To say this was a daunting process for my husband and I as first time home buyers would be putting it extremely mildly. We had so many concerns, questions, and inaccurate assumptions about the process and the market we were buying into, and were gravely in need of an experienced broker/agent to guide us through the process. Becky Layton was a godsend. Not only is her knowledge unmatched - we interviewed other brokers/agents and she was clearly the most educated, informed, and experienced - Becky continually relayed the information in a manner that provided important, technical information in the most laymen terms possible. Her knowledge also came in handy during the inspection process, wherein her thoughtful suggestions on what types of inspections to have conducted before we closed saved us literally thousands of dollars. Becky is also extremely patient. My husband and I were, in our opinion, slow to pull the trigger and nitpicked every property we saw over the 8-plus month process, and she never abandoned us, never failed to promptly respond to our every inquiry no matter how mundane, and never once made us feel as if the time we were taking to buy the house was too slow. Most importantly for us, though, was that she never tried to "sell" us on a property. Becky helped us buy a home in Bernal Heights in August 2015. Throughout the process I kept thinking we'd won the lottery with her -- she was such a pleasure to work with. Our friends had recommended her after she helped them buy their house in SF. She set our expectations at the right level from the start -- buying in SF is hard. She helped us figure out our budget, priorities, and neighborhoods. Each week she'd send a curated listing of properties we'd be interested in, weeding out a lot of others that had looked promising on Redfin but actually weren't (e.g., had brick foundation, a current tenant). We'd visit them on the weekends and go back with Becky on Tuesdays to the ones we liked the best. Sellers' agents all seemed to know her (and like her), which made Tuesday tours fun. Becky knows a ton about structure (she loves basements!) and renovation costs/permits, so we had a good sense of what would be involved with any particular house. She's also in the top agent network, so has access to off-market sales. She answers emails within minutes and pays attention to tiny details. She re-measured a house for us once when the listing square footage seemed suspiciously low, which helped us make a much more competitive offer. We must have exchanged several hundred emails over the four months we were looking, and we always felt like we had her full attention. We loved working with her this year to buy our first home in Bernal Heights after looking all around the city. Others have already commented about how knowledgeable she is: she was able to give us more detail about neighborhoods we already were looking in and suggest places we hadn't thought of yet. When it came to making offers on houses with low list prices, she could predict the sale prices very well. Prices vary dramatically within the real estate microclimates of SF, yet Becky was always able to go over the details with us and we appreciated her quantitative approach.
