My experience with Addison Farm Luxury Apartments was extremely disappointing and unprofessional…read more When I moved out, my move-out date was the 14th, so my last month of rent was supposed to be prorated. Instead, they kept my entire $2,200 security deposit and are now claiming that I still owe an additional $245. I have never received any itemized statement or documentation explaining how my deposit was applied or how these additional charges were calculated. There has been no transparency about where my money went. I also had a very uncomfortable interaction with maintenance. I found notes left on my car commenting on my appearance, which was extremely inappropriate and unprofessional. No resident should have to deal with something like that. Another issue was the condition of the building. When I first moved in, the property looked clean, but over time the hallways were constantly dirty and the elevator was often dirty as well. For a property that advertises itself as "luxury," the cleanliness and upkeep were very disappointing. Residents are also required to pay for valet trash, yet there were many days when trash was not picked up at all. When it was picked up, it was done at different times every day with no consistent schedule, which defeats the purpose of paying for that service. Customer service was also a major issue. I had several problems with one of the managers, who was rude and dismissive whenever I tried to address concerns. In addition, the front desk staff consistently had an unpleasant attitude from the moment you walked in. Every interaction felt like you were bothering them instead of being a resident asking for help. Despite the number of issues I experienced, I was never able to get a helpful or respectful response. Between the lack of transparency with deposits, unexplained charges, poor customer service, inconsistent services, and the declining cleanliness of the property, this was one of the worst rental experiences I've had. I strongly recommend that anyone considering living here ask very detailed questions about fees, deposits, and services before signing a lease.

So in retribution she decided to not renew our lease which we didn't want to either but to make it seem like we're are the problem tenants which were not she jumped ahead and left me a notice of not renewing my lease how silly . So I don't recommend this place to anyone . I truly wish corporate removes this staff from this location . Many tenants here don't have the courage to leave the real reviews but I hear the complaints about this complex all the time about the leasing office . I will notify corporate of my experience ASAP .

Like some of the previous reviews, the staff was very friendly to begin with, but it quickly turned. We had to break our lease, and now no one will call me back or answer my emails when I am trying to PAY YOU, and be responsible. It's been about a month, and still no one has called me back and I continually send emails to try to get a response... When we notified the staff we wanted to break our lease due to safety reasons, there was no empathy. Multiple incidents occurred at the property - someone getting arresting in front of our door, a domestic violence call to the police that included one of the front desk employees that lives there, wheels getting stolen off of someone's car, kid's from across the street ding dong ditching, a drug bust where multiple cops showed up near the front office, and the list goes on. We only lived there for 7 months, to give you a time frame. We never complained to the front desk about any of this because we didn't want to be those people, but it wouldn't have done any good. When we told the front desk about the safety concerns finally when we wanted to break the lease, the employee (the one who was involved in one of the incidents) proceeded to say "I don't know what you're talking about." Also, no one who lives there cleans up their dog poop, we couldn't even take our dog out to the grassy areas without stepping in it. It continuously smells like weed, there are always centipedes, etc. The package delivery system is useless as well, as packages just get delivered to your front door anyways. When I asked to the front desk about it, I was told to put a sign up on my front door to let delivery people know... Overall, avoid this place at all costs! During the tour, everything seemed great, a place with many amenities and great floor plans. But, it was our worst decision as the people who live there, the management made it an awful experience.

Its supposed to be "smoke-free" but it smells like smoke 24/7. Ive literally walked by people and they would be smoking illegal drugs outside late at night. I've even had a resident try to sell me marijuana once before after declining he told me to to find him if I changed my mind. the walls are paper thin, and just very noisy.. Not to mention the elevators and stairs always reeked of dried up dog urine. It smelt absolutely horrible.. I had these ridiculous neighbors that wouldn't stop arguing, couldn't control their relationship issues and had multiple complaints from other units. I knew their whole life...The girls at the office are so rude, they never took anything into consideration or never took action when I brought something up. everything was a joke to melissa and jennifer. Its not only me, I was friends with a few other residents who lived here who say the same thing. ITS NOT SAFE. THERE ARE NO GATES OR ANYTHING!!!!! PEOPLE CAN JUST COME IN WHENEVER THEY WANT AND AS THEY PLEASE. Random people would just come and swim in the pool all the time, making a bunch of noise. I even had a guest stay with me for a while and their car got STOLEN one night.. IF YOU CARE ABOUT YOUR LIVING SPACE AND WANT TO WORRY IF YOUR CAR AND CHILDREN ARE SAFE , I WOULDNT EVEN CONSIDER THIS PLACE. DO NOT MOVE HERE IF YOU DONT WANT YOUR DEPOSIT BACK. THEY WILL CHARGE YOU IF U LEAVE A CHIP CRUMB ON THE COUNTER TOP!!!! WE ARE EXTREMELY CLEAN PEOPLE AND WE GOT CHARGED BECAUSE THEIR WAS "RESIDUE" IN THE WASHING MACHINE. Who cleans a washing machine????? Im sorry but I'm not getting inside of a washing machine to clean the inside. Aren't these places supposed to clean their units out before another tenant moves in? That unit was spotless when we turned in our keys but they gave us an abundance of charges. they also did not do the proper walk through with us either when we left.. Next, they switched managers and never let anyone know!!!! I think her name was Kelly at first. Then Donna showed up and then by the time we moved out, I was told Donna doesn't even work there anymore. I spoke with Jennifer after she lied and told me that donna is away for the week then I called again and she told me that donna doesn't work there anymore. Jennifer she did not resolve any of my issues. I have asked numerous of times to speak with the regional manager of the community and they REFUSED to give me her email or a phone number to contact her... Long story short, I NEVER heard from her until a few days ago and i moved out August 1st... Melissa (leasing consultant) was laughing at me the whole time I was on the phone with her and when I asked what was funny she goes "hehe, im laughing at myself trying to find your files" . With me being a previous leasing consultant, I already know how the games goes with their communities which is why I am so upset! Why did it take for me to search for the regionals email for her to FINALLY reach out to me??? and then in order for her to call me, I had to constantly email her asking if she was going to ever call me.. Then she went she did call, she would call from an unknown number. I don't answer calls from unknown callers...THE STAFF HERE IS VERY UNPROFESSIONAL AND VERY UNPLEASANT. CHERYL WELSH THE REGIONAL DID NOT TAKE ANY OF MY CONCERNS INTO CONSIDERATION AND JUST TOLD ME TO CONTACT THE GIRLS AT THE OFFICE FOR ANYTHING ELSE I NEEDED.. SHE DOESNT EVEN CARE. They are probably going to write under my post saying im upset because I didn't get my security deposit back which is true. I am HIGHLY UPSET. As A college student, im sure u would be too. AGAIN, DO NOT RENT FROM HERE. STAY AWAY!!!!!!!! If I could give them zero stars, I absolutely would.

It has nice wood look floors, black appliances, granite counters, walk-in closets, and 2 full bathrooms. I cannot say much about the amenities because I haven't used them but they look very welcoming and nice. Parking has been ample and convenient as well. Finding a place to park was a major issue at my last apartment community so it's been nice being able to come home and find parking close to my apartment...especially late at night. I noticed a prior review gave a 1-star rating because there was some "confusion" about the price? It's sad that someone would rate so low over a misunderstanding. If you weren't looking to move until October/November...Why are you looking for an apartment in January??? Nobody is going to give you a price that far in advance...or even know what is going to be available to lease. I want to add my experience here because this is a very nice apartment community. Everyone I have ever talked to in the office has been very professional and caring. People shouldn't trust a review from someone that has nothing but negative (1-star) reviews on every post they have ever made on Yelp. Please note that this is only my experience and may not reflect that of other residents…read more QUICK SUMMARY The Oasis at Wekiva is a very outdated and non maintained complex. When I moved in, there were many items broken (see photos). There were items in the cupboard from the previous tenant. The screens do not fit the windows or they are broken. Literally, there was not one single screen that worked. I lived near the pond. Around the pound are six lights. Out of the six, only one worked the entire time I lived there. I was told a few times that they would be fixed immediately. A year later, still broken. The building are literally falling apart (see photos). The kitchen is extremely small with almost zero counter space as you need to supply your own microwave which takes up your limited counter space. My freezer had a broken seal. It was fixed twice but still broken. Some food did not freeze and as you can see in the photo, snow was building up. Light fixtures were cracked, counter had nicks in them, just so many little things. If you like to cook, this place is not for you. Someone tried to break into my apartment which broke the door lock. These locks are smart locks and after the attempted break in, it kept jamming. I reported but it was still broken when I moved out. If you are just starting off in life and need a small place to live, this will work for you. If you have a family, look somewhere else. There is no security gate or security. Nothing for kids to do (no playground). There is a gym, which is not bad. Has the basics which works. Pool is good, and does offer some relaxing times. With the exception of some break ins and minor crime issues, it is a pretty quiet place to live. At least the building I lived in. RENT AND FEES If you are looking at Oasis as your future home, be aware of the rent and fees you will pay. The rent you see online is not the actual rent. There are other fees that are not optional and will be added to the posted rent. First, technology. You will pay almost $100 more per month for internet, cable, smart locks, smart thermostat. This is not an option and you are required to pay it. They say it's included but, you are definitely paying for the service. Don't be fooled. You are responsible for water, sewer, power. This is normal for most communities. You also will be required to pay an extra fee for valet trash. Again, this is normal with most communities. There are other small fees. Just be aware before you sign. SAFETY Keep in mind there is no controlled access to the community. Also, there are no sprinklers or fire extinguishers in the unit. They do state on the lease that there are fire extinguishers but there are not. Ask for this to be removed from the lease before you sign. This of course, unless they give you one. As mentioned already, lots of lights are broken and have been that way the entire time I lived there. There seams to be no urgency fixing these things. WINDOWS As someone who loves living in apartment communities, I can honestly say the windows are by far the worst. Single pane, stripping coming off. You electric bill will go up as there is zero ability for these windows to maintain any type of cool or warmth. You cannot open the windows because all the screens are broken or do not fit (see photos). I had to put up a current to separate the living room and solarium. If not, your AC will run continuously and your electric bill will go through the roof. FINAL THOUGHTS It's clear there is little to no desire to improve the conditions at the Oasis. Things stay broken even when you report them. You rarely see the leadership out an about. If they spent more time in the field, maybe things would improve. Something tells me, it would not matter. Are these the worst apartments I have lived in, no. Are they the best or even good, sadly, I have to say no. They are simply outdated, small and clearly no desire for improvement. There are now so many options in Apopka for apartments. My advice, look around. You will find nicer more up to date communities. I stress again, if you are a young couple or single person, these apartments will work. Just do not expect luxury. Security - 1 star Grounds - 3 stars Upkeep - 1 star Maintenance response - 4 stars Courtesy - 2 stars (nice until you tell them your moving) Fees - 2 stars Space - 3 stars

ONE MONTH UPDATE It has almost been a month and here is my…read moreupdate. There are a couple of misses which I will mention at the end. My apartment is very spacious. All issues that I had during move in have been resolved, with the exception of the bathroom closet door. Still functions. It is very quiet. There is a quiet time between 10pm to 8am. The residents in my building honor this policy. Parking is not an issue. Plenty of parking. The grounds are very well maintained and beautiful. The staff here is very courteous and pleasant. maintenance, very nice and prompt. They respond quickly and make sure you understand the fixes. I have not encounter any bugs inside the apartment with the exception of move in day. Since, nothing. Tons of storage. However, if you find that you need more, you can rent additional storage and even a garage. Now for the misses. The technology is not the best compared to other properties. The Internet is not the best and does go out at times. I did have to buy a WiFi extender as the WiFi is just not strong. The front door lock could be better used if it could utilize an app. Only having one key fob does make it tricky when you need someone to come to your apartment while away. The other area that I think could be better (but not a deal breaker by all means) is the exterior hallways. They have many stains and paint drippings on them. It's a cold cement feel which for the high quality of these apartments, could have been better. The other miss is the dumpster area. As you enter the gate you often approach a five yarder with tons of boxes/cardboard. it's not visually appealing when you first enter the property. Although these are definitely misses, they in no way alter your entire experience. Just things that can hopefully be improved in the future. I would also like to commend the community manager reaching out to address all the move in issues I had. Technology - 3 stars Grounds - 5 stars Staff - 5 stars Cleanliness - 3 stars (this is only hallways. Other area great) Storage/Space - 5 stars TWO WEEK UPDATE (Technology) In This update will be primarily talking about the technology/internet. You're supplied internet through the community for a monthly fee of $77.The internet provider is Hotwire. The internet works fine. Had gone out a couple of times. My doorbell camera kept going offline. The internet company came out. They said that the WiFi signal is weak and won't reach the front door. I was told to purchase a WiFi extender, which I did. It now works. The front door lock uses a key fob. You only get one so, at times it becomes difficult when you need a family member to access your apartment while you are away. This was a little disappointing as my prior community utilizes an app on your phone to unlock your door. This allows multiple users to access your apartment when needed. MOVE IN I went in, received my key (key fob). This opens your door and all the amenities. Unfortunately, you only get one. They were out of the entry gate sticker, so I did not get that. I use a code each time I enter the gate. Once I entered the apartment, there were dead bugs all over the floors in each room. The Air Conditioning was also not working. Maintenance came out and said the lines were clogged. I came back the next day to continue the move and again, the AC was not working. Also, my entire entry way, laundry, and front bathroom was flooded. Apparently it was turned off and never turned back on. Some minor issues were the closet door in the master bathroom was not functioning. Finally, the water smelled so bad of rotten egg smell. Bottom line, this apartment was not ready for a tenant and seemed to not have any quality check to notice all the issues. Please do not take this review to deter you. APPLICATION PROCESS I will be sharing my journey with Vue at the Ridge. I do not move in until June but will share my application journey. I pretty much did all the paperwork online. This includes the application, screening, pet screening, all document submissions. This process was extremely easy. I took a tour of the campus. It's a fairly new campus. It has tons of amenities. Toured both two bedroom models. I selected the larger two bedroom. The apartment I chose is a very nice size home. After my application was approved, I then paid all the fees etc.. Since these are classified as luxury homes, it is a bit pricey. However, they have some amazing specials. For an example, I took the two month free offer. They spread this out over the length of the lease. This brought my rent down to pretty much what I'm paying now for a one bed. Keep in mind, this is my experience and may not reflect yours. The staff is extremely nice and really walk you through the entire process. They communicate a lot and make sure you fully understand everything. I love living in apartment homes. This was one of the easiest and more pleasant processes I have had. Great property, great staff.
