I needed Mold/Asbestos mediation and was about to sign a contract with Aztec Construction. In the contract draft they stated: " This Agreement is entered into as of December 27, 2021 by and between Stefanie W. (Owner) and Aztec Construction... This Agreement has been negotiated by Scott Birondo, project manager for Contractor. However, there has not been an agreement negotiated by me with Aztec Construction and Scott Briondo; I only sent Questions to Aztec Construction by E-mail before making a phone call concerning my questions to make the right decision when signing the Aztec Contract. During my subsequent phone call, my questions were never answered - entailing "Negotiation Failure". I was told by two employees at Aztec that they are not answering my questions. When I asked "why", the answer was, "because you want us to change the text which is construed in accordance with the laws of the State of California." Aztec refuses to contract with you." Their refusal to answer my questions, especially regarding their "Change Order Fee(s) of $200.00" gave me the impression of change order fees as a "profit center". They could have answered my questions and leave it up to me if I want to/or not contract with Aztec Construction due to overall exorbitant pricing in relation to the latter. However, nowhere in my questions did I ask to change the text, instead, I pointed out a mistake regarding source of water leakage (they could have checked with their Program Manager who discussed the Leakage Source with me, and corrected the text); in addition, making suggestions of word choice regarding certain sections was necessary for the contract to reflect my situation which required situational thinking. As I understand it, their contract was a draft at the time-being. In addition, 10 Change Order Rules state: "One commonality among all of the re-modelers that were interviewed is their emphasis on constant communication. Prior to the start of work, good communication helps to set expectations. Once the job is under way, it heads off misunderstandings and confrontations." In my case, communication, communication would have prevented the communication break-down which turned out to be a loss for the Aztec Construction business. What these two employees failed to realize is this: "Not using Feed Back during communication promotes one's perception to be Subjective, not Objective. Reflecting on their communication consisting of, "not answering my questions, rationalizing their behavior by falsely blaming me for text changes, and defending Aztec Construction's contract text to be construed in accordance with the laws of the State of California," made me realize it was defensive behavior. In addition, their pronounced and authoritative tone of voice was very unpleasant and emotionally upsetting - entailing increased heart palpitations and high blood pressure. When experiencing the physical discomfort during the telephone communication, I instantly knew that it was Verbal Abuse. (The meaning of Verbal abuse involves some sort of verbal interaction that causes a person emotional harm, and often prompting them to question who they are. It is a way for a person to control and maintain power over another person. In fact, it is not uncommon for a victim of verbal abuse to feel inadequate, stupid, and worthless. In case of older persons, Elder abuse is a wobbler offense, meaning it can be charged as a misdemeanor or a felony, and is punishable by up to 4 years of jail or prison. Sep 6, 2021. Penal Code 368 PC defines the California crime of elder abuse as inflicting physical or emotional abuse, neglect, or financial exploitation upon a victim who is 65 years of age or older...) According to Social Scientists, defensive behavior is reciprocal and tends to escalate, thus, leading to communication break down which should be avoided at all times. These two employees of Aztec Construction didn't give me a chance to negotiate, i.e., find a way over or through an obstacle or difficult path. Based on my communication experience with them, I recognized that, "they seemed to be 'Peter Principled / On a level of respective incompetence' regarding their communication intellect." To top it all off, they could have spared me the unpleasant and time consuming experience by stating that Aztec Constructions does not do Asbestos Abatement, thus for me to get a company that does both.

2 feet or less from the foundation wall of the grey house.

Aztec Construction, and its owner, Scott Birondo, have done many beneficial projects in this community, unfortunately, not for me or my property! In January 2020, I entered into a mutually agreed upon settlement agreement with Mr. Birondo for the construction of a very significant retaining wall. Mr. Birondo owns the property adjacent to mine and the retaining wall should exist between our properties. Basically, an intact retaining wall would serve as a property line. In 2020, Mr. Birondo received a large payout from my homeowners' insurance company toward the construction of the retaining wall. In a deceptive manner, Mr. Birondo also named a different LLC (North River Properties) in the settlement agreement, not Aztec Construction, which appears to have little to no assets. Quite likely, this intentional and calculated name change was a business tactic deemed the "Texas Two-step".... As clearly stated in our settlement agreement, the timeline for completion of the retaining wall was 18 months from January 2020. Since the demolition of the existing wall occurred last fall, my 80-year-old home has a completely exposed and a small cliff along one whole side. The property line was only 6-8 feet away to begin with, however, with the exceptional precipitation and consequent erosion of last winter, there is only 2 feet of dirt from the foundation wall of my home. I can certainly admire a cunning business mind, but this level of negligence, flanked with pure dishonesty and sheer greed cannot go ignored. From the looks of several other recent reviews, I am not alone in my horrific experience with Mr. Birondo. All I can say is, "Shame on you!"

This is their "onsite waiver" which is an ambiguous title, at best. The majority of the form is about fees and mechanics liens, etc.

Small kitchen and dining area (approx. 207 sq.ft. all together) remodel = 6 month, 8 day…read more In May I had water damage in my kitchen. NorCAL's owner, Owner F recommended that I replace the entire houses flooring. I said no and am happy I did. Dealing with owner M and owner F was frustrating which is strange because they had great reviews. Turns out those reviews are from the previous owner. That should not be allowed. I felt as if I had to manage my own project. Anytime I would ask about when something would get started or completed, I was met with "its day by day, I can't tell you any of that, this is just how it goes". Or I would get no text back at all. Their communication and planning are weak. First I signed the contract and fully designed everything myself. I sent item numbers and where to get the products. I only asked if we were on budget. Everything was torn out by a different company in June. NorCal did not start the rebuild for a long time. The house just sat there. I moved out mid May. NorCal's Owner M said that it would be done October 3. In the beginning of NorCal starting, there were 11 no show days where I was told workers would be coming. I felt like the project was going nowhere and when I asked what was going on I received excuses. They had literally missed more work days than they had come to. To make things worse, I noticed a rodent issue due to the demo it allowed critters in (this was not their fault) I paid a good amount of money to seal up my house and make sure the mouse situation was resolved. I also asked owner F to make sure that while they worked, that no one gave rodents the opportunity to get back in. Due to mismeasurement Owner F told me that we would have to replace and downsize my door that goes from my kitchen to my garage and that I would need to pay out of pocket, not my insurance. This was not part of the plan. After some research I realized that making the door 2 inches smaller would have been in violation of CA code. A NorCal employee came to do the door and left the job with the door completely off the hinges. I went to my home to find this and I had to use trash bags and duct tape to seal it off myself. After the no shows, poor communication, mismeasurement, adding the door, very little work getting done after 4 months and leaving the door open, I wanted out of my contract. I made my first complaint to Owner F . He told me it is their legal right to "show up once every 90 days" to avoid contract abandonment. I felt as if I was being held hostage. Watch out for the contract with no start or end date. It ONLY protects them. NOT YOU. Lesson learned, but also unprofessional of him. This kind of behavior doesn't inspire trust. Owner F seems to have a way of speaking to people as if he is in a place of power and he REALLY enjoys it. If you have a complaint, too bad....and let me tell you what part of the contract says we have you by the balls...... is the overall vibe. Work started, then came to a standstill: Owner M explicitly told me that no work could go further until the countertops were in and another company was in charge of that, so we were waiting on them. Shortly after, I started getting emails from Lowes about paying the remaining amount for the countertops. I called the company that was to cut and install. Turns out the countertops were not paid for and materials were never even sent from Lowes to the folks who cut and install them as Owner M stated. The countertop company said that all of her emails and calls to NorCal went unanswered. Owner M said that Lowes told him that they would send the materials and get them installed, then he would pay after. The countertop company told me that Lowes would never do that. I had been asking for a door knob for weeks to go out and do laundry. I was met with no response. Every time they did something, it was half way done, then it just sat unfinished for days. This set back the completion date for my home getting done and was totally avoidable. My Significant other finally decided that he needed to get involved after hearing a very rude conversation on speaker with Owner F and knowing that owner M was giving me the run around with the countertops and door knob. He went to their shop and had a chat with owner M. Owner F was not there. My S.O. said it was all excuses and getting ridiculous, if they couldn't do the job then they should have let me find someone else who could. After he left their shop, I received a text from owner F stating that if my S.O. ever comes to their shop or speaks to any of their employees, he will get a restraining order. This was the last straw for me. Owner F 's response was an overreaction intended to intimidate us rather than take any responsibility for their poor service and lack of communication. There were more issues but I think you get the point. Construction is stressful no matter what but this was so much worse than I had imagined. Be sure to look at your contract.

While the issue, thankfully, was not as serious as I had thought and feared, Carl was thorough, thoughtful and respectful. Being an older single woman seems to present some people, especially "servicemen", with the opportunity to speak to me and treat me as if I am an idiot and assume they can take advantage. This was certainly not the case with Carl. He made helpful suggestions for how I could follow-up with a different type of service and left me with useful information. While my issue did not require the scope of work done by Chronic, I would definitely reach out to them in the future if I ever did need their services.

That company (Serv Pro) did such a great job in all aspects that my wife and I wanted to stick with them for the rest of the work. Our insurance agent really pushed for CRBR, vouched for their work, and so, we agreed to go with these guys. We've regretted that decision ever since and today, we're looking at a nightmare of a situation. 1) We had LVP installed in our home and it is failing at random throughout the home in all trafficked areas due to not prepping the subfloor and using the wrong materials (corrugated cardboard) when they attempted to level the subfloor in various areas, rather than what the industry standard would call for, a "self leveling medium." The project manager Kip was well aware of the floor not being level and the agreed fix beforehand was self leveling medium where needed. We spoke about this before the job, during the job, before 3 attempted fixes and after they thought they were finished, yet the floor was cracking randomly throughout our home due to CRBR not following through. 2) CRBR failed to seal up the moisture barrier under our home after explaining to them on multiple occasions (once with the branch manager present) that my agent was willing to approve more if they had missed the full scope of damage in the first estimate. Unfortunately, the Project manager Kip became argumentative, dismissive, and unwilling to resubmit anything new to my insurance agent who remains open and willing to approve such. 3) We have now have had 3 local licensed flooring contractors independently come to look at the scope of failure we're looking at here. The solid consensus is that we're looking at the floor failing at varying random levels throughout the home because CRBR did not prep the subfloor at all & used improper medium to level it in (at least what we saw in the kitchen- corrugated cardboard scraps from LVP boxes). CRBR has had 3 attempts at fixing these issues before the job is anywhere near complete and each time they did not fix the issues but only made them worse; or in the best case, did not address the problems altogether. Luckily, my wife and I were present daily to catch a glimpse of the subpar and neglective practices CRBR put to use...If not, we would likely be thinking our home was the problem instead. So, all considered, I would not recommend this company to anyone, especially if you do not have an independent inspector to hold them to industry standards / oversee the work. 90% of this work will need to be redone. It is obvious we are looking at numerous breaches of contract pertaining to the use of "proper material" and "good workmanship." At this point, it would be in their interest to start offering a full reimbursement and bow out like they were never here. See videos for the flooring quality they have had 3 failed attempts at fixing. https://youtube.com/shorts/WheRyY97jjU https://youtube.com/shorts/NkusBr8rW1s Attached pictures are examples of missing insulation and sliced moisture barrier...this failure to address was only discovered in attempted repair #2 to LVP where they lifted up a piece of subfloor in the kitchen only to expose that corrugated cardboard was being used to level the subfloor and that they never sealed the underbelly moisture barrier. That work should have been done nearly 2 months ago and has been paid for.
