We've been vacationing at Adagio since 2009, and it has become one of our family's favorite places to stay. It's incredibly family-friendly, convenient, and the beach access is hard to beat. Having the beach just steps away, along with both the large main pool and the smaller heated pool, makes it such an easy and relaxing place to vacation. For a while, the property was starting to feel a little dated, but they've made some great improvements over the past couple of years. The buildings have all been repainted, and the updated fitness center with newer equipment has made a noticeable difference. The property feels much more refreshed now. If you're looking for a quiet, adults-only getaway, this probably isn't the place for you. There are usually plenty of families and kids around, which is one of the reasons we love it--but it's something to keep in mind depending on the type of vacation you're looking for. The only other downside is that the heated pool can be hit or miss. There have been times when it wasn't working when we were hoping to use it, which can be disappointing, especially during cooler weather. Overall, Adagio is a beautiful property in an incredible location. We've been coming back for over 15 years, and that says a lot. It's a wonderful place for families, and we look forward to making many more memories here. read more

We paid for a luxury family vacation and instead faced constant harassment and intimidation. A group of 10-15 unsupervised young adults took over the pool area, using racial slurs, making lewd comments toward minor girls, and aggressively confronting guests. We had to repeatedly pull our kids out of the amenities we paid to use. When management was involved, their "solutions" were useless, and it resulted in the group retaliating by targeting and staring down our family patio. We felt so unsafe we had to book a hotel elsewhere and leave early. Utter lack of security and a complete failure of customer service. Avoid. read more

ABSOLUTELY FABULOUS! This place is THE PLACE to stay in Santa Rosa Beach!! SERIOUSLY! The condos are excellent! And, if you find one that is completely updated, like D-104, it's even BETTER!!! Gorgeous 8000 sq Ft pool and hot tub right in front of most of the units, and a heated infinity pool in front of the rest of the condos! After reading mixed reviews on Adagio, I highly recommend with caveat to research your condo unit selection carefully. We stayed in recently remodeled one and it was excellent - clean, beautiful, and we'll be back. Airbnb reviews showed other units as dated or poor condition. Resort itself is perfect location, good amenities and great beach access. Note: Beach access does include steep stairs so not good for anyone with disabilities. We rented beach chairs so no impact to us but limited space for your own chairs. read more

Wow! I have stayed here twice, unfortunately, both times with many issues and no way of correcting them. I first stayed on the ground floor D unit, which was FILTHY. My spouse then surprised me by booking a vacation a month later here, not realizing how many issues I had on the first stay (girl's trip). I wouldn't mind if this place was $200-$300 a night, but for upwards of $800/night, this is unacceptable! I am currently staying in the B building, ocean view. I found out the B building is not even managed by Adagio (even though it is on Adagio property??) but an independent contractor, which is not mentioned when you book. So the main Adagio office can't help. Not that they were much help the first time I was here. You have to call a separate number, and you get placated and passed around by a call center. For over $800/night, the microwave doesn't work, our shower floods, the main tv doesn't work, the dishwasher is falling apart, the dryer malfunctions (and is dirty, as is the clothes washer), several light fixtures don't work, and the fireplace doesn't turn on. Again, I understand if this place was less expensive, but for the price, this place should be pristine. I have also met with the cleaning staff... they are unapologetic about how filthy they leave the units. DO NOT BOOK HERE if you care about a quality vacation unit. They will not help you, and there is no recourse for issues that arise. read more

The adagio condo was beautiful, clean and very spacious! The best part was the oversized balcony which was great for coffee in the morning or a cocktail in the evening. There was beautiful sunrise and sunset views. The kitchen was well equipped and came with an oversized icemaker which came in handy for filling coolers for the beach. Both pool areas were beautiful! I had all of my groceries delivered to my door via Instacart which was super convenient. We have loved spending our vacations here at Adagio. The grounds are nice, the beach access is fantastic, the security is great (special shout-out to Taylor!), and the pools have been enjoyable! The unit we recently stayed in was really nice, but the appliances were not. The oven was weird; no simple turn on/turn off button. It's as if you had to set a timer, let it zero out, then open the oven door in order for the oven to turn off. The microwave wasn't simple to work either. The appliances were KitchenAid, so we expected better than this. The other complaint I have is that there is no security working the pool area to keep the unsupervised kids from acting up. Kids ignored the signs posted all around that read "Keep Off" (safety reasons) and continued to climb on ledges for jumping into pools below, hang on railings, climb up into the water fountain for jumping/flips, and jump/splash into pools below and land right next to adults relaxing. Is it possible to designate one pool as an "adults only" pool? Is it possible to hire someone to ensure unsupervised children are obeying rules for safety and community enjoyment? We could see from our last few visits that some things have been repaired since the previous visit, yet these kids were risking breaking railings again or injuring themselves/others. Damage to property could mean the more repairs needing done, the higher the costs to stay here. We'd like to keep coming back, but it won't be enjoyable if children are allowed to continue to run wild and destroy the property, which will drive up costs. Adagio is great. Our last unit could use a little TLC as the dining table was wobbly, there were several cracks in the drywall, and a few seats of the furniture were sunken (and causing one to lean when they sat down) from time of use. However, we didn't spend a TON of time in the unit for it to affect our overall experience. Can't wait to come back next month! read more

The beach was fantastic - beautiful water and sand - though it was very crowded. Condo was nice, great view of water from building A. However, the entire complex was PACKED with teenagers and young children. The hot tub was full 24/7 with obnoxious 12-15 year olds. Couldn't enjoy the hot tub peacefully once during an entire week (in the two instances there was even room to get in). In general, parents let their poorly behaved teenage kids run amok completely unsupervised. The surrounding condo complexes / resorts also seemed to have the same issue. If you have young kids and aren't looking for a really tranquil experience, it's a good place to stay. But if you don't have kids and want a relaxing, refreshing vacation, look elsewhere. read more

Very nice, clean, updated condos. We stayed in one on the ground floor closest to the main pool. The condo was very spacious with new appliances and comfy beds. The walk to the beach was not long, but consisted of a lot of steps (about 3 flights up and 3 flights down, I think). This is my favorite area of beaches. Hwy 30A is more upscale than Destin and I find the beaches to have a quieter environment. read more

Adagio Condominiums are truly heaven on earth. They provide you with a beautiful view of the blue ocean in front of you. They are 4 bedroom 3 bath condos with plenty of space to host others or to just be lazy and relax. They have a hot tub and two huge pools for the kids to be entertained while you adults sit back and relax and watch the waves come rolling in. When you are in the parking garages to park your car each condominium has there own cage with supplies you may need. These cages include Boogie Boards, Chairs, Shovels and other fun toys to play with on the beach. I strongly encourage you to choose Adagio as your place to stay while you soak up the sun on your wonderful vaca. read more

I recommend getting one sooner in the day. the beach is really nicely kept up! i would suggest renting bikes! Bikes make the stay even better! Great condo, nice pools. Hard to find a parking space, beach is very narrow and crowded and not many convenient places to go too. Gotta go at least 20 minutes for starbucks or fast food. Pretty but too many cigarette butts lying around everywhere. Hard to see in the halls at night and 3 crazy stairways to the beach up and back. read more

Currently located in condo C103, ocean front condo at Adagio. The grounds and pools are amazing, however the reservation staff, and phone availability were not great from the start. Upon arrival to our unit, we noticed a strong odor of mold located in the master bedroom, and we are extremely allergic to mold. I thought it was the carpet, from ground floor entry to bedroom from patio door. Turns out, upon checking it out, the management told us the WICKER bedroom furniture sometimes attracts moisture and that was the origin of the smell. They did not see mold, but upon inspection, I saw black mold on the bed side near the patio. My guess is, this furniture could have been purchased as a damaged unit from a hurricane. WE closed the door to our BEAUTIFUL master suite, at a cost of $4200 per week, and decided to make do, as there were no other other options or chances for refund. We also stated that our SCREEN door to the outside off the main living room was busted thru and they said it was owners discretion whether to repair or not. Since our phone rang off the hook all week, from bill collectors, I am guessing the owners did NOT want to fix the screen. This unit is ALSO located right across from the elevator, which makes quite a noise, and the air conditioning units for the ENTIRE building - or just this floor(??) are right outside our entrance, making a noise like a jet engine that is right on the wall of TWO of our 4 bedrooms. Yes you have it, 3 bedrooms of our 4 bedroom condo are, nearly uninhabitable. So, when we started our dishwasher, it is so loud, you want to have ear protection, serious, i have never heard anything so loud. Now if that isn't enough, yesterday we were without WATER. No chance to use loud dishwasher, no showers no toilet no washing hands. It was thankfully, fixed late int he day. Now, al of this for a mere $4,000 plus for the week. Oh, and the pans and cookware, were all GARAGE sale finds, and not great ones. Huge mess of hodgepodge. Not that I am a dish snob, but at this price, we usually get matching glasses, a nice set of cookware, and dishes other than correlle. I would consider looking into another unit, but definitely NOT the3's, as they are close to the elevator noise and air conditioners, and not the unit directly west, whether that is one number up or down.......stick to and END unit, to be safe. read more

Adagio at Blue Mountain Beach is a beautiful upscale property, well maintained and well managed by Southern Resorts. We ended up there over the Labor Day holiday due to our original Seagrove Beach rental (through a different agency) being misrepresented and completely inaccessible for one of our family members in a wheelchair. As a result they contracted with Southern Resorts to put us up at Adagio, one of the very few wheelchair accessible properties (although not advertised as such) with a unit available the Friday before Labor Day. We were hugely disappointed that we weren't beachfront as our original rental was, but our new condo was lovely. There are two pools on the property and ours was a huge multi-level with a large fountain in the center at one end and a hot tub off to the side, all surrounded by a well furnished deck, large palms and lush landscaping. Every room of our 3-bedroom, 3 bathroom condo was spacious including the kitchen, living area and fully equipped laundry room - nearly 1800 sf total. We were impressed that the master suite bath included a double shower with two rain shower heads as well as a large whirlpool tub. All the beds had quality mattresses and were very comfy. While the kitchen was a bit short on utensils and cookware, it was beautiful and otherwise well furnished - the fridge, stove, microwave and dishwasher were all high-end and the latter so quiet we couldn't hear it running. The poolside porch was well furnished, with both a living area and dining table & chairs. As others noted the beach access is a boardwalk with 3 (moderate, not steep) flights of stairs, and the beach itself is gorgeous. Finally, the staff at Southern Resorts could not have been more gracious and accommodating from arrival to departure. We had a mysterious but significant glitch at checkout which they fixed promptly and graciously. And the icing on the cake, I left some semi-valuable (very sentimental) jewelry in the night stand and didn't realize it until we'd been home for two days. When I called to inquire I was sure it was gone forever, but they found it and are shipping it back to me. All in all, Adagio at Blue Mountain Beach is a great "accidental" discovery, and we'll be back! read more

My family has enjoyed the Adagio since it was built. (10-12 times) We typically stay in B105 beside the pool and beach access. We have many good memories at Adagio. The past 3 years 30-35 of us rented 3-5 beach front 4brm condos during the Seaside Red Wine Festival. (November 6-9) The past 2 years we rented several of the same units from Southern. That is when we started to see the decline. The issues were things that owners of 1 1/2 million dollar gulf front condos would fix. Fact is, they just don't know about the issues. Most of the problems could be fixed with one trip to Home Depot or Lowes. They are little things like cleanliness, lack of kitchen utensils, worn out toilet seats, toilet paper holders falling off wall, master shower floor with mildew, TV remotes without batteries or covers, etc. Some of the appliances have some serious issues. My brother n law stayed in B204. While I will leave it up to him to do a review, his refrigerator tilted forward when the door opened. It seemed as if it would fall. Our dish washer top shelf would fly out if you didn't catch it. Our dryer kicked a breaker. Our refrigerator alarm went off most of our stay. The rusted freezer drawer has a sensor and wouldn't shut properly. The refrigerator stopped cooling Friday night and we had to transfer groceries to another unit. Southern does not have an afterhour's repairman. Most of the staff is very unconcerned and could care less about helping their guest. They really don't seem to like their jobs. Our last night, the refrigerator beeped nonstop. I called the next day to give details about problems during our stay and asked to speak to a manager. I got a call back expecting an "I'm sorry" or "thank you so much for your stay...can we make this up to you" Nope! The onsite property manager (Nicky Blankenship) told me: 1. it was my fault that the condo wasn't cleaned. (she said I rushed check in) 2. we told the housekeeper to leave. 3. I was rude to her employees. 4. my children needed to be supervised 5. we were "rowdy" (55 yr to 81 yr rowdy!??? Lol) 6. there was nothing wrong with refrigerator. 7. I refused help fixing the refrigerator. 8. I need to rent somewhere else. Our group made the most of our stay. We actually made jokes about the beeping refrigerator. We can't really believe the attitude of Southern. Not one person apologized. They actually acted like I was the one that did something wrong. My advice... go to Adagio...it is beautiful. Just do your best to not rent from Southern. Not that I needed to, I just found a review on the Southern site for Adagio B105 from over a year ago that confirms the refrigerator problem. We typically cook every night that we stay in FL, so the kitchen gets a lot of use. The freezer was warm at best, would not keep ice cream hard and our bagged ice slowly melted. Worst oven we have worked with to-date, biscuits would easily burn on the top with doughy bottoms. Buttons were all knocked off the dish washer. Lastly, the mattresses & bedding were average at best. We decided to try the this place out again... another awful experience and terrible customer service. We checked in on Saturday... Sunday morning we had a major sewage backup into the condo. Flooded the entire kitchen, hallway, laundry room and bathrooms... toilet paper, grease and other crud everywhere. Soaking up in the drywall and cabinets, in the AC air handler, everywhere. We called the office and the lady told us they were closed on Sunday so we would have to leave a message. When when the office manager finally called us back she told us this was just a minor issue and it would be ok. The maintenance people, on the other hand, said this was a big sanitary issue and was not safe for anyone to be in the condo. We asked for another unit to move to and the office manager said she wouldn't entertain any other options until they have had time to assess the situation and that we should be fine just staying here. Absolutely terrible service... If you are looking for a place to vacation, definitely do not consider this place. read more
