Be VERY careful with your contract. We ended up purchasing our rental home from the owners and had to pay a HEFTY fee to them. On top of that, All County tried to stop the sale on closing day as they were fearful that they wouldn't get their percentage of the sale of the home. "We want payment now, BEFORE YOU CLOSE! MOVE THE CLOSING DATE!" Mind you, they did nothing other than find us - they did NOTHING in the capacity of a broker. Their cut? Let's just say I could have bought a decent car. Were they okay with repairs and such? Moderate. They were good about AC maintenance- but that might have been the AC company staying on top of things. I never leave reviews but I could not in good conscience maintain silence after my experience with All County Boulder. Hands down the worst rental company I have ever signed a lease with. My apartment was basically falling apart around me within a year, mold issues, leaking and floods, and homeless people sleeping in the hallways and defecating on my front door. I have rarely received a response to emails, have had to fight tooth and nail for basic maintenance, and truthfully I would say All County Boulder are slumlords and should be avoided at all costs. Do not rent with them, they will make it as hard as possible while charging you as much as possible. While renting with All County I experienced the following: mold conditions (reported multiple times and never addressed properly), major leaking and flooding twice (undisclosed even though it was an issue in my unit before I moved in), drug addicts sleeping in the hallways and defecating on the walls and floors (All County refused to address this until I fought them), lack of basic maintenance in unit, lack of communication from anyone in the office. When I decided to move out at the end of my lease I gave 60, 45, and 30 day notice. I moved out before the month was up and provided notice of that. I was however, still charged full rent and 400 dollars in month to month fees after being moved out for weeks with proper notice. I have contacted multiple PMs for weeks about my deposit and have received cagey non committal replies, if any. I asked for removal of rent charges and three days later they were showing the property so the house must be in fine condition! Still waiting on any communication and my deposit. I reached out 4 months in advance of my lease expiration requesting renewal information, 3 emails were completely ignored over the course of the month and when the manager finally replied he promised I would receive all the lease renewal information 60-75 days before lease expiration. Well, that timeframe came and passed and as I continued to reach out my emails and calls were ignored. Then, 46 days before my lease expires I receive a notice saying that if I don't sign my lease renewal within 45 days of expiration that my house would be posted for rent and tours could begin within 24 hours. They gave me a new lease with INCREASED rent and gave me ONE day to respond. Then when I responded they didn't even acknowledge or reply to let me know they received my response. Very scummy. I called and emailed numerous times and never got a response other than an email saying, "sorry for the inconvenience". They only backtracked their aggressive threat of posting my house for rent if I didn't sign the lease within one day after I called and emailed numerous times. They ignore maintenance requests, don't fix broken appliances, have left me without power for days on end and NEVER return phone calls. EVER. They should not be in business. They handed us a filthy house yet charged nearly $800 for "cleaning," even though we left the place spotless. Then they tried to blame us for pre-existing damages (which I had proof of), ignored my emails until I threatened small claims court, and didn't return the rest of my deposit until 71 days after move-out -- well past Colorado's legal deadline. Pictures show the filthy furnace filter and vents at move-in, which caused my whole family to be sick after moving in. Yet they still claimed the house needed to be cleaned after us. This review could go on much longer, but the bottom line is: if you rent through them, document everything and be ready to get screwed. They are calculated and know how to steal your money. After signing a contract for All County Property Management of Boulder to manage my property, I have had nothing but bad experiences. TLDR: Do not use All County Property Management of Boulder. They will mismanage your property, find you terrible tenants, and charge big repair fees without prior authorization. The full story... or as much as I care to write down: Several times they have claimed that they would work on something and have not. Before the tenants moved in, someone spoke to me on the phone recommending a light cleaning. I said yes, please have that done. That never happened. Now, three months after the tenants moved in, I am still having to email them about getting the water bill changed out of my name and into the tenants. I keep getting promises of yeah, we're going to take care of that right away and nothing ever comes of it. I am literally paying them to take care of these things and they are not doing it. I will be terminating my contract with them ASAP. Updating 9/2025... More bad things to say about All County Boulder. I have now terminated my contract with them because of further mismanagement of my property. The tenants that All County found unfortunately terminated their lease early. All County lined up some replacement tenants but failed to communicate details about them to me. I had to request more info and when I got it, I didn't like it. The perspective tenants were students even though I have specifically said no undergrad students. I had a conversation with someone at All County Boulder who tried to push me into accepting the students. I asked if they had contacted references for them. They claimed yes and all looked good. 15 minutes later, I got an email saying that actually, they hadn't followed up with references and when they did, they were informed about a rat infestation in the tenants unit. I have just received my final monthly statement from All County Boulder and learned that there is about $1500 of unnecessary charges. They hired a handyman to do some work. Despite the contract saying they would get authorization for any work over $400, I was never contacted. Work included replacing a light on the back patio that was "broken" as well as replacing the garbage disposal. The light on the patio had a daylight sensor so that the light would not turn on during daylight hours. That is why they thought it was "broken". Furthermore, the replacement fixture does not comply with the City of Boulder outdoor light fixture ordnance which means that now I have to replace it again. The garbage disposal was also not broken but was on a GFCI circuit that had tripped. I am currently working to get some of this money back because although it came out of the tenants security deposit, that was supposed to pay the month of rent after the broken lease. I had been looking for a home to rent from out of state, as I am moving to CO. I found the perfect house right down the street from my sister, but unfortunately, All County was managing it. As soon as the property was posted (without correct pictures btw - it was a picture of a completely different house in a neighborhood down the street), I requested to schedule a tour. I heard back pretty quickly, but the manager didn't seem to know anything about the house, and said that he hadn't even visited the property yet, but that someone in his office posted the listing with the wrong picture. Nevertheless, I scheduled a tour to be the first people being shown. During the tour, he seemed disheveled and a little flustered, and had a hard time answering my questions, but we made it through. After, I filled out an application and then... complete silence. In all, it took over 2 weeks to hear back about my application. In that time, I followed up 3 times, all of which I did hear from him, however, the first time we talked, I told him about my moving date, and he assured me that he would tell the owners. Lowe and behold, to my surprise, I got a call (2 weeks after viewing the house) that I didn't get the house because someone could move in sooner than me, EVEN THOUGH, I called him specifically to tell him I could pay as soon as the property was available. Well, to no ones surprise, he never called the owners to tell them! He cost me a home 4 houses down from my niece and nephew. Do yourself a huge favor and DO NOT rent from these people. I'm disgusted. Moved into a new home and within the first night we found out about a rodent issue. Now mind you not a mouse but mice. No one of the company had warned us prior to viewing or signing the lease. We woke up after our first night in the new house to feces every where. Stairs, kitchen counter, all over the bed room down stairs. It was disgusting. I'm so frustrated that no one told us this before moving in. IT WAS NOT SAID BY THE LAND LORD NOR THE CONTRACT. It's absolutely disgusting that they rented out this house to us under these conditions. It's also a bit slimy that they would clean the crap before viewings giving no visible sign of rodent infestation. We are finding crap every few hours. Make sure you walk around and take photos of the property and any damage and email it to the leasing agent as soon as you receive the keys. They also charge $50 a day extra for rent paid after the 1st... no grace period. They can get very nasty...Do not expect your deposit back! In fact read your lease very carefully. If you do not tell them every single thing that is not perfect (and I mean EVERYTHING... count the lightbulbs, look at the doorbell, make sure the window blinds work, take pictures of the lawn) with that property within 72 hours they will take you to court and sue you at an inflated rate. I was way too trusting to all County Boulder when I moved in ... I am basically paying for a not so great house I rented to be a fixer-upper after my move out. First off, as general advice to someone looking to rent in Boulder, do not rent through any of the property management companies in the area. Go rent directly from an individual if you can. Yes, it sounds risky, but the property management companies in this area are 100% guaranteed garbage. The same advice really goes for property owners too. Don't trust your rental/investment property to these companies in Boulder. I certainly wouldn't as a new homeowner. ACB has no intention of maintaining a property, even with a proactive tenant that brings up serious problems they do nothing. When things get bad enough, they hire THE WORST contractors. I realize good contractors can be hard to find, but their regular handyman is really terrible. As in, 50-50 shot he'll make whatever issues worse. It was dumbfounding. With that said, All County Boulder is not pure, distilled evil. I say they are worthy of 2 full stars, i.e., 100% better than other property management companies in the area, but still abysmal compared to anywhere else I've ever lived. I have plenty of supporting examples and wrote a whole horror story about renting with ACB, but posting the detail is pointless. Trust me, they're terrible. The most important thing I want to convey is that I had an eerily similar rental experience as the review by Kerri D. It's similar down to the fact that I had to deal with a broken window and got exactly the same, inept response from Heather Grant: "Heather told us many times that ACB would not continue their relationship with the owner, and she generally took our side in disputes, at least in words if rarely in action" I could not phrase it any better. Even for the situation of a gaping hole in the side of the apartment during the dead of winter, I got the exact same response from Heather. Not only was it was pulling teeth to actually get the situation fixed.... guess what...ACB "continue[d] their relationship with the owner." I know for a fact that they still rent that property. It's just Heather trying to pass the buck. She'll do it again and again. And it was the same story for every issue with the apartment. I'm submitting some pictures of the things that ACB never cleaned when I moved in. My favorite examples are the baseboard radiator which had 7 year-old mail hidden among the similarly aged debris and also the shelf with the underwear of a previous tenant. Do yourself a favor and stay away from this clown-show. It is astounding and appalling how they treat people and still maintain a business license in Boulder County. It's also VERY suspicious whenever there is a truthful review it immediately gets buried by piles of phony 5 star ratings... During our 1 year lease we experienced the following: 1. Upon move-in the house was dirty and had personal belongings from the previous tenant that took weeks to remove. 2. AC/Heater were inoperable for months. Had a third party inspection tell us that we SHOULD NOT OPERATE under any conditions as it was unsafe due to fire hazard and CO2 Risk. All county received this information and told us to use it as is and took over 3 months to replace into fall/winter. House temps went down to 40 degrees. During this time they wouldn't answer or return our phone calls or emails. We had to deliver a legal demand letter to get action. Heather Grant offered to provide us a reduced rent for one month, but never did nor did she reply for our requests/calls to get this done. 3. Hot water heater exploded in the basement. When we told them they asked US to clean up the water and that hot water was not included under warranty of habitability and that we should go get a hotel (Ross Birkholz). Our lawyer, and Colorado Statue disagree, but they would only replace it after multiple days of threatening to cancel the lease and sue, and subsequently delivering a legal demand letter. On top of this, they did no mitigation for the water damage, wet walls and flooring, and asked us to clean up the mess. 4. The dishwasher was broken for 3 months, again no urgency to remedy. 5. The master shower leaked into the garage, and we were told not to use it while they repaired. This took 2 months to get "fixed" and it didn't resolve so we had no master shower for over 3 months and still wasn't resolved when we moved out. Again, no mold remediation was performed. 6. A water line in the ceiling leaked into the house main floor, and took a month to repair, again no moisture remediation performed. 7. I alerted them to multiple maintenance items that should be addressed and even offered to do many of them if they covered materials (like tree pruning, overseed, gutter cleaning, etc), but they neglected any basic items that were suggested. Property owners should be concerned about their lack of care. 8. They did not respect the terms of their own lease which required legally mandated notice to vacate or increase rent. They tried to bully us into signing an additional year at increased rent against the terms of their own lease. 9. After we professionally cleaned the home, they retained nearly $900 from our deposit for "cleaning", and returned the balance on the 60th day (maximum allowable by law). The house was literally cleaner when we left then when we took possession and I asked them multiple times ahead of move out if I should get it professionally cleaned and what they charged but they wouldn't reply at all. Overall, terrible experience. They're condescending, unavailable, non-responsive, and either don't know their own industry or worse, are purposefully lying. They don't communicate with each other, as I would have to send the same replies to multiple people if they ever did respond to us. If I had more time on my hands I would file complaints with the housing authority and better business bureau because this was undoubtedly one of the worst experiences I've had in my life. The experience with All County has been absolutely terrible. We have been renting our house for 3 years going on our 4th. We have been tirelessly reaching out to All County since April to try to get our release in the works as our lease ends July 31st and that is the process that took place when our house was under a different property management company. We STILL have not received our lease to sign for this upcoming year and our current lease ends in 2 days. We have emailed, called, texted for months and have either received no response or have been told "you will receive the lease within a week" which has never happened. All County and the Owner told me that I could stay for an additional 2 weeks and that since it was only two weeks, they would take it from my security deposit. I would give this this company 5 stars (I even recommended them to friends) but we've been without AC for weeks and weeks. If it were just a matter of comfort, I wouldn't bother writing about it. However, I've made it clear that my daughter has chronic health issues which makes it difficult to breathe, so we can't open the windows with the fires causing such terrible air quality. She could end up in the hospital if we can't shut the windows on days with poor air quality, and the fan does not have a feature to circulate air throughout the house. They finally offered to loan us some portable AC units so we can shut the windows when needed. It's a workable solution. And they moved the estimated installation date from next Spring to October. We also waited almost a full year to get a dangerous deck replaced (the stairs were falling apart). The workers left piles of nails all over the yard and took WEEKS to build a deck they said would take a few days. We never complained. "Because of Covid," they said. So we let it go. We're in a difficult time and don't want to give anyone grief. We are usually pretty easy going, and we take good care of the house and pay rent on time. In general we've found this company to be responsive when we have an issue. I just think this AC problem could have been resolved a lot sooner. read more

I have owned rental properties for 20 years, and used various property management companies. In April 2022 my previous property management company passed management responsibility off to All County. For a while it was fine - they handled rent and provided reasonable monthly statements, and found a new tenant when one vacated. But then, the last tenant stopped paying rent. At first All County handled this professionally, keeping me updated about the situation, trying to work with the tenant and finally (when the tenant was unresponsive) evicting them. After that happened I put the property up for sale, at which point All County became almost completely unresponsive to me (even though somoeone on their staff reassured me they would continue to manage the property until it was sold). As an example, I received a notice from the electricity company that a bill had not been paid (which at this point, All County was listed as the entity to bill for the property), and it took me calling and emailing All County a half dozen times to get them to do anything about it - I'd call the front desk and they'd route me to the person responsible, I would leave a voice message, I'd get no response and after 5 days I'd try again; I'd reach out to other people at their company via both phone and email, etc. I finally got everything straightened out and sold the property, but I was left with the impression that because the tenant was no longer paying rent and thus All County was no longer getting income, they completely stopped dealing with the situation. read more

All County made the appointment. 90 minutes before the appt they made sure we were still going to be time. 20 minutes before, as we were about to enter their office, they cancelled. WHAT? What maid service costs 1100 dollars for an empty house that has already been cleaned? These people are absolute crooks. DO NOT rent from All County Boulder. Brought people in for showings during COVID when tenants still live in residence, which no other rental company will do. Our refrigerator broke 5 times while living here spoiling our food but refused to just replace it or our spoiled food. Garage almost fell and killed other tenant. Put in multiple maintenance requests with no answer for 2 years. Was promised these items would be fixed in order to get us to re-sign and they never were. Many dangerous parts of the house that needed to fixed but ignored. Took about a week every time to get someone on the phone. I would not recommend renting an older property from them because they will not ensure that the property is safe or clean before renting. Completely unprofessional. I was able to find a nice pet-friendly (and affordable) place in Longmont with All County Boulder. They were helpful and quick to respond whenever I needed help, and the property manager I dealt with was always friendly. I've lived in Boulder for around ten years and have never dealt with a property management company better than this. They are super quick to fix any problems that you have with anything dealing with your apartment or any property that you're renting. Any time my roommate and I had an issue with the washer/dryer, sink, any appliances, heat not working (which happened during the coldest months). All County took care of us with the quickness. I know it's sketchy renting from some companies in Boulder. I'm an honest Midwestern kid. This property management company will take care of you, they will address your needs if something breaks down. They are a respectable property management company in a town of degenerate ones. We are laid-back, forgiving folks, so it takes a lot for us to feel compelled to write an online review. But our lease with ACB was the single worst rental experience of our lives and, despite giving ourselves six months to cool off, was not something we could let go without comment. We strongly encourage you to choose a rental from another property manager. Our problems started immediately. When we arrived on our move-in date, the owner had not, as promised, removed his belongings from the house. My husband spent an afternoon moving everything to the garage. It took another month before the owner managed to move some--but not all--of these belongings to storage. In addition, the house had clearly not been inspected or properly cleaned: the floors were filthy; there was garbage in trash cans; the roof leaked above what was to be our children's bedroom; and the house was positively infested with funnel spiders. Our agent Heather apologized profusely for these issues and thanked us for our patience as they were resolved, but it is telling that these apologies never came with any form of accountability. The issues were always with the owner--nothing was ever ACB's fault. It will probably not come as a great surprise to learn that these kinds of problems continued throughout our lease. Rather than bore you with a blow-by-blow account, we will simply try to give some representative examples of the *countless* issues with the property. The owner was supposed to remove two dead trees from the grounds before we moved in but failed to do so; one of the trees uprooted in a storm and spent the night and the next day banging against the house and frightening our children. Two large windows were known to leak but were not replaced before we moved in. The windows were removed and replaced with plywood for several weeks while the new glass was on order. After installation, the owner left rotting wood and rusty nails scattered on the deck. Small animals could routinely be heard in the walls. Indeed, during the final months of our lease, field mice came inside the house every few days. The owner refused to pay for an exterminator and ACB did nothing to compel him to do so. The owner had built two houses on the property but only registered a single address. It was therefore impossible to register utilities in our own name. Later, the owner told us he had fixed the issue and asked us to set up an account with the power company. Two months later, we learned he had not, in fact, fixed the issue and had instead lied to us in order to get us to pay for *his* utilities. In fairness to ACB, we genuinely believe they were horrified by the owner's behavior. Heather told us many times that ACB would not continue their relationship with the owner, and she generally took our side in disputes, at least in words if rarely in action. ACB did force the owner to perform a few modest maintenance tasks (painting a room, emptying the septic tank, etc.) and they did eventually offer to let us break the lease without consequence. This last option is an extraordinary step for a property manager, but it came too late to be helpful. We were already near the end of our lease, our children were ensconced in school, and we were already planning to move overseas in a few months. In retrospect, it is, we think, telling that ACB neither offered another of their own properties nor offered to pay for all or even part of the moving expenses terminating the lease would entail. We received our final, unpleasant surprise after we moved out. When our security deposit was returned, ACB had deducted two fees we found galling. First, ACB deducted a fee for cleaning the apartment. I had spent two days before moving out cleaning the house thoroughly myself. I am not a professional but the house was clean by anyone's standards. It was, in any event, an order of magnitude cleaner than when we moved in. Second, ACB deducted an amount equal to "our share" of the utilities. This was an ongoing dispute during our stay. After we learned of the owner's deceit regarding the utilities, we flatly refused to pay more than we already had. Frankly, we felt that his paying for the remaining utilities was the only thing that made putting up with everything else even halfway bearable. Again, Heather agreed with us completely and assured us many times she did not think we should have to pay the owner further. These deductions were particularly frustrating because Heather had given us a glowing referral to our new landlord, writing "You couldn't ask for better renters." Ultimately, ACB never actually took our side; they simply waited for us to leave the country and then did what was best for them. We understand that a property manager represents the landlord and not the tenant, but some minimum level of human decency and accountability should accompany all business transactions. If you rent a property from this company, you should expect neither. read more

They will not address repair issues - I currently have a bathroom that is completely unusable due to a broken toilet that they expect me to pay out of pocket. We had to chase the gentleman who worked there down via email and phone to figure out whether we were able to rent the property. When we didn't get the property, they said they would refund the $80 used for the application fee back and we still have not received it. We rented a Boulder property through All County Boulder Property Management before we bought our home. I have had some really BAD experiences with other companies in Boulder. One company I almost had to sue to get my security deposit back because they claimed I did damage but had not. All County Boulder gave us back our deposit back in a timely manner. They were also really easy to get a hold of and I we could submit payment and repairs online through their website. I recommend them over any other property management company in Boulder! read more

Amazing boutique company. Amazing experienced people. We had two investment properties (single-family homes) that were not renting. The same day we got our final application in ($160 total), they told us the property had been taken by someone else. All along, they gave us the strong impression that we'd get it if we all applied.
