For the love of everything do not rent with this company! There have been countless issues and I only rented with them for a year. Before signing on, I asked if the flat had any issues with mould or damp, they told me no, and that it would be professionally cleaned before we moved in. Upon moving in, dead flies/cobwebs everywhere, mould growing on the lining of the fridge and freezer, rubbish in the bin, pipes behind the sink being held up with duct tape etc etc. We asked for a cleaning team to be sent over immediately, who ended up hoovering a carpet, brushing some cobwebs away and then asking us if we had any binbags to take the rubbish out of the bin (what kind of cleaning team doesn't have any binbags on move in day?) Unsurprisingly, mould began to grow; I reported this several times. A contractor came and painted over the mould in the bathroom, giving us advice not to hang our towels on the hooks in there, because that was contributing to the humidity (where else should we hang our towels if not in the bathroom?) The mould in the bedroom persisted, and it was only with me threatening to report the company for unsafe living conditions to the council, that they sprung into action to replace our fridge/freezer, remove the mould, and install a ventilator. The ventilator did its job, until the upstairs house accidentally flooded their house, and the leaks ran down into our flat. The upstairs group were told by the company to mop up the flooding with towels. The extra humidity from the leak counteracted the work from the ventilator and mould grew once more. I was told a contractor would visit the day after the leak to patch up any cracks, but they only bothered to show up when I contacted them a week later. No regard as to water damage to electrical wires or structural weakening in the floorboards/ceiling of either properties was ever addressed to my knowledge. When we moved out, Aston Properties tried to charge us a £200 cleaning fee. The flat was left in a perfectly clean and tidy condition, and our contract only stated with had to return the property to the state it was in when we arrived. We exceeded this. As soon as I said I would report them to the council and other relevant companies for breach of contract, they immediately dropped the charge... It has been a constant battle trying to communicate with the company and the treatment you receive is shocking. The attitude from staff is horrible and based off my experience and countless other reviews across multiple sites, steer well clear of this atrocious company. read more

My experience with Aston Properties, unlike many other letting agencies, was overall great. Good: - Their communication was really good. They responded within 24 hours and regularly within the hour. - The fixflo app allowed me to submit any repairs or issues I had with the property and contractors would solve the issues within a few days. - All the staff (including contractors) I came in contact with were really nice and professional. Improvements: - When I first arrived at the property, the last tenant left it a bit messy and I doubt there had been a professional cleaners sent in. For future I think they need to hold additional inspections between the previous and future tenants and send in cleaners if necessary. - The website doesn't seem to be accessible. When I have tried to look at it on my laptop and phone it warns me before advancing. This did worry me after first signing, so the agency may want to update this for future tenants. Overall, the good definitely outweighed any issues I had. If I return to Leeds I would definitely consider using this agency again. read more

How sad to see that nothing has changed over many years and negative reviews are still being given to this awful so called letting agent. I write on behalf of my son and his friends who are being exploited and treated appallingly for making the mistake of moving into a house that is disgusting, filthy and in disrepair, furniture not fit for purpose, huge hole in bathroom wall, kitchen floods every time it rains but they won't acknowledge it and just leave them to it. Staff attitude patronising, passive aggressive, goading and plain nasty, apparently it's my fault for allowing my son to move in, after I had just told her me and son bereaved only a few weeks ago and frankly don't need this. did I lose my temper? sad to say I did, I feel the staff there goaded me into it so they wouldn't have to deal with me anymore. just please don't let your kids move in with Aston, they are exploiting students and need to be closed down. read more

All statements made are the reviewer's personal opinion based on time spent renting with Aston Properties. Were I able to provide more positives I would, but I can't- so I won't. Wow! Credit where it's due, Aston Properties have really outdone themelves! You thought your letting agent was scum? They may have some stiff competition here! Wildly unprofessional, incompetent staff, dismissive and useless in dealing with even the most basic issues. If they treat you how they operate in my experience, expect to resolve most problems yourself (at personal cost) and still be charged at the end of the tenancy. Very dodgy attempts to take charges clearly left by previous tenants (provably) and a poor attitude when challenged on this (reluctantly dropped). No point being courteous in emails- it won't get you anywhere and they won't return the favour. Outrageous rent for what you're getting, horrific mould due to inadequate ventilation (no windows in bathrooms and inoperable exhaust fans) as well as washing machines and boilers even less reliable than the employees. Incredibly questionable practices regarding the deposit- make sure you check those invoices! Wrong address (postcode) and questionable charges (in my opinion). More redacted than the Epstein files! I cannot prove this beyond providing poor excuses for the copies of invoices sent (the CIA would be jealous) as I do not have the resources to- which they, of course, rely on when it comes to students reclaiming their rightful deposit back. Do not give in and accept (demonstrably) false charges, challenge every penny you reasonably can. The property could have been nice if not left to fall into a delapidated state of disrepair; cracked walls, mould, awful flooring, carpet with rusty nails sticking out (get your tetanus jabs). The house could have been nice if not poorly carved up into too many rooms with very thin dividers. Get Kirsty and Phil in and stop making a mess of the place. Blu-tack marks from previous tenants, painted over mould, a kitchen unfit to cook in (rats, flies, broken burners, oven shelves which fall out). Not enough fridge space for the number of occupants, even if it might technically comply with (minimum) HMO requisites. Furthermore, the landlord will show up to house viewings (booked at inconvenient times- awful attitude when requested to change) in his swanky new Range Rover (complete with garish orange aftermarket trim) and complain about how he needs the money more than you- poor students! Insulting and cheap. Prospective renters, consider this my warning. If you must rent at one of Aston's properties, make sure you do a thorough inventory with pictures and videos of EVERYTHING- request a legitimate copy of their supposed pre-tenancy clean, do not let them mess you around. Even better, I'd personally recommend you stay well away; massive vermin (not talking about the agents and landlord ;)) boiler, lighting, water problems. You name it, these jokers will fail to get it fixed and still charge you for the privilege. At least the handyman's a nice guy, not that Aston will send him very often! Vile. Aston Properties, Richard Aston- you are disgusting, parasitic scum (in my opinion). Aston- you cannot sue for honest review presented clearly as opinion based on real life experience with supporting evidence. Maybe if you spent less time ripping students off and more time doing what you're supposed to, you'd be able to take the first steps towards adequacy and maybe even a real job. 0/10. read more

Had a house for a year with Aston for a year, terrible idea. When we first moved in the whole house was filthy there were burn marks on the carpet and beds were broken. we reported this to them before we originally moved in. upon moving out we barely recieved any of our deposit back, even though we left it in a better state than we found it. when we asked for itemised bill, we found lots of mistakes and the cleaning company they supposedly used didn't seem to exist when we were looking for them. The rent was very expensive for what the house was, as in other years we found plenty of cheaper and better options by looking around a bit more. They also arranged for our bathrooms to be re-done during the exam period and towards the end of our tenancy. To conclude i would advise anyone who is thinking about getting a property through Aston doesn't as there are so many better options. read more

I find the management and service at Aston properties most appalling and unbelievable in their disregard for the safety and welfare of student tenants who are paying excessive rents for substandard properties. Repairs reported are ignored and the more you pester the more the tenants are ignored. I thought the days of Victorian landlords had gone. read more

Despite the house being in almost adequate condition, the care that Aston Properties gives to it's tenants is appalling. We have been broken into (and robbed) twice in the last 10 days and although this is not the fault of Aston Properties directly, their response has been laughable. On both occasions when we phoned the "emergency number" so that we could make our house secure for the night, there was no immediate response and the second time, the phone was actually switched off so that they wouldn't have to deal with us. As well as this, in terms of any maintenance issues we have had, they have failed to come and fix it within reasonable time - this includes a mouldy kitchen floor with mud oozing out of the holes in the lino (it took them 4 months to fix this... just in time for viewings for next year...), a broken boiler that was leaking water and broken radiators (which they still haven't fixed). read more

Aston properties routinely ignore basic maintenance requests. Their are rats in our kitchen, and for the last 6 months they have not sent anyone to deal with this, despite multiple polite requests. They have refurbished the floor and fixed lights only for when they have house viewings, and have done the bare minimum to address the bad mould problem in our kitchen, bedrooms and bathroom. Their attitude stinks worse than the broken water drainage outside that overflows dirty shower water down our drive. It's unpleasant coming back to a gutter. Don't rent with them, the agency and it's employees do not care, this property is rotting and crumbling and they keep their high profits rather than renovate. read more

I am a student and rented a property from them from July 2010-July 2011 with 3 other friends. The property was in pretty bad condition when we moved in so we went to Aston properties office and explained what was wrong such as plaster falling off walls in living room, holes in kitchen floor etc. They just sort of fobbed us off by saying theres not much they can do about minor things like that. So we forgot about it and just put up with the (minor) defects. When we moved out, Aston wanted to take about £400 out of our combined £1200 Bonds to pay for damage to the property! We DID NOT damage any of the property, it was already damaged when we moved in! They charged us for the removal of 2 locks put on bedroom doors YET they also were already there when we moved in! Dont know whether we are gonna get out of paying them yet. I would advise against using Aston Properties as a letting agent. read more

We rented with Aston's for a couple of years and were very happy with them overall. They specialise in student houses around Headingley and Hyde Park and have some really great places to offer. The first year we had a 6-bed in central Headingley which was great for getting to Uni. The house we chose wasn't brand new but others we looked at were. They had a really good selection when we looked round and were very patient with us when we couldn't decide which house to choose. It was really nice not to have the 'hard sell' from them that some agents try. We hadn't had any problems with Aston's for the first year so decided to see them first when two of us were looking for our own place - so glad we did!! We found the most amazing flat on Broomfield Mews which had only recently been built. Everything inside was brand new and just perfect for us. Just like the house, it was one of their own places so maintained to a very high standard. We had a slight problem with the dishwasher that took a couple of days to sort out but this was down to the manufacturer's and not Aston's themselves. Because we were existing tenants, they transferred our deposits from the house to the flat which was great. If we'd signed anywhere else we would have had to pay a new bond so they saved us a fortune. The girls that left after the first year got all their money back too. Our second year with them went as smoothly as the first. I'm not living in Leeds as a student anymore but would happily rent with them again if ever I need a place in Leeds. read more

Aston seem to have a good range of properties in Headingley which is where I wanted to be. They showed us round on a cold winter night and although we were freezing the guy was very happy. Got taken to 4 properties and we chose one on the Estcourts. Sign up was quicker than others I have had to do and the move in was pretty quick. No problems over the year thankfully and got bond back pretty quick. Only advice is make sure you get the final bills in quickly so you get your bond back quick. read more
