Theirs a realtor in this company that has crappy way of dining business, I've rented a property in vegas, the first two yrs with her husband then his B of a partner sent a text to let me know that the lease soon going to expire soon, so u can sign this easier I'm sending u a doc-sign, I said ok, so last yr I called the B to let them know we were going to sign another year, the B said give me a few weeks to send it through the Internet so that made it three weeks into the new contract year, so now it is 9-12-19 and the B sends a text sayin that ur rent will be increasing $100.00 and if you excepted this you need to sign the new lease, I asked the B you should've sent the text f---ing text on the at the end of f----king May for the renewal, the B's comment to me was I can charge u from the first of June if u want me to, or u can give me ur thirty day notice, in most common cases people just can pickup in thirty and f----king move, I hope the bank dose this to the B as well The B said that we have a talk with the owners, was that today, and if I had signed the new contract when the expired then this would be on here, such a shady Don't go here for ur rentals or purchase of property as they have loopholes for screwing over the Concern consumer read more

Sue, treated me as a child and never routinely discredits my problems, everything from bad refugee, bad oven, toilets not flushing and moving into an UNCLEAN filthy house. SO sorry I have to rent at this time. I am use to owning my own homes since 1990 and would never rent to anyone without it being in great excellent condition and being grateful for a good tenant who wants to keep things well maintained. Also as a renter now ITS UN BELIEVABLE to me that the renter is paying every utility including landscaping and sewer. Try to find an owner that does not have these as property managers. Oh My Gosh, where do I begin? Ralph and Edie are awesome! I live in California and wanted to purchase investment property in Las Vegas. I kind've found them by accident, but it was a happy accident. While visiting Las Vegas last summer, Ralph and Edie met with my husband and myself and we got some really good and helpful information from them regarding the real estate market, and how to go about purchasing a home from out of state. We kept in touch until I was serious about really looking for a place. The nice thing about them was that they weren't pushy at all. They didn't constantly send emails and pressure me to "buy now". I took my time and they were gracious and professional. I dealt mostly with Edie through emails and occasional phone calls. She did a great job of finding a lot of properties. She also listened to what I wanted and made sure that the properties met my very picky standards. She was on top of calling other agents and going to see properties for me. She texted me and sent videos of each property in real time, so that I could see what she saw. Her and Ralph were honest when telling me about each property. I knew they just weren't after a quick sale. They truly wanted the best for me, and put my interests above even their own. The awesome thing is I thought I was just going to work with Edie, but Ralph was involved every step of the way too. It's like I got two for the price of one! We ended up purchasing a nice home, sight unseen. I trusted Ralph and Edie and they sure came through for me. I cannot recommend them enough! read more

I feel it's my duty to warn the public about this property "management" company. I don't care how nice a residence is or how good a deal seems, I WOULDN'T LEASE A DOGHOUSE FOR FREE FROM ANYONE IF I LEARNED THAT AWARD WAS MANAGING THE PROPERTY. Three weeks ago, my girlfriend moved into an apartment managed by Award Realty. I cosigned her lease and the process of actually filling out the documents was pleasant and Robert (our contact) was very helpful and quick to answer any questions we had. Par for the course stuff. A few days later, just before my girl moved in, I did a quick walk-through of the residence and noticed 2 problems: The sliding glass door was completely inoperable and the toilet in the hallway was running 247. I texted Robert and he quickly texted back and had a handyman call me. Nice. Not so bad right? Wait for it... The next day I met the handyman early in the morning and he spent the next 3.5 (!) hours trying to get the door to work but was not able to, at least not fully. The slider now opens, but only shuts about 50% of the time, and when it does shut it's as a result of a tremendous amount of force being applied due to the rollers and the door itself just being completely shot. The handyman said he would order the parts and call me the next week (last week). The handyman didn't call me. I called the handyman. No answer. I texted Robert. Twice. Nothing. I called and left a message on his phone. Twice. No reply. I called the office and spoke with "Matt" who said he would have Robert call me. He did not. This single-person game of phone tag didn't occur over 24 hours or anything unreasonable. It happened over a week. Today my girlfriend called Robert and - surprise - he didn't pick up. She called the office and spoke with Nicole. Nicole said that she would call me. She has not. So we have a toilet we can't use and an *exterior* door that won't shut. We have reached out to the company through every reasonable avenue and they have been completely unresponsive. So here we are not even a month into her residing in this place and I'm being forced to put on my amateur attorney hat and look up tenants' rights laws. I've heard of companies like this but have not experienced one first-hand until now. I didn't want to immediately tattle to Yelp, but I don't have a choice now. Please do yourself a favor and look elsewhere when it comes to property management or any sort of real estate deal. I award Award Realty with first prize for best suburban slumlord. read more

I manage a company that purchased a multi family building in Las Vegas. Nicole Keely at Award Realty was managing the building at the time. Through our escrow transaction we discovered that 1 of the units were sub-leasing she did nothing about it. I even questioned the situation with no clear response. I decided to hire another property management company since Award Realty didn't meet our standards. At the end of escrow, the transition was mishandled and Nicole sent a change of management letter with my personal information to all the tenants, It's troubling because Nicole was aware that there were problems and there would be potential evictions. I think her actions were completely unprofessional in my opinion. I would not recommend their services. read more

Same complaints as everyone else. Really disappointed with the amount of time it takes to get any repairs done. We've had a smoke detector that is impossible to get to without the tallest extension ladder chirping at all hours of the night. It has been a week now and I am sitting here waiting for another "handyman" to show up. We have had several problems in the house and some have never been fixed because we just gave up. We pay a hefty amount of rent for this house. We would move but just too expensive as we are saving up to buy a house in two years. Ron, the handyman is completely useless and he really doesn't give a shit. We have even had water issues from a leaky roof that have never been fixed on the inside. Robert and Nicole are always friendly but unfortunately they never follow up and rarely return a phone call. Still waiting for that repair guy.... read more

&/13/16. Tried to purchase at Palms Place. The unit had many defects. Trying to get a list of needed repairs was exhausting. Then repairs were to be made AFTER CLOSING?? What!! Then broker was putting up one months rent?? Then repairs were made but we never received written verification. The Agent wrote us that " all repairs have been made". Just like a note from mommy. No proof+no repairs. Then the down payment goes from 25-40% a week before closing of escrow (9/7/16). Then back to 25% with new financier? I've heard of bait and switch but never experienced it. Now the Nevada Consumer Fraud Protection Bureau states it cannot locate the finance company , Noble Home Loans. The people at Award realty assured me that Noble was the best company to close this loan. I would not trust any of them read more

Our experience with Sue was a nightmare. We leased a house for one year with them. They took weeks to fix minor things that were wrong with the house when we moved in, and some things we ended up just fixing ourselves since they didn't. Sue treated us like untrustworthy children. They charged us when we moved out for things that were present when we moved in. She never did any walk throughs with us, at move in or when we moved out. Tried to claim we were lying about things, like how many keys and garage door openers we had, until we showed her the paperwork proving otherwise. We're just glad to be done with them now. read more

So many things wrong with this place, starting with a woman named Sue. Our property manager that always says, "I'll take care of it tomorrow." Well, tomorrow never comes. She actually had the gall the tell us that we shouldn't be worried when they found mold at our property. Problem, after problem, after problem, which never seems to be addressed.
