Rob is, hands down, the best home inspector I've ever worked with. He's incredibly knowledgeable,…read morethorough, and efficient -- the kind of inspector who truly does not miss a thing. His attention to detail is unmatched, and he offers an extensive range of services that make every concern or question easy to address. What really sets Rob apart is how far above and beyond he goes during the inspection. He takes the time to explain what he's seeing in real time, provides clear on-site feedback, and makes sure you understand both the big picture and the small details. He will not waste your time or your money -- he's honest, direct, and highly skilled at what he does. Rob has been the third home inspector I've worked with, and he is by far the most qualified, experienced, and proficient in his craft. He's also consistently on time and incredibly easy to work with. I 100% recommend him to anyone who wants total confidence in their home inspection. If you want someone who is truly on your side and knows what they're doing, Rob is the one.

One of the most qualified in the Metro Detroit Area! Rob was extremely detailed and meticulous, had specialized equipment to gather and document his findings, and still made time to answer my questions (though we respected his time as well to keep on schedule). After the inspection, Rob used a handy software-based tool with all his documented findings, images, and descriptions. It was very easy to export a PDF report or filter + make notes. Rob also made time to review the report with us and helped us prioritize the most impactful repairs upfront to get our house up to our standards! So worth the cost, and now we've got a prioritized checklist of things to look at. Thank you, Rob!

TNT Inspection Services (Todd) was unloading his truck upon our arrival which was ahead of the 1 PM…read morestart time. The inspection was scheduled from 1 to 4, but due to Todd's thoroughness the inspection end at 4:35. As the inspection progressed and in the report there were items that Todd pointed out that needed immediate attention, others that could wait, and still other items that were in compliance and required no further attention. Out of the four home and business that I have had done TNT's inspection was the most thorough that I have had done. I would recommend and would call upon TNT again in the future!

Todd of TNT Inspections was hired in November of 2024 to oversee a dispute between myself and a…read morecontractor. We both agreed to have Todd do the inspection. What Todd found was roof issues, insulation board under the vinyl siding was not installed properly, the pan flashing around windows was incorrect, and some siding issues. The contractor followed none of Todd's directions. The contractor called Todd all the time like they were old pals. The contractor and I were to split costs so this ran up my bill quite a bit. Todd's revised statements on insulation board guidelines and pan flashing for windows caused incorrect sill trim. My house was exposed down to the insulation board for 50 days in extreme Michigan winter weather, Todd insisted it wasn't a problem. Greenguard Insulation board guidelines say it isn't to be exposed for more than 30 days. Todd said siding that was left all over the yard under snow and ice for 3 weeks was okay to be reused even though the contractors siding installers said the siding was bad. These were just some of the issues. For someone that was supposed to be objective and fair. Todd showed up without notice for the final 2 inspections. Todd caused me more issues than I had before and cost me a lot more money. And these issues continue. What makes this bad is that Todd does inspections and was a former city inspector at one time. How would you not know codes for roofing, windows, insulation board and vinyl siding? Overall this was a very bad experience. Do you still have your monthly meetings? Am I able to come to one if so?

He's also easy to reach and very responsive. NOTE: If you're looking for an inspector who's going to call it as he sees it, this is the guy. Your realtor/builder/whomever's interested in just getting the deal done will not like him. This is a good thing. Future you in 5-10 years down the road of owning the house will love him. He's a little more expensive, but brings more value for dollar than other inspectors I've worked with. No stone will be left unturned. I was in the middle of a new construction and needed an independent set of eyes on my builder's workmanship. Bobby's first inspection came during the rough-in phase, and he found a number of issues that weren't caught. I then had him come out for our final walk-through inspection, and boy was he thorough. He caught a number of issues that were missed, and multiple times my builder asked where I found such a meticulous home inspector. In the world of homebuilding, any inspector who's able to impress/annoy a builder is worth their weight in gold. I've also referred him to others and they've been similarly impressed with not only his knowledge but his willing to teach and advocate on their behalf, especially in the face of a pushy realtor. I'll have him back out to do our end of warranty inspection and could not recommend him any higher.

Their background in Structural Engineering is something that is just not offered through normal inspection companies. You will be blown away with the report you recieve after the inspection. I thought I came prepared with a worksheet I created to make sure the major items in this home purchased were covered, needless to say Marvin, my inspector had a much more detailed listing. We went over the home, foundation, electrical, water, roofing, walls, plumbing, on and on and on. If you choose someone other than this company, you will never know what you missed out on. My wife and I were so pleased, and it made the decision to purchase this house with confidence. At the end of the inspection, he pointed out, in his opinion to where we should focus our short and long term possible needs to abbate any issues going forward with our home. JUST AMAZING! However, right before my inspection I found out these other services could not be provided. My home inspector provided great pictures and a lot of issues were in the report. However, my home inspector missed a lot of big concerns. The electrical was all messed up and needed rewiring (not too expensive to fix but this was a missed fire hazard). The new furnace was installed incorrectly and the furnace venting was too small ($5,000 bill). The electrical outlets weren't even grounded. How does a home inspector missed that?? It literally is just putting in a cheap testing device into the outlets to check them.
