of the property. The office/leasing staff was very friendly and answered all of my questions. I like the convenience of having a parking garage. the safety features of having to use a key in the elevator to get access to any of the floors is a major plus . read more

I lived here for a year, and boy what a mess. The ownership company pushed for people to renew their lease for a year, saying "we love our residents", "tag us on instagram", etc. They locked me into a 2 year lease, then when I had to move out for work reasons they told me that the contract had been sold to a new management company. They charged insane move-out and transfer fees. It's a business after all. The old management company that 'loved' it's residents only wanted us to sign the dotted line so they could sell the real estate to the highest bidder. Talking to the real estate owner over the phone, it basically came out to " you are a number on our forecasts, so we can't help you with your lease situation because it would throw off our projections." Go live across the street at Gardens, you'll pay about $500 less and get just as much space in your apartment. There's a reason why Garden's has a long wait list and 9 on Canal is bleeding. According to a close friend who contracted the actual bulk contract for all the furnishings, you're getting about $2000 in furniture. Crappy furniture. 9 on Canal makes their money back in 4 months by overcharging by about $500 per month. Save your money and go live at about the dozen or so better places in the area. BAIT & SWITCH, BEWARE! I'd give it 0 stars or negative if I could. We signed a lease with this complex just short of a YEAR in advance. We were shown a beautiful, colorful top floor one bedroom apartment for our college son that we loved. We had the property manager write on the original lease top floor requested with a view. We were told this would be NO PROBLEM because we were signing a lease so early, we would have first choice. I kept in contact throughout the year and kept being told that everything was great no problems and he would be assigned a room number closer to his move in date. Finally a month before move in we received a room number which was 502. I called immediately saying we were told he would have a high floor and this is definitely not what we wanted. I talked to 3 different people and the one time they put me on hold and said they were speaking to the property manager at the same time. We were switched to room 1009. Once again was told throughout the month all was good. We received a new lease stating his move in date was August 1st but it still said 502, I called back once again talked to numerous people and was told no he's in apartment 1009 the girl who sent the lease forgot to change that, so cross it out put 1009 on it or we can sign a new one stating that on August 1st when we arrived. I asked what time move in was and she said normally between 1 and 4 but if you come anytime after 10:30 it will be fine. I called 6 times the day before we arrived and left 3 messages confirming we were moving in tomorrow to 1009 asking if we could get in around 11:30, I received no phone calls back. We arrived ready to move my son in on August 1st at 11:30. We were told our move in date wasn't till August 15th, I showed them the lease which stated August 1st and then the chaos and running around began. Not only were we told he was in 502 but they gave apartment 1009 to someone else, are you freaking kidding me. They wanted us to look at 502 because that was the only apartment available. It was a total BAIT and SWITCH. This apartment was hideous and disgusting for the price. The view was a field of dandelions and grass with rusted pieces of a fence thrown on the ground. The model colors were bright and cheerful this was a cement grey couch with a cement ceiling no color AT ALL! My youngest son said it looked like a prison cell and the way it was laid out, especially compared to the model we saw, it felt like one too! The manager then took my son and husband into her office because I was so upset with all the LIES I had been fed. She told me I wasn't allowed in the room because I was yelling..... Seriously who wouldn't be. They told them that everyone I spoke to didn't work there anymore and this was all a big mishap and miscommunication. Are you kidding me?!? So even the people I spoke with a week prior and the messages received the day before were all gone..... Total BS. She then told them they could have 48 hours to decide to break the lease because of what happened, like oh well don't live here if you don't want to. This was the last thing I was concerned with because we had proof what was signed and promised was not delivered. Plus I have records of all phone calls made. It was unbelievable how we were treated. Not only did we have the cost of hotel rooms and cost of traveling here to move him in but then the stress of running around trying to find a new apartment in one day. When my son called the manager to tell her he would not be moving in she did not even take the phone call she had him leave a message with the person who answered her phone, I'm sure she saw the caller iD and his name. Funny, he got a cancellation emailed to him within minutes with no apology or anything. This complex and its management is so poor it is completely mind blowing! Who knows what would have happened if my son showed up alone to move in, but if you ask me that is exactly what they were banking on! Unless you get a room number IN WRITING and actually see that room, PLEASE do not sign a lease here. It is the old BAIT and SWITCH so BEWARE! read more
