During the course of the year of moving in, I had to get a new contract with these chaps due to a break up, and of course wanted it all sorted swiftly and easily. It was tricky and lengthy to get new contracts set up, which became quite frustrating, but it seemed as though a switch in office staff was largely the problem -the lady who'd been working on our forms seemed to have left so there was no record, the day we visited in person was the final day for another lady (who did her best to help) and one of the office juniors (I think) seemed a little lack lustre/confused so it wasn't an easy task. Our situation was a little more unique, as the landlady wanted to manage the property herself, so there was sometimes confusion as to how to get problems sorted. However, when we needed a cooker replacing and other bits L&S were more swift to act and have the landlady sort it, which is important when you're getting really fed up of eating take away. Although we'd have preferred a little more action from these guys, in hindsight when you're with a truly awful letting agent, you realise how good it is to have items dealt with, within weeks! Finally, the leaving process was really simple, for which I'm hugely grateful. We cleaned the house top to bottom, even washing the carpets, and I prayed to get my bond back. I've had issues with plenty of estate agents, and was dreading having to fight for my money. Not at all -there was a small charge, which seemed totally reasonable as it was for unpaid admin fees, and I received almost the entirety back within a week of the final phone call. Plus, the lady who dealt with the accounts (whom I'd phone many times to pay rent) offered excellent customer service, was always absolutely cheery and bid me good luck in my new home, and happy new year! A really positive end to a slightly up-and-down experience, but I'd not avoid them in the future. All in all, I'd recommend, especially since there are FAR worse out there.

Finally when I got to talk to one lady, she took every detail of me (for their marketing purposes) but didn't do anything which would help mine booking (e.g., which flats I would like to view and when). She even complained about my accent (I've been living in the south for so many years and no one said my accent is a problem for understanding over the phone). This is very unprofessional, I would never recommend this agency to anyone.

    Being as it's getting closer and closer to that exciting time, where by I cut myself loose from a…read moremuch unwanted estate agent for pastures new, I decided to get my browse on and check out some local estate agents. I live in Headingley, I want to look for somewhere else in Headingley, so it made sense to ask estate agents in Headingley for a brochure. Feeling totally proactive I waltzed right in to Bevan&Co, having oft admired their window selections, and went to ask for some guidance. I must say, I was a tad disappointed by the reaction. There were four desks, equipped with four estate agents, none of whom particularly seemed too fussed to help me. I received a sort of bored, obligatory response to my opening of, "I was wondering if I could have some information," so first impressions weren't too great. One of the ladies took the lead and began by laboriously asking me a bunch of questions about rooms and areas and such, when I really only wanted to take away some information. In spite of my specifying that I wanted to move in June there were repeated mentions of July, the student calendar that we don't want! In the end she came up with one place that might be suitable, and offered to book a viewing, as they could possibly hold on to it until we moved. Since this is a few months off, and it didn't really sound like what we want, I took their contact details and said I'd look closer to the time. It all seemed to end on more friendly note, however, and so I took my information with me ready for when we start the proper browsings. I'm a bit put off by the not so enthused response, but it was nearing the end of the day, and I know how that feels! Also, though I'm wary of anywhere which claims to cater for students and professionals (especially if they offer on a pppw basis as opposed to a proper monthly some for the entirety) having browsed their website it does seem as though they have a great deal of tempting places on offer! We shall see. I've a month of hunter-gathering information, and then the real test with come. The viewings will commence! For now though, I'd certainly advise a glance at their properties, as there are many to choose from.

Well thought i, everyone's experience is different, we shall see. Well now as we approach the end of a year long hell i can say without any doubt that looking before you leap is the way forward. On the day we were due to move we queued for over an hour for our keys, we arrived at the property to find the front window smashed and back door kicked in (damages done since our initial viewing). We had asked for replacement furniture for the bits that were broken (we are still waiting). They said they would clean the house before we moved in. After three weeks i couldn't take it so i cleaned, they came to take photos two weeks after that to justify the cleaning bill. So lets talk about charges. They will charge you for everything, every supposed damage, every unnecessary letter, everything! They will never call you, not when their letters cost £10 a time. They never once warned us they were coming round to view. They didn't warn us that as soon as it started to get warm we would all suffer breathing problems from the black mould they had hidden with cheap paint. We moved in with no fire blanket, no batteries in the fire alarms and a fire door that didn't work. Now i could go on with my horror story i really could but you get the idea. What you need to know is through all this misery for me and with similar problems my friends have encountered Bevan were uncaring and entirely mercurial about getting the money they felt they deserved. There are hundreds of good landlords represented by many good agents in Leeds and Headingley and just because you don't know your way around and they spent all the money they make on petty charges on a giant bus doesn't mean you have to go with them. AVOID BEVAN AT ALL COSTS!!

    The best bit of advice I can give anyone in the Headingley area is 'STAY AWAY' from David Moore, do…read morenot be lured in by their attractive decor and professional facade. They are the worst estate agents I have ever signed up to, incapable of ever following through with anything they promise! and never listening to your problems and needs. My house was practically falling down around me during the winter, and did they want to know, the answer to that is a big fat NO!! They are only bothered about taking your rent and saying the famous words that all David Moore customers will be familiar with 'Oh yes I completely understand, that has happened to me' The only way to get my heating, shower and windows fixed during my one year in the house was at first threaten with the Citizens Advice Bureau and then to finally go. As if like magic my visit to the Citizens Advice Bureau brought a new shower and then again when the heating broke this was the only way to get it fixed. So if you don't mind getting yourself a regular seat at the Citizens Advice Bureau then go ahead, sign up to David Moore but don't say I didn't warn you!

    Me and my partner booked a viewing for 5:30 on a Tuesday. We booked this the precious Friday…read more Neither of us live in Leeds so we were making a special trip for the viewing. We were around 3/4 of the way to Leeds when we get a call (at 3:35 the day of the viewing) to say that because we're both students we won't be considered to rent the property. I did mention this over the phone when booking a viewing and it didn't seem to be an issue. Wasted the whole day and upwards of £40 on train fare. Thanks a lot Moore's! Xo

    On the surface Rent Inc has everything going for it. This worries me as custom can easily be sucked…read moreinto it's rocky ride! Aimed at students searching for student property, Rent Inc's offices are appealing. Their location is perfect for custom in the middle of vintage shops, trendy cafe's and restaurants and Hyde park! For those living in the outskirts it is unavoidable. The offices are small however with contemporary, clean and minimalist design! It is a lovely reception to have to fill out papers and have consultations in. The staff however aren't as inviting. One lady that showed me around some properties was out spoken, rude and more interested in talking about pubs and clubs in the city and being hungover. This far from left me with a good impression! I didn't want a hungover young woman dealing with my property payments! Rent Inc's niche is an all inclusive price which is very different to what other businesses offer! Nevertheless with this inclusion I find that you end up paying for things such as insurance, tv license and sky that you wouldn't necessarily want, and this bumps the price up! In addition to this I have bad reports on Rent Inc's staff not dealing with customers complaints about issues such as damp walls and floor and broken showers and toilets!
