The communication throughout was poor, and it felt like I was being penalized rather than rewarded for being a well-qualified borrower. This was not the level of service or honesty I expected. If you're working with this lender, ask detailed questions about points and rate adjustments early, and do not assume you're getting the best deal just because you qualify for one. Refiance during the pandemic is a nightmare. Because of the historically low rates, lenders are…read moreswamped and it is impossible to find anyone reliable and prompt enough to move through with the process reliably at a reasonable rate. Sure you can get someone reliable if you pay 1/2 a point above average market rates but that defeats the purpose. If you go on the low spectrum, good luck getting a proper follow-up (I've been held up for up to 4.5 months on a refi). The trick is to find someone who is reliable but has a reasonable rate (not necessarily the lowest). Dave definitely hits the sweet spot. He is responsive, his team is prompt to move through with underwriting at a fast pace, and the closing dates don't get overextended. While you may scratch your head as to why I'm saying this, you have no idea how mortgage brokers are operating in this low rate environment unless you experience it. It is not uncommon to not hear from your broker in 2 months after your application is approved - only to find out there are further delays. You don't want to incur any of these risks and the delays result in opportunity costs on your end (b/c you are paying higher interest rates until the new rate kicks in). I can't stress how great Dave has been so far and I look forward to continue working with him in the future.
