If you're looking for an apartment that has mold issues a leasing office that is extremely unhelpful or an apartment that takes six months to evict a neighbor and this is the place for you. We moved in at the end of 2022 and at first everything was good no issues with the apartment. Everyone in the office were super nice and easy to work with. They happily helped with any issues that came up all of that changed when the new manager came in the assistant manager actually accused me of hit-and-run in the complex when I had not even been in that area for about two months only because my front bumper was damaged on my truck and she needed someone to point the finger at. We lived in an "ADA accessible apartment". The only reason it was legally considered ADA accessible is because it had one handrail in the shower. Other than that my wife struggled on a daily basis to move around the apartment in a wheelchair because it was so small of a space that depending on what she was doing, she either had to back out of the room, turn around, go backwards into the room, do whatever and then go out of the room again turn around and pull back into the room just because it wasn't big enough for her to actually spin around our neighbor constantly had homeless and drug dealers come to his apartment and the most the office did about. It was saying that we're doing what we can but it's a slow process. Apartment Security stopped showing up because my neighbor was a safety concern and I PPD stop showing up because they responded to his apartment so many times. The only way I would suggest this apartment complex to anyone is if it was the very last option they had. In my personal opinion, this apartment should be on the blacklist prohibiting military personnel from living here. The office hours on the door is 10 AM to 6 PM but they are not available to help tenants until 11 AM because from 10 to 11 they have daily meetings. I've actually walked in a few times while they were having their meetings and they were just joking around and laughing and having a good time and it didn't really seem like anything productive was actually happening. Even though their hours say they close at 6 PM if you need anything after 5 PM, no one will be around to help you. also, if you have a handicap placard you better hope maintenance isn't around when you get home because they will be in the handicap spot. read more

I have a child who is special needs. My neighbor (if you can call them that) made a complaint to the office about noise. The office called and when we told them our son was Autistic and non verbal, the leasing office said we needed to submit paperwork proving our son's disability. We shouldn't have to provide any medical paperwork they suggested to keep our apartment, because they were threatening a 10 day eviction! Do not ever rent from this company! It was the absolute worst rental experience I've ever had in Washington. They do not answer calls in a timely manner - it took me nearly a week to find out about move in procedures after I had already been approved to move in. There is dog shit all over the property and it never gets cleaned up. If you don't have a car you will be trapped at the complex. It is situated between multiple busy roadways and is essentially cut off from the rest of the city if you do not drive. The staff turn over is insane - I never met or spoke to the same employee more than once in my tenure there before they were replaced with someone else. There are children constantly running around screaming everywhere - one child loved coming up to our backdoor to scare our cat through the window. There are numerous loud cars that rev their engines in the parking lot at almost any time of day (and you will absolutely hear them once they're on the highway). With how bad homelessness is getting in Olympia, there are numerous groups that wander through the parking lot. I can not recommend enough that you never give these people money - they will charge a premium for a mediocre, small apartment and your mental health will suffer significantly for the experience. read more

Peggy Trudell is the absolute worst business manager and should not be in charge. Other than my move out experience, this place wasn't bad. Peggy would not let me be present for my move out inspection and there's charges on there that she said would not be. The day I was supposed to turn in my keys she decided to close early, someone from the office called me saying they would be closing early. Due to me not being able to leave work early I was charged for an extra day. I called twice and left a voicemail saying I wouldn't make it before they closed early and even told her that the next day when I went to turn in my stuff. After being treated like it's my fault and hearing her talk bad about me because she didn't realize I was right outside her office she said she wouldn't charge since they were the ones that closed early and I attempted to make contact. As I left she gave the most passive aggressive, high pitched "I hope you have a great day!" She is the definition of unprofessional, liar, and just overall terrible person. So overpriced for what you get. Management is so difficult to get in contact with. Walls are as thin as paper. The place is outdated and needs updates. They try to get as much money out of you as possible. They up charge you on utilities, increasing it each month. BE AWARE they are very sketchy when you move out. We put down a $300 "refundable fee" but it was not actually "refundable" because they charged us a $200 cleaning fee and a $75 carpet cleaning fee and then on top of that, they charged us several additional "miscellaneous fees." On top of them taking all the $300 "refundable" deposit fee, we had to pay about $200 additional when moving out. Avoid this place at all costs. read more

Before you sign a lease you have to sign a Black Mold waiver, so it is not a surprise when it pops back up after being painted over or cleaned before you move in. But, since it allows larger dogs, it is the best option for many of us. The office staff is very friendly and young. I have had no problems getting maintenance issues fixed via email communication. The amenities are nice, but I'd be curious to find out how many people have ever used the tanning bed. This place could be really nice with a few changes that would have to originate from management and effect the residents. Many folks here are lazy when it comes to littering, picking up dog poop and properly dumping their garbage. If I could give negative stars I absolutely would. This place is awful & I wish I read the reviews before signing the lease. We paid 1800 for a 712 sq foot apartment. First off. Outrageous. Second the insulation makes it so you overheat & are miserable all summer. Oh! But guess what? You can't have an AC unit in the window. This is just the beginning on the many many things wrong with this place. My top was definitely the mold you'd have to clean up every week. Make sure you move your furniture around frequently. We also had hot water for only one shower & the water pressure was dreadful. It worked the first three days we were there and then it just stopped. I asked a few different maintenance people if it was possible to get it fixed and nothing came of it. To top it all off though was the fleas. We havent had animals for the last 2 1/2 years. Why were there fleas in an apartment that was supposedly professionally cleaned prior to our move in? Anyways, to wrap it all up. If you like mold, rats, mice, stray cats, and fleas. A rock went through our window and almost seriously injured me from a mower, apartments get fleas when it's hot, when we moved in or walls would leak with a brown ooze, the pool gets shut off for work a concerning amount (last summer the outside pool was open probably for a few weeks because of maintenance), the rent is way to much for how crappy everything is (a 1 bedroom apartment that's not even on black lake or down town shouldn't be 1,769), and worse of all we had a flood back in the late summer of 2022, the put big industrial fans in our apartment so loud that you couldn't hear someone right next to you, they were so big as well that we got injured because of them a lot, one injury even making me go to the urgent care. After all the fans were gone they took out our floors and put holes in the wall, and then never came back to fix it, it is currently May of 2023 and we still don't have floors. The appliances don't work well, all the drains are clogged, and when we moved in it was really dirty. Will look for and take any opportunity to bleed you of your money. On top of charging you a $200 cleaning fee, they expect you to clean the place upon move out which is no hassle but then to charge a cleaning and a whole separate fee to clean BLINDS? As well as these measly fees, if you have an outdated unit, they will charge you for a "carpet replacement/cleaning" when they're gonna tear the carpet out and replace it with hardwood floors. I already rolled with their punches when they wanted to extend my move out date by a day cuz i figured whats one day? Following this no one was "available" to do my move out inspection so they decided to move my move out date the day someone was finally able to conduct the move out inspection a whole week later and then proceeded to charge me for that week. Real SHADY business going on here. I do not recommend Black Lake at all even though I've been there almost two years. Very cheap construction and very loud if you live below anyone, we could hear the cats above us. The ceiling cracks when someone walks above, and our neighbors above were not noisy people at all, so it wasn't them, it's the cheap construction. The closet doors on all the closets fell off numerous times, just by opening or closing them. And so many things broke or fell apart: trim, light fixtures, you name it. The appliances are so cheap and old, our washer had rust inside it, and the dishwasher is useless, you are better off washing by hand. Parking is a nightmare, be prepared to walk a long distance. There are a lot of noisy people who have late night parties on their balconies and management doesn't seem to care at all, so don't waste your time filing a complaint. The bedrooms are about the size of a prison cell, if you have more than a bed and one dresser then be prepared to walk sideways to get around your room. Very little storage in the kitchen, and NONE in the bathroom. Do not be fooled by the lower rent than nearby apartments, they charge for water and the average water bill averaged $70/mo. The management is a mixed bag, one person is clueless, one is outright rude and unprofessional, so we avoided going into the office. It'a a shame, because the location is nice (if you get a unit that is not right next to the freeway) and although they do have a landscaping company come in once a week (be prepared for a lot of leaf blowing noise) there is dog poop EVERYWHERE. They have a very small dog run but it's just really a toilet, I had talked to neighbors who complained about all the waste in there, but they never do anything about it, which is a health hazard, and most of the grass throughout the entire complex has dog waste on it, so don't walk on it. They also charge $1,500 to break your lease and good luck getting your deposit back. They charged our next door neighbors for the carpet, even though it was old and had not been replaced, and didn't replace it for the next people. Mold is a constant battle, it grows on the walls and windowsills and covers the patios. We were counting down the days until our lease was up. read more

My experience in the two years I have lived there.. yes, two years. We should have moved much sooner. Landscapers come every week and keep the grounds looking good. They have recently had all roofs replaced on the apartments. Indoor heated pool is kept clean but I wouldn't think of it as heated. You are still shocked when you enter the water because it is cold. I have never used the tanning bed. I believe they change the bulbs in the tanning bed every year but I've never used it, not sure about actual condition. The dog park ( advertised amenity) is never cleaned by the grounds keeper (asked 8 times over 2 months). He thinks picking the poop bags out of the basket is cleaning it... Hello, what about all the poop left by bad pet owners. Yes, the dog owners need to clean up after their pet but when you pay $1200.00 every month for just rent and sewer, I think the grounds keeper could break out a dog poop scoop and actually clean the grounds. The ceilings on the outsides of your front door could have been pressured washed at least every 2 years to avoid the major dead bugs stuck all over (Asked 3 times in year and has not happened yet), horribly old refrigerators and ovens without oven clean option (had no idea they made oven /o this option in 2015). Extremely cheap carpeting that lifts after just 3 months of installation. Black Lake could be much better if the upper management actually cared ( upper management is not the staff located here but the owners and partners of this establishment). They have random ice cream hand outs for the children during the summer months. The location to I-5 , Buffalo Wild Wings and Trader Joes is great. All of the staff are friendly. We have had no problem with theft and feel safe enough to leave our home unlocked. Our neighbors watch out for each other. If your trying to get on your feet and have pets, this place can be great beginnings when relocating from other states or areas. It would be better if they offered 3 and 6 months leases like Breckenridge and Breckenridge heights but dogs are not allowed at many apartments so its a compromise. Regarding other tenants experiences with mold, We are in Washington State and it is something that you may have to deal with. We have never had a mold issue but I could appreciate the frustration if you ended up in a apartment that had it. read more

Being an assistant manager for a property myself in California being treated how I treated my tenants is a breath of fresh air. June 2017 This was the worst place to live. There isn't enough room to tell everything, but here's the best I can fit. There were so many other things wrong with this place, I'm sorry I can't fit everything. We were looking for apartments in June of 2016 and were told we wouldn't be able to view the apartment until July 8th because that's when it would be vacant. However, we were supposed to sign the lease on the 15th and when the 8th rolled around, they canceled. They rescheduled us for the 11th but canceled because we were double-booked. They told us we could view the apartment before signing the lease. We were not allowed to see the apartment until the lease was signed The apartment reeked of mold and had countless problems and was not ready, including a bathroom door that would not close. I expected these problems in a cheap apartment, but not one we were paying just over 1000 dollars for. To their credit, most of the problems were fixed within the next couple of days (Except for the bathroom door and mold) When we got access to our storage shed there was a huge circle of water damage in the shed and the dishwasher was on the other side of that wall. However, maintenance came in, shined a light under the dishwasher, determined that there was 'no mold' and that the water damage was just an 'unrelated water mark'. Then slugs started coming into our apartment. We would have slugs show up every few days. After slug 5 and the apartment getting filled with smells of mold every time we ran the dishwasher, we decided to take the dishwasher out and the back wall was absolutely covered in black mold. They bleached it (which is not actually a solution to mold problems) and went on their way. The slugs and mold returned many times throughout our time there We moved out in May. We cleaned everything but didn't expect our deposit of $400 back because of how shifty this apartment complex had been. But of course, they tried to charge us $400 ON TOP OF OUR DEPOSIT for problems that were not noted in the walk through and were not documented with our signatures. A charge was for the bathroom door that never was fixed. The door itself was fine but it wouldn't shut. They tried to charge us for a hole that was in it that didn't exist. My roommate proceeded to write a 10 page single spaced paper dictating in detail everything that happened to us (what you see here and more) and cc'd the Department of Health and many more places that would take interest in this situation. A high quality experience akin to shopping at Nordstrom's is what Black Lake Apartments life is like for me. Why? Extraordinary service... always professional, yet caring and friendly management. Spacious and well-appointed apartment homes. A myriad of amenities: indoor heated pool, spa whirlpool, outdoor pool, playground, a separate building devoted to physical fitness equipment, a dog park and more. The landscaping and grounds are immaculately tended and are lovely. An organization and staff concerned about our environment and carbon footprint who act to positively support best practices. For example, within the first months of my residence, I was given a brand new energy efficient refrigerator. Then came a state of the art water saving washing machine. Staff changed all light bulbs to energy saving units. That commitment to energy efficiency is impressive. If ever something in my apartment needs adjustment or repairs... the quality maintenance staff immediately fix and remedy with a remarkable work ethic and great skill. The view from my apartment is lovely and so are the managers. Did I mention that the office management and staff often provide goodies for children and opportunities for residents to meet one another? What a delight these beautiful administrators are. The proximity to Barnes and Noble book store, Trader Joes, Haggens and the Capital Mall, theaters and restaurants is a plus. So too is the resident population of Black Lake Apartments; a diverse community of young and old, singles and families, college students, service men and women, retired and career/working people. A friendly, kind, and interesting group... a microcosm of community at its best. I love living at the Black Lake Apartments. It takes hard work, attention to detail, high standards and a dedication to service on the part of management along with creativity and imagination to make this apartment complex the special place it is. I've lived here two months now, and there is already mold growing throughout the apartment. They've conveniently "misplaced" my rent check BOTH of the months that I've lived here (that's 100% of the time for those keeping track). Luckily I kept the receipts, but who needs the drama of coming home on the 6th every month with a ridiculous overcharged payment notice (or you have to move out in 72 hours). Then you have to go in the office and show them the receipt in person, when you already gave them the check weeks ago!!! They have ONE TRASHCAN for over 1,000 residents (so good luck with that).... You should only move here if you have no other option, all I can do is tell you what I've experienced and let you know that I've already provided them with notice that I'm moving ASAP. Awful places to live, over priced and very small. You can hear your neighbors walls are paper thin. They are old and outdated they try to update but the buildings are needing more than that. They charge way too much for water. The trash in always overflowing on the ground and it smells awful. Office staff is awful and dont help. You get charged for parking spot, pet rent, amd then the w/s/g runs about 95.00. APPLIANCES always break and very old. A lot of people that are on social security and section 8 live there. Pipes break and flood apts all the time. Just not worth the price or stress. So many better reasonable places to choose from. make it a last resort or u will be sorry. Even if you give notice they still try to charge you half a month and jack up your move out bill. The office staff all need some education on customer service,problem solving, proper leasing practices, and how to be a civil person. You are ugly,stuck up and broke. im writing this review with real homelessness looming in my immediate future. and mainly as a calling card to other poor folks, particularly poor black folks, and others looking to possibly avoid business' who perpatuate marginalization. I would like to preface by saying that, for what its worth (not very much in the end), the employees of this apartment whom i understand are just "doing their job" where actually pretty great at their jobs. Rachael, the person whom i worked with mostly seemed genuinely interested in helping. Worked fast and hard to get information and money straight for the application. Applying is one of the most difficult steps in the search for housing. It is both time consuming and expensive. She was there to help spell things out and make sure everything was properly situated. Unfortunately that is about all the positive i have to say. Because in the end, im houseless and because of the decision they chose harmed and marginalized because of age and lack of access to wealth. After squeezing every penny out of me they could through the process, they ultimately declined to rent to my sister and i, both 21 and 23 respectively on the grounds that we were 1000 dollars short of making 3X the rent (a requirement that i can only bring myself to see as both age and racailly discriminatory. what working class 21/23 year old makes on their own 3X 1300/mnth?? I dont know one. maybe I hang round too many poor people though). as i write this it comes to me that this is probably the very specific intent of the apartments employees. Additionally our cosigner wasnt approved for the credit screening. My sister and i', screening and background checks came back fine. No real evidence to show it would be a risk to rent with us. but because we, two black children whos families historically have not had access to wealth, could not prove we made 3X 1300 dollars a month( thats around 4000 a month)we have been denied. ive been in the workforce since i was 18, 5 years ago. my sister 3 years ago. Im trying to see those odds in a way that arent unfair without success. In the end it was very frustrating how, after theyve taken your money (that you will end up subsiquently need to continue paying other high priced app fees) they just shrug and say there is nothing they cand do do. it seems stretegic. its like going into mcdonalds and hearing that the icecream machine is broken. when you know damn well they probably just dont want to clean it again. There are few real time situations in american capitalism which there is NOTHING that can bedone to help someone in a business situation. That is the "power" involved. If they desired to do so they could dismiss the fees and let me move in scott free. a quick look at some of the other apparently working class families and occupants points to some possible inherent bias, but ive Obviously that is an extreme but growing up, it hasnt been lost on me how the "rules always apply" with people in my community. I hear often of the deals cut to people. Ways in which the rules were worked around. Black lake has shown it has this freedom in other ways. and i refuse to believe they havennt looked the other way for other people. people they maybe could empathize with on a more personal level. maybe people who looked like them. in the end black lake only got 120 of my dollars. which is going to hurt whilst along with eating and finding shelter, i have to continue to frvolously throw my money at inteties hoping they see in my black ass something they can relate to enough to make space for me and my none existant credit. i hope one day we as a society can talk about these sorts of discirminatory and honestly money hungry practices of housing entities. to this end the kindness they showed seems fake. seems contrived. seems performed only to give the impression that it could work, only to reject you after taking your money. i wish this wasnt common practace. but it is. how are we supposed to get to a place of good credit with no credit. How do we get to a place where the fact that my family has been poor since they were peeled off of slave ships isn't a limiter to success in the most basic of ways, like housing. a quick check of national statistics shows who is more likely to have the credit and backgrounds that this place is apparently looking for. and news shocker: its not brown and black folks. to my poor, no credit, low credit having brothers and sisters, i hope you see this before wasting your efforts applying here. or i hope you have someone who can help u with credit. peace and good luck to u all. p.s i hope the employees at BLA enjoy their bias along with the dinner im sure theyll buy with my 120 dollars. ill be sleeping in a car soon. thanks. read more

I have been living, with my two boys, here for 11 terrific months. Through my own oversight, I believed my lease was for 12 months and was acting accordingly as I prepared to move (to move back to the East Coast). The office staff, as has been my experience throughout my stay, were not just professional but they were also compassionate and caring and acted swiftly to accommodate me more than fairly. I can't say enough positive things about this complex and the staff. I wholeheartedly disagree with the negative comments left by some disgruntled tenants. I have not had any issue, none, with mold. I have never had an issue with paying rent, as there are different options made available to ensure on time payment to include direct withdraw from a bank account as I utilize. The limitations on what is allowed on patios and outdoor space is very well thought out and made aware to all prospective tenants and ensures that the grounds look nice and classy while also allowing very comfortable outdoor entertainment space. There is more than ample storage for bicycles and such in the private secure storage space connected to the patio. The indoor pool has been terrific for my boys, and has only been closed 3 times in the 11 months I have been here. So again, I cannot speak highly enough of Black Lake Apartments and the wonderful staff. If I were not moving back East, I would remain here very happily. read more
