My rental condo became vacant and my husband used to handle everything but he is gone so I knew I didn't want to manage it after going through a 4 month renovation I hired Beach Cities. The unit was rented in less than a week. It was so easy Leslie took care of photos and listing. Then Fernando took over managing the unit and working with the new tenant. It's so easy the rent is via electronic transfer and when any maintenance is needed the tenant call Beach Cities and they handle the coordination unless it's a high cost issue then I'm contacted. It makes owning a rental property not a hassle and I was going to sell now I'm generating revenue with no hassle. We went to view a house for rent and we were interested regardless if the poor condition. We figured the price matched the quality and were willing to make our own repairs and were very easy to work with. The agent didn't meet us physically but instead wanted to do a zoom call. We expressed interest and stated we would submit application when we got home. Five minutes later we got an automated email saying the listing was removed. We text and emailed and no response. It still allowed us to submit an application after the listing closed. We obviously did not submit one without getting clarification first. This was such a disappointment and I feel they already had rented or sold the spot without telling us before wasting our time. Something doesn't feel right about how everything occurred and I would never try to rent or buy through them again. * ATTENTION ALL PROPERTY OWNERS & POTENTIAL RENTERS* I would first like to start off by saying I would not use Beach Cities as a management Company, or rent any complex where they are the managers if you can ever avoid it. Dealing with them has sincerely been one of the worst experiences of my life. I'm also not sure if you should believe the positive reviews, as my roommate and I have been asked to write them positive reviews on yelp and Google during our stay to increase their overall rating. They are currently being reported to the following entities: (i) California Department of Fair Employment and Housing (ii) Local Tenant Association (iii) The State of California Department of Consumer Affairs (iv) The U.S. Department of Housing and Urban Development I am only writing this to protect other individuals from the miserable and traumatic experiences which begin from our first day moving. (i) Inhabitable Living Standards: * Feces & Urine on Floor: Their plumbing vendor left feces and urine on our KITCHEN floor for over 24 hours after their plumbers botched our downstairs toilet and kitchen sink (photos attached) * No Water: We had no running water the first day that we moved in * Cold Showers for Days: A week after moving in we were forced to take cold showers as nobody replied to us regarding a broken water heater for days. We had to reach out to the property owner just to get a response for the property management company * No Air Filters: Beach Cities never put air filters in our living quarters until a vendor came to replace them and realized we never have them. We live right by the ports, where the AQI is some of the worst in Los Angeles county during the middle of a pandemic where I worked from home * Homelessness & Crime: They refused to allow us to setup cameras as homeless people continuously trespass on our property, including peeing and pooping on our doorstep (ii) False Advertising and accountability as we were promised the following: * $1200 off of the first month's rent (implemented a year later after they found out we were suing) * A refrigerator (Never came, had to pay $800 out of pocket for a new one) * Washer & Dryer (Dryer has never worked after two years, and we were told it wasn't supposed to be in advertisement) * We were told that we could have a firepit on the roof by property management. Not true, the owner kindly asked us to remove it shortly after buying it. We reached out to Beach Cities and practically received no response. They took no responsibility for their inaccurate communication. We wasted our money and weren't even offered an apology. (iii) Price Discrimination: * People in our complex are charged $20 to have their garage door openers reprogrammed, we have been routinely charged $120. Not sure if it's because of our ethnicity, age, or lack of relationship with management. If you find yourself as part of a diverse minority, would stay away if you want fair treatment. I would never expect such treatment in LONG BEACH!! (iv) The final straw: * A Beach Cities vendor botched a plumbing job which led to feces and urine being all over our kitchen floor as mentioned before. This happened as a result of work they had done the previous week. The vendor tells me, and Beach Cities confirms in writing that it was the Vendor's mistake. Once I sent them language in the lease agreement that showed that we were not at fault, they changed their story and tried charging us $500 for the plumbing mistake their vendor made, plus $120 cleaning fees for the pee, poop, and sewer that their plumbing vendor left behind!!! They only offered to remove the charge after they saw this review -__- Read the negative reviews, there is a trend. The positive reviews are requested, I promise. If you're a renter, stay away unless you want your kitchen smelling like a sewer for weeks and enjoy cold shower before your long commute into work. Extremely unethical. They won't show properties unless you pay the fee and apply first - with no guarantee you'll get the property. I called to get more information on a couple properties and they won't even answer questions, just push you to apply. They are also NOT disability friendly. DON'T WASTE YOUR TIME AND MONEY We were the first people to view the unit and applied the same day. When calling to check to make sure they received our application we were told that someone already applied ahead of us, but did not view the unit. Stated in the rules you have to view the unit 48 hours after you apply. Anyway, They decided to look through that applicants application first. after about a week, we received an email stating that they did our background checks after those background checks another week later we haven't heard anything from them. I decided to give them a call. Solumae stated " Good afternoon, it looks like unfortunately there has been no rental verifications received from either you We are still waiting for them. If we are unable to receive any for the total of 5 years we will not be able to move forward with the application. Thank you, Solumae, Beach Cities Management Inc." which I'm glad I reached out to find out what was going on and what was taking so long I was able to get her in contact with our references because the emails that they tried to reach out to Were not valid because they didn't do their research properly. I asked her was there anything else that she needed or that I need to verify all she stated to me was the references then two days later I get an email saying that I was denied because of [X] Insufficient Verified Income When I spoke with Solumae asked her was there anything else that was needed? Nothing of income was stated. When I spoke with another woman that was in charge of the unit as well she told me that she needed official documents of my second income source to be able to make the full amount of rent, but because they denied me and moved onto the next candidates. There's really nothing that they can do. She said it to me multiple times on the phone that they do a thorough search to make sure they get all the information that they need which is a lie Because if I did not reach out as many times, as I did to make sure they received all the documents that they had need then things will be different. If you guys are understaffed and can't handle the amount of clients that you have just say that this was completely unprofessional and a waste of our 90$. I would not recommend working with Beach Cities Management if you are a first-time landlord. The process in between tenants was expensive and provided poor property mgt. service. In addition, the company tends to favor the tenants on any repairs as well as regarding refunding the deposit even when repairs required were beyond normal wear. Things I learned - Renters they attract only stay within the 1-year contract period. It appeared very rare for Beach city renters to stay long term or beyond that so ensure you budget accordingly. - Every time a renter leaves, Beach cities does not visit the property to review damage and repairs needed but rather hires a third party to do inspections and estimates. Therefore, tenants are allowed to leave lots of trash anywhere and damages requiring repairs without Beach Cities visiting and recommending the amount of deposit to hold back from tenants to pay for trash and damage. Instead, the third-party handyman vendor will propose a long list of ALL damages and paint they see (but most not needed, i.e. paint ceiling) which on average cost about $5,000. $5,000 every year in between tenants in not feasible to breakeven on a rental property. As an owner I was required to visit the house and see what repairs were required as well as which repairs the prior tenants should pay for out of deposit. A property owner should not have to be this hands on for rental properties unless they are OK with paying $5,000. - In my experience, there was no sense of urgency to get the house repaired/painted and put back on the market for rental. I would budget at least one month of the year where no rental income is received. - The handyman repairs while tenant is living there are expensive based on the vendors they use. - Disrespect of property during vacancy: The Beach Cities property mgt. vendor companies would leave the back door unlocked every time someone visited. - On the positive side: Once the property had a tenant contract, I never had an issue getting paid on time. read more

Looking for a property manager is hard. After meeting with a few companies we decided to go with Beach Cities Management. What we liked about Beach Cities Management is that they were responsive, gave us a good first impression, and made us feel like more than just another door. But after that it has been a little bit rocky. I was provided estimates for getting our property rent ready. Leslie was working with me on this at first. Some of the items we decided to handle ourselves. I appreciated that she understood we wanted to save some money and would handle some of the easy things. Then we added additional work which I got the quote for as well to get it done. I should have insisted on having an updated estimate sent to me because now there's a discrepancy. But I did want to get the house rented quickly so I calculated how much I owed and deposited the exact amount needed. As for the estimates, they were reasonably priced but some of the work done could of been done with a little more care (mainly painting/patching, and cleaning). I brought this up to Leslie, sent her photos, and they addressed it. Not sure if I would of received photo updates after work was done otherwise, but since I'm still local, we checked on the house after each phase of prepping it for rent. Now after a little over a month has passed, after not hearing anything from the company, I had to reach out to Mary (who is actually in charge of our property) to see a monthly statement. This is how a couple discrepancies showed up. I brought it to their attention and they were about to fix one (duplicate management charge). After a few emails back and forth, the last discrepancy I found, they said it was for the additional work. Which is strange because it doesn't even match what was quoted anyway. Kind of frustrating. Ugh. Because it's a small amount, and I should have insisted on that updated estimate early on, I guess I'll consider it a lesson learned. Also in hindsight, I maybe should of asked for photos to be taken while the home was empty, updated, and clean for the next time we would need to find another tenant quickly. On a more positive note, they are reasonably priced for a property management company and were able to get our home rented quickly. Hopefully I'll get my statements monthly as expected and the tenants stick around and take care of the house. read more
