    Beach view is the best condo to go to if you are looking for a place to stay. The pool is spacious and the condos look wonderful.

    Stayed here in May 2025 with Wifey (just left actually). We Air BnB'd a small condo here for four…read moredays so we could just relax and do nothing. That was seriously the goal...to do nothing. Check in was pretty easy as we worked directly with the owner to make sure everything was in place. There is an extra parking fee, but we had an assigned spot in the garage so it keeps the car cool. The condo we rented had a beautiful beachside view with a nice balcony, was pretty quiet and relaxed, and easy in and out when you wanted to leave. I would 100% stay here again.

While the condo is extremely small and the lack of space got on my nerves this time around lol, the view makes up for it. The condo is at the south end of the island as well. The condo establishment has The Sunset Grille, pool with hot tub, fitness center 2 tennis hard courts & a beautiful walkway to the beach. Also, parking is provided ($75 refundable deposit when you return the parking permit & flat $45 parking fee). When we arrived, the person who greeted us was welcoming and eased the check-in process. I had forgotten to pre-register due to things being very busy at home and losing my mother a few weeks prior....She assured me that I could register right then and there which I did. The condo provides luggage carts as well as shopping carts for luggage/grocery transport. The only complaint I have was that my Loveshackfancy Stanley was stolen while at the pool. It is very disappointing to know that people would actually steal someone's cup, especially in this day and age. So, to the person who stole my LSF Stanley, I did purchase a replacement. As a side note, I have been coming to Marco Island since the fifth grade when my grandparents owned a home on the island so I am extremely familiar with Marco. Overall, my husband and I will continue to rent and stay here. The view of the Gulf is unprecedented. We love to watch the famous Marco sunsets - even more amazing from our balcony & from the beach. I read the review about the awful treatment of an employee, Rosie. I wanted to ask that person whether it was an overweight woman with short hair? If so, that person was extremely rude to me also during our stay in 2023. I was on new medication and had to use the restroom... this person followed me into the gym bathrooms and waited until I was done. Cringe. I remember telling her to have a nice day. Thank you for a wonderful stay.

    How many people need to be scalded by hot water before Resort Management believes the plumbing…read moreproblem is an emergency? Apparently we haven't yet reached the threshold yet, because the problem that started on November 12th hasn't yet been resolved and it's now January 1st. Hot water comes out of the cold water lines for at least 4 apartments in our building intermittently, most recently starting on Christmas morning and continuing through today. We have reported this problem repeatedly. The vast majority of the calls go unanswered, and with no callback. The manager hired by Resort Management and the plumber hired by Resort Management have yelled at me in my home, and the plumber called me bad names in front of my family in my home. 100% of the phone calls to the superior of the employee hired to be the manager of our building have gone unanswered. I have left countless messages for Matt Darling and he has NEVER answered the phone and has NEVER called me back. As the direct superior of the manager in our building, he has failed to do his job as supervisor and has failed the residents in one of the buildings his company manages. Having lived in this building for decades, I can clearly say that there has never been worse management of our beloved building. If I could give Resort Management zero stars, I would. As this problem is ongoing, it is my hope that Resort Management will see this review and decide to treat this emergency as an emergency. At some point, the correct number of people will be scalded the correct number of times and then Resort Management will be forced to make the repair. I don't know how high that number is. Perhaps it will only be resolved when someone is scalded so badly that they end up in the hospital and Resort Management's liability insurance has to pay? Hopefully it won't come to that.

Our manager is Rigo but are all terrible and rude there. The lady answering the phone is useless and always rude. Why our association keeps using them is beyond me. They are worthless. Also, I noticed that most reviews are 1 star except for one by Matt D. Matt works for Resort Management so his review is not relevant. If at all possible stay clear from this company, there are much better choices!

    I am a long time customer of Horizon realty. I purchased my second and third Marco rental condo…read morefrom one of their realtors, Theodora. She did an wonderful job both times and then found us annual renters for those properties several times. My first issue with the Horizon was during our purchase of a two bedroom condo. Teddy was our buyers agent and another realtor at her office was the selling agent. So they worked together and knew each other. We all agreed on a price and had a inspection. When we got the inspection report, we requested a few repairs or a discount on the price based on the cost inspector's estimate. The other realtor sent Teddy a very aggressive letter that stated that there would be no repairs! There will be no concession! And if we didn't agree to that he would have his sellers cancel and he would home an open house the next day. You expect professional Courtesy among realtors, especially if they play for the same team. Negotiations is part of the process, we were just trying to get the best deal we could. We seriously considered backing out, but loved the property and didn't want to punish Teddy for her co-worked unprofessionalism. Despite that, we continued to use them for annual rentals. We even signed a contract to buy our 4 rental property on the island but it fell through due to Covid. Our main problem started when we approached them to rent our 2 bedroom for peak season as a vacation rental. We were referred to Peggy, their vacation rental specialist. We agreed on a minimum price and a few weeks later she had a potential renter but then we Realized that she had reduced our price without our consent. We declined the rental. We put a lot of money in the place and it is our personal condo during the off season. We just retiled the entire condo including the closet with imported Italian ceramic tiles. This is a nice very condo not a not a Motel 6. It is the owner who decides what they want to charge. Some time later she contacts us with renters who want to move in now, Mid month. First, we were currently in the condo until ourselves. Also it was not peak season. We told her we could vacate the next day. Instead she sends us a NastyGram saying the owners are required to notify her if we plan to use our own property. Turns out she had a dump truck driver and his son who works on a fishing boat. No Hell No! At this point I informed Peggy we will part ways with Horizon. My wife and I will handle all future booking. We did agree to honor a rental that was booked through Horizon for February 2023. We also informed her that we will not rent it in 2024. We definitely got some attitude for her. We provided Peggy with two sets of keys and the entry code for the digital lock and it was on the contract as well also the keys were still functional on the kitchen door so either way she had access. We also left an additional set of keys in the until for our tenants that we found for March. There was also a set of keys to another rental property that we left there. Our March tenants arrive and low and behold there are no keys. We contacted Horizon and they claim we Never gave them keys. However, I have an angry e mail from Peggy complaining that the keys we gave her do not fit. "See attached" once again she make it sound like We did something wrong. The good new it that letter proves that I did indeed provide keys. I forwarded her her nasty e mail. Now she claims she doesn't remember what happened to any of the sets. Including the set her Tentant returned to her the day before, or the keys to our other condo. Peggy's actual words" I do not know what to tell you, "we do not have any of the 4 sets of keys you gave us. I finally got her broker involved. A few days later he stated that they sometimes dispose of keys for units that are no longer service. So, the day after Your Tenant checked out of my apartment you disposed of 4 full sets of keys. "Owners Property" That is just petty! Lucky I had a 4th set keys and I insisted that they make me 4 new sets. They did, but it was the last transition I will ever have with Horizon and I would recommend you do the same.

    I reserved a home that is owned by Eric Gallus (a big real estate tycoon in Naples, Florida) and…read moremanaged by Beachside Oasis of SWFL (Owner Sarah Vasquez) in February 2024 for the rental period from December 1, 2024 - February 28, 2025. I would like to know what the property manager/owner were doing for the 10 months before I got there to rent it? IMHO they had no intention of doing anything to get it in condition to match the listing. The property I rented is shown on the left side of the Yelp listing for this business, with a property address of 92 Buttercup Circle in Marco Island, Florida. While is APPEARED to look fine from the photos, it was NOT a "Dream Waterfront Retreat" by any far stretch of the imagination and what you did not know that was not good was not disclosed in the listing nor could it be seen in the photos. If they had listed its downsides, no one would rent it, especially for the amount of money they were asking for the 3 month rental rate. The best you could say about it is it is a 70% renovation in progress. It is also an old property that was built in the 60s. The two reviews of this particular property were from people who stayed only a week, and I had no idea what they paid. And, maybe they did not care about the quality of this property. One family had kids and perhaps they would not care about the quality, because children would not be able to damage anything. To be truthful, it hardly deserved a 5 STAR REVIEW unless you were blind. I complained shortly after arriving as I found things that were wrong and that I was not happy with. I asked for an adjustment in my rental rate commensurate with that fact it is was about 30% less than the listing indicated. Beachside Oasis DID admit to the things I complained about by telling me what they were going to do about them, including coming in on my dime and doing a demo of the bathtub in the master bathroom tub, which was all chipped, scratched and disgusting. You would not let your worst enemy take a bath in it. I am a bath person, so seeing it had a bathtub from the pictures meant a lot to me. If I had known the condition of the bathtub or the other things that follow, I would never have rented this property, period. The following are the other things that were wrong with the property that you could not know until you were there: 1. There were six sliding doors in this home and only 2 opened, the others were sealed shut. None of the windows opened and were also sealed shut. 2. Most of the cushions on the outdoor furniture were filthy dirty and needed to be replaced. 3. The master bathroom was all touched up with paint that did not match what was there and needed to be repainted. They told me it was scheduled for repainting after I left. 4. The master bedroom comforter was old, worn out and not high quality by any far stretch of the imagination. 5. The outdoor dining table needed to be painted or refinished. Whatever was on the surface was chipping off. 6. Chipped and crack floor tiles The business apologized for not meeting my expectations, but my expectations were created by their advertisement of this property. Plain and simple, they were Deceptive by Omission at best and Fraud in the Inducement at the worst, in my opinion. I asked for a reduction and refund of about 1/3 of my total rental price. They offered me a fraction of what I asked for in cash as well as a credit from the Agency for a future rental, and in exchange they wanted me to sign a non-disclosure agreement to not give them a bad review. I refused that offer. Why would I even consider a future credit with any agency that had been deceptive in their listing and expected me to rent from them again? This property was also listed on VRBO, and I thought that would offer me some protection; however, they do not do anything for you, so renters beware if believe VRBO will be helpful. And, you pay them for a number of things if you rent through their site to protect yourself in partnership with the property management company. What a joke. You will find online that VRBO will do nothing for you and give you nothing but the run around, adding to your frustration. Photos of the things that were not acceptable you cannot see from the listing photos. Some you cannot know don't operate or are not up to the standard as advertised until you are there. It is then too late and you are stuck with no recourse. VRBO may have moved me, but I might have ended up in another property than was worse than what I already had, as I saw from complaints online about VRBO. So, I was forced to stay here for the whole 3 months because you pay up-front. A good deal of my "Vacation" was taken up trying to negotiate an appropriate settlement that was fair. So, buyer/renter beware of this Property Management Company as well as VRBO.
