I signed a contract in good faith, and within two days the builder lowered prices and began offering incentives on similar properties - we are talking 20-40k price drops. Immediately my confidence in the market and community dropped. When I raised the issue, I was told this was not something they do. During an in-person visit, the conversation felt more open and gave the impression there might be some flexibility, but afterward the communication became noticeably colder and strictly transactional. I never met the builder, and nearly everything was handled through email. There was very little transparency around market changes or effort to build rapport. As someone who works in the insurance industry and deals with people during stressful, high-stakes situations, empathy and clear communication matter to me. This process lacked both. Walking away was not easy. Losing a $3,000 earnest money deposit is not insignificant, especially in this economy and as a single parent supporting a child in college. Ultimately, though, the lack of flexibility and goodwill made it clear this was not the right fit. In hindsight, the loss was painful but worth stepping away from an experience that felt so impersonal. My advice to future buyers is to take the time to truly understand your builder's approach, ask direct questions early, and be clear about what kind of experience you expect. Initially I was ecstatic about my home purchase in Red Oak. They handled warranty items in a timely fashion until I discovered I have water drainage issues. My neighbors water runoff sits on my property and kills off my grass. They keep denying the claim saying the water has to sit for more than 2 days, which it has on several occasions. If I could give zero stars, I would. We bought our home in Oak Hill Ranch based on what Bloomfield Homes showed and told us: a future Phase 2 directly behind us with peaceful, half-acre to acre-lot homes. That was part of their marketing: plat maps, website, sales office pitches, and even the billboards. But after closing, that all disappeared. Instead of more homes, the land was quietly handed over in a land swap deal to the school district. Now, what we actually back up to is a massive high school under construction, noise 7 days a week, floodlights, and traffic we were never warned about. Even worse, Bloomfield claims the land swap happened after they sold us the home. But we have an audio recording of their own sales rep on record saying their Founder & Chairman, Don Dykstra, knew about it over a year earlier. We feel deceived, trapped, and stuck in a home we never would've bought if we'd known the truth. Our property value has tanked, and Bloomfield takes zero accountability. We can't wash and dry clothes at the same time without risking lights flickering or voltage dropping so low it could damage our appliances. Cooking dinner means making a mental list of which appliances we can use at the same time--because turning on the oven and microwave together might cause a power problem. Even our air conditioning--something you count on in Texas heat--has failed us. Two out of our three AC blowers have gone out over time, with no reason other than the constant low voltage in this house. And when it rains, our roof leaks; we have 4 different openings in our roof. It's exhausting. It's infuriating. And the worst part? We aren't the only ones. We felt a strange sense of relief when we saw the news on WFAA fox new and learned other Bloomfield homeowners were facing the same issues. Not because we want anyone else to suffer, but because it proved this is not just "our problem." Bloomfield and Fox Electric even sent their own electrical engineer to our home. Room after room tested below electrical code. But when they tested the kitchen and saw the voltage drop to 90 volts--a dangerous number that should make anyone take action--they stopped the inspection. Packed up. Left. No explanation. No next steps. Since then, we've been met with delays, word games, and empty promises. The Vice President of Bloomfield Homes has stood in our living room. The President of Fox Electric has walked our halls. They've seen the problems with their own eyes. And yet here we are--still living in a home with unsafe electrical wiring and a leaking roof. I have contacted Austin, the Bloomfield Homes property manager for the Hunter's Ridge subdivision a few weeks back as well as uploaded documentation regarding my home inspection. Thus far, I have only had two companies (the roofing company and tile company) stop by to resolve any itemized issue. I have sent two text messages (one as of this morning) regarding the electrical outlet that is not working on the 1st floor master bed for an entire wall. The painter's stated they came by last week and no one was home which was a lie. I have a job and when I am working remotely, I must be upstairs in the office for meetings. I have consistently placed notes on my front door requesting that the people who are to complete the work call to be let in. Finally, in terms of the vendor this company has contracted with to fix the knob to the water handle for the outside water spout, they have not completed this at all. The knob to the water handle when you turn it comes off and water shoots out until you place the entire piece back in the wall. The extender piece I purchased to be able to connect two hoses was thrown on the lawn into pieces and the knob to the water handle is currently missing I believe a screw. I have informed Bloomfield Homes that it is not a best practice to have people or companies on their payroll who do not complete the job(s) they have been hired to do. As of this morning, I still have a subfloor issue in the 2nd floor master bath, no new tile pieces to fix the floor once they resolve the subfloor issue(s), electrical issues on one wall in the 1st floor master bedroom, and an outside water spout that is not properly installed. read more

Cameron at the commerce location is a loose cannon. We ask why we weren't getting the door on the front of our house that we were shown and he screamed at us that he's not changing the door so we walked on the deal. We figured if he was going to act this way over the front door, we wouldn't get any problems with our home fixed. When you get in the golf cart drive down the street with this guy, he talks talking about Republicans guns he's just a loose cannon and somebody should watch out for this guy besides that he's a liar and a terrible salesman. I wish I could give more stars because our community rep was amazing. We recently purchased a home in Argyle through Bloomfield homes. Mandy and Jean were always available and very helpful in the process my rating is strictly based on the "project manager" Scott Gross and the subs they use. Their craftsmanship and attention to detail is trash. I can't speak on other communities within Bloomfield's umbrella. This is for the Country Lakes community. We ran into so many delays because of material issues and we were very patient even had to change up a couple things to close on the house because we went over our projected closing date by 3 months. Scott Gross is the worst project manager you could get similar to a slum lord with the way he runs his projects. Bloomfield needs to fire him and bring someone in that's competent enough to run multiple projects at the same time and give quality work. I don't even think he walks his projects because every time we pointed out an issue he would either say that we're wrong or that it's too late to fix it. During the process housekeeping wasn't even a thing they would leave materials, tools and equipment out and scattered. Tripping hazards and several safety issues were present throughout the whole process. You can see by the other reviews how bad they are. I'm not going to go into too much in depth about the many final build issues we had and still have that we're never addressed. This is just a small list of things that their warranty department will have to address: Holes under sink cabinet around plumbing Crack in 3rd bedroom window No drops in living room for cable/internet No drops in master bedroom for cable/internet No caulking on baseboards Wrong outlets installed in media room Drops in media room in wrong locations Loose cabinet hinges Paint and caulking around windows Lawn was dead and weeds had grown everywhere House was filthy and had to do final cleaning ourselves So many other issues to name but you get the point. If you don't believe me drive through one of the new phases in the community and ask one of the homeowners they'll be glad to verify everything I'm saying. You can even see it for yourself as there are many projects still open and active. Bloomfield Country Lakes your reps are amazing. Your project manager Scott Gross and the subs he uses are unprofessional and lack the skills needed to produce the quality you promise. Hope you guys fix that situation asap because he will end up losing you business and you'll continue to get a bad rap for the way he runs his builds. read more

I wish I could leave a NO star. This builder doesn't back their work or brand. They will repair the work on a particular skin reflection. If you have darker skin reflection, be aware of excuses and justification for low standard and subpar work. I shouldn't be subject to this crap on a newly built home. I've met a few Neigbors with a different skin reflection. They haven't had any issues getting the warranty guy to make them whole. They go over and beyond to make their issues right. I bring up my issues and I am told owners maintenance. This is all the way wrong. If you have a problem with my skin reflection, why did you take my MONEY!!!!! I'd rather you refuse, than to handle me in the way that you have. This house wasn't cheap to build and it's certainly not worth what it cost based on the craftsmanship. I should be happy and enjoying my house. I wish I could say that I am. Buyers be aware. Don't be fooled by the dressy mess, because that's exactly what these houses are. read more

These guys are great while they're selling you a house but once the deal is closed your on your own. I have filed several warranty claims. NONE have been fixed. There was no internet for the first couple months which when you work from home makes it hard to pay your mortgage. Make sure when your house is built that it's complete. I pay the HOA every month but I can't get keys to the amenities that I pay for and the HOA refuses to answer my calls or emails. There are a lot of home builders here in the DFW metroplex. The homes they build are full of defects and when you can finally get them to agree to repair something they mess it up even more. Our home was built late in 2019 by Bloomfield Homes in the Lewis Ranch subdivision of Wylie, Tx. When the house was almost finished, and before purchasing the home, it became apparent the house had a major drainage issue in the back yard and left side of the house. Before signing off and purchasing the home, I shared my drainage concerns with the Bloomfield, and they told me not to worry and that they would make it right and fix the problem. And unfortunately for me and my wife, we took them at their word. Our home is located towards the end of a large hill and at the very end of the last retaining wall near the bottom of the hill. And because the water up hill follows the retaining wall, and because it ends at my house, it pours out the end continuously and collects in my backyard (it's a swamp!). After numerous complaints and work on my part to get Bloomfield to deliver on their word, they finally contracted a third party (Premier Carpet Services) to resolve the issue. And after about a month and a half of living with the swamp, PCS started work on my drainage issue. They proceeded to install a myriad of pipes and french drains which did in fact help the issue for about 6-7 months. However, after 6-7 months went by, the water issue once again came back and my backyard went right back to turning into a swamp. So I reached back out to PCS and Bloomfield, and they said they would come take a look at the issue. When they arrived at my home, they immediately proceeded to look at everything BUT the actual problem (water coming in at the back corner of the house where the retaining wall ends) and laid the blame on me the homeowner for lack of maintenance to the drains so they would not have to incur any more of expense. It was obvious they wanted nothing to do with me or the actual issue. To get more clarity, I decided to consult with another drainage company impartial to Bloomfield, and they confirmed that lack of maintenance on my part was not the issue, but rather it was in fact a poor installation of the french drains by PCS! Neither Premier Carpet Services nor Bloomfield would stand behind the work they performed and decided to pass on the drainage issues and expense to me the homeowner. I have since hired another drainage company to resolve the issue properly. On the bright side, after all I have went through working with Bloomfield's warranty team and PCS, I feel relieved that I no longer have to work with either of them. read more

PHH mortgage is full of computer and language illitereate morons who's competency level is that of six year old. When bloomfield sold my mortgage to PHH payments I made to Bloomfield were lost! Neither PHH not bloomfield have idea how to resolve this. I have evidence via bank account transactions showing the aforementioned payment. Buyer beware using their in house financing. we asked and were told the payment would be with in our price range and interest rates would be favorable before signing the paperwork. After paying the deposit submitting paperwork, we would receive no follow up and then they wanted to utilize all savings. when they realized the interest rates would not be favorable they quoted for a loan that would cause us to lose the home if rates raised. upon realizing this would put us in ruin they repeatedly told us we could afford it. we ended up losing our money and no help to possibly work with us to meet our needs. read more

I was so excited with my first home in, but we had so many problem with Bloomfields projector manager Jason Wynns. He did not take responsibility for my home. He was careless about what I pointed out and needed to be repaired. The day we walkthroughs was more than 1 week before out closing day. We blue taped on the walk need to repair the texture and paint which he said really easy to fix. Unfortunately, he did not have any final walkthroughs after that. we decided to stop by the house the day before closing date then wait for him to come back and point out things that were not fixed. He kept saying it could be repaired in couple hours. He sure everything would be okay when we closed and moved the next date. When I moved in, the taped were removed without repairing. no words can describe my feeling. Terrible. I keep dealing with them until now and they have not repaired what I pointed out. It was waste time to wait for them to come everyday without repair what I pointed out and dealing with projector manager. I am taking into account that COVID put a lot of pressure on the builder, however, that does not dismiss the quality and communication issues. While the salesman in the front office, Matt, was great, the building team was not. The warranty work was even worse. I still do not have many issues that were pointed out during walk-through (blue tape) corrected or fixed. Crooked fixtures, wavy walls, subflooring is a joke, the flatwork (driveway is horrendous) to name a few. Would not recommend to anyone given the price to quality ratio. read more

Good luck getting them to fix their errors. Between retaining wall and drainage issues, Bloomfield refuses to fix my retaining wall that has been exposed to abnormal hydrostatic pressure. They have been have been throwing pipes in the ground calling them french drain systems. The did not build the retaining wall in my yard to the engineering specification submitted to the city. My side yard is excessively wet to the point my retaining wall is covered in black mold. The estimates to fix their mess up is like 15k. Do yourself a favor and keep it moving and do not get screwed by Bloomfield Homes. further more, there are several other homes in Kreymer Estates that have had foundation repairs due to the shady construction (approx 15). They keep trying to tell people that it is normal settling. One house had to have approx. 70 Piers installed underneath their foundation. read more

If I could give this company 0 I would. It was all good until we signed that contract and closed. Listen! We moved in this house and haven't even been here a year... within a month we had rain coming in through 2 of our bedrooms downstairs every time it would rain. So much rain it would flood out the entire window area and floor as well as wall. So many errors that we pointed out on the walk through and were told would be fixed by move in, we're NOT. Getting Bloomfield to fix them and take accountability is the worst. Messy paint jobs, horrible plumbing. Within 6 months our plumbing was so messed up everyone we flushed our toilets we had sewer water coming up out of the bathtubs and shower stalls . We've had to have Bloomfield fix so many things that I've lost count. I've had more things fixed in this house that we've been in less than a year than my parents who've been in there home 14 years! My last home was 8 years old and I didn't have these issues. Bloomfield makes beautiful homes on the outside, that's how they lure u in...but PLEASE understand it's not worth it. They are literally throwing these homes together so fast that it's sad. The corporate office is just as trash as the homes. I'm in the Glenn Heights Maplewood area. Jared Gullett here is probably one of the worst humans I've ever encountered. When we moved in I advised him that our home floors were dirty, ( who wants to walk into their brand new home with upgraded 8k hardwood floors ) and they be dirty with mud footprints ..I reached out and told him..this man to me that he suggests I get a broom and clean them then. We love the area and we loved our home until we saw cracks in the walls and light fixtures not working. We decided to have a full inspection done to the home in which the results were not good. The inspector found foundation problems and problems with our plumbing. We have tried to contact them to get these things fixed. I have sent several emails and no response. Their maintenance and warranty departments are not helpful at all. I have to had to send multiple emails before I get any responses or service over the past year. I warn people looking to buy one of their homes to stay on top of them or if you can find a good deal else where take that deal. read more

When you first express interest in the house, they treat you like a friend and try to do anything to get you to sign the contract. Immediately after you sign the contract, they treat you like trash. They don't give a single care for what you said you wanted in your home (even though explicity written in the contract) and will leave you beyond frustrated. Its all empty promises and lies from there. The only houses they build maybe in better quality is their model home houses, every other house has horrible quality and not the same focus or detail as in the model homes or even other builders' homes. I'm surprised some of the houses are still standing, though I've read from other reviews even after moving in, problems persisted. This builder should not be in business, they do so many things wrong to the point where you wonder if they're doing it on purpose. The sales representatives that are there to help you buy the home are terrible, they have no people skills and are abhorrently rude, I've never met anyone that rude towards a customer. Even if you're talking nice or normally, they snipe at you. You ask questions, they snipe at you. You say you want to change a decision (in which they haven't started building yet), they snipe at you. They're very unwelcoming especially after you sign the contract. Talking to the contractors don't help either. Talking to literally anyone else in the entire company is a waste of time. They are not here for you, they're here only for the money. Bloomfiled makes Beautiful looking houses, thats no questions. But once you move into the house the nightmare begins. They rushed finishing our house by the time line THEY gave us. We had cracked titles. Which where replaced in a timely manner BUT they used the wrong grout color! Our air conditioner was never hooked up to drain into anything, So water was pouring into OUR WALL! It took over 3 weeks for them to fix it and we are still waiting on the painters to come out to finish. There was a large hole in my kitchen wall for over two weeks, because of this. On top of it all they tried to blame the water damage on us at first. Not only that but when they laid the foundation for the house next to us it got all over our windows. Still waiting on the fix for this too. This has been the MOST annoying process. Once they fix one thing something else goes wrong. I will never buy from Bloomfiled house again read more

All of my financing was verified with AMSW I was meeting to sign contract. I saw the home 1148 Richard Pittmon returned to salesman Bills office. I told Bill while I was viewing the house several neighbors and I named the them, said they were selling cause Bloomfield don't fix errors and no retail nearby, and schools were bad. Bill said Bloomfield has invested millions. I then asked if I can get an incentive for buying this $400,000.00 home a washer, dryer, and refrigerator. Bill, loudly told me there is no incentives. He didn't come in on his off day to hear this and if I don't want to buy the house GET OUT. I then told him I'm prepared to buy this house, if he can't provide a incentive can he ask the owner. He said he was the owner and he don't have to put up with me to sell a house, but I know Don Dykstra is the owner. Of course I am going to buy a Primrose V home they are beautiful just not in Desoto. The reason for this review is Bill is the frontline, the face of Bloomfield in Desoto and his behavior matters. I'm going to Devonshire they're a lot friendlier there. read more

I should have listened to the reviews! All I can say is make sure you are really thorough when looking at your wood floors before you buy! We noticed a perfectly round bucket ring on our wood floor along with some other staining streaks and a couple cracked wood planks that needed to be replaced. We notified the home warranty representative and he sent someone to my house who told my husband that in order to fix the streaks, they would have to sand down the entire wood floor in our house and do it all over again so that the floor color would be even throughout the house. They ended up doing patch work which made the wood appear darker in certain areas which made my floors look different shades throughout my house. They came back out a second time assuring us that they would do the floors all over again by sanding, staining, etc. but it was never done. All they did was apply more polyurethane on the wood to shine it up and even it out in certain areas. They tried to convince me that the difference in the colors I am seeing on my wood floors are due to how the "grain" of the wood stains. I am no wood expert but I can clearly tell the difference between two different colors of wood planks due to different grains and two different sections of wood color due to patch work. They have been here 3 different times and my floor is still lighter on half of my living room and darker on the other leading into my kitchen. One of the two wood planks that were replaced stick out like a sore thumb. When we told them we wanted that fixed, they kept insisting that we wait 3 months or so before calling them back out to let the polyurethane settle and to allow normal traffic to even it out. This is a bunch of CRAP! If it doesn't blend in now, it is not going to blend in 3 months from now. I feel like the warranty manager did not care much for my opinion and was not planning to do much more to fix my problem. In my opinion, all he wanted to do was have the movers move my furniture back in my house so he could be done with us and be on his way. After the 3rd attempt to fix this issue, management did not seem to care much about fixing my floor and were quick to leave. My floor is still different shades (lighter on one half of the living room and darker on the other half leading into the kitchen!) It's noticeable and I am not happy with how this turned out! I almost wish I would have not even asked them to fix the streaks, bucket ring and cracked planks. This is not a builder that I would recommend because I don't believe the service they provide in their home warranty is acceptable! All I can do is share my experience with all of you future builders/buyers and suggest that you do your research. read more

The 2300' of our Bloomfield Carolina is perfect for us. We've already had an engagement party for 50 and the open floor plan kept the party lively and happy in the naturally flowing living areas and the 11' ceilings enlarged the space. Since you can view plenty on the web or go see one, I'll review our interactions with Bloomfield. We had 6 points of contact including the sales assistant, sales person, design assistant, VP of sales, construction supervisor, and closer. All individuals were very personable and accommodating, meeting needs in an exemplary way with timeliness and creativity. They kept communications very open and allowed for corrections and changes along the way with professionalism. The process of building a home entail a thousands of details such that you can't expect perfection, and it wasn't perfect, but it has been reasonably close, and things that need attention are attended to in a timely fashion with consistency in friendliness and professionalism. If this is my last home, I am completely satisfied so far. If it is not my last home, I would buy another Bloomfield. What a lot of home for the money! read more
