They have not done most of their contractual duties and this few that they did fulfill were shoddy and incomplete. A lot of promises made. Nor kept. I hope this review helps someone avoid the mistake I made by hiring this company. It was, without question, the worst experience I've had with any property management service. Every person I interacted with seemed completely unaware of my property or my history as a client. The maintenance team was especially concerning--what should have been a simple toilet flapper repair turned into more than $600 in charges due to their own mistakes. Communication was almost nonexistent. If I didn't follow up multiple times, nothing moved forward. When work was completed, the prices were outrageous, and the quality was so poor that I often had to pay again to have it corrected. They even charged $20 to remove a spider web outside on the front porch, which perfectly illustrates the unreasonable fees and lack of common sense. My home sat vacant for a month before I had to reach out myself to confirm whether the tenants had moved out. That level of disengagement is unacceptable. I could go on, but the bottom line is simple: this company does not care about its clients or its employees, and it shows. It feels like nothing more than a monthly fee collection, with little to no actual service provided. I strongly advise looking elsewhere. read more

Negative stars if I could. I'm not exaggerating. From the moment we moved into a Block & Associates rental in June 2024, it has been one serious issue after another. The A/C was already failing before move-in, wasn't properly inspected, and took until September to be replaced after multiple technicians confirmed the entire unit needed replacement. Indoor temperatures reached 85 degrees during summer. We later discovered mold in our children's bathroom caused by flooding under the sink. Maintenance took over a week to respond and performed a surface-level fix that did not address the mold at all. Follow-ups were ignored. We also experienced major flooding and sewage issues. Aqua confirmed the problem was a mainline structural issue extending down the street and told us the home was uninhabitable. Repairs were completed on 12/3/25, only for flooding to return 10 days later, at which point responsibility was inexplicably shifted onto us. We maintain a clean home and take preventative measures. The lack of accountability and urgency has been infuriating. I strongly recommend looking elsewhere. read more

The very worst is communication, customer service. I have sent seven emails, left several messages and no one returns my calls. I submitted receipts over a month ago and have had to chase down my reimbursement. I have been told the check was mailed, when it didn't arrive I was told it was cancelled and a new one was ready to be picked up at the office. Went by today and was told it was mailed. Which is it? Asked to speak to Inaas Arabi he told the receptionist to call Keith. He would not speak with me. Not a way to do business or manage HOA's. read more

So my friend put in to view this place bc she's ready to move immediately... appointment is confirmed for 4:30 so she puts it on the schedule in between other viewings. This random number texts (NOT CALLS) and says he needs to reschedule or is free ANYTIME before 3 pm. Ok cool she checks her schedule and says well how about now (she has work and other appointments too) he says no I can't do now (bro you literally just said anytime before 3pm). She then calls the office and nobody answers. How do you not have staff to answer the phones ? Like what !!!!! Anyway she needs to move asap so it's an urgent matter. No call back from the office , never a call from the agent only texts . When you start out unprofessional that's your sign and I told her to scratch this place off the list as obviously they aren't very professional. I ended my contract with Block & Associates in Jan 2024 and received my final payout in Feb 2024. Their OWN records show the invoices were already deducted and settled. Yet almost two years later I'm still getting emails from Mario Sanchez about "unpaid invoices." Maybe he's just doing what they told him to do, but it's still unprofessional, misleading, and harassing. If this is the standard they operate under, I wouldn't trust them with my property or my money. read more

!!!!!! Beware before considering rentals with this company - you were warned !!!! This is a long read but worth it if you're seriously considering signing a lease agreement. We've been with this company for at least 6 years at the same location. We've never been late on rent and kept up with the day-to-day upkeep of the property. They're great about reminding you when rent is due and or assessing additional fees when convenient for them but the maintenance service is H-O-R-R-I-B-LE. The past 2-3 years, the quality of service has dropped considerably (internal staffing even admits this is true....smh) Things break, we get....it happens, but vendors will often message you they're on the way and never show up. You get charged a fee if a tenant is not present and I've take personal time off from work to be home. This has happened more than once. Oh, and expect to wait 30+ days if a major appliance breaks down - not joking. We've been promised a $100 gift card which we've never seen. Again, this is all true and if you've taken the time to read this then you'll at least know what to expect from them. Share if you've had similar experiences - this is ours. read more

As an owner: Block has grossly mismanaged my property rental thus far. TL;DR - All-around negligence. Lease stated tenants had to pay 1 year in full before moving in. Agent allowed them to move in without paying. Now the tenants broke their lease and aren't paying anything. I had to move from Raleigh to Seattle for work, but recently purchased a home in Raleigh, so I hired Block to rent it out for me. I was not told about new tenants moving in, or sent their lease, until the day before move-in. I got a call at 4am asking me to please sign the lease ASAP, but there were countless mistakes, so we had to go back and forth at least 10 times before the lease was correct, resulting in a delay for my tenants moving in. Countless calls/texts 3-4am over the next few days from my agent while we try to fix all of her mistakes. They also did not conduct a maintenance walk-through until the morning of move-in, which revealed several things that needed to be repaired, and could have been done any time in the entire month prior while the house was sitting empty. The lease stated the tenants must pay 1 year in full before moving in (due to poor credit history). However, my agent allowed them to move in without paying. I think she felt bad because their move-in was already delayed (which was her fault). She mentioned several times how the tenants were in a hurry to move in. She claimed "He was unable to get a money order for the full amount because his bank has a daily limit." When I expressed my concerns, she sent me "Are you worried that they wont pay rent??" - yes, of course I am. That's why we required they pay in full before moving in. She followed this up with "This one was challenging for me and my first move in there are things that could have been done differently. [the rental process] was kind of a shit show." I understand these things are complex and take time, especially if this is your first property, but the entire company should also be responsible for overseeing the process and providing support. The tenants ended up paying about 1/3 of the total lease amount up front. However, it's worth noting that this happened in January, and Block didn't send me any of this money at all until late April. This was partially my fault because my home insurance file was messed up, however there was still a gap of 2 months between me fixing that and me getting paid. This whole process also required a revision of the lease, 4 months after it was originally signed, which is further evidence that the agent did not know what they were doing and/or no one else at the company was overseeing the process. Now, who could've seen this coming: the tenants did not pay their full rental amount, broke their lease, and are now refusing to pay any more. Supposedly, those tenants have moved out, and Block is searching for new tenants, but it's nearly impossible to get any updates, and I now live 3,000 miles away so it's not like I can walk into their office or go check on my property. I found out about the lease break on June 3, and the house was not even re-listed on Zillow until mid-July. At this point I do not know if my house is occupied or not, I do not know whether we have any new prospective tenants, and I have no money coming in from this property. read more

TERRIBLE customer service. They are currently withholding my security deposit. They asked for an extension past by law 30 days to return my funds. I via email denied that request; stating per NC law they only had 30 days. They via emailed agreed and stated my refund would be mailed out 1st week of July. They have not been returning my calls and giving me the run around. I am filling a complaint against them. This is one of many things done wrong since the start of the rental. One including a complete bathroom renovation not being done in time leaving me with a hole in the bathroom floor for the first 2 months that l occupied the property. Where do I start? Maybe when I tried moving in my home two weeks after my lease started and walked into BLOCK painting my entire rental and was told I couldn't move in yet? Or when they hired the professional cleaner right after that. OR when they sprayed chemical for mold and paint with my newborn baby, 3 year old, and animals next to the room and I had to evacuate my entire family outside and open up the house in the middle of summer, I thought they were just coming to next a door and was unaware. Unprofessional, lack of knowledge or care of how to take care of a home. There is a reason all of their employees are hard to get ahold of. Signed a lease from broker (Stephanie Perkins) to have soft spots in floor fixed before move in, that never happened. Upon moving in and spending all the costs which is high for a rental around 2k, we discovered mold in both bathrooms, black and orange. Their technician denied it was mold and just painted over the mold instead of having mold company fix it correctly.( I have asthma and have been wheezing and sneezing since move in.). Their technician (Jeffrey) told me it was probably just pee on the ceiling and not to worry. Broken doors with holes in multiple rooms not fixed until month after move in. Whole doors left sitting in rooms for month until installed. Roaches crawling in house that we did not have. Broken blinds upon move in. Technician Jeffrey walks inside without waiting for me to answer door. Horrible experience and made me very uncomfortable. DO NOT RENT FROM THEM. Block led me to believe that they would find responsible tenants and they would keep an eye on our properties to make sure the tenants weren't destroying them. Jess Gillespe was our agent and Fernando was the manager. I can't remember all the people I've spoken to but these were the main two. We'd been working with Jeff for 4 years and we did trust him. Our most valuable property (which was our former family home) was absolutely destroyed!! To make things worse in the process, my father sadly lost his battle with cancer. He had been sick for a long time and Jeff knew this. He had no sympathy for what we were going through. Obviously I reached out to Jeff and he blamed Fernando and back and forth. Meanwhile we were trying to get cigarette burns and smoke residue off the walls. Two of the sinks are cracked, our fence is broken, there are holes in the walls..... The carpets were infested with fleas. Please look at these videos. This is how they handed our valuable Pristine home back to us!!!!!!!!!! The before and afters are mind blowing to me!!!! As soon as I saw it, I immediately started crying. My brother came over. He started crying. My mother who is 86 was so upset that she refused to see it. This was our home. This was our family home. AT THE VERY LEAST, they should have hired a cleaning crew. This is a large successful company. I read all the reviews before I hired them. Our mistake was not micromanaging them. Why should we? Isn't that what they are for??? Where is the accountability????? Companies just get to rip you off, destroy your stuff and you have no recourse??? This needs to change and I'm going to have to be the one to change it. I own a small business and run a 501-c animal rescue. We are good people and we don't deserve this at all. We trusted them to do what they said they were going to do. We had to fix the AC multiple times which cost us an absolute fortune. Come to find out NO FILTERS were ever changed EVEN after my brother emailed and asked for that to be checked up on. to the floor. So on top of it all We were charged IMMENSE fees for repairs that if they were doing their jobs wouldn't have been necessary. They handed the property back looking like this! These videos say it all. The tenants were there for three years. Block never once went inside in three years to see what was happening not one time. Cigarette burns all over the counters, pet pee, and feces on the walls!!!!!!!!!!!! The front door was broken, the railings to the stairs were broken. Most of the doorhandles had to be replaced as they were hanging off. When we first went to the property the FRONT door was wide open and the key was broken off inside the lock. We have no idea how long it was like that. I could go on and on.... Needless to say, we've pulled all of our properties from Block! Beware, they will ruin your property and they are the ones that are supposed to be protecting it for you. We are so happy with JW Hunter! I've had them find Renters for my house in Raleigh three times since 2006 when the renter moves out, I called Block and associates and they find me somebody like that and all three times they've been very decent people that have always paid their rent on time. The good: they are fairly quick to repair issues (if it's under $300, otherwise a special request is needed to proceed), someone is usually around to answer questions and there is an emergency line for urgent repairs. The bad: Dishonest about pets! Listed as cat friendly on Zillow and in every single thing we submitted we indicated that we would be adopting a cat, asked our tour guide can we have a cat, etc. No one ever said this wouldn't be possible. I go to adopt a cat when the time comes and they tell the adoption agency "No cats". They want your money but not your pets. And only very specific dog breeds that aren't "Aggressive". I had paid for cat food and gathered supplies for close to two years so you can imagine my disappointment. I had planned to stay long term but looks like apartments may actually be the better choice for young adults these days. read more

In fact, she was so lazy and unaccommodating that I rented the house to the interested party by myself! I was told that since I secured the renter, I would get some sort of credit for it - never saw any discount/credit to our account. BEWARE Terrible experience with Block and Associates. I have had heard horror stories about this Property Management company but when I was the benefactor of their dishonorable business practices I could not be silent on it. When first moving in to a rental property bring managed by Block and Associates the home had several items that were left there. This was already a ref flag because we knew that no one could have confirmed whether or not this property was move in ready. This was disturbing on many fronts because this was at the onset of Covid and items including bedding, mattresses and a host of other items had been left. After contacting our agent Taylor to find out what we should do with these items;even though it should have been something they handled, we were given the green light to get rid of everything with the exception of a chair and television. Even though we didn't feel like we should bare the responsibility to store anything at a property we were paying $1500.00 a month in rent we obliged. Fast Forward months later after an agreement between us and the owner to terminate the lease with no penalty After having house professionally cleaned and carpets cleaned we turned over keys to the owner at the request of the owner and the Agent for B&A Taylor ,which by the way was contrary to the moving our procedures that were outlined to us in several emails sent by Block and Associates. The owner was amazed how well kept the property had been kept but he wanted to know where the items he left in the property were to which we responded we no longer had these items as we had been given permission from the Agent to get rid of everything EXCEPT the chair and television. The owner seemed to be upset about it, so we made sure we kept copies of communication between us and the property agent as proof. Anticipating this would be an issue when it came to the return of our full security deposit we reached out to Block and Associates to ensure that this would not impact the return of our security deposit. When contacting Block and Associates we spoke with Arnita who explained to us that they were aware of the situation and that we had no need to worry. She instructed us to send over receipts for our cleaning and to send our forwarding address for the return of our full security deposit So we were completely blindsided by Block and Associates when we contacted not by phone but by email from Lori Nance department manager that they no longer manage the property and that our deposit would be returned to the owner and the owner would determine if and how much of our security would be returned. This was problematic because this was not at all the standard business practice. We made our security deposit to Block and Associates not the owner. I surmise that the owner must have threatened them sort of legal action and instead of taking any responsibility We were left on the hook. We were on time paying tenants who took wonderful care of the property and this is the mess we were left with. Eventually we came to an agreement with the owner but ended up having to forfeit a portion of our deposit for the items we removed from the owner at the advisement of the agent acting on Block and Associates behalf. We reached out to get an explanation Lori Nance was rude, dismissive and unapologetic. I own 15 properties in the Triangle region that are continually leased by Joshua Furr's Team with Block & Associates and have been for the last 5 years. He does an excellent job with finding, reviewing, and placing quality tenants in my properties. Their relocation relationships are also incredibly helpful in sourcing regular tenants for my homes. I have also worked with Block's property management team to keep the tenants happy along the way. They have incredible systems to stay on top of property repairs and have worked with me on multiple issues that have come up along the way including insurance repairs. As a long-distance owner, they are an incredible resource to have on my side, and I highly recommend their services. Well here we go again. I am so furious with Block & Associates. I have been a resident in this rental home for 4 years. We take better care of it than the owner. This is the third maintenance ordeal that we have had to go through with this Realty company as my husband fixes things that he can without having to contact these people. We have waited 4 months to get a refrigerator, 2 1/2 months waiting period for our bathroom to be fixed that was flooded and had to be remodeled. Now we have had no AC for 8 days. They just reached out to the owner 6 days later and he is trying to find a warranty which we all know that he doesn't have because the AC unit is the original unit back in 2014 when the house was built. It may be a long time before we have AC as the temps will be in the 90's. No one returns a phone call. No one is ever in the office. It's really pathetic that this company is still in business. My message to everyone the reads this, stay clear of these people. Read reviews before you rent sell or buy with any company. Do your research. My lease cannot end soon enough. I'd like to take this opportunity to share my experience and I'll make it brief. If you're looking for a company to exceed your expectations, DO NOT choose this company. We moved into our property in April of 2022. We drove cross country to move in and when we arrived, the place we rented was in shambles. The company failed to even have our place cleaned upon arrival after the previous renters trashed the place. We ultimately had to get a hotel for multiple nights while they scrambled to get our place up and running. Throughout the past year, the company has raised their mandatory monthly fee the renter has to pay without any substance behind the higher fee, they have failed multiple times to communicate to our HOA on our behalf and do not think for a second this company has your best interests in mind as a renter. I will never rent a place managed by this company again. I am counting down the days till my lease is up so I can move on from this awful experience and horrendous company. Lastly, the company's entire leadership team has had major turnover in the past year.. I wonder why! read more

So question,..."What do you do when it's 93 degress outside and you're hot. Of course air conditioning comes to mind but in fact, as of about five days ago ours decided to stop working. A nice home in the heat of summer is trash when there's no air conditioning, yet Here I am writing this review about it. Yes we reported it to the rental company that manages this property and we've had three different people come into our home and ask us the same stupid questions. It feels as if they're interrogating us to find out if we somehow managed to destroy it ourselves. One guy even wanted to count the air ducts and the direction they were facing. Excuse me sir, "OUR AIR ISN'T WORKING...!!! REGARDLESS THE DIRECTION THE DUCTS ARE FACING. He also wanted to know the size of the windows near the ducts...Give this man an A for his interview skills and an F minus for FOOLISHNESS. I'd like to give this company a better review but this is the worst situation you can put a homeowner in. It's 95 degrees outside and there's only one ceiling fan in the house and NOT in the room it should be in, for instance THE LIVING ROOM, where people gather, who ARE HOT. read more

Be careful with renting a property from this Realty Company. The move-in and move-out inspections are of a completely different nature. Luckily I took multiple pictures of my own to show the numerous cosmetic deficiencies in the house. However, there is no way to protect yourself from all instances of normal wear and tear. Despite the leasing agreement stating that renter will not be responsible for normal wear and tear, we were charged $155 off of our deposit for one blind that had a single broken blade, repainting of a door that went to a room that was never used and to repaint a wall that was "marked." Based on the accumulation of minor cosmetic defects in the house, they have likely been charging renters for small deficiencies that are never ultimately corrected before the next renters take over.
