Maintenance will address repairs immediately. The pool shuts down for one week during July due to algae, but they say it's glass. The assistance in the office, are unable to help most times and rely upon the manager to instruct them on what to say. That's annoying!!!! Overall, the grounds are beautiful. The amenities are nice. I am actually kind of shocked by these reviews. I lived here for several years and management was great. I believe a lot of these reviews are because they didn't follow rules and got in trouble, or they left their apartment a mess and got charged at move out. If you take care of your apartment and don't damage anything, you don't get charged. The Manager runs a tight ship and makes sure residents follow rules. I would rather a manager enforce rules then not enforce them at all. The team was great and addressed concerns promptly. They have 72 hours to complete work orders and 90% of the time they completed within 24 hours unless something had to be ordered in which they communicated that to me. I highly suggest to take these reviews with a grain of salt. People are quick to post negative reviews when they aren't getting their way. read more

Terrible management, who make up the rules as they go along. The management is rude, argumentative, and dismissive of their resident's concerns. They took our checks as payment for rent all year and then the last 2 months of our lease they decided that they can only accept cashier's checks or money order. There is tons of crime at this apartment complex, the security is a joke. If you have kids or care about your stuff being stolen, don't live here. People break into cars, steal packages off of front porches, and the management does nothing. Trash and dog poop all over the premises that no one cleans or picks up. Trash cans are often overflowing. The back gate is broken and doesn't open half of the time. The valet trash service does not show up half the time they are scheduled to come. I WISH I would've believed the bad reviews I read b4 moving into The Atria Apartments!!!! My gut told me the reviews were prob right but I regretfully did it any way. 1st just know that there is an apartment in my unit that is left unoccupied so that everything looks brand new AND they tell u that when ur apartment becomes available it's cleaned up, painted, carpets cleaned or replaced-everything will look new.... this is a lie! i had to have my carpets cleaned (which still didn't take out the pee stains that were in it) I had to clean the apartment b4 I would move in. The toilets were DISGUSTING, I had to clean them & replace the toilet seat lids, the cabinets were SO gross- there was dried liquid ?? running down the cabinets, the inside & outside hadn't been touched, stains in the carpet that looked like pee stains..WiFi didn't work...1 of 2 toilets wouldn't even flush, the bath tub had been covered in Epoxy paint & was coming off so every time I use that shower more paint comes off....I took numerous pictures & still have them in case I need to prove anything when I leave but from what I've been told from previous renters I'll b lucky to get my deposit back. Save urself a lot of trouble & frustration & ANYTHING the office staff ESPECIALLY the manager Whitney tells u-GET IN WRITING!!!! I can't express that enough!!!! The office staff, the communication & they're professionalism is A JOKE. The manager is unbelievably RUDE, she talks over you then if u ask to let u finish what ur saying she gets even more rude if thats possible. She must hate her job bcuz it def shows. I honestly don't know how she keeps her job. I've been a nurse for 32 yrs & have never spoken to my patients the way she has spoken to me. If I did I can't imagine that I wouldn't be terminated. I took the garage but couldn't really use it bcuz of how far away it was but they told me w/ a transfer fee of $150 I'd b on a list to get one in my unit... ($150 to transfer WHAT?!?! & even tho it was YOUR mistake?) months went by then I went to ask where I was on the list.. they AGAIN asked "Oh, u wanted to be on the list?" OMGosh how many times do I have to tell u I WANT A GARAGE IN MY UNIT?! Yes, put me on the list PLEASE!! More time goes by then my next door neighbor tells me they're moving so their 2 garages will b open & even tho they're in a different unit theyre both MUCH closer to me than the other one so I go & ask if I could transfer (from my EMPTY garage) to one of those 2 but was told u can't transfer from 1 unit to a diff garage in the same unit (even tho its much closer for me) then they give the new neighbor that moves in one of the garages & the other they give to a person who has a garage right by me who lives in THE SAME UNIT but wanted a garage on the front side of her unit instead of the backside. So I bring it up to management bcuz they just did what they told me they won't do. I wasn't using my garage at all so I decided to take the things out of storage & just put it in my garage then they send out fliers telling people they'll b inspecting & if ur using ur garage for anything but a vehicle you'll be charged a fine. I TRIED talking to the so-called manager about this & how it looks from my perspective & she lied saying that I said I wasn't paying a $150 transfer fee so I didn't want a diff garage. When I told her that wasn't true & that I've said all along I would pay it she said "How bout we just terminate ur lease?! I don't even know where to begin. Do not move here under any circumstance. The apartment is not worth what they're asking. Rental rates are volatile, poor maintenance, poor management, poor response time, and extortionate. There is nothing about this apartment complex that is worth the money. Security is horrendous and numerous units flood in the winter due to poor insulation and plumbing, pipes burst. I've had numerous items stolen from the mail, my car has been broken into, bullets were found in the parking lot, rowdy neighbors make noise late into the night and the office does nothing. Get married after paying a deposit, you'll be paying another full deposit amount for it. Leave a bag of trash out, get a punitive fee from the apartment. I reiterate, nothing about this place is worth it on any level. read more

So I use to love living here-so much that I resigned my lease even after the upper my rent 10%. Literally the same month of resigning my bathroom mirror just fell off. It took 4 days for someone to come and clean it and now it's been 3 weeks and it's still not replaced. I asked to talk to corporate and was told "I will not give you her number until the mirror is fixed" To top that off- now when I use my air fryer I can't use ANY other cooking tool (coffee maker) or the beaker blows. & lastly I now have 0 hot water. I moved out of Atria after three years because I decided to move to Galveston Texas to be near my daughter. I thought I would update my review since this can be as honest as possible with no thoughts of rent raising if I leave a bad review while leaving there! In my three years, I loved this apartment for the most part. The apartment itself was very nice and maintenance was kept up in a timely manner. It had some trouble during COVID, but who didn't. My rent only increased about $30 per year which is not bad. The pool was really nice. The staff were friendly. In fact, now that I'm in a Galveston apartment, I miss the friendly staff and maintenance. Definitely not that good here! My only complaints were two: the trash situation which they never did fix. Instead, they added Valet trash service which cost $25/month. However, even Valet trash was not always picked up and since I lived not far from the trash, I would have rather taken it myself and saved the $25/month. And the other complaint I have is picky but this is advertised as a "luxury" apartment. One of the reasons I loved this apartment from the beginning was the landscaping, but by the middle of 2nd year there, the shrubs began getting bagworms and dying. They never replaced them; only cut them back and left the dead wood showing. Not very pretty at all. I was really disappointed that they didn't keep up the landscaping. Had terrible experience with the manager, Whitney Brazeal. One of the rudest people I've ever had to deal with and I am in disbelief that a nicer apartment complex like Atria would have someone like her to represent the company. She was rude to me and my wife. Talking over us and refusing to give us her superior's contact information(even email address). Very unprofessional. One time we found a Milwaukee leaf blower and reported it to the office as any decent human would and she spoke to us in a way that was as if we stole it when we were the ones who immediately reached out to them about it. She spoke to us as criminals. There's been multiple instances where she's been extremely unpleasant to deal with. We were thinking about renewing our lease and decided against it because of her. We also had family members that were thinking of moving to Atria and we strongly advised them not to. When we were moving out, they said we had another mystery balance of $140. I had to call and find out the reason for this. They said that we were being charged $5 PER LIGHTBULB that was out. Then they said that they were charging us $40 for not returning our Cox modem that was originally picked up from a cox store by me. I then asked Whitney Brazeal if I could bring it back in the next couple of days and she said yes, and then I asked for the business hours for Friday, Saturday, and the following week. She proceeded to tell me the business hours and I told her I'll bring it back in the next couple of days. I had this conversation with her on Friday. My wife came to drop the Cox Modem back to Atria on Monday and spoke to the manager Whitney Brazeal while I was on speaker phone. Whitney proceeded and told her that it was too late and there's nothing that they could do and she's not going to waste time arguing with us. She said that I told her that I would bring it to her Friday before 6. This was a lie. If I told her that I would bring it to her Friday before 6, then why would I ask for the hours of operation for the next couple of days? She then stated she wasn't going to argue with us, and when we told her she was being rude to us, she told us to leave. We asked for her superior's contact information and she refused and said that my wife and I could email her herself rather than speak to her superior. Terrible experience. Not only that, I have an email from Cox themselves saying that I have 15 days to return the Cox Modem. When did I get that email? 4 days ago. Why is this woman lying to us, being rude to us, and making up her own rules? She claimed that Cox already charged them for it. It hasn't even been one week since I canceled the Cox internet. I seriously doubt that Cox somehow charged Atria already. Either way, she has no business being rude to my wife and I. read more

UPDATED: After eight months from my last review, I have heard from numerous neighbors about how their cars were broken into. My best friend's wife had her car broken into and my neighbor's girlfriend had her car broken into as well and they stole thousands of dollars worth of camera gear. There is zero security and for the price you pay that is ridiculous. My girlfriend was sitting in the apartment alone and had someone try to get in the door and wiggle the door knob. Also had the same thing happen to my neighbor as well. I've seen the cops come here as well - I know they can happen anywhere, but still. The complex does not seem as safe as advertised. Originally, I left a five star review on this apartment complex because I did enjoy living here, the staff was friendly, and it is in a good location in south Tulsa. I have decided to change my review to one star after the last few months. Every single month like clockwork when I get my bill it has been wrong and they have been overcharging us for things that we aren't using like a storage unit. Routinely I would go into the office and tell them that I need it taken off and the next month it would be snuck right back into my bill. Sure, it's just one trip to the office but over the course of a few months it's a lot of time. Another main complaint that I have is the way that they handle trash and I think it's something you should consider if you're planning on living here. There is one trash compactor for the entire apartment complex and the complex is pretty spacious. I feel badly for people that have to drive the trash across the complex in the back of their car or walk at 10 minutes to the compactor. For a complex that brags about "luxury," I wouldn't consider this falling into said category. My old apartment was a fraction of the cost and had trash service. Every single weekend trash piles up by the compactor, it smells, and there are flies everywhere so taking the trash out is not exactly a thing you're excited to do. I live close to the compactor and can't even have my deck door open because of the flies. Today, I came home and there was a letter on my door from Atria fining me $25 because I left a bag of trash out by my door....literally a single bag that was sitting for less than 24 hours. The letter that they enclosed said that they want to keep a clean apartment, but for someone that had lived here for the last year it seems like they are not following their own advice with the disgusting piles of trash that accumulate every single weekend. Also enclosed in the envelope was a picture of my door which I found incredibly insulting. So whoever came to my door took the picture with the purpose of fining me? Why not just knock on my door and ask for the trash to be taken down? I actually was creeped out opening the letter initially not knowing who it was from. Yes, the fine is only $25, but knowing what I have seen over the course of the last year and all of the trash, I just find it funny that they are willing to fine me for leaving one bag of trash out when there are hundreds left out every single weekend by the compactor. The compactor turns into a landfill with trash out to the parking lot, the concrete around it is stained and usually has food laying around it. There have been times where I have also had a walk through dog diarrhea from the third floor all the way down to ground level, called the office and nothing was done about it for over 24 hours. I had to call again to get it taken care of finally. Now THAT'S a complex that really cares about cleanliness...but hey if it involves something with fining the tenant they will pretend like they care. To me the $25 fee is not only hypocritical, but it's also taking advantage of the tenants who are already paying a premium price. When you're paying this much for an apartment (trust me they're not cheap) and that is the best solution for the trash and then the tenants get fined for setting it out by the door because they don't necessarily want to walk out to the disgusting trash compactor, then I would not exactly consider it luxury as advertised. Frustrating to say the least. UPDATE: Since fining me $25, I paid my statement as shown exactly that they sent in the mail and then the next day I had a note on my door saying that I was $25 short on my rent and now have said I am late. Lived there two months and couldn't wait to move out. A few of the management staff were caught snooping through all the tenants packages/mail. The very first day I moved in there was a lady yelling at the staff claiming that someone was stealing her packages. She stated that she knew it was the staff!! Fraternization and spying among the staff towards the tenants is apparently normal practice even though it's against Atrias policies. After being there for only two weeks I was asked by the manager if she could borrow $400.00 with the understanding that she would return the money the next time she got paid. Still waiting for my money. I caution anyone thinking about moving there. Go find another apartment complex. read more

I know that this may sound like a staff member would have written this review but I'm an actual tenant here since it was in the last stage of building; which would have been about a year and a half ago. First of all, I'll say that I love this place & have recommended this place. I'll address some of the issues that have been addressed in other reviews & tell you why I like this place Addressing the car break ins, ALL apartment complexes experience this problem. The emails also state to lock your cars (you wouldn't believe how many people don't do this!) & keep valuables out of your vehicle. Atria now has a Security service that runs from the time that Atria closes to when it opens. As far as I know of the ALL apartments have dead bolts. If they don't, they are more than willing to add on. It is standard practice in ALL apartment complexes that the staff have master keys. They are used in emergencies or make requested repairs when the tenant isn't home. During the time that I've been here, there hasn't been a change in the Maintenance staff which say a lot about them. If there had been any complains of dishonesty, theft or inappropriate behavior; they would be gone. I'm not sure about what has happened about the deposit problem; I know that we have a new manager. Scott B. it may be worth your while to contact them again. Why I like them: Yes, it's a new complex & there's been some "growing pains" with making corrections from the construction. They are quick to fix any problems when a tenant is the first occupant in that apartment or otherwise. I've found the staff to nice & friendly. The maintenance staff is outstanding. We have a Maintenance Tech & the Manager who live on site. If there is any problem off hours, it's taken care of immediately. I've had nothing but a positive experience here. The apartments are large, spacious & have high ceilings. The complex is spread out so you're not on top of each other. They have regular maintenance for the workout equipment in the exercise center. No broken equipment! There are TV screens with cable on each treadmill, bike & stair stepper. The pool area has 4 large gas barbecue grills, a salt water pool, & multiple lounge areas. I have a dog & while there is a dog park in the works, we have about 16 acres to walk our dog. There are Poo stations all over the property. Also, there's a hidden little secret about this place. It has a back gate which takes you right to the light on 91st. From there you can jump on 169 without any hassle that you experience on 81st & 71st! And... it's 95% occupancy! read more

dont ever pay an upfront deposit with this company unless you are 1000% sure you plan on living here because getting it back is like an act of congress. i asked for my deposit back on the 19th of may. they quoted me 10 business days because it is coming from there corporate office. it is now june 4 2016 and still havent gotten anything from them. when i called to check on it the lady said i should wait until the 15th of june before i call back. really?? its $200 give me my money back please!! if the roll was reversed and i owed them $200 for rent do you think they would wait this long for there money? probably not!! read more
