Laura and the team at A Beach Place saved our vacation after we arrived to an unclean and unsafe rental (from another property management company) with our parents and small child. Not only did they respond quickly to our inquiry in the early morning on Sunday of a holiday weekend, they went above and beyond to get the property ready ahead of the scheduled check-in time so we could get our family settled. A Beach Place Realty - Views from The Round House were stunning! - Surf City, North Carolina

We rented the house Lookout, as we have done for approximately 15 years in a row. The house has steadily declined in upkeep over the years. The furniture is mostly the same as when we first started renting all those years ago. The formica counters are peeling and separating. But this year was an exceptionally bad experience. 30 minutes before check-in we were told that the a/c in the upstairs portion of the house was not working, but that "it should be fixed this week," and that they had installed a portable a/c unit. When we arrived in the house, the temperature upstairs was in excess of 80 degrees...and that was WITH the portable unit running. Thankfully it cooled down somewhat once the sun went down. The upstairs a/c was never fixed. Two more portable units were brought in, but those didn't make upstairs particularly comfortable. In addition, based on where they were installed, we completely lost the use of the upstairs porch. So at no point during our stay did we have complete use of the entire house in a functional way. When I reached out to A Beach Place about this and expressed our dissatisfaction, they said they were able to offer us a 10% refund. I reiterated the fact that we were not able to utilize over half of the house during the entirety of our stay, but they were unable or unwilling to offer anything else. It was a disappointing conclusion, considering the fact that we have spent so much money with them over the years. Neither the property owner nor A Beach Place seem concerned with ensuring that their customers have a satisfactory experience. So, in summary, do NOT stay in Lookout. The owner only seems to be interested in doing the absolute bare minimum maintenance, and has no interest in improving the property. A Beach Place is fine if everything goes smoothly, but if you are looking for someone to go to bat for you when things don't go well, they are either unable or unwilling to do so. read more

This year, 2025, was the 12th out of the last 13 years that we rented through A Beach Place. Everything is straightforward and easy to follow with the rental process. On the couple of occasions that we had minor maintenance issues with the rental, they were promptly taken care of. We love our current rental, Hidden Treasure", and hope to continue there years to come. It's clean, well kept and perfect for my wife and myself. Our previous home through them, the "Round House" (previously Ospreys Nest) was the upkept in the same manner, so I can imagine there are no surprises with any of their properties. We have not had any problems on their end that we have ever felt that they weren't acting above board on anything. A+ read more

We have been using A Beach Place Realty for almost 20 years and they have never disappointed us! I began coming to Topsail as a teenager and now I come with my husband and three children. We rent the same house every year and enjoy our week of relaxation with our extended family and three dogs. If a problem ever arises with the house, they address it immediately. They are kind, professional, and easy to work with. This year the washing machine wasn't working properly and they immediately had a person out to look into the issue and then ordered a new machine that day. Renters or buyers beware! This company that was recommended to us by a friend used bait and switch tactics to book us in a rental that was not agreed upon. My mother inquired (in person) about renting a home for two weeks. She saw the home in person, took photos and asked for a contract to sign. The agent sent her a contract to which she signed. Later to find out the agent sent her a contract for the wrong house! The house she saw was beach front, this one was not. The agent admitted that "sometimes mistakes happen" and that the original person she spoke with was no longer with the company. Sounds extremely unorganized if you ask me! Not only did we not get an apology, we did not get an opportunity to cancel with a refund to book a different house or even a discount. Lesson learned, we will only be booking thru air bnb or Vrbo in the future. Do not list, buy or sell with these people. read more

We have rented from A Beach Place for many years at Topsail! They are helpful, friendly , efficient and prices are reasonable which we all need in this inflated economy. over the past 34 years, we rented in the early days from another company but discovered A Beach Place and stuck with them! This summer we rented a large home on the water "Sunrise at Docs Landing". It was a large renovated beautiful home on the ocean. Well worth every Penny even though there were only six of us and it sleeps double the guests! I highly recommend A Beach Place Realty! read more

Please, please, please, you need to look at your rental "A Summer Wind." It is not safe to rent. These pictures are beautiful but it is OBVIOUS that the owner does not keep up with the property. When it rains, the water comes in the upper deck patio door. If you step in that area, you are afraid you will go right through the floor. It is obviously rotting. My son-in-law stepped on the first step upstairs and the flooring slipped right out. He is lucky he didn't slip down 18 stairs! The dryer doesn't work. When you have 7 adults and one infant, you need a washer and dryer. There was BLACK MOLD in the kitchen on the cupboards above the microwave. Nice when you have an infant who was a preemie with you. Be careful backing out of the driveway, there is a huge bush blocking your view. My husband had to stand in the street each time to tell us when it was safe. The railings around the upper deck are so wobbly that if anyone happens to fall against them, I would imagine they would break it and fall two stories. The house was filthy! My granddaughter had black feet and hands when crawling around. I had to buy supplies and wash the floor. It was cleaner when we left than when we arrived. This is just an awful rental!!! The following is a warning based on our recent experience when booking with A Beach Place Realty in Surf City, NC in the Still Waters House in South Topsail. Our family has vacationed in South Topsail Beach for 30+ years, it's beautiful, quiet, and a great escape from the day-to-day. This year, however, we were greeted not by the beauty of the island, but instead a dirty unkept beach house, rats, and worst of all a rental company, A Beach Place Realty, that lied to us about having known after they told us via phone that they had previous complaints regarding that property. We began checking it out and saw that there were droppings behind some furniture (we were trying to make bunk beds so we slid the bed away from the wall to make it easier. We swept these up thinking they were probably old, because we know cleaning companies aren't moving furniture, and we proceeded to wipe everything with Clorox and clean as normal. Ignoring things like stains, dirt on mattress covers, sand on the floors, and instead just cleaning it, etc., because it's vacation and no one wants to deal with bad stuff on vacation....little did we know.) So we finished our first day by moving in, getting groceries for our group, grabbing dinner, and going to bed. Sunday we woke up to bug bites on our ankles, and half of an apple chomped through on the kitchen island....half of an apple. We immediately called A Beach Place Realty, and they called back and left a message saying they would send an exterminator the next day. Whatever animal this was ...ate half of an apple, this was not little, we called twice more asking for them to call us back, while we spent the day cleaning everything because we at the time didn't have an alternative place to go and were not offered any options. Even after the other calls, there was no callback and no offer to move us when it was clear there were rodents in the house. That night we decided to go to dinner because no one felt safe eating in that house. We set up a camera (usually used for our 4-year-old nephew at night), to determine if we could see what was in the house. An hour after we left, the camera caught huge rat(s), all over the kitchen, on counters, climbing up cabinets, Etc. I called A Beach Place Realty immediately, stating we would not be returning to that house except for packing our things. We were all disgusted and concerned, some of the kids were crying, it was pretty awful. When A Beach Place Realty finally called us back, they advised on the phone that they had received previous complaints and that the owners had tried to handle the problem themselves during one of the prior weeks. (We had seen mouse traps in the laundry room in an open pack. ) Our family was moving past concerned straight to angry. They knew a problem existed and rented the house out anyway. They then told us they could move us on Monday or Tuesday. What person in their right mind would willingly subject their family to that? We knew we had to make other arrangements because it was clear A Beach Place Realty was not viewing this as an issue that needed to be addressed immediately as it poses serious health risks. We secured other housing at a greater cost to us and advised A Beach Place Realty that we were leaving because they had not provided a safe option for our family. On Sunday night at 10:30 pm, we then packed our things and left the house. The next day, A Beach Place Realty said they would refund the 2-week rental cost, so we stopped at the office to return the keys and ensure this was completed. When we got there, we asked if they had seen the videos and they said, they had not, despite a request from them for us to send the videos. We also, shared our greatest concern was that if they knew when they rented this property to us, that they would rent it again to some other family. At this point, they recanted their previous night's statement and said they had no knowledge of any issues ever at the house. To our faces, they told us they never said those words. it was infuriating to be lied to after they handled the situation so poorly. When we checked their site the same house that had large rats in the kitchen, was already back up for rent the very next day after we had checked out. This is the part we cannot get over. They said, they didn't know or they wouldn't have rented it, except now there was irrefutable evidence they knew and still made the property available to rent. There are plenty of reputable places on Topsail to do business with 'A Beach Place Realty is sadly not one of them. read more

I have book Hook Wine Sinker through them the past 2 years and love the house but, before we were out with hook wine sinker, we had another house booked and then we got an email saying that we had to pick another house because the owner said we couldn't rent it at the time so the company took out name off for the time we booked and we were told we had to book another house. We booked the other house and then the same thing happened again and we were finally put in Hook Wine Sinker as our 3rd house. My friends rented Hook wine sinker a few weeks ago and a few days before they went, the company called and said that they could not book hook wine sinker due to repairs. I understand the repairs but what I don't understand is how we have been told to pick another house 3 times because after putting down deposit and signing contract, we can stay there anymore. read more

Communication was great, staff was friendly and helpful. They were willing to accept some mail for us until we were able to secure a permanent address in the local area. We did have some issues with the keys but the staff had us return quick to switch with no stress. We appreciated their professionalism. Four stars for the staff. Be aware there are additional fees for application/reservation, pets and linens. All seemed well with our stay until a week and a half after we checked out we were notified by the office the home owner of "Beach Daze" was filing a police report regarding "stolen items." There was an inventory completed prior to our arrival, which happened to be on the same day someone else checked out. None of the "stolen items" were listed as present prior to our arrival, however we have the police contacting and questioning us. If you want to risk the stress of calls from the PD and false allegations, stay with these people but I highly recommend you take pictures of EVERYTHING before getting settled. Otherwise, I suggest you steer clear. Nothing worse than being accused of violating someone's property when you and your young children have integrity and do your best to live an honest life. read more

I rented a house form them the week of July 4th 2017. We had a great time until 2 days after and I received an email saying they were billing me an xtra $50.00 for leaving the place not up to standards. They say a cleaning fee is built into the price of the rental. Yet they also told me that the beds were not made and that contributed to my xtra fee. We also left a watermelon on the table just to be nice and they charged me for that. I suggest you read the rental agreement with a microscope. These guys will find something to bill you for later. I have rented houses for years on lakes throughout NC and Va and never run into this.... Good luck... read more

We've rented beach places through these folks for several years and they are always easy to deal with. My only complaint is their fees seem a little excessive ($150 for 2 dogs and their reservation fee?), but it's the beach so what can you do. They are always very quick to respond and help you set up your vacation. read more

Terrible experience with this company. We rented "Our Catch" for a holiday weekend. The rental was dirty, inoperable dishwasher with dirty dishes upon arrival, open food in pantry, broken portable crib and broken AC unit. Responsiveness from A Beach Place Realty was lacking. This was our first time using this company, I wish we had looked at reviews first. This seems to be a common business practice. read more

Worst experience ever!!!!!! The house4 was misrepresented to us and was horrible: mildew, rust, musty smelling, peeling tile and dirty. 2 nights into our stay the air conditioner broke and was not fixed despite numerous calls. They did send out a repair person but he did not fix it and the response I got when I complained was "Well, it's the end of the summer and these things happen." So we had a choice of either sweating or trying to run an air conditioner that was spouting water all over and put buckets all over. They offered no solutions at all!!!! Steer clear!!!! read more

My family visits Topsail Beach typically at least 3-4 times per year. For the past two years we have made tentative reservations nearly one year in advance with A Beach Place Realty, basically holding our spot until the new rates come out for the property at the beginning of the year. BOTH years that we have tried to rent from A Beach Place, we get a message from an employee telling us that they have made a mistake and we can not have the house for the week that we have requested. The biggest problem with this is that my husband has to bid for his time off by the end of November, so for the past two years, we have had to scramble to find another property for the week that he has been approved vacation time. Apparently the renter from the year before has some sort of option to rent the home the following year should they choose to do so, which is understandable. However, they should have to make those reservations at check-out or within a month's time to avoid this type of problem. This time period should be blocked out so that no one can place a hold on a property until the previous renter has had a chance to reserve. And most importantly, the company should have their act together and have better customer service. For this to happen 2 years in a row eludes to me that this is not a rare occurrence for them. And to boot, the customer service representative Amanda made it clear in her communication with me that she couldn't care less if we cancelled our reservations for the second week of vacation that we had reserved with them as well. My family has booked with Treasure Realty for years and have never had a problem with them whatsoever. I think it is now clear that Treasure Realty will be the only company we use when renting our vacation homes at Topsail Beach. read more
