This year I approached my current loan holder to refinance to a lower rate -- they offered .5% lower, with over $3K in closing costs (this for a VA IRRL). I went to Ed, he got me a full 1% lower, with less than half the closing costs. As with the first experience, communication was great, and the process was all on-line, easy, and smooth. Within 24 hours we found out that he had failed to verify the simpliest of things on the loan application (the employment status of the applicant) and was renigging on the pre-approval. This only cost us $800 to modify our house hunting trip. I've filled a complaint with the Colorado Division of Real Estate licenses which governs these people. Find another lender.
