DO NOT HIRE! I hired Big Moose to perform a competent and diligent home inspection before completing the purchase of the property. The purpose of the inspection was to identify material defects, safety concerns, and conditions requiring repair or replacement so that I could make an informed decision regarding the purchase and negotiate appropriately before closing on my house sale. Following the purchase, significant defects were discovered that were not properly identified or reported in your inspection that were present, observable, and readily accessible at the time of the inspection. A reasonably competent home inspector performing a reasonably diligent inspection would have identified and disclosed the defects noted below, including but not limited to: 1. Rotten and Defective Deck Investigation revealed significant deterioration of the deck boards and insufficient structural integrity of the sub-structure, requiring the replacement of the deck for safe use. 2. Improper Water Heater Installation A subsequent plumbing inspection determined that the water heater had been improperly installed. This condition was identified by a HVAC contractor providing an expert opinion of the condition of the furnace and readily noted the improper water heater installation. The plumber who replaced the unit definitively concluded that the improper installation was the cause of its malfunction, thereby necessitating its replacement to ensure essential water heater function for the residence. 3. Window Replacement Issues Expenses related to window replacement, including the necessary replacement of eight (8) windows due to extensive frame rot, were not disclosed or addressed in the inspection. So dangerous as well. See Video. 4. Exterior Wall Damage Significant rotting exists under the siding. A pest control technician discovered this when noting a bulge in the house corner and suspecting moisture damage. Upon deck removal, the entire house corner contained rotten wood, including 6 feet of the ledger board. The plywood sheathing in this area was completely rotted, and the insulation lay at the bottom. 5. Broken Water Spicket A broken water spigot immediately discharged water into the lower level upon activation, resulting in significant water damage requiring renovation of the basement. These defects have caused Karen Knusta to incur substantial expenses, including costs for deck replacement, water heater replacement, window replacement, plumbing inspection and repairs, exterior wall repairs and basement renovation. We are now in the middle of massive remodeling and paying out of pocket $30,000. All this happened because the inspector didn't do his job or maybe knew the owner and cut a deal to ignore all of the things wrong with the house. Big Moose Inspections did a inspection of a home my wife and I purchased, After purchasing , after the purchase we had several things done to the home as far as electrical and plumbing. These licensed contractors which were masters in there field found issues that should have been clearly found. I had a home from before this purchase that we decided to sell and I knew of problems that were not a danger but things that should be fixed. The purchased realtor recommended Big Moose Inspections and the only real thing they found was outlets that were not grounded, this part of the home was built in 1962 before grounded outlets and they made a big deal out of it. It took a Master electrician to show that this was done this way in that era and it was grandfathered and only required a sticker stating it was not a grounded outlet. read more

We were referred to Big Moose by our realtor, Jeff Chilman of Whitetail Properties & we couldn't be happier with them! I believe Mark Stopjik was the inspector (that's the name on the report). We weren't there for the inspection as this is a vacation property we're purchasing that's close to 3 hours away & wanted only the well & septic inspected prior to finalizing the property purchase. The entire communication process was extremely efficient, as well as everything Mark covered, which I was VERY pleased with. Mark spent close to 30 minutes on the phone with me when I called him to get the details of the inspection & everything he listed in his report proved to be 100% accurate in his findings. As far as the report goes, I received it in less than TWO days after the inspection was finished & the report is very detailed, including numerous pictures & terminology I could understand. We've owned several properties over the past 13 years, two of which were vacation properties & every property we've utilized an inspection company, so I'm very aware of what to expect as well as what I expect from the inspection company. Update - more live wires found. This time in the attic, coiled up right next to the attic entrance. Should have been pretty obvious. I noticed it immediately, and I'm not a home inspector. My dad and brother caught more things than the home inspector did. I've reached out to the company, with zero response from them. Avoid at all costs. You're just flushing money down the toilet. Find someone who knows what they're doing and will actually give you all the information you need to make an informed decision on your home purchase. read more

Big Moose did a prebuy home inspection for us as my husband was unable to crawl under the house. They gave it a clean rating. Less than one year later an inspection under the house (an area they did inspect) showed serious long term rotting of the main beam and other wood support structures. We obviously would not have purchased if we had known. Despite proving it they just sent a legal letter referencing multiple page contract signed before inspection stating they had no liability for anything missed and refused to assist in any way. 20K later, we wish strongly we had chosen a different firm. read more

Do not hire this company, it was the most cursory inspection ever. They missed so many things. We are having some remodeling done and the stuff they pointed out that the inspector should have noted was extensive. The report is nice but what good is that when they miss obvious stuff? I could go into great detail about the stuff they missed but you get the idea, hire someone else! read more

DO NOT HIRE THIS COMPANY. We hire them for a home inspection, didn't find very much wrong. Said dryer was vented outside , wasn't and had no access to attic, it did. We wanted to but gutter on the house and found out the wood was rotten and had to have it fix $3500 later. Call to talk to him about let message would never return calls. 4 yrs later trying to sell and move back downstate. Inspector found mold in the attic not ventalate proper. So many electric problem in the detached garage had to have a electrician to rewire it. Cost over $1000. Don't know yet what fixing ventalation problem will cost. read more

We hired Big Moose Home Inspection Co for our home inspection and due to everything they missed, we had huge repairs to pay. House was infested with Bats, $18,000 for repairs. Missed Electrical issues cost over $4,000 to repair. The Inspector missed NUMEROUS issues. Examples - No mention in the report to the fact that the wall A/C unit was plugged in outside the house on the deck outlet or that the garbage disposal was wired into the outside light switch. The Inspector couldn't even locate the water shut off valve he said and we should check on that but there is a photo he took where he is standing right next to it. I had called and spoke with Dan originally but he thought it was all funny and laughed at me. I received an email from Dan with a half hearted apology for laughing or as Dan calls it 'snickering'. I would never recommend this company. I hope no one else ever gets taken by this company like we were. read more
