Funny how Yelp directs me to this guy again. Maybe it's karma for him or perhaps someone else needs to hear this. Either way, I will mention that after my last review, it seems Ben's so called buyer and maybe his buddies cleaned up my family home, but no sweet young family really moved in like he said. My past property has been set up as a rental and I suppose this may have been the plan all along with the person he brought to me as a buyer. He was supposed to be my realtor, but was pressuring me to sell at a low price and with him acting as dual agency. My experience with this guy was so unpleasant it still lingers. Since Ben was far more experienced with my old neighborhood and I lived out of state, I suppose there may have been a plan with the purchaser. Now my old family home is listed for thousands a month on Ben's website. If this wasn't a plan on his part I would be very surprised. There are coincidences in life and then there are just dishonest people. Stay away from this guy. There are so many other realtors in Beverlywood that are honest and I totally made the mistake on this one. As the newest reviewer RG said, don't be fooled by him. We all seem to have similar stories about his BS, but again if someone wants to reach out, I am more than happy to let you know the details so you can make a better choice in realtors. Thanks to Yelp we can share from miles away. EDIT: It's very telling how Mr. Lee replies to every review as not accurate or he doesn't know the person. He's a "don't blame me, it's their fault" sort of guy. Take our word for it and stay away from him and his crew. He is so untruthful that even his recent replies are BS. It would take pages to refute, but rest assured reviews are important since hiring an honest realtor will be of utmost importance in selling your home. Since Ben loves to tell stories, I will set it straight. His guy took my things (art, sculptures and family treasures) and I was lucky to get some of them back. The home was already sold when his guy took them as it was my last visit before leaving keys, but that's another fib from Ben. The HOA story is more BS on his part. Very easy to check on the condition of this beautiful home and yes, Ben will try to sucker you and tell you how great your house is, how Hollywood-like and gorgeous, only to bash the house when he has troubles. I'm sure he likes to think someone begged him for something as that appears to be his MO, but my family did no such thing. We tried to be accepting of his many mistakes and even on Yelp his attempt to make himself look better doesn't fly. He will try to insult you and your home after the fact (or during), but read through his words since he isn't as eloquent as he thinks. Yelp reviews are for sharing and this guy just can't help himself. He told us the buyers were his friends that lived outside of Beverly Hills. It's been 2 years since I dealt with this realtor. There are so many things I could talk about from the sweet talk sell to the pass off to the assistants. His communication was poor and I was going to report him to the Realtor's Board for a variety of things, but figured karma would make its way back and at the time, I let this one go. My house of 50 years in beautiful Beverlywood, CA did sell, but for less then it should have and with so many head games and poor representation. Ben acted as realtor to both myself and the buyer and tried to make it like he was doing me a favor. He knew his 3 months of representation was almost up and started to put down my home, the area, etc. He even tried to tell me that the value of my home would go down because of a Homeless Complex going up nearby. Most of this was a crock and I knew it. In the end, he made off with more money from the dual agency and I still have a chip from the entire process. I see here on Yelp he has done the dual agency game before and others weren't happy either. In the end I was selling from one state over so I was really at his mercy. He made promises he didn't keep and the final straw was when his crew were suppose to clean out some of my items and his miscommunication had them talking artwork, sculptures, etc. before I got to my house to retrieve my family's items. When I called him in distress, he acted as if his person taking my things was my fault. He sent me texts that I saved telling me he wasn't going down that "rabbit hole" which was entirely caused by him. I should have filed a police report, but I gave him a chance to get my things back. Most things did come back, but with a lot of undo stress. In the end whatever I didn't want I ended up donated to a family in need so I am glad his "person" didn't get my things. Again, it's been 2 years and I wanted to forget about this awful experience, but here is YELP once again asking me what I think. I guess it's time to review and if anyone wants to know more... well there is. Ben tried to make it as if my family home of 50 years was being purchased by a family who were moving in and going to remodel and give it the love it deserved. Well, as of my last visit to the area, the person who purchased it painted it so the HOA wouldn't come after them and it looks like it's been vacant the entire time. I suppose they just wanted to make a buck and of course with the market how it is, they made a killing or perhaps they will when they sell. I still have my suspicions of Ben's involvement with the purchase. Perhaps I will never know or maybe I will when it sells again. Dual representation beware. read more

I hired Ben and his team (Joanna and Andrew) to sell my deceased brother's home mid November 2019. Less than two weeks later, Ben produced a buyer with whom he had previous real estate dealings. Escrow closed without a hitch 30 days later. The whole process couldn't have been easier nor painless. I believe this was accomplished because the team knew how to guide and set realistic expectations for both the buyer and seller. And I asked throughout the process what I could do to keep the closing on target. There was a Yelp reviewer named Jakki who felt Ben was not present enough for her, didn't give her enough guidance, and felt slighted that the buyer was a client of his. I don't know all the details of her experience, but I can attest that some of her complaints were actually benefits for me! One of their main goals is to handle as much of the sale as possible so the buyer or seller doesn't have to... that's what we pay them to do. What she might have considered as not enough guidance could be that they fulfilled the needs required to get the sale to move along at a pace necessary to close escrow on time. They only contact the seller when they require action that only the seller can do. In terms of Ben not being present at all the open houses, it's true he cannot be everywhere at the same time, but his team is trained to focus on the positive aspects of the property so prospective buyers will get basic information during the open house and seek more information from Ben later. Plus, sometimes others can share info about the house from a different perspective than Ben alone. Lastly, I felt Ben bringing in an offer from a former client was a positive aspect. What that meant to me was that Ben had vetted the buyer, confirmed he was a serious buyer, known from past experience how this buyer approached real estate transactions, and having developed a trust and rapport with his client, I felt reasonably safe that there would be no unexpected issues. Bottom line....would I hire Ben and his team again? Yes, in a heartbeat! read more

we sold our house with ben in 2010. ben's presentation to get our contract was a hard sell. i never saw any of the advertising he spoke of, and had to pressure him to follow through on his promise of having an architect present at the showings. at one sunday showing, ben had enlisted a substitute agent for the day, whom i'd never met and was terribly rude to me. i'd spoken to ben a half hour before the showing and ben never mentioned he wasn't going to be at the showing that afternoon. i think he assumed i'd be gone before the showing started and i'd never know he wasn't there. i felt that ben did not protect my interests. i felt he aggressively pursued a buyer who was his own client, so he could collect commission on both sides of the deal. not surprisingly, his clients were the only ones who made an offer. i sometimes wonder if anyone else made an offer, who was NOT his client, but will never know. the truth...in the end, i realized having a trust based relationship with your real estate broker may be an even higher priority than your asking price. i couldn't trust ben.... he gave me very little guidance and i often felt i was on my own in the selling process. on the other hand, ben has a very sweet assistant, julia, who is very loyal to him. i learned my lesson the hard way and would recommend staying away from ben. read more
