Sellers and Buyers Beware! Kevin showed us a house that we ended up buying, and that was the last time we saw him. Absolutely no representation throughout the home buying process. He was not present when the home inspector was doing his inspection. He was not present for Final Inspection. He wasn't even present when escrow closed and we went to pick up the keys at his office. During the home inspection process, there was an issue that needed to be fix. water damage in the wash room. The contractors they hired had to replace cabinets and the counter top. When I saw the photos of the new cabinets, I called Kevin and his assistant Cindy and left messages for them to call me back. they never did. when my father had Cindy on the phone, She said the contractors said that was the closes they could find to match the other cabinets. Well Folks little do they know I use to be a Manager for The Home Depot and Lowes Home Improvement, I Knew they could find matching cabinets right off the shelf in the store. No special order needed. My father asked Cindy to ask the contractors where did they purchase the new cabinets so we can purchase the same cabinets so the entire wash room can match. We got no response from either Cindy or Kevin, or the contractors. When we saw the wash room at final Inspection Kevin was not present, instead he sent his son to the final inspection. I bet it was to avoid getting yelled at for letting the contractors do what they did. The contractors did a horrible install, no base board at the bottom, they damaged the vinyl floor around it, and they didn't even bolt the cabinets into studs. so these cabinets can fall right off the wall. Not to mention the black mold that was found in the bathroom which they did not disclose with the mold report that the home inspector requested. Now we have to put out more money to remodel a wash room that we shouldn't had to do, and we have to call out a mold specialist to treat the mold in the bathroom which is going to have to be totally remodeled. Kevin's response to my folks when they went back to his office to demand to get the mold report. after they told him there grievances about the issues on the house. His response is put it on the market I will sell it. Well Kevin if we were to sell this house you definitely won't be selling it. In fact I won't recommend your services to anyone. read more

Last week, I attempted to call a couple real estate agents in Laughlin concerning an issue with either selling or renting a property I owned. Prior, I went online and went to a couple sites getting phone numbers and researching their services. Some you had to log in to see anything or fill out a questionnaire to get a response. I then called a few including River City Realty several times, which seemed like a professional service. After 3-4 attempts over several days, all I could get from a couple of the companies was a recording. Four separate calls to River City were met with recordings over several regular work days. I then saw Kevin Barbarita"s site and decided to give it a call. The first call was answered immediately by a helpful female who transferred me to Kevin Barbarita. He was more than helpful and answered every question and more. I learned a lot. In the future that would be the guy I would use for my real estate needs. I was referred to Kevin Barbarita by one of his previous clients so I gave him a call about a home I was interested in. I live out of state but I was eager to put an offer on the home without seeing it in person. Kevin advised me that he would be happy to write up the offer but pointed out some features of the home that looked a little deceiving from the listing photos. I appreciated his honesty and being upfront with me where he could have just wrote the offer and let me find out for myself. So I held off on that home and inquired with him about another one. He gave me the run down on this home as well and advised me it was a nice community and would be inline with what I was searching for. So he wrote up the offer and was diligent throughout the whole process. Seller Beware - Laughlin Nevada Realtor Kevin Barbarita abuses his clients verbally Kevin Barbarita, Real Estate Owner and Agent operates a business in Laughlin, Nevada and lives in Las Vegas. Go figure. When my husband's mother passed away, we opted to sell her house in Laughlin. We should have listened to the first warning sign when Kevin (the hired agent) encouraged us to take an offer well under $40,000 the list price and comps. Second red flag...he had his front office receptionist take all his phone messages and emails that never seemed to reach him and punted us off onto another realtor who worked in his office. Between the three of them no one knew what the right or left hand was doing. During escrow Kevin crossed the line with us when we as clients had to engage and help the sale of the house proceed. Kevin called on a Saturday concerned title wasn't clear yet for an outstanding death certificate. He had me call the title company on Monday to keep the process going. I later called Kevin to let him know when the buyers were signing paperwork. Isn't that his job? He was completely unaware the sellers agreed to come in Monday morning to sign title, though title was not clear yet. He got defensive and condescending telling me to stop worrying, there is nothing to worry about, let him do his job, this is his job - not mine, and that the other agent Randy knew what was going on. He then went for round 2 and told me to stop micromanaging his business when I became concerned his office staff didn't know what was going on. Round 3, Kevin expressed anger. He said not so nicely, I was being over controlling and to let my over controlling tendencies go. (Who does this guy think he is?) I told him he is on the verge of getting fired due to the way he was speaking to me and for his unprofessional behavior. He said he would sue us if we tried and wasn't afraid of me, wishing I were in his office in front of him right now. From then on, I could not get a word in edgewise. He was loud and spoke over me, would not let me comment or express my concerns. All I could do was say...."wow". Then I hung up on him. Ten minutes later he called back. I did not answer. The voice message he left was to my husband sweet as pie trying to smooth things over. Kevin can argue there are two sides to every story, but the fact of the matter is...the words that came out of his mouth should have never been spoken. He breached client trust and became unethical at this point. He is in the business to help people and he was anything but helpful; only busy putting clients in their place when he felt threatened and came to the realization he got busted for not doing his job. I made an offer on a home and paid for the inspection and appraisal. the house failed the property inspection by Clark County, changes were ordered that the backyard buildings be removed. I wanted the backyard extras and the owner wasn't willing to sell for less, anyway two weeks later the house is on the market for the same money and advertised with the same backyard buildings (I don't know if they are down or not) false advertising! read more

House was absolutely unpresentable but the price did not reflect its conditions ( super cluttered ) He answered all my questions and did ALL the work for 1/2 of what he should have been paid in commissions Other real estate listing broker could have been on Mars. Worst rental/property management ever. First of all the kitchen floor had a huge rip in the vinyl and the agreement of me signing the lease was it was to be fixed before I moved in along with the refrigerator being replaced since it was broken. The refrigerator was replaced with and old used one that makes a humming noise on and off, the kitchens floor was not fixed until 9 months after I moved in. Last week our ac unit went out because it was so old and not being services regularly. It took them 5 days to have it fixed. Mind u I have an infant in the home and at the coolest I could get it with fans and windows open was 92 degrees. We had to stay in a hotel for 5 days until the crackheads (no lie, my mom knew one of the ladies) running the property management could get their shit together and have our air fixed. They are so unprofessional and uneducated. We had to call everyday to get updates until it was handled we had to even talk to re owner kevin ( that really didn't do anything positive either) to get Shannon (crackhead) to call us and tell us how it was going to take even longer for anything to happen. Since I had to pay for a week in a hotel my rent was 3 days late ( oh and when I signed a lease my due date was the 5th, they decide to change it to the 10th) on the third day of not paying the sheriff shows up but we aren't home so we get a note on the door demanding payment or eviction. I called this realty company to talk about making an offer on a short sale listing they had. The realtor who I talked to had no idea how short sales work and after I had to explain to him that when you make an offer on a short sale the buyer is not required to put ernest funds into escrow until bank give approval of the sale. The reason I had to explain that to him was to try and make him understand my strategy of locking down a short sale and while waiting for banks approval the buyer can still look for other deals and can walk away with no risk. That is common practice with investors. I also tried to explain to him it's always good to submit bids from contractors to the bank showing how much it would cost to bring the property back to market value. That helps motivate the bank into accepting the offer and also helps show the property is less then the comps the banks will pull. Anyway this idiot hung up on me because he was embarrassed on how little knowledge he had in his own industry. Called back to speak to his partner "Kevin" and Kevin agreed his partner was not very knowledgeable in being a realtor. I asked Kevin to email me or call me back so we could possibly do a deal and to his loss he never did. Don't waist your time with these clowns! read more
