We still can't any information from her, her supervisor or another loan agent that was assigned to us. We do not get return phone calls or response to texts or emails. Avoid this company.

Unfortunately the home had severe structural issues that were discovered during the inspection. We decided not to pursue the loan with either company & cancelled the contract with the seller. FBHL was immediately notified and an appraisal was never conducted. Once notified, the lender, Jennifer O'Brian, sent us a nasty email, basically scolding us for seeking the best rate possible. Yes, even in the current market with extremely high interest rates she expects us to accept her rate & fees even though they were much higher. Fast forward to today, August 22, 2023, FBHL decides to notify us that we owe them $175 for the appraisal on that home. If you are ready to accept high rates, expensive fees & abuse from the lenders, I recommend FBHL. If you are looking for competitive rates, try Muskogee Mortgage or, if you're qualified, Veteran's United. Both were much better to work with & great rates, with no hassle. Our realtor even told us that Billy Jones with Veterans United was the best she's ever worked with!!

The "sniff test" for a great loan officer in our industry can be answered with a simple question: "would you refer your mother, father, or sibling to this person?" The short answer, as it relates to Tyler is "absolutely yes." I recently referred a couple of close friends to Tyler--one for a purchase and the other on a refinance, and they were exceptionally pleased with their experience. In fact, Tyler was able to help my friend navigate through a complicated home purchase and get his loan closed ahead of schedule. Over the years, Tyler has become my "go-to" Loan Officer, and I can't speak enough about the great things which he has done for us and the clients which I've referred to him. He takes a personal interest in his clients and treats them like family from the beginning of the process until the end and is always accessible. Needless to say, if you're needing expert advice from a skilled loan officer, look no further.

    I have been a customer of BofABQ (both the bank and their mortgage entity Bank of Oklahoma who is…read morethe conduit for home loans) since 2010 but no more. Why? They messed up and dragged their feet until I was forced to put their feet to the fire for a new sale loan I was working on with a relative on a house I was selling and then they completed messed up the process for a simple refinance of my a house I occupied into my name only-both the same time. First, I was selling a house to a family member. No inspection required, no responses to the inspection, no agents, no counteroffers, nothing-just go straight to closing. Easy, right? Nope-not this go around. In total the utterly inept, lethargic loan officer who was assigned to the transaction just could not even get out ahead of this even a bit. I had to do his heavy lifting for him so that this simple transaction didn't end up taking 45 days (!) and instead got it closer to 35 days (you are welcome-and that was even too long). In 15', for a new purchase I was starting the timeline, from the time the offer was accepted to closing, was just 32 days AND there had to be an inspection scheduled, responses to the inspection go back and forth twice, an appraisal done and it also involved the gifting of money to meet the down payment requirement which was a whole other step that took more time. But I worked day in and day out closely with an experienced loan officer there and we pulled it off. This current loan officer out of the branch off of Paseo on the eastside had the audacity to send me an e-mail that said "it will be IMPOSSIBLE" to close before a certain date NO MATTER WHAT. Really? Obviously he didn't know who he was dealing with. I reached back out to a loan officer who did a refinance on this property with BofABQ years ago and his first question was why I wasn't working with him? I stated I just call into the 866 and they assigned this new guy to me-obviously hindsight is 20/20. He escalated me to the Regional Manager and after lots of back and forth we were able to close 8 full calendar days EARLIER once I applied pressure and a sense of urgency here in the Land of Manana. Not a day or two earlier but EIGHT FULL DAYS earlier-which he had stated was IMPOSSIBLE. Unbelievable. Then it got even worse if that is even possible. The house I was looking to take out of this family member's name so they could purchase the house addressed above and refinance this one in my name only. And I was upfront and transparent with them from the beginning. To cut to the Chase, I had to walk away from an investment rental property near a golf course community in AZ that I bought and that quickly went south after the real estate crash of 08' like millions of other owners. I tried to work it for 5 years but it was a money pit and Chase Bank would not renegotiate the terms. The rule is 7 years no new home loans in one's name when you walk away. We were now past 7 years plus a few months. This same inept loan officer knew this up front and ran my credit report. It was not on there. I told him I noticed the same thing-my credit took a hit for while and then rebounded-it had gone dormant. He said he was going to write a conventional loan-great, no PMI, faster timeline. So they order the appraisal on the refi (which is yet another industry game-in this day and age there is NO REASON for these appraisals-except for extreme outliers out there with tools like Zillow and many others, the value of a house can easily be determined-all appraisals are is a job program for appraisers who's job are mostly useless just like real estate agents in this day and age) and it comes back. Then I get a call from his supervisor NOW telling me, OOPS, they can't write a conventional loan because they found the walk away. Duh. I told them it was out there but they screwed up-why didn't they get this right from the get go? Just a bunch of lame excuses followed. This supervisor was as useless as this inept loan officer and when this went down I demanded immediate action but he has the nerve to tell me on the phone on a Wednesday afternoon when this utter fiasco went down that he would get back to me sometime that Friday as he was "busy" in Santa Fe on Thurs.-awesome customer service! What? Again I immediately escalated to the aforementioned Regional Manager and he took over the escalation that evening. Being that BofABQ is a large behemoth that is run by too many rules that they set up on themselves, I was told by him they would have to ORDER A BRAND NEW APPRAISAL and start all over again-3 full weeks wasted! While he offered to pay for it as now an FHA appraisal (again a total industry joke-I already had an appraisal in hand-just more of the "other's people's money" run around) it turns out I would have PMI for at least a few years now which was a COMPLETE NON-STARTER for me. Due to space limitations here, I need to end now. But this was a total fiasco-there is much more.
