We already had the home inspection scheduled and made an appointment to file for our mortgage. She wanted to create a bidding war when none existed when her sellers agreed to our price. She cannot be trusted, has no integrity, and no sense of honor. Run, don't walk to find another realtor! She only cares about the oh mighty dollar and will let nothing stand in her way! Bad news.

I was looking in New Smyrna Beach for a 2nd home, preferably with 3 BR/2 Bath minimum, a pool, and walking distance from the beach. I wanted a realtor who lived their whole life in town, and not a transplant realtor from the North. I wanted someone who knew every inch of the beach front areas in town to advise on where there was less likely an impact from hurricane surge waters and flooding. Lindsey fit the bill. She was a second generation resident of New Smyrna Beach, and was a walking encyclopedia of every section of town (block by block). Lindsey has a strong work ethic and attention to detail, something she acquired from her athletic career as a world class surfer. Her advice was spot-on to us regarding pros and cons of various listings, and the market price. In a competitive market where demand exceeded inventory, a buyer had to move fast and make an accurate decision on the offer price. With multiple offers common place, there was no room for error. Lindsey came through with flying colors for us, and we obtained the house we wanted in spite of multiple offers. If we lost the house of our choice, we would have had to pay about $75K extra for a comparable property. Additionally, when our national mortgage company did not provide the customer service we needed, Lindsey recommended several local mortgage providers and we used one of them (obtaining better terms than our original choice). Lindsey provided outstanding post-sale assistance with inspections, recommending various service providers, and helping us several times when we were out of town and needed someone to stop by the house. Neither Diego nor Brock responded consistently to phone calls, text messages, or emails. There was no proactive outreach, no status updates, and no acknowledgment that inquiries were even received. Clients are left entirely in the dark. **Application Process & Transparency** After submitting a completed application and paying all associated fees, the listing was quietly removed with no explanation or communication. We were told we were the only applicants. However, we were later informed that another applicant had "out-scored" us based on an internal scoring system that is never disclosed to applicants. I find it difficult to believe that a competing applicant was able to tour, apply, and be fully approved within a window of roughly 3.5 hours (between 6:00 PM and 9:30 AM). The fees collected are non-refundable regardless of outcome. **Management & Accountability** When we visited the office in person, Brock assured us we would receive an update by end of day. When we followed up the next morning, he stated it was "not his department" and transferred us to voicemail -- this from someone who is listed as an owner of the business. The lack of accountability and dismissive attitude toward paying clients is unacceptable. **Landlord Relations** Perhaps most concerning was a conversation we had directly with the property owners, who shared that they had been waiting months to fill their rental and were on the verge of listing the home for sale -- completely unaware that any interested applicants existed. This suggests a serious disconnect between this company and the landlords it claims to represent. A review of the property's Zillow rental history appears to support a pattern: the listing cycles on and off the market repeatedly, fees are collected, applicants are told another party was selected, and the property is relisted weeks later with claims that the prior placement fell through. **Final Note** I would strongly encourage anyone considering this company to first review their Better Business Bureau profile. Based on the pattern of responses to negative reviews -- typically directing complainants to contact a specific staff member or call the office, with no actual resolution -- I expect a similar response here. Based on our experience, I would not anticipate that contact to lead anywhere productive. This review is submitted in good faith to help others make an informed decision.
