We experienced two issues at our cottage (bugs and pool water level) and they were taken care of posthaste with a smile. These people are the best! We have been vacationing on the Outer Banks for 50 years and have been renting through Beach Realty the past three -- we will not deal with any other company . . . This year we stayed at Beach Road Cottage in KDH. Five stars, as well. Accommodations were clean and comfortable. The property was steps to the beach and close to restaurants (walk to Goombays Grille & Raw Bar) and attractions. As noted above, a couple of issues were taken care of quickly and professionally. I wrote a review for Beach Realty, per their request, on Aug. 5, 2026. They have never responded. Clearly they don't care. So decided I'd try to help someone else and tell them AVOID BEACH REALTY LIKE THE PLAGUE!! We rented American Dream. More like American Nightmare! Fool me once, shame on you. Fool me twice, shame on me!! In 2024, 2 of the 3 heat pumps were completely out when we arrived for our week. 90+ degree weather. Management installed temporary window units which were hideous. Several other maintenance items were a disaster. Management promised to repair and offered a discount for 2025. We went back. Second year was much improved. We like the house - lots of room for the family to spread out. Location is super convenient. Kids love the pool. So we decided to go back for summer 2026. When first we reached the 3rd floor it was very hot - the AC was out!!!! I called and it was repaired by 8 pm, but really! AGAIN!!?? Don't they pay any attention to the property and what's working or not?? On Monday morning when we opened the dishwasher, we discovered the bottom was full of gross water. It was Tues afternoon before they got around to sending a maintenance guy. I did not pay the amount of rent they charge for a week to enjoy washing dishes!! One item I have brought to management's attention twice (now it's three times) is the horrible stove. The oven only works halfway. The eyes are so marginal it's ridiculous. My daughter was trying to cook pancakes this year. She set the temp on 4. It got WAY too hot so she cut it to 2. It got HOTTER! Put it on 6 and it cooled off. (The knobs were on correctly.) Surface is a mess. Oven takes more than twice recommended cook time. The large lower drawer does not work and is rusty. Rust inside the microwave as well which is old and not dependable. Again, adjust cooking time by double. The door to the freezer leaks from the ice maker. Every time you open it, water is spread across the floor. Have reported this in prior years. It's actually starting to corrode now. Bins in the refrig are cracked. Several of the lights in the house simply do not work such as 3rd level master bath area, 2nd level closet and most of the exhaust fans make terrible noise and are very marginal. Lamps are missing lightbulbs or have bulbs that do not work. Several of the AC vents are moldy, filthy and rusty. The top glass in the door to the 3rd level deck is gone so you have to keep the door closed. Can't look out to enjoy the ocean and the door itself has such a strong spring on it you risk the health of your heels and toes navigating in and out! Too dangerous to allow the kids to do it on their own. There is a LARGE timber on the back left corner of the pool stockade fence which is broken and appears about ready to collapse completely. Pieces of the broken timber are sticking out and could be the source of a bad injury not to mention disaster for the pool deck with the release of the bank it's holding back. The outside shower under the deck is unusable due to a deep pile of sand which has washed in from the outside. There is some sort of electric box hanging from the north side of the house. I left/sent 3 messages asking for the property manager to contact me and received no response. Hence this review. I repeat - we like the house. LOTS of room and nice layout. Area is great for family excursions. Right on the beach with beautiful views. This year we were there during the hatching of a couple of sea turtle nests which was exciting and educational for all. Bless those turtle volunteers! American Dream...not so much. If Beach Realty is going to charge premium rates, they need to actually inspect and repair the property. I know lots of people come and go and it's difficult to keep on top of every detail. But some of these problems have existed for years. Others are safety concerns. I paid $14,000 for a week at Twisted Fish K1220, a 10 bedroom ocean front house with private beach access. Ocean front rents for a considerable premium in OBX. Rental company failed to notify us of beach nourishment project that completely closed the beach in front of our rental for the entire week! The people renting next door said their rental company notified them ahead of time and gave them options. Additionally, The air conditioning on the second floor was broken for 5 days before it was fixed. My formal request for compensation was denied. I was only offered a $350 credit on a future rental. This rental organiztion has horrendous customer servious. Terrible communication and at times is rude, all while cloaked in "southern sweetness". They price gouge, change prices on platforms (check booking and VRBO for cheaper rates), and increase rental fees 125% for the same week a year later. They will bounce you around from different customer service agents, when you call back they will find notes "confusing" and refer you to manager's voicemails with very slow turn around time. It is less expensive to book through VRBO. I do not recommend renting through them, they work for the property owners and not the renters. You have more support and protection booking through VRBO or BOOKING.COM. Linens not included. Fees egrigious. I have never had this much runaround at any other OBX rental agency. Oh So Sandy in particular, is a TINY flat top, with a very small shower that has exposed plumbing. It does not have a dishwasher, or laundry. There is no bathtub. The backyard is fenced in, however it is full of spikey foliage which will get in the pads of your dogs feet. The grill was dirty, the outdoor shower VERY rustic and dirty. Here is a review of our stay at Sunday Drive, 6309 S. Virginia Dare Trail, Nags Head, NC from August 2 through August 9. 1. Sitting at the dining room table, the view of the ocean and skyline was cloudy and unclear. In addition to the glass being dirty there was condensation between the panes of glass. 2. One of the pickets on the upper deck was loose. We called Beach Realty and they sent someone out who nailed it down and checked the other pickets. 3. The microwave over the oven didn't work. 4. Concerning the refrigerator, everything in the back of the top three shelves froze. 5. The propane tank was empty. We went and purchased propane but the grills still didn't work properly. 6. The lighting under the kitchen cabinets didn't work. 7. Two shelves in the refrigerator door were either cracked or broken. 8. The instructions on the toaster were undecipherable. 9. The dining room table is tacky. 10. The top dishwasher rack doesn't stay in place. You must hold it in place in order to load the bottom rack. 11. The kitchen floor mats are unattractive and don't match. 12. The large canvas photograph in the main living room is woefully faded. 13. There are approximately two dozen nails on the front steps and landing that protrude and should be hammered down. 14. Some of the blinds in the top floor master bedroom were broken. 15. The kitchen trash can is flimsy and there is no space for it. Unfortunately, the floor plan is such that there is no stairway from the upper floor to the bottom level. To get to the beach you must exit through one of the two bedrooms on the middle floor, or walk the stairway to the garage, and then out to the beach. Furthermore, there is no community bathroom on the top floor. Anyone eating or relaxing on the top floor must share the bathroom with those sleeping in the upper master bedroom. read more

We arrived at our rental to be greeted with over a dozen cockroaches scattering upon turning on the lights, as well as an extremely musty urine smell in the home (a sign of infestation). I called the after hours number and passed along the message, receiving a call back from whom I was made aware is the office manager of this company, only to be informed the only option they were willing to provide is to come fumigate the house *tomorrow*, and that we'd have to put up with it tonight - however since we are traveling with our 3 year old daughter who is supposed to stay in the home, fumigating with toxic chemicals does not feel like a viable option, and our family does not feel this was handled properly by the staff on all accounts. They did make sure to inform us several times that it would be recorded that they have informed us we are not eligible for a refund. For a house that costs over $10k to rent for 1 week, and is supposed to be one of this company's most premium locations, we expected a lot more from this experience. This will be our final time doing business with Beach Realty NC. Also worth noting, that while the office manager was explaining to us she does not feel a few bugs is a big deal, she had said the area has received a lot of rain recently and that probably was the reason for them being in the house. Well I looked it up and there has been zero inches of rainfall over the previous 24 hours. That does not sound like proper conditions for over a dozen cockroaches to be on the 3rd floor and another on the ceiling of the 4th floor. Worst rental property that we have ever had in the Outer Banks was from Beach Realty. My sisters' and I have rented a house for our families each of the last 10 years in the Outer Banks or Topsail. The property is poorly maintained with a rotting deck, pool was dirty when we arrived (and is still dirty 3 days later), the hot tub is not working with no ETA on a finish time, and the house was poorly cleaned. Run fast and far away from this company! I rent houses frequently; however this is my first time in this area with Beach Realty. I have never rented such a dirty house in my life. This is the house of clean people's nightmares! The air filters were beyond dirty, the house smelled of mildew, had complimentary pubic hair, potential bed bugs, ants, pee stained mattresses , black mold, broken hot tub, dirty dishes, stained and unclean carpets, stained linens, etc. The company dispatched cleaners back to the house, but they were useless. I have never experienced filth like this in my lifetime. The address of the house is 1269 Clearwater Lane in Corolla. The house is named Dolphin's Song. The property management company was absolutely useless. Don't let your vacation be ruined like mine was! We spent so much time cleaning, washing our linens, etc trying to make this house habitable for our week. Our place 122 Clam Shell Trail was a disaster. The property (Beach Blessings) was littered with hazardous materials such as rusty nails and screws. These were found under the sand and on the open deck. Let me detail just a few more issues, you decide if this is something you might want to deal with while travelling to the amazing and beautiful OBX. 3 Fans all using the same remote frequency: Response - thats how they are. Wrong, i sent the manual to them which clearly stated "do not leave the fan on the default frequency" also detailing the very simple fix of removing the fan (3 screws) and setting 1 of 32 different frequencies. Their response "we aren't going to fix that" Nails sticking out of the old deck: Response: Nothing: these things were at least up to a finger width sticking out. I'm just thankful we noticed this and didn't have any small crawling children around. Grill illegally placed on the deck: Response: the owner says to leave it there. Leaking Ceiling: Response: they sent more linens so we could clean it up. Beach Realty was unwilling at every complaint to assist and never sent a single person to look into any issue. In fact, when attempting to ask for a manager, we were told the manager was in a meeting. Clearly they don't communicate, because the manager said she was out of the office. Yep, the whole time we were there, the manager was both in a meeting and out of the office. The best is when you submit a claim and they specifically tell you you cannot post any poor reviews if they provide compensation. Well, in our case we initially requested compensation but by the end of our "vacation" decided it would be better for all of us if we could post the truth about this company and the property owners. 603 Tide Arch Ocean Sands "Seaside Dunes C0645" Horrible experience with this management company. Spent 12,000 on a vacation rental through this company. The Hot tub was broken when we arrived and never fixed all week. The AC wasn't working for 36 hours when we arrived and they only brought out window units. We paid for the pool to be heated but was never turned on. Pool service never cleaned the pool and it quit filtering 4 days in to our week rendering it useless. The property manager never called us back after requesting it several times. Having to dispute the charge to try and received something back for the ruined vacation since they have refused to even work with me. I highly suggest just using one of the other property management services in the area. They also will not post my review on the actual house as they control the reviews. Rented "Luxury" Condo for a week. 1. Bathroom was filthy. 2. stains on pillows. 3. All cookware and dishes needed to be washed. 4. Potholders had brown goo on them but were in drawer ready to use. 5. outside staircase not lit until timer kicks it on so about an hour of pitch black stairs. 6. Can't carry anything from vehicle to beach because gates under home are locked. So everything must be carried up stairs through condo and back down stairs to get to beach. This is the dirtiest place we have stayed at. We rented from Beach Realty. Here's a list of things wrong: 1. Very bad mold smell in house. 2. Jacuzzi tub was selling point for us, wasn't usable. 3. Refrigerators and freezers dirty. 4. Ice makers didn't work. Called the office the day we got there (Saturday). Girl had an attitude. They came Tuesday to fix it and didn't start getting ice from it the day before we left (the following Saturday). 5. Screened in porch filthy. There was dirt on the floor so it wasn't cleaned before we came. Screens falling out. Spider webs with eggs in it. 6. Outside couches by hot tub dirty and moldy. Couldn't sit there. 7. Couldn't hang out in rec room. Unbearable smell, air hockey table busted seemed they tried to fix it with duct tape. 8. Black mold on shower curtains in master bathroom and one of the lower floor bathrooms. 9. BBQ grills disgusting. Never been cleaned so we did do any grilling. 10. Couldn't do laundry because washing machine only put out hot water. 11. Walk way to pool was full of overgrown weeds. Unfortunately I checked out Beach Realty's reviews afterward and they didn't get very good reviews. They also reply to the reviews with the same answer "you have twenty four hours to report any problems". I'm sorry but people spend thousands of dollars on this and there shouldn't be any! Very disappointed in the state of our condo. We took pictures of some of the more glaring problems which are attached and sent them on day two of our stay and never got a response. Hold times were always too long for anyone to pick up. Location was great but the condo was basically like someone came in and maybe changed the sheets and that was it. Floor was dirty. We had to rewash all the dishes, there were sticky smudges from kids finger prints everywhere. For what we paid this is frankly unacceptable. We will not be using their services again. Also, although there are multiple reports for cable tv, they didn't have cable..:the remotes went to nothing. There was one roku stick I found in the bottom separate area that I moved up to the normal living space. Multiple chairs and carpets that were in the pictures were no longer in the house--perhaps because it's for sale and the owner removed them? read more

We rented Ashley's Retreat through Beach Realty. I would label this property as total false advertisement. The pics and description were completely inaccurate. The property was deplorable. Extremely dirty, aged and rundown. And smelled very badly. The AC did not work on the second floor. It was 90 degrees in the master at night. Carpet was brown as was the furniture. I walked around with no shoes for about five minutes and my socks were black! The exterior was just as bad. Totally overgrown with weeds. There were giant spiders everywhere inside and outside. The outdoor shower was not even reachable bc it was totally infested with spiders. The outside deck had piles and piles of dead midges. The wood was aged, splinter prone and there were nails sticking up everywhere. Totally unusable. And worst of all, there was a giant dead rat on the stairs going into the house. So gross. The ocean view was blocked by overgrown dunes. I did question this and was told that they can't touch the dunes. Then why include pictures of the property as having clear ocean views. They should include the obstructed view on their website. I was not letting my family stay there. I don't know how anybody other than college kids would want to stay there. We were able to rent rooms at the Sanderling. Beach Realty was non-empathetic at all, very nasty and unprofessional about the whole situation. Total guns drawn, immediately that we are 'not getting out of the lease'. When we didn't even bring that up right away. They claimed that they would fix it all. I went back two days later...AC was still broken. With the exception of the dead rat being removed, all other issues detailed above were NOT addressed at all. I will be contacting an attorney. Don't waste your money people. There are tons of realtors that can help you with your rentals. Don't gamble with Beach Realty. We spoke with other people during our stay and apparently Beach Realty properties are notorious for being dirty and run down. And Beach Realty being difficult to work with. And as you can see from other reviews, what we experienced is a very common occurrence. read more

If I could give this negative starts I would have. My family and I just got back from staying 7days at The Flying Tiger Inn. The morning after we arrived I found a pair of dirty ladies panties in the bedroom were my small kids slept. I called the housekeeping and they sent out a cleaning crew which I pointed out the panties too and after staying 10mins I checked and the panties were still there. I called back and they sent out another crew which got the panties first thing and did the best they could but this place has been neglected so long that they couldn't do much. One of the shower curtains was black with mold, they removed it and said they'd bring a new one but in the 7days we were there no one ever brought one. This was our little families first vacation together and we were so excited but that was all gone as soon as we walked in this nasty place. It was the most stressful week I have ever had. Instead of relaxing like I intended I had to clean just like I would've at home. I was told they don't have time to deep clean every house but this place hadn't been cleaned at all in sometime. I pd over $2600 to stay in filth. If I hadn't had my 2 small kids that didn't want to leave we would've left and went to a hotel but after paying for this place it was hard to do anyway. I finally had a property manager return my call and they refunded me $125 that they said they pd the first cleaners but this didn't even cover one night of our stay. Bottom line is DONT WASTE YOUR MONEY!!! I have pictures to show everything that I had problem with and I believe everyone would agree it was filthy. Rented the house Jessea for over 7k for the week with my family. There was black mold coming out of every single vent and onto the walls. There was blood stains on the floors and sheets, bugs falling from the ceiling. My mom was shocked twice by one of the outlets in the bathroom and it fried our curling iron and blow dryer. It was awful. By the second day two people in my family were super sick and by the fifth day almost everyone was sick. We left early because my mom became short of breath and we had two babies who were becoming sicker. We waited over a year for this vacation and couldn't wait to relax and recharge and sadly it was just awful. I will NEVER go to 501 seashell lane or use beach realty ever again. I have to say, we had our worst vacation ever staying at "The Looking Glass". This property is disgusting and out dated. There is no way this house was properly cleaned and disinfected before our stay. All the pots and pans had food stuck to them. The refidgerator has broken parts in it. All the furniture is old and worn out including the beds. And my biggest complaint is that there is no lock on the pool! On Tuesday we had random beach goers using the pool house!!! I refuse to ever, EVER, stat at nor recommend your properties. On your site, you hide the negative reviews. There is no way in this world that this property would get a 5 star review. Awful customer service. If you can get them on the phone, and I say if because they are nearly impossible to reach, they speak nicely but are far from helpful. The home we rented from Beach Realty was in disrepair upon our arrival. At The Banks house we were greeted with a Front door swinging in the wInd and would not latch so it was banging constantly until we put a chair there. Multiple lights out. Broken kitchen cabinets. Broken oven drawer. Stained old carpets. Funky smell when we entered. Stains on furniture. ALMOST NO screens in windows or sliders. Broken blinds throughout. Dirty stall bathroom in mid level queen. Rain leaked in mid level bedroom and there were prior mold stains on the rug by this slider. We were told they would be airing out the homes between renters due to Covid. We had no screens and all the windows were closed Upon arrival. We spent several hours cleaning and washing the bed pads that were stained. We also vacuumed up many bugs behind all beds. And we were greeted by a live brown roach in the twin mid level bedroom. We brought this to their attention immediately. We requested new beach chairs since the ones that were left for us were old and rusty. We did not receive those. We also requested screens so we could air out the home, which we never received.. We were "graciously" refunded our early check in fee. Because we spent hours cleaning when we arrived. And they gave us some extra towels. Due to Covid we could not let people in to do these repairs inside and honestly this should have been done as a baseline for it to be rented out. This was our 8th year in Duck and we we save all year to have 1 week family vacation. These rental places need to do inspections before allowing a house to be rented. Very disappointed. read more

NOT RENTER FRIENDLY! We rented "Pelican's Perch" on 31 January for a sibling reunion 31 May - 6 June but had to cancel on 22 April due to Coivid 19. No one rented the unit for our time frame. The owners kept half the payment & the last half payment is in dispute. All 8 of us are seniors, ages 63 -77, 3 with underlying health conditions, and could not risk the exposure. Renter beware. Really disappointed in the maintenance of the house I rented from Beach Realty NC. And this was at the very beginning of the season, so it will all be downhill from there. Although the house was specifically advertised as not being a party house and as being nonsmoking, when we arrived the whole lower level reeked of marijuana. The air conditioning didn't work on the top level for several days. When we got that fixed, the AC on the middle level stopped working. There were no wine glasses and lots of the champagne and water glasses were cracked and not replaced. The pool was surrounded by broken chairs - they took those away when we told them, but didn't replace them. The gas grill was unbelievably filthy and at least one shower was not clean (there was a giant ball of hair stuck to the side wall- disgusting).There was no umbrella or anything at the pool. And a toilet backed up and they couldn't get it fixed the same day. They claimed the house had a second kitchen, but there were no utensils, pots or anything in the second kitchen. And there was no response from management, even though I asked to speak to a manager and completed their survey. read more

We have been going to the Outerbanks for about 26 years. I've used several rental companies. I have been looking for a house for next summer. Found one on their website that seemed perfect. Because we were debating kitty hawk vs our usual corolla I had a few questions. I e-mailed their office on two separate occasions two weeks apart No answer whatsoever. Last week I called and asked for an idea on pricing next September- an idea not exact. The girl on the phone couldn't be bothered to give me any kind of answer. I felt like call was bothering her. At this point I won't use them even though they had the house I prefer. If the customer service is bad at the point of initial contact it's not going to get any better. read more

Been visiting the outer banks for many years and used a few different realty company's. Beach realty was the worst by far and blessing in disguise. Rented a home and was sent an email that said if we made into the area before our check in, leave a cell number and they would call you if the house was open earlier then expected. Arrived in the area early because we got a hotel in the area the night before to beat weekend traffic. When we went to the office with no expectations just gave them the cell number and let them know we where here when they were ready for us. The elderly woman in their got a major attitude and almost yelled at me they don't call people early unless you pay extra. After she demanded to see proof I let her access my email and see the document. She seemed very annoyed. After many hours (100 plus degrees) and it being only a few min from getting my home the woman had a problem once again. Not understanding this woman's issue I asked for a manager. He brought me into his office and informed me the house had been ready for hours gave me the key the housekeepers had turned in and wasn't sure the attitude of the person upfront and apologized many times. We rebooked the house the day we left. When returning the keys and the slip to reserve the house for the next year the person was there and I asked her name. I guess because she seen the convo she went and looked at what I wrote in the comment section when turning in all paperwork. Couple months before our next vacay a year later I called to make sure all was well. I was told I called in and cancelled the reservation !?!?!? NO I DID NOT! Apparently the woman thought she would get me back, her code was used when cancelling my vacation so we knew it was her. Instead of informing the new renters of the mistake and giving me my home the said they could do few rows back from ocean and give me a pool table and hot tub. I have a hot tub and pool table at home. I do not go to the beach for those amenities I go for my ocean views and being on the beach. They never made things right and wow did we find a much better home for a cheaper price with another company who waived a few fees when we told them out experience with beach realty. We've been many years since this happened and will never even consider this company again. Just like this company sees you as just another renter I see them as just another rental company...that I will not use or recommend. A shore thing in kill devil hills. Fenced in yard, the fence was broken in three different spots (they did come fix it promptly). The house had all kinds of scuff marks, hand prints on windows, glass and the refrigerator door. The carpets were ripped up in a few rooms. The couch leg was broken and not even there to fix it. The upstairs of the house during the day was around 76 even with the ac set at 70 all day. Mine as wel bring your own linens they drop them off in a bin the day before check this allows the guest currently staying to use them, which is what happened to us. You have to lug all the linens upstairs, three level house make your own beds, then lug them all back downstairs before checking out. For the $160 I could've bought my own comforter, sheet set and towels. Last year we went through a different company and all their linens were in the house with all the beds made and everything in its place. Also be made aware you might have to wait until 6 to even get in your house not to mention and extremely early check out. For the price we paid for this house this week $2600 we expected way more than we received. The employees were very friendly though. read more

Now, the bonus to this property is all the extras that come with the property - ROACHES, ANTS, STAINED COUCHES, BED BUGS IN THE TOWELS, STAINED CARPETS, GARBAGE FROM PREVIOUS TENANTS, PUBIC HAIR ON THE TUBS AND TOILETS, SHOWER CURTAINS ONLY HUNG BY THREE HOOKS, BROKEN LIGHTS, AND FECES SMEARED ON THE BATHROOM WALLS! Numerous calls to the realty company with no return call from the Property Manager or his boss. Yes, they sent Pest control not once, but TWICE to combat the ant and roach infestation on the property, which only made Momma roach and her minions wreak havoc on the kitchen and all our groceries. Opening clean linens to find bed bugs in them, checking into a property that looks like a dog kennel was housed there with dirty carpets and unmade beds, makes for every family's dream stay for thousands of dollars out of pocket! Not to mention that the pictures of the property do it no justice - ask for up close pictures of the house so you can see all the rusty nails sticking out of the deck, the condition of the furniture and rugs, and the subpar cleaning by the housekeeping staff. Speaking about housekeeping - when we first checked into the property and saw a pubic forest and feces smear, the realty company did send housekeeping back to actually clean (floors were not swept, glass had dog drool and handprints all over it, to top off unmade beds, pubes, and feces), they spent ten minutes in the house and left. Our experience with this realty company was a nightmare. We left a message with the property managers boss with no return call. Absolutely steer clear from this company and this property! read more

Renter Beware! Checked in on a Sat in July. By 10:30 pm we were calling office to complain 1) Jacuzzi not working. It Shocked my daughter when she touched the water 2) None of the 3 tv's were working (yes, only 3 tv's in a 6 bedroom house) and last but not least, 3) The water was barely trickling out. If someone was in shower, you couldn't even brush your teeth in another bathroom, and if someone happened to flush the toilet, water in shower would totally turn off. Sunday, after several repair people, one TV was working and water was better. Monday morning, the house phone rings. My brother-in-law answers. "This is Brenda, the homeowner. You need to sober up and get the f--- out of my house. You have 17 people, when there is contracted to be 16 and you are trashing my house. You have till Tuesday to get the f--out, because you are being evicted." And she had some other choice words and laughed when he asked about getting money back. We have 16 people in the house, including a 15 month foster son. She would not listen to reason. Beach Realty said that they didn't see over 16 people when they fixed tv and did not see any damage, but we were still being evicted. No refund, no $ back ...nothing. So we paid over $5000 for a house that was dirty, no water, no tv;s, no Jacuzzi, frogs and toads all over back yard and IN the house... Worse house we have ever stayed in! DO NOT USE Beach Realty and DO NOT stay and the Tern & Stumble Inn. THANK God Twiddy found us a better house at a discounted rate because of the HELL that Beach Realty and Brenda put us through. Stay away from any homes that Brenda DiBenedetto owns and STAY away from Beach Realty. They made our vacation, the vacation from HELL. read more

There isn't even enough room for everything that was wrong with this place!! In one word: NASTY!! DO NOT RENT FROM HERE!!!! Reference to #156, The Avalon @ 4720 Virginia Dare Trail. Upon arriving to our vacation rental home, we noticed an active wasp nest on second floor balcony. We placed a call to the rental office and spoke with a female and she stated she would 'put in a work order'. We placed a second call on Monday, since we didn't get response from the first call. We received another call Monday, from the same female, regarding the active wasp nest issue and she needed specific details as to where the wasp next was located for the work order. While we were on the phone, we mentioned to her that there are several other concerns about the cleanliness of the home. She told us that would be George, the property manager and that is who we needed to speak to and gave us his number. A call was placed to George and left a message and later that day we did get a return call and the issues were expressed him and we were told that he would send someone out to resolve the issues. General Concerns: Outside of house needs some yard work and general cleaning up. Cigarette butts, broken glass and beer bottle caps noted. Carport has rat droppings. They are also some rat droppings by door and inside house by back door. Broken toys in storage shed and bicycles are covered in rust. Charcoal Grill in Carport has a rusted grate (we did replace that). Hand rails sticky, gummy feeling and just nasty in all stair wells. We did clean those with a whole bottle of cleaner and paper towels. Carpet is in need of good steam cleaning and especially in high traffic. You can see the paths on the carpet. Open safety pin found in carpet when it was stepped on outside bunk bed room. All blinds and window seals are dusty and grimy. Some blinds broken and unable to open/close in bunk bed room. Most windows have finger prints, and smears on them and the outside of all windows needs cleaned. One set of bedsheets noted to have dead mosquito on the inside. All cold air return filters very dusty and needed changed. One dated 9/21/?. The type of filters used are should be changed monthly. These were changed on Tuesday. 3rd Floor: Electrical outlet missing cover. The smoke detector was not in place. Curtain over sliding glass door has what looks like BBQ sauce or blood stain on it!! Kitchen: Spice rack, filthy and unusable. Spices are solid in containers. Floors sticky, oven to include oven racks, window are dirty. Curtain over kitchen window has dust and grease on it. Dining room table and chairs all needed cleaned. The light fixture over the table dirty and has cobwebs. Wall in dining room are very scuffed up and noted black, dirty prints/stains on them. 2nd Floor: Smoke detector beeping: Battery found in kitchen. Bunk bed room: See above First Master Bedroom Queen Bed to Left with connecting bathroom See above Second Master Bedroom King with Pvt Bath: Hair found on sheets. Bathroom we found nail clippings on bath mat and Bobby Pins on ledge in shower. Hallway on Second floor hand print noted outside room noted large hand print on wall. Third Master Bedroom King with Pvt Bath: Hair found in shower and on floor. The Shower Curtain Cloth has Mold on the outer edge. Around 1pm on Monday a fellow named Tom from Express Cleaning Service arrived. He washed light shades on light over kitchen table, wiped down table and chairs. Though chairs need a thorough cleaning. Then another person came to take care of the same issue later in the day. Advised him that issue had been fixed. After going into the home, some other things were noticed. We were told that the home had to be cleaned before we could be able to start using it. Below is some other things that were noticed. 1. Mouse or Rat Droppings by the Back Door near the pool gate Under the Carport. 2. Droppings continued into the Back Door to the Dwelling. 3. On the Second Floor in the First Room to the right. (A Gentleman from EXPRESS came and removed it and said that he would take it to be washed and return it. At checkout, still had not seen it replaced). Also in the same room, in the Corner about 4 feet off the floor by the closet door is what looks like a large Spider or Dust Ball. 4. On the third floor, in the Kitchen area. The walls Around the large Kitchen Table are Scared and Dirty. Also the Kitchen Table was FILTHY and UNCLEANED. We had to clean it. The Gentleman from EXPRESS Also Cleaned the Light Fixtures above the Kitchen Table and He To Re-cleaned the table. This was very Un-Healthy looking. 5. There was a Cable Electrical Outlet Box that had No Cover on it at all exposing the electric wires. 6. Also on the third Floor the Smoke Detector was not Hooked up or had a battery in it. The Electrical Outlet cover and the Smoke Detector issues were Taken Care of by a Second Person From The Reality office. 7. There was a Large Glass Globe above the Kitchen Cupboard read more

This was the WORST experience I have ever had with a vacation rental. We stayed in the SoundViews home from 9/24/2016 to 10/1/2016. First, when we arrived and checked out the house we noticed there was a really strange stain the hall shower. I tried to rinse it off, but then realized it was stained. Looks like gravy. You would think they would repair this for the amount of money spent to stay here. Then we noticed MANY marks all in the carpet (this didn't bother me as much). The true kicker was outside. We chose this vacation home because it was on the sound. My husband likes to fish when we go to the outer banks, and this was super convenient. However, at the pier (where you stand to fish in the back yard) couldn't have been weedeated all summer. This grass was so tall, if you stood where you are supposed to stand to fish it would probably come up to right below your knees. To me this was totally unacceptable (seeing as how this was the main reason we choose this house). I called Beach Realty, the didn't have anyone come fix this until 2 days later. I also informed them of the other "little" things. They didnt seem too interested in what I had to tell them. A word of advise, use some of the money people pay to stay here to do a few repairs. A word of advise to consumers, pick a different realty company to rent from. Sun Realty and Midgette Realty are both great for Outer Banks rentals. read more

This Vacation started, after driving 4.5 hours with 2 kids and a dog, and anxiously awaiting this trip for a year, arriving for early check in at 1pm, only to find the cottage wasn't ready. After driving around for an hour, as we hadn't heard back from the rental company and had paid an extra $100 for this amenity, called them Back, only to have the agent advise our reservation, made and paid in full since March, didn't show early checkin added until the day before, when I called them to specifically confirm this early checkin and time!!!! Thankfully, they stated the cottage was cleaned, and we could come get the keys and begin our vacation. Upon arrival at the cottage, we immediately noticed an overfilled garbage can, with contents from The previous guests, all around it, under the deck, that didn't get fully emptied until Wednesday, after the trash service came twice, due to the extent of the trash contents!!!! Secondly, the landscaping was beyond overgrown and out of control, to where no person or pet could even walk or stand in or around it, without a cactus, or some sort of sharp grass or critter getting on you!!!! Next, as we entered the cottage, we notice a huge pile of the previous guests linens sitting by the door, Disgusting, that ended up staying there until Tuesday, after Calling the rental office TWICE, to have them removed!!!!! Unsanitary!! The carpets had urine stains, the curtains had urine stains, the cabinets were very scratched and old, bare minimal kitchen items from years prior and use. The kitchen chairs and living room were beyond uncomfortable and old, as well as the shower curtain was moldy, and the metal shower curtain rod and rubber stopper feel straight off the wall onto my daughter. The air conditioning unit also didn't go below 70 degrees as it was locked at that setting, and I am still not sure the master got down to that ever!! There were also multiple huge wasp/hornet nests under the deck, and a major indoor ant issue in the kitchen, that was thankfully taken care of within a day, from a pest service coming and spraying the kitchen.....while we were there...we ended up checking out early. All And all, i understand the price was low, as well as I understand this is a pet friendly cottage, and if you can ignore all The above, go for it, but if anyone really cared about this cottage and the guests, ALOT of TLC and deep cleaning should go into it, and a lot better work from the rental company, that claims to also be a construction company.... We rented a beautiful home #1701 thru this realtor, however due to having 2 small toddlers, I called to make sure baby gates were provided for the stairs. I was assured they would be. When we arrived we saw the provided baby gate was too small for the wide stairs and unusable. Upon contacting the realty office who then contacted the owner, they decided between the 2 of them that we could stack chairs in front of the stairs! Completely unacceptable and a liability of all sorts! This was their solution, a proper fitting baby gate was never provided. Even though a baby gate was listed as an amenity, I guess only one had to be provided, not necessarily one that was useable. Very disappointed in both the realtors and owners response to this safety issue. read more

My family has been going to the Outer Banks for over 25 years and we have used several reputable and very good rental companies. We were unable to secure the house we really wanted so I decided to go with a nice house that Beach Realty had. We were there in September 2017 and the house itself was lovely, but we had problems with Beach realty literally from the moment we arrived. We arrived at the home around 4:10 (check in was 4pm) and the cleaning lady was still there finishing up. We were fine with giving her a few minutes to finish. As soon as she left a manager pulled in to check behind her so we waited about 10 more minutes. As soon as she pulled off, we go to enter the house by using the code given to us by the realty company and it doesn't work! I called the rental company and let them know we are unable to get in with the code we were given. Long story, short she was going to send someone over. In the meantime my husband found that the back door was unlocked. After getting all of our belongings in the house, still no one from Beach Realty had shown, so I call them back to let them know we were in, but still needed the code on the door fixed. He finally arrived about 45 minutes after the first call. We had to call them about other minor things (not enough towels/wash clothes) which were never taken care of, so I felt as if they really did not care about their customer. The worst though, was that when we left we forgot to take our two small dog crates and did not realize this until we were back home (5 hours away). I was never able to even get someone at the rental office to let me know if they had found them!!! We had friends still at the beach that were willing to go by the rental office and pick them up for us, but they would not let me know if the cleaning people had turned them in, taken them, seen them,...nothing!!!! I have never dealt with a company that had such utter disregard for the customer, ever! Needless to say they will never get our business again and I tell all my friends that rent in the Outer Banks to never use this company. read more

We put a deposit down on a house for my parent's 50th anniversary and 70th birthday for 20 family members. Beach Realty never mentioned that the house completely burned down 3 weeks prior to putting our deposit down. We did not find out until 3 months later when I called to ask when we were going to get our lease. Many houses that fit our criteria are now booked for the week that many of us have already taken off of work. They could have told us when we put the deposit down. I couldn't even get a manager on the phone to talk to. I left a message with two people (one was a manager - Brian) and never heard back. Terrible communication, poor customer service, and dishonest! We have been visiting OBX for years and have never had any issues with other rentals companies. read more

We stayed in one of their vacation rental properties in Corolla, NC on soundside and promised a relaxing, peaceful week and unfortunately because of new construction next door we experienced anything by relaxing and peaceful. every morning at 7 am we were woken up by hammering and banging and loud trucks. A generator went ll day and night too along with construction which included 3 concrete pouring truck by the 3rd day. My calls were not followed up on by Beach Realty and finally after going down to their office on the 4th day I was offered a free early check in next summer if we rent again, but nothing to compensate not getting vacation we paid for this summer. This was false advertising and not the vacation we paid for! I have since tried to email and call and got no response. customer service is awful and will not be renting with this company again!! read more

I worked with Beach Realty & Construction to find an oceanfront house or condo for a week to celebrate my September birthday. Over the phone, I worked with a woman out of the Duck office. Even though I was expecting a dated (or rather outdated) unit, I was amazed and disgusted when I arrived at the Sands Condominiums, Unit 1C!I There was an odor in the carpet, the window blinds were broken, bent and in some cases inoperable. The beds were tattered and torn looking and certainly did not appear clean, nor did the very unattractive futon in the living room. There had clearly been a plumbing issue in the master bathroom, and its repair used cardboard instead of dry wall. Tacky and unattractive! The bathroom grout appeared moldy. This pace was totally the pits and I was unable to stay in this unit, which meant that I lost over $1,000.00. Even though Brooke from the Kill Devil Hills office tried to help, there was nothing that she could do - a refund was not an option! Stay away from UNIT 1C at the Sands Condominium and give serious thought to using a realty company that accepts properties in a run-down dilapidated condition like this one! read more

We rented Just For Fun in Duck, and the following review is on the house website... But not the whole review. I only gave one star for "Service from Rental Manager" but that somehow never appeared! The house was wonderful & the layout was perfect for our family. However, I would not rent from this agency again. Not only was the lady who gave us the keys unfriendly, we were treated as if we were bothering her and she was doing us a favor. It would have also been nice if we were told ahead of time, or at least notified, that landscapers were going to be there TWO full days! The drive way (both ends) was blocked and we couldn't get our vehicle out! Again, the house was great! The location was perfect! The management was not. If this house were with a different agency, I'd recommend it... Again, let me restate, the house itself IS NOT the reason for my poor review! The customer service and rental company is the reason! The is the third different agency we've rented from in Duck, and most certainly the only one I would avoid! read more

We rented Shore is Fun in Duck, NC and it was the worst vacation ever. On arrival the house was filthy. Blood stain on Bed spread. Mold on Towel Racks in Bathrooms. Sand and pebbles on bathroom floors. Picked up Bath Mat to find it loaded with more sand and pebbles. They don't clean bath mats or bed spreads in between guest. Railing on deck loose. Big safety hazard. Beach Realty answer to all the problems was to buy lunch. They have poor customer service and blow you off. I wrote to the company when I got home and they didn't reply. When the owner sent a thank you card asking for our thoughts on our stay. I responded with the truth. She thanked me and said she would have Beach Realty send us an appropriate refund. The company sent an email making sure i received the $86.86 on my card. They posted it to the wrong card and thought that was compensation enough for ruining three of our 7 day vacation. I wrote both of them and no response. This is how you will be treated renting from Beach Realty. Poor customer service. They don't let owner know about the problems in their home and think lunch is appropriate for a $3400 vacation. Stay away from this unit and Beach Realty. read more
