It's very alarming how this company does business and the lack of communication, responsiveness and urgency. They need to create a better process for the intake inspection and turnover of property. Contracts states that the homeowner (myself) has 5 calendar days to remove all belongings. However, Abrams sent in their crew before this deadline and stole all of my belongings from my outside shed. Replacement cost of these items is minimum $2,500. Included items that they took and said they have no reference of: Trek bike Power washer Shop vac Coolers Ladders Potted plants and plant stands Camping chairs Christmas tree Plenty of other items. These were big items and nobody contacted me before they "disposed" of my belongings. I spent days trying to talk to a manager and nobody contacted me. One girl did and said this is why they suggest reading the contract. My suggestion, do not go with this company. If you do, be prepared to empty out your property way ahead of tenant move n date. read more

Terrible communication. Rude property management. You voice your concerns and hear nothing from them or is told there's nothing they can do. Money hungry. Will never do business with them again. Also, the properties you rent from them are just "lipstick on a pig" properties. They seem nice but once you move in you find 100 problems. Terrible! read more

WARNING: Abrams Realty Engages in Unethical, Retaliatory, and Potentially Illegal Practices! If you are considering renting from or hiring Abrams Realty or James Mitchell Abrams (t/a Jim Abrams)--DON'T. This company has engaged in fraudulent financial practices, misrepresentation, and retaliatory conduct that violate Virginia state law, the Virginia Real Estate Board regulations, and the Virginia Consumer Protection Act. My experience with them has been filled with deception, illegal charges, and intimidation tactics. 1. FRAUDULENT LEASE TERMS & UNAUTHORIZED CHARGES When I signed my lease, it was explicitly stated that water, sewer, and trash were included in the rent. This was confirmed before signing. After realizing their mistake, Abrams Realty attempted to shift these costs onto me, despite the clear lease terms. * I refused to pay unauthorized charges and demanded they either honor the lease or let me terminate it. * They agreed to honor the lease. * But then they retaliated by adding excessive and baseless fees to my account. These included: $50 "gas service violation" fee - I was never informed that gas service was even required. $700 charge for a cracked window - This was an accident while cleaning, yet Abrams refused to cover it under the mandatory Master Insurance Policy ($10.95/month) I was forced to pay for. Late fees and penalties misclassified as unpaid rent - Totaling $1,032.50. This violates the Virginia Residential Landlord and Tenant Act (VRLTA) § 55.1-1204(A), which requires clear disclosure of charges and prohibits excessive fees. 2. UNLAWFUL EVICTION ATTEMPT VIA PAY OR QUIT NOTICE When I disputed these fraudulent charges, Abrams Realty attempted to classify them as unpaid rent and issued a Pay or Quit Notice on January 6, 2025. This notice wrongfully included $950 in legal and court fees--for an unlawful detainer case that was never even filed. This is ILLEGAL under VRLTA § 55.1-1245(A), which prohibits landlords from classifying unauthorized fees as unpaid rent to justify eviction. Legal precedent: Johnston v. Hargrove, 81 Va. 118 (1885) - A Pay or Quit Notice that includes preemptive court costs is invalid. 3. RETALIATION FOR ASSERTING MY TENANT RIGHTS (Our original lease expires 5/31/2025) Around 2/18/25 Abrams sent us a lease renewal offer requesting our response by 3/15/25. On February 24, 2025, at 9:43 AM, I sent a written request for a refund of the $950 in un-incurred court costs and attorneys fees for an ILLEGAL unlawful detainer that was NEVER filed in court by an attorney!! By 10:43 AM, Abrams Realty removed my lease renewal offer from the tenant portal without explanation. This is blatant retaliation, which is ILLEGAL under VRLTA § 55.1-1258(A), prohibiting landlords from retaliating against tenants for asserting their legal rights. 4. FAILURE TO PROVIDE INSURANCE POLICY DETAILS * Abrams forced me to pay $10.95/month for their Master Insurance Policy starting August 1, 2024, after rejecting my own renter's insurance. * When I requested policy details, they refused to provide them. * VRLTA § 55.1-1204.1(A) prohibits landlords from requiring more than two months' rent for security deposits and insurance combined. If this insurance charge was for damage coverage, Abrams Realty exceeded the legal limit. This raises serious concerns about misrepresentation and potential insurance fraud. 5. HISTORY OF DISCIPLINARY ACTION & VIOLATIONS This is NOT an isolated incident. James Mitchell Abrams has a long history of violating Virginia real estate laws. Prior Disciplinary Action - File #2024-01257 * Abrams was found guilty of violating Virginia Code § 54.1-2131(A)(1), which requires real estate licensees to act honestly and in good faith. * The Virginia Real Estate Board fined him $800 and ordered six hours of remedial education on real estate law. * He didn't even appear at his disciplinary hearing, suggesting he had no defense. Prior Disciplinary Action - File #2019-01452 * Abrams was fined $2,550 for violations of 18 VAC 135-20-260.11.b and 18 VAC 135-20-185.B, which included mismanagement of escrow funds and regulatory violations. This is a pattern of misconduct, not a one-time mistake. If you've had a similar experience, file a complaint with the Virginia Real Estate Board and the Virginia Attorney General's Office. SPREAD THE WORD so others don't fall victim to their predatory practices. TODAY! 3/12/25 I walked out front to find a "for rent" sign and a lock box on my front door. They use the classic bait-and-switch. They seem supportive and helpful until you sign the contract, then they vanish. If you manage to get them on the phone, they'll tell you to email them and promise a 24 to 48-hour response--yet your issues aren't taken seriously. Currently, they are managing one of my properties, and here are the problems: 1. Double-charged for repairs. 2. The online billing system doesn't update after you make an owner contribution. 3. They vetted the tenant who moved in November; by January, she started missing rent payments. After February, when she skipped another payment, I asked for a plan, but received silence. 4. If you can manage your property yourself or find another property manager, do it. read more

**MILITARY BEWARE** Abrams Realty's handling of my lease raised serious concerns, not only from a customer service perspective but a legal one. Their lease included a clause that attempted to make military tenants waive rights under the Servicemembers Civil Relief Act, which the Navy's Region Legal Service Office told me was illegal and unenforceable, their immediate reaction was, "oh, we've dealt with them before." I lawfully terminated my lease due to military orders, and although they could not prevent that, they made the move out process unnecessarily difficult and adversarial. Their move out checklist was clearly copy pasted and not tailored to the property, they demanded exterior flea treatment for a property with no exterior space, and they insisted I have the chimney professionally cleaned despite the home not having a chimney. Their fee structure is outrageous and they do not apply the same standard to themselves that they apply to tenants. They require you to use their vendors for required services, there is no ability to shop around or do something yourself to save money, when you add up the required cleanings and inspections the move out costs can exceed the security deposit, in my case it did. They charged $75 to remove a few pieces of Tupperware I forgot, and added a $150 scheduling fee on top of it. Finally, I received my security deposit after the 45 day requirement, even if they claim they mailed it earlier, the law requires the tenant to receive it within 45 days. Abrams does not hold themselves to the same standard they demand from renters. If you are considering renting from Abrams, read every line of the lease carefully and understand you are not dealing with a reasonable person. I do not recommend Abrams Realty, especially for military renters. read more

Zero Stars. I *thought this was going to be a professional company to apply to rent. However, after submitting my application I was contacted and told to me through text message to EMAIL my social security CARD as a second form of ID, after I submitted a REAL ID. (Google what a REAL ID is if you don't know). They do not ask you for all required documentation on the application. *Not professional*. Keep in mind you're required to upload a copy of your paystub/LES as proof of income. WHICH is a form or ID aka identification because it's FROM your employer. Not worth the ADMIN Fee or Application fee. Save your money. Remember Identity Theft is Real, you should have to provide a physical or digital COPY of your SSC, or Birth certificate. They are NOT an official government entity, which does not even ask you for PHYSICAL COPY to keep- government only needs to see it not keep it. read more

I've been waiting for the right time to make this review so I could share the full picture of my experience with Abrams Realty. My experience as a tenant was the opposite of the glowing reviews you see here. In fact, one 5-star reviews on Google is from the actual owner, Lucas Karl, of the property I rented at 4630 Greenlaw, which people should know when weighing these reviews. I originally applied for a different home I viewed which was empty, clean, and well-presented. Less than 24 hours later, I was told it had gone to someone else. Abrams had my $200+ application fee and pressured me to transfer to another property. The only other option in my price range was still occupied, yet Abrams approved me and required me to sign the lease within 24 hours before I could fully inspect it. After moving in with my parents, young daughter, and dog, I found a dirty house with unclean carpets, overgrown yard, clogged gutters, no pressure washing, dog feces in the backyard, missing fence panels, and an active roof leak. The leak was a **latent defect** ongoing for years, confirmed by the previous tenant's maintenance records and a professional roofer, who recommended a full replacement; Abrams only repaired the visibly damaged section. Code enforcement visited and issued multiple violations. Abrams had 30 days to fix them but failed to do so. Work began then stopped for weeks. At one point, they were issued a summons warning notice. The inspector stated she would continue monitoring the property after we moved to ensure it met code standards before renting it to future tenants. Repairs left us with no flooring in the master bedroom or kitchen, exposed firewalls, missing cabinets, and a kitchen sink on 2x4s. Other repairs were never completed after Abrams switched from a contractor to their in-house team, raising licensing concerns. During this time, Abrams offered to move us to a different property, requiring a new deposit and lease, adding stress during major construction. We also endured mitigation fans and humidifiers for over two weeks, plus a leaking dryer vent, with no offer to offset increased utilities. They used tenant-paid utilities to pressure-wash the home without permission. My father did yard work that should have been done before move-in, and I'm helping the previous tenant who is being charged for the same work. Our lease began May 12th and was terminated July 2nd due to repair issues, with a move-out deadline of August 2nd. After mediation with Jim and Madison representing Abrams, we received our full deposit and July rent from escrow, confirming our claims. I also have an open DPOR case investigating them. My experience was of pressure tactics, misrepresentation, negligence, and unsafe, uninhabitable conditions. I have 300+ photos, emails, and texts documenting my experience and am fully prepared to provide this information to verify my claims. I strongly caution anyone considering renting through Abrams Realty to inspect the property, get everything in writing, and understand the risks before signing a lease. read more

Run away. Zero communication, delayed owner's payments, poorly written and vague contract, and unpleasant managers, to put it politely. They walk the legal line, and are only interested in their bottom line. Hopefully their realtors are better than their property managers, but I'll never know. Improvement would start with understanding what it means to serve your customers. read more

In June, my family moved out of a rented house in Suffolk VA that Abrams had control of. We paid our rent early every month, followed the written agreement when we moved out. Paid a professional cleaner to ensure the house was spotless. Provided all the receipts to Abrams and ended up with half of our deposit back. If i wanted to dispute the reasons for them keeping $1500, I would have had to return the check and wait for their response, after waiting 45 days to get the check I did get. Madison from Abrams Realty is the best. I was nervous about renting our Condo as we have never done it before. Madison answered all of my questions no matter how many there were. She was extremely professional and really put me at ease with the entire process. Within two weeks of listing our Condo we were able to get renters. Any additional questions I have along the way I email Abrams my questions and there is always someone responding to me within the day. I would recommend Abrams to anyone I know. read more

Stay far away if you are a renter. It will cost you $1,000 to get out of your rental (if you're renting a home through them). They make you use their vendors to professional clean at move out time which means you have no choice but to pay their outrageous fees. Be sure to read the contract well because they list a lot of items to be professionally done and it will cost you a ton! If you don't they will charge $150 per cleaning they have to schedule on top of the service. As for your security deposit, they will find SOMETHING. Pretty much count on not getting your full refund. And they won't talk to you on the phone, has to be emails. They will screen your calls and stop answering too. I should of listened to my gut the day I first dealt with them. Their tone has always been rude. We have always had great experience renting and always received our full refunds back. So don't think if you are a great tenant too they won't find something on you! The seconds worst real estate agency ive dealt with. Started renting the house with the most dirty conditions, literal dog poop and spaghetti noodles caked to the floor. Im military and accepted the first opening without being present so its a lesson learned on my part as well. The fees are ridiculous asking for professional carpet, house, gutter fireplace and receipts when they couldnt even provide me with the same decency and gave me a nasty house that I spent weeks cleaning and just had a baby. The people are stuck up rich snobs who of course gladly take your money and has the worst beside manner. Every person aside from one guy was rude and dismissive. My child cut herself on the rotted deck cause they sit on maintenance requests so long and the whole flooring moves when walked on, you can slide wood peices around tetris style if your feeling bored somedays. this place is a joke and ill definitely be letting my military friends and family know to steer clear from Abrams fake money hungry smiles. read more

At times refused to discuss decisions made regarding my home with me stating they didn't need to explain referencing our contract gave them the right to make decisions. They listed a property and asked that I pay a fee to apply and soon as I applied they told me 30mins later contracted was signed by another client, I said but you asked me to apply knowing the property was already given to another client and they replied that they gave it to someone else! I am here to finally post. Understand it's been a year next month since I have ended my services with this company and only waited because I needed to ensure I receive the required paperwork to complete my taxes because that's the amount of trust and integrity I believe this company to have. They WILL withhold timelines on when you need to renew or end contracts for property management. Which is what happened to me but I was unable to see the rental agreement for the tenant because of "confidentiality". Know that the rental agreement dates and property management agreement dates can be different and they will not tell you. And they won't reach out to you until you're less than that 90 day time frame so that it auto-renews. Went through 3 property management managers in 1 year. This should tell you something. Had to do property management job myself when the tenants dogs chewed through my fence. They did not do any type of investigation whatsoever. They told me to reach out to the neighbors. LOL. Oh and had someone that came out to do a quote. Told me over 400$ my husband did it with 90$. It was apparent that it was my tenants fault. Their website claims that they do property inspections. In the year they I had tenants with two HUGE dogs they did nothing. Wouldn't you think that they would just assume that they would take extra care since they are taking responsibility of your home, because that's what a business that takes ownership and pride In their work. I mean people are leaving their homes that are hundreds of thousands of dollars. The client should feel secure, especially since they claim they do inspections on their home on their website!! They at first told me they have tenants to take photos (due to covid) and show them but the lie detector test determined that was a lie. They did not one inspection. They had no proof. Again not surprised. And lastly, if you still need further assurance, because I had to pay a termination fee of $1500.00 because In their fine print it says that you must utilize them to see your home within 6 months if you terminate your lease with them. Full disclaimer, I was at fault too and I'm own that and I paid for it literally, but not like them. They withheld information. Well I had my own realtor and I did not have a good working relationship with them so why would you FORCE me to work with them. To me this makes a company so skeezy. Yes needless to say, I did not sell my home for 6 months because this company was not going to get one more penny from me nor was I in a place to have any kind of conversation with them!! In the last year I went back and forth if it was worth me even putting a review but i am glad that I did because now I can truly move on and have released this anger that I've held on with abrams realty. My review is specific to the property rental side of the business. We had a lot of red flags initially. This was the initial experience: 10/26: Both my spouse and I completed an application that asked for one paystub which we uploaded. 10/27: Husband gets email to upload one more paystub and does so. He asks if another is needed from wife, no response. 10/28: We contact and request a tour of the home. They state they need 2 months of paystubs from the husband, again he asks do you also need my wifes for 2 months? We both sent 2 months worth. 11/2: Requested wifes paystubs again they have been sent on Oct 28th. Requested again to see the home (no response). Abrams requests a picture of our pet, which was sent that day. 11/8 : Received an email stating requesting the owner's approval and asking for a move in date - at this point they still have not allowed us to see the house! 11/10 : We are finally given a tour of the home. We let them know the same day we are interested in moving forward- no response 11/11: Sent us a text about possibly renting a different property. We stated only interested in the property applied for and asked if they needed anything else from us..no response. On 11/14 We got an email saying we could move on December 1st with no flexibility for a later date even though we stated from the beginning we had to give a 30 day notice. After all of this, we really wanted the property so just chalked it up to be highly unorganized. Shortly after moving in we had a running toilet, to which we got a text response, "There is a fix for that" ..no follow up no further explanation. The AC went out in our home. We had to ask for a temporary unit to at least cool our bedroom until a new unit could be installed. They made me come pick up the temporary unit or would charge me to deliver it. They made me sign for a unit and parts (it was very heavy, no assistance) and gave me the parts and manual in a garbage bag. We had a faucet break in the bathroom and they did a botch job where they opened up the wall and repatched drywall instead of putting in an access panel to code. I will say the customer service, general politeness in responses did improve when they got a new manager. Lets just say I was expecting them to be shady with the deposit check and it proved out. They charged up $636 for junk removal. I believe this was a swing and firepit that was there when we moved in, we did have a small kiddie plastic pool for our dog...so unless it's $636 to haul off a plastic $10 kiddie pool that's fishy. They also charged a reinspection fee of $150, no idea what that was for and $300 in scheduling fees? We had to schedule all of the cleaners and pest control ourselves. To top it off a few weeks after we moved out someone had taken the ad put in on Facebook and advertised for much less. A neighbor had my name and contacted me stating this person said just go in the back door. We got the police involved and met them at the house and sure enough the back door was open and Abrams or one of their vendors would have been the last in the home. read more

Just like others, I too experienced the dishonesty and unscrupulous dealings with this company. This is a family business. They dishonor all contracts and fail to adhere to local laws and the VRLTA. They don't take pictures or videos because that would document their criminal activity. They lie to both parties to steal money to line their own pocketbooks. They have turnover because they cheat their employees and make their clients pay fake fees! Call the cops, make a report when they move their dishonorable tenants into your home that break rules, dont pay rent (even when they receive BAQ) and hire a lawyer! read more

Not a good company the revolving door for staffing (management) says it all. Not reachable when needed and they primarily will only respond by email when a phone call could stop unnecessary fees. It is almost impossible to speak with someone. All thumbs down on this one. read more

Very low integrity realty company. I called regarding a rental and the agent, Tiffany, on the other line was attempting to talk me into buying a home when the conversation clearly did not warrant that as I showed no interest in doing so. She lied and told me the rental property had no pending or approved applicants and encouraged me to pay the fees and apply (after asking personal questions about myself and my husband and our income). She was very unprofessional and my standards are LOW considering I've dealt with many agents of the course of my lifetime with the purchase and sale of many a homes. I will run from "Abrams Realty" at all costs for they are low-rate and liars. read more

We contacted this company about a rental property that they managed. The entire time we worked with them, we felt like we were a bother. Even though we paid all the application fees and promptly paid the security deposit, the property manager Wanda Harris acted as if we were being too demanding for wanting to tour the property before signing the lease. In fact, after we were finally allowed to see the property in person, and when we asked to confirm that the place will be cleaned before we move in, she emailed us that she gave the lease to another applicant, implying that us wanting to see the property and confirm basic issues, was too demanding. read more

I am writing this update in response to Abrams Realty's response and lies... 1. The house was not put on the market as stated. The current tenants do not move out until June 30th, 2021. 2. Another property management company that I have contracted to take over, looked for the property online and could not find it listed anywhere! 3. I instructed Abrams Realty that I would send them a list of tenants and then they could do their procedures to make sure everything was OK. 4. The rent that was due on May 1st has not been added to my account, and I would guess the rent for June will be held "hostage" as well. 5. Just look at the other reviews, I am not making this stuff up. 6. Just go somewhere else and save yourself a lot of trouble!!! read more

Dealing with Abrams has just started for me. My wife on the other hand has been for a while with regards to her property in the VA Beach area. Just spoke with the receptionist and was told that Michelle is the actual property manager for the property. I am expecting to hear back from her today as there have been many issues I have been trying to stay out of for some time. But I feel it is time to step in help out. I am not going to go into details at this time, but may have to in the future if not resolved. I asked the receptionist to pass the message along to Michelle that I would like to speak with her and am expecting a call back today from her. Surprised that she, and all other managers, are out of the office and out doing "Home inspections". Guess we will see how this all comes to fruition. HORRIBLE COMPANY! THEY DO NOT CARE ABOUT YOUR HOME OR YOU AS HOMEOWNER! THEY ONLY CARE ABOUT THE RENTERS! As a homeowner I trusted them to manage my property and rent it out for me. Which they did rent it out. Ok. Cool. They did that part of their job. However. They do NOT respond to 90% of emails, they do NOT call you back when they say they will, they do NOT follow their own lease with the owner and will approve repairs at any cost claiming "it needed to be done" when in your agreement you have a set limit where anything about a certain cost MUST be approved by owner before its complete, they will NOT tell you who they are sending out to provide a service quote (which is all around sketchy because the homeowner is the one who pays the repair as it's their home they should be allowed to know the company, oh and if you have a certain company you want, you have to their job and call that company and that company has to schedule with Abrams), they will NOT do a walk through and provide pictures so you can see the status of your home, they care more about the tenants they put in your house than the house they are managing (which is crazy because they work for the homeowner not the tenants, as the homeowner pays them), but any damage they never claim the tenant was negligent (aka toilets don't just crack out of nowhere), oh and if the tenant doesn't pay rent, they do NOT do anything about it, in fact they let them submit trouble tickets and repair the issue without clearing it with the owner even when it is above the agreed 250 dollar limit in the owner contract! Oh and according to Liz the homeowner is not a land lord and has no reason to send anything to the tenants to let them know that they will not be renewing their lease when term ends. If the homeowner isn't the landlord then who is?! And if it's not the owner, then why does the owner have to pay for repairs? If Liz wants to claim they are the landlord then they should be paying for all repairs in my opinion. With this company you lose all rights as a homeowner and do get any information regarding your home ever unless they need something from you. They do NOT care about your home! Do yourself a favor and DO NOT let them manage your property if you care about your home at all! You will regret it! I would give them negative stars if I could. read more

BEWARE!!! If you are thinking about using this company to manage your property....RUN the other way. This has been the worst experience I have ever had with a property management company. They NEVER inspect the home once a tenant is placed there. We used them for 6 years while stationed overseas and came back to a home that has been destroyed. We were charged exorbitant fees for a full property cleanout, a detailed clean as well as carpet cleaning and you cannot even tell that cleaning has been done. We also made the mistake of listing our home with them (another reason that you should not sign with them for property management is because they lock you in to having to use them as the listing agent, or still pay them a percentage if you don't). 90 days our home sat on the market while we are living in another state and we could not figure out why there were not more offers coming in. After seeing the condition of the home it all made perfect sense. The fact that they didn't have a problem listing it in that condition is also ridiculous. read more

Update! The owner reached out to me recently and Sonja has since been fired. With this is light, this company deserves 5 stars! The entire process of moving in was super easy. Liz, the owner, ensured my move-out was as easy as possible after reaching out to her with my issues. It is great to see that this company has excellent leadership at the top! ------------------------------------------------------------------- Update to Review The owner of the company, Liz, contacted me shortly after the incident with Sonja. She was able to defuse the situation by ensuring me that this will not happen to any other customer. I feel much better about recommending the company to others. (I highly encourage others to AVOID working with SONJA LASKY). ------------------------------------------------------------------- Original Review I am a military renter and this is by far the worst company I've ever had to deal with. Specifically working with Sonja Lasky. When I moved in the apartment was dirty (like it had not been cleaned after the last renter) and had many issues that needed fixing. Of course that's what the move-in inspection sheet is for. However, only half of the things on my move in sheet were address. Also, I knew I would be PCSing soon and made sure that was clear with them before signing the contract. Now that's it has come time for my PCS, they made sure to request my orders a few days AFTER the cut-off for my move out so I'm having to pay for almost an entire month I will not be living in the apartment. At this point, I'm still not that upset, a little aggravated, but it could have been accidental. Last week, they requested a showing of the apartment that was not 24-hour notice. Of course that wasn't an issue for me, I just didn't have time to clean the apartment before the showing (I typically clean on Fridays after work and they did they showing on a Thursday). Sonja texted me today (Monday after the showing) that I have more pets than in my contract and they will be back-charging me. I honestly didn't have an issue with this besides they way she sent this information in a text and the fact that I told them of my pets at move in and this was an error on their part. When Sonja sent over the move out list (which she forgot to attach the list to), she said that there have been complains that my apartment smells like cats and is messy. This was the straw that broke the camels back. I don't understand how there can be complaints when my apartment is never open (the STORM DOORS are always closed because I am not home or have the AC/heater on). Also, my neighbors don't walk by my apartment. Also, my apartment is actually really clean for a person with animals. I have some boxes in the spare room that I've been holding onto for my move in a few weeks, a clean kitchen (NO DISHES OR FOOD LEFT OUT), and cat toys on the floor. NORMAL for a person with pets. There is a sweet old man who lives above me that walks his dog in the back and is probably the only person in my entire complex to know what my living room may look like. I KNOW that man who has had a couple of conversations with me about being in the Air Force and having a dog and cat of his own did not file a complaint. Also, all the other units are owned and not rented by Abrams. So, when Sonja said that my apartment "smells like cats and is messy" it must be from the one showing they did, when they requested to show the apartment less than 24-hours in advance. Finally, I've tried calling the office, asking to speak to her manager, and asking to no longer work with her for my move-out and get a snappy email back saying that I will be working with her and that she has "already talked to her boss about me". Abrams Realty has managed my Suffolk rental property for just over 4 years now. I decided that it may be time to sell so I spoke with Jim to discuss my options. Jim gave me a market analysis to determine a good sales price. He recommended a sales price, and not only did the house sell in less than 5 days, but it sold with multiple offers and for $10k above the asking price. DO NOT TRUST THIS COMPANY. I have waited to review this company for months. 1. They provided an incorrect charge on our opening statement and then billed additionally to our 2nd month. 2. The house they rented us was in a disgusting condition, within 24 hours of moving in we were forced to evacuate due to gas leak in the water tank they saw had heavy corrosion. 3. For all repairs we were expected to wait home - this was in order to have heat and hot water. Basic things that should have been checked prior to moving in. 4. They allowed potential renters to enter the property and walk around unescorted, who stole and destroyed our property and our 9 year old's property. 5. They failed to accept responsibility for losses without us signing a ridiculous non-disclosure. 6. They wanted us to pay for water and electric AFTER we moved out so the house could be repainted. 7. We requested management of this company many times during our 9 month rental and never once did they reach out. DO NOT TRUST THIS COMPANY. These are facts. I am an owner. My property has been under the management of this company since the 26th of June 2025. In t hat time they claim that I have amassed 5000 dollars in debt. They quoted me 10000 dollars in duct work repair and claim I had 24 hrs in which to comply. When I notified them that I did not have the money, they offered financing. I was charged an additional 600 dollars for a lock change. A 1200 dollar charge was assessed for move in repairs, none of which I was ever consulted on. After requesting a meeting to discuss the charges, I was then told that issues must be discussed via email. I seek to validate the abhorrent prices with legitimate quotes. Thier in house maintenance company operates a monopoly to properties under management. Thus, there is no competition in pricing. I have seen no cash flow from my property, ultimately I dont believe I will be seeing one for some time. They of course, will be quick to responded publicly, but then finding a person to speak with there at any time is fruitless. They are very sarcastic and truckulant in all commination. Their practices are bankrupting me. I have to make my mortgage payment but see no cash flow from my property. The practice of avoidance seems intentional. They provide no details in chatges and instead constantly find excuses to add new charges at vastly inflated prices. I am a disabled veteran. I am on a set income. This company is actively taking from my household. This is not fair. I recommend anyone, military or otherwise, stay from abrams, as a management company and rentor. 1.From the very beginning, it felt like this company was looking for ways to charge extra fees. Estimates were extremely high, explanations were unclear, and any pushback was met with pressure. Not a trustworthy operation. 2.I was constantly told issues were "urgent" and needed immediate approval, yet I was never given time to compare prices or seek independent opinions. This kind of forced decision-making is a huge red flag. 3.The lack of transparency is alarming. Charges appear without proper documentation, and communication is inconsistent at best. This is not how professional property management should work. 4.Instead of protecting my property, they created financial stress and confusion. Their approach feels aggressive and profit-driven, with little regard for the owner's best interests. 5.Overall, a very negative experience. Unprofessional conduct, excessive fees, and constant pressure to approve costly work. I would not recommend this company to any property owner. read more

I am interested in becoming a real estate agent. I have reached out to most of the brokers that you hear on the radio, with questions regarding my interest. No call backs or messages. One night I was on Facebook, thinking about all the questions I have swirling around in my head. Liz Abram posted something on a yard sale site and I immediately sent her a message. She answered back right away, with words of wisdom and genuine care / concern for my future. I was recently in the market for my first home and stumbled upon Abrams Reality. I had no idea what I was getting myself into or how stressful the process was but Debrah Byrd made it more than enjoyable for me! She was the biggest help and truly a blessing. She listened to what I wanted and cared about my needs when it came to a piece of property. She was available to help at any time and never made me feel as if I was inconveniencing her with my random requests and questions. I would highly recommend her to be any one's agent. Their Property Mangment is the best. I couldn't be happier with how easy was it was made for me. I am Military out of state and just like their website said, all I had to do his get the keys to do them and sign my forms online. That process only took 5 mins. My neighbor gave them the keys and BOOM its rented a few days later! It spent months vacant with my last Property manager. Now I see why those other folks had to advertise so much and offer those gimmicks! Abrams was not kidding when they said they needed more homes to rent because they were renting them so fast! Also super pleased with the flat rate. I am saving $85 monthly. read more

I agree with Mohan Enterprises. Abrams Realty is the worst of the worst. We had a bad experience with them as well. They should not be in business and their Real Estate license should be revoked. If you need a property management company, definitely look somewhere else.
