It was clean, odor free, and well appointed. The seating area on the ground floor is currently closed due to COVID. We are hoping that within the near future it will be re-opened. Unfortunately, the roof top deck access available for all the residents is also closed. This is disappointing but I'm sure that they're complying with the governors directives and it will be made available again soon. Our 8th floor flat in this circa 1904 building was as expected. Nicely laid out and spic and span. Dimensions not exactly what we had calculated but we were able to move our furniture around a bit and made it work. Since we've been here we've a couple of minor issues. We were extremely impressed by the way they were dealt with. Literally, within hours which was greatly appreciated. The system that the leasing company use has a multitude of capabilities from submitting work orders, to paying for rent and utilities. Since COVID-19, and until recently, the gym was shut due comply with the governors recommendations. The gym is now open, albeit at a smaller capacity, the leasing company is making a concerted effort to re-open it. It's necessary to book a gym session for the moment and that can be accomplished via the app. So, thanks to KimEdwards and her colleagues, so far, we're happy with our little flat. We hope that the roof top desk on the Virginia Building will be open soon so we can see the sites offered by this lovely city. The location of this building is incredible. Surrounded by water, parks, shops, restaurants....Who could ask for anything more. As I said above, we've only been here 6 weeks and hope that things continue to be very satisfactory.

There is a Deputy Sheriff that lives on this street across from the apartment so it's quiet and I feel safe relaxing with my friends. There are 12 apartments in this complex. They have two bedrooms, 1 bathroom, an eat in kitchen and a large great room (familu room/living room combination. The outside of the apartment is lit at night. There is parking in front of each apartment. Limited parking for guests after 5pm during the week. Her apartment has carpet in the bedrooms and hardwood floors in the great room. The kitchen has plenty of cabinet space and she has a stackable washer/dryer connection iwe are in the process of budding o a unit on FB). The landlord supplied the stove and refrigerator. I like the ghent like complex. It is older but renovated. The outside is landscaped differently then in the picture. They lulled out the big hedges a fee months ago Nd put in smaller hedges. I like them. The neighbors are nice. I would live here if I were on the market for an apartment. We like that it is located close to the downtown area but hidden in a neighborhood. The families across the street appear to be mostly in their 50s. You need a car there is no HRT stop here near. We have used Uber and taxis to go to Paint Night and Taco nights in Old Towne. Great location. Nice, clean apartment. Would like the parking spaces designated to the apartment.

Not only did Ms. Penni come in to give me a tour on her day off, but she called me Friday after Thanksgiving with the best news ever after making a last minute move. You Are APPROVED. Her efforts went beyond my expectations and she has delivered on everything. The Facilities Manager reached out to me days prior to moving in to inform me of a leak, but within days not only was leak repaired, they repainted my entire apartment and waxed the floors. From as simply sending calls to give updates to making sure I moved in to a freshly painted apartment. I appreciate all the consideration of a Team that is working for the Tenants, rather day 1 or decades of staying. Thanks Ms. Penni and your Awesome Team.

Ive just moved in, I've been here for less than a month and in these few weeks that I've noticed that the walls are paper thin. I can hear my neighbors as well as street traffic and the city's holiday festivities all hours of the night and day; I can also SMELL what someone is smoking very strongly almost as if they were in my very own apartment. For a luxury apartment the hallways aren't well kept. They haven't been vacuumed since I've moved in. The apartment is drafty which will end up costing me heavy utilities bill wise. The wood floors are so scratched up as well as the baseboards and some of the cabinetry from the previous tenant, not to mention when I moved in the unit was very dusty and honestly looked like it hadn't been cleaned since the last tenant moved out. The front doors have about a gap of 2-3 inches from the floor which is concerning in the event rodents or roaches infest the building(no sign of yet). Other issues to note, My kitchen sink head has randomly fallen off and water is leaking heavily and maintenance still hasn't come to investigate or fix the issue despite my calling twice in one week. All in all the location is beautiful but there really is nothing luxury about these apartments aside from the "history" of the building. To be honest I only choose this apartment because I relocated from out of state and this was one of the only apartments with available units, oh yeah and the power is out as I type this very review and has been for about 15 minutes

hodges manor is the worse complex to rent from in the city of portsmouth, they don't care at all…read moreabout their tenants, the place is run down, they recently took out the washer and dryers on the facility grounds and still charging all that rent, waterbugs are horrendous, the hot water heaters are always bursting in middle of the nights and they only have 2 or 3 maintenance worker's, one old man who is about 80 he lies sometimes and says he fixes stuff and never even comes into the apartment, they raise the rent sometimes twice a year. the only time they answer the phones is during the first of the month cause it's rent due, other than that you have to keep calling and leaving voice messages!!! noise from the other apartments, weed smell all day long, if you move out there let it be your last resort!!!

I think that this place can turn itself around as long as they re-focus their priorities on the tenant vice getting people in the door. Cheers!
