Whew, just go somewhere else if you can afford it. I moved out early January. And the most consistent issue, was a general lack of professionalism. YOU have to stay on top of the property management office to get anything done. My roommate and I were offered a lease renewal at one rate and, I formally accepted. There was then a massive turnover in management, and apparently my paperwork was never put through. I noticed that my rent had gone to "month to month", and when I went to the office to question them about the original lease agreement rate, they stated that I couldn't be offered that original rate. Even though they were the ones who fell through. Maintenance takes absolutely forever to get anything done. I had to go down to that office consistently to get people to follow up on our maintenance requests. Usually the excuse the would get is "we only have 2 guys, we're having issue finding help". Both of which aren't my problem, as they expect my rent on time every month. Our AC was not working for the last couple months I lived in there. And I didn't even bother contacting property management about it. This is also in a high crime area. My roommate had their car windows smashed in right in of our apartment building (we live right next to the property management building). When we reported it to property management, the manager was so rude and dismissive. Her reply was "well we can't do anything about that". There have also been more violent crimes committed in these apartments that I don't feel comfortable getting into on a public review. I would just really urge anyone considering renting here to do your research. Oh and before I forget! The trash compactor is always broken. They've gone so far as to ask us to " refrain from throwing out trash" until it's fixed . My heart goes out to those people who have to live across from it because it's just disgusting. When that machine goes down they bring out a huge trash dumpster. And people just throw stuff all around it. There are just so many examples of me doing my due diligence as a tenant, property management falling through, and then I am left to pick up the slack as a result of their inaction. I moved in during Covid. I was not able to view an apartment that I was actually interested in. Instead, I saw the model. The model was nice and I was led to believe that this was a nice community. On the surface it is, but once I moved in I started noticing things that shouldn't be. First: There doesn't seem to be any regard for animal feces. It's all over the place. No one cleans up after their pets from what I can tell. There's some great lawn areas on the property but they're virtually unusable because of the shit everywhere. What a shame. Second: The staff's communication with the property is terrible. There's been multiple instances of facilities, mainly the garage compactor, being down and there's been only one mention of it, to my knowledge. Pool was closed and we were told through an email, but when I tried to go after the time that was given in the email, the pool still wasn't open. That should have been communicated that the timeline was running behind and was not. Third: Speaking of garbage compactor, while it was down they put another garbage bin out but would let it get monstrously overfilled before being dumped. This led to trash everywhere. There still is trash all in the woods near the dumpster. OH! And now I have freaking termites chewing holes through the walls and they can't seem to find one pest control place in all of Charleston to do something about it. I'm not sure if there's just no pride in the property or what's going on. It's all really a shame because the property is in a great location surrounded by woods. If I could give negative stars I would. This was the most miserable experience I've had renting. My partner and I lived there from 2020-2022, at the height of the pandemic. The office staff changed constantly, rarely fixed broken things, did virtually nothing to encourage safety (murders and drug dealing happened while we lived there), and were rude/awful the entire time. They got mad at neighborhood children for taking snacks from the FREE SNACKS FOR TENANTS stand in the office (kids who may be hungry/who may have needed that). In reality, the office was more concerned about keeping kids out so they could fool prospective renters into the trap that Bolton's landing is. They evicted a pregnant woman/friend of ours due to "noise complaints" even though no such complaints were founded in reality. The cherry on top for us personally was they magically decided pets that were not dogs or cats were now "against the rules" despite their own resident guide never saying that. So folks had to register their animals who had been good/rent paying tenants for months and risked having them seized. If you are low on money and looking for an apartment, please don't let desperation drive you to this place. Avoid this corrupt hell hole, particularly if you care for your fur-babies or actual children. They also are building a HUGE complex right in front of it/didn't warn residents about constant construction. read more

Absolutely one of the worst places I have lived. I've had multiple issues with my ac units, maintenance staff is awful and just now noticed I am being over charged for my water usage. I got a $282 APARTMENT WATER BILL USAGE. Absolutely absurd and cannot get any one in corporate to reply back quickly. Said they were coming in to check for water leaks two months ago because my $152 was very high compared to my usually usage, and heard nothing. Now all of a sudden it's jumped again. Extremely disappointed and dissatisfied with the service I have been receiving this past year (I've lived here the past 4 years now) Sara in the office has recently been the most helpful trying to figure out the issue and get me connected to someone in corporate. read more

On paper, this seems like a very good community of people. There is a nice heated outdoor pool and grill, indoor theater and fitness center and cookies made daily. Also, there is a newsletter but there are a number of restrictions and uncertainties as well. There are no bikes, scooters or other vehicles that can be kept outside at all in the overnight hours. 10 PM to 7 AM is quiet time. No apartment gatherings at all that would involve a higher volume of noise. There are many people wandering around that do not look safe in the evening hours. The pool is not monitored well and there have been occasions of excess drinking and lewd behavior. Though it tries to be a nice utopia of a community, there are some areas that need improving. read more

I will start by saying, I have lived here for 5 years and have not had many issues. However, upon receiving my renewal options for this year and seeing a greater increase in my rent that normal, I went to the Bolton's Landing website to see what the going rate was for a 2 bedroom w/ sunroom for a new person coming in. Much to my surprise, there is a unit listed as a third floor w/sunroom (the same floor plan I live in) for $20 less per month than I currently pay. I called to ask about this and my increased rate. Was told the listing on the website was incorrect, it did not have a sunroom, and that someone would take a look at that and my renewal and get back to me the next day. That was on March 11th. Not only is that unit still listed on their website as a 2 bedroom w/ sunroom, but I never received a call back. On the final day that my renewal offer was valid, I went to the office to speak with someone. I explained the situation, and shows screenshots of the rate I saw online along with the live website still listing the unit as having a sunroom and was told "You're just not going to get the answer you want. That unit doesn't have a sunroom and your rate won't go down any more." Needless to say, I have turned in my notice to vacate at the end of my lease. After 5+ years of living here, I have noticed a huge drop in service and I can't wait to leave. As someone who works in sales, if I have an advertised price, even if it's a mistake I have to honor that price until the mistake is corrected. I also find it amusing that the unit is STILL listed as a 2 bedroom with sunroom almost 2 months later. They either can't manage to update their website or they purposely have a false rate listed to scam people into the community. Lived here almost two years, my microwave has had to be fixed three times and is now fully broken. I put in a request for it to be fixed October 12th, it is now November 25th and my microwave STILL DOES NOT WORK. I have went into the property management office twice just to be given the same runaround twice. Every time I go in there there seems to be somewhere new in there who doesn't really have a good idea of what is going on. One woman said I would get a replacement soon, this was WEEEKS ago. I see the Maintenance people driving around on their golf carts everyday but yet it takes forever to have a maintenance request fixed. I have paid a whole months rent without a microwave on the lease it says that we are not allowed to fix anything that the property manager would take care of any repairs that were needed. Also there were two shootings in the complex, one where someone died to gunshots two floors below me and they had the nerve to actually RAISE THE RENT AFTERWARD. Literally makes no sense, managers office said they hired extra security, have not seen any signs of extra security or any extra measure put in pace. They also said they were bringing In 7 other maintenance people to help with maintenance request, I have yet to see a single one of them. DON'T RENT THE APARTMENT FROM THIS COMPANY!!!!!! We are an Italian family, which has moved here a little over two months ago. While we were in Italy we looked for an apartment online , an apartment in which to live even though we didn't know the Charleston area at all. We chose West Ashely because it seemed like a nice place to live and more importantly we chose Bolton's Landing for what it "seemed " to offer. Upon arrival, and now conscious of the real situation at hand, was inpart what made us change apartment and location. Our apartment had mold that I bought Bolton's attention to, the cabinets in the kitchen were old and the "paint" was peeling off (which I was told was just an eye sore but nothing was going to be done about it now) cockroaches everywhere, the pool which was very very dirty and often closed. It was probably closed 15 -20 days out of the two months we were there. Obviously something was off! And the gym, well the gym was only available one day for use upon which then it was closed, leaving us both to have to get gym memberships because this is an important aspect of our life. I could go on, but I think you get the point. So we left the apartment on the 30th of July as which our 30 day notice was up on the 2nd of August. When we went online on the 4th of August to pay the penalty month we were already locked out of the portal, so we called Tiffany and asked how we should proceed. She inturn told us come in (all the way over to West Ashley again!) and pay her directly. When we arrived and even the day before she informed us that we only needed to pay 109.00 dollars. Upon paying her we asked if there was anythng else we needed to do and she said everything was all set, that we should be getting our deposit back within a week or so. Ok, no problem. NOT. On the 10th or so of August we recieved a letter from Bolton, not from Tiffany, but some Daniel Buckley guy, whom we had never detl with, saying that we owed them 1800 some dollars. After trying to reach him several times at work and always being told he was too busy and the fact that he never called us back......... Well this is where we are finally getting to our point. We are knowledgeable that we would have to pay some sort of penatly fee but not TWO months rent , this seems way too much for all the problems that your place had, problems that we didn't want to rock the boat and report, but still could. Then upon calling DONNA WYRICK (again) she told us, not so kindly, that there was nothing she could do even though we were offering to pay at least one months rent and that we would just have to take it up with their lawyers. read more

If I could, I'd give them zero starts. 1. Staff is not very friendly. 2. When packages are delivered to the office, they make no attempt to let the renter know, so if there's a surprise package, a renter will never get the package. 3. The laundry facility is pathetic. It's small and poorly ventilated. They are residential machines instead of commercial, which often break down. You have to use a money loaded card that can only be loaded when the office is open, so if you want to do laundry in the evening or weekends, you're out of luck. 4. The grounds are not very well taken care of. The garbage area is often a mess and the dumpster is not explained nor easy to understand. You can always tell when someone new has moved into the development. 5. The "dog park" is pathetic. A tiny fenced in area off in the dark. It's only occassionaly maintained, so grass gets very long. It also stays extremely muddy b/c it's at the lowest part of the development. 6. Many of the EVE's on the buildings are smashed in - looking horrible and perfect spots for creatures to nest. 7. When there's an issue in your unit, you don't get a call back, but all of a sudden it's fixed so you know someone's been in your unit without your knowledge. 8. There's little to know insulation between units, so even basic family noise next or above is very loud in our unit. 9. Hardly anyone seems to pick up after their dogs. You cannot walk on the grass because dog droppings are EVERYWHERE. If you have children, I definitely wouldn't move here b/c you can't let kids play on the grass. 10. They won't allow you to do automatic payments from your bank, but they also won't allow you to bring your check to the office. You have to go through their agency, which charges you a fee to pay your rent. 11. They increased our rent $250/month! That's a 25% increase!!!! So be careful if you plan to stay past the initial contract - they will get you knowing it's not that easy to just up an move. I CANNOT wait to move out of here! 2 more months.!!! read more

This is a great place to live in the west Ashley area. In a nice quiet area down 17 close to bees ferry road. The area is growing up a lot and still not to far from downtown charleston. Very reasonable prices for the area it's located in and new and very clean spaces. The laundry room only had 1 washer for quite some time but has since been fixed. That was only issue I have had with the place and I have been living here for 6 months now. All in all I would say this is an awesome apartment complex in a very nice subdivision. read more

Worst customer service in the entire Lowcountry! Very rude! We have had 7 calls in for bug problems, and we keep our apartment very clean. When a pipe busted, the emergency line conveniently wasn't working. When they came in to repaint they got paint all over my shower, and items in it, and the items in my pantry. I had a problem with paying my rent and called for help, the woman who answered, Rachel was too busy to help. Literally not one good thing to say.. the trash has been constantly overflowing since I've moved in- one dumpster no recycling, when I say over flowing i mean into the streets raccoons get the street trash and drag it all over also. This happens at least once a month for days at a Time before Anything is done About it. My ceiling has water spots that are growing bigger daily and was leaking at one point, maintenance came to look At it said it was coming the dishwasher up stairs, fixed the guys dishwasher but never came back to clean up or patch the hole in my ceiling, it's been months the water spots have gotten bigger and I'm starting to worry about mold up there especially considering it's from a dishwasher dirty water. Also my dishwasher has been broken for weeks and after multiple attempts no one has even came to look at it. When they cut the grass the person leaf blowing blows dirt & debris right under my door when they "washed" the walk way I came home to soaking wet carpet in my living room! No one has come to fix the gap in my door... The "playground" is falling apart, unsafe, moves when the wind blows and has a couple of wasp nests inside! The "dog park" is just a small mudpit with bench. None of the grills work anywhere in the neighborhood, the walking trails they advertise are completely broken down soggy wood that barely even resembles a path. The pool is never open but somehow always grossly dirty when it randomly does open. The bathrooms by the gym have paper towels instead of toilet paper. The place was infested with roaches (the tiny gross ones not the regular SC palmetto bugs) pest control sprayed twice & changed nothing so I had to go buy my own to solve the problem. Don't trust the pictures in the internet looks nothing like that in real life, the constantly changing staff can't communicate at all so you have to restate your issues to every single one of them and still nothing gets done. read more

Bolton's Landing seems beautiful on the first visit. However ,when you move in appliances break down and although they send maintenance in a timely manor it feels like it's your fault. As others on this site I have also been treated like a racist. I am not. I pride myself on being raised to not see color only competence. The pool is not properly maintained nor the pond. One of the leasing agents at this place COMPLETELY LIED to my 74 year old mother saying that she could leave her apartment (stop renting) at the end of Oct 2019 with no problem. The agent said they had a very long waiting list and renting her apartment within 2 weeks would be no problem and she had nothing to worry about. Hesitant because my mother been burned before by a previous apartment complex giving her the same story, my mother suggested that she find her own replacement (sublet) to ensure that she could leave without any worries. The agent said that was against their rules and she could not attempt to find a replacement for herself to protect against being stuck with a never-ending bill and liable for her full lease. So, my mother took this woman's word for it and packed to move, cleaned completely, left her key, etc. My mother did everything she was supposed to do. The woman (agent) who told my mother she would take care of renting her apartment within 2 weeks either quit or was fired by early Nov 2019 (just 1-2 weeks after my mom moved). Either it was not communicated to management that this promise had been made by the agent who just left (early Nov 2019) or the management doesn't care what happens to my mother and they knowingly refused to list her apartment for rent opting to stick my mother with a never-ending bill after she had moved to Florida. Right now, my mother is looking at a bill upwards of $5000 because management refuses to take my mother seriously and fulfill their end of the promise that was made to her. My mother signed a 13-month lease so she could very easily get stuck paying more than $10,000 because Bolton's Landing did not keep their promise and simply rent her apartment as they had promised. My mother has been checking every week to see if her apartment was even being listed as "for rent" and they have NEVER listed it... so it sits vacant while they rack up an enormous bill they are expecting my mother to pay and will likely sue her for not being able to pay. My mother is unemployed and living on a very small SS check so she can not afford this bill that Bolton's Landing is racking up to intentionally hurt my mother. My mother has not slept in months worried about this bill that is continuing to add up. She has been calling Bolton's Landing for months trying to get someone to help her and no one has even tried to help her. read more

First and foremost the staff is highly unprofessional and highly rude. They will charge you for any and everything they can. MAKE SURE TO PUT IN YOUR NOTIFICATION THAT YOU ARE DEPARTING 60 DAYS PRIOR. which is absolutely ridiculous. I put mine in 55 days prior of moving out and they prorated me for the five days and it was almost 300 dollars for five days. When I asked to have management contact me no one did, when I asked for my deposit they told me I would not be receiving it and I actually owed more money to them. Had to throw all of our bedroom furniture away including our mattress! Our apartment had 90% humidity and we had no idea until we began to see mold in our closets. Do not sign a lease with this apartment complex. The prices advertised will go up at the end of your lease, meanwhile you are not getting any of the service you are currently paying for. The property grounds were unkept the majority of the time I have been here August 2017 - present. My toilets stop working once a month, and my air conditioner has broken twice - the first time the A/C broke- it took over a month to be sorta fixed, and when it wasn't properly fixed the first time - it promptly broke again - the first time i had to confront the maintenance staff - the apartment *fail* manager and next the *checked out* corporate point of contact to get them to take action on their broken air conditioner - a month later, finally a window AC was installed - however its 2018 the AC's should NOT be window units - that's how apartments get broken into- the loaner AC's should be stand alone units that roll in and out of the apartment. Also the apartment was infested with silver fish & lawn shrimp & spiders upon arrival. I took days off from work and requested pest control not only spray the inside of the apartment but also spray the outside - you would think an apartment complex of this size would have a mandatory schedule like other complex's do - where all apartment are sprayed at least every other month inside and out. also currently the complex has a 90+ percent occupancy rate and the manager does not have enough critical thinking to figure out this complex needs more than one dumpster - every month at the end of the month when people flee this Slum Lord Shit whole apartment complex, excess trash builds up - and any basic dummy could figure out you need more than one dumpster for the amount of residents you have here.The generation X manager who is running the place has performance issues and so did the maintenance man - he had performance issues swell (he is not gone)- they think they know what they are doing - however their lack of critical thinking and business acumen are running this place into the ground - mean while upon lease renewal these clowns will send you a notice that the rent is going up - when they can not provide the services you are currently paying for - read other reviews below - another renter experienced the same thing - regarding a price increase - despite the website listing apartments here on site at a lower rate. - I am filing a claim with the Better Business Bureau - Carol Companies is getting rich from the poor residents misery - and the unqualified manager pulls up daily in his shiny car with sun glasses to be paid to continue being incompetent. (note: don't increase prices when you can't provide the service you are already charging for) - Also the tree lines around this complex are filled with trash - i took off from work and when I noticed a grounds keeper had been hired for day work after being here for months watching the trash pile up - I went outside with him and verbally asked him to clean the trash out of the woods behind building 1000 - he did then the same week the residents in building 1000 trashed the woods again - aparently & the trash is still their - put up a sign on the buildings or on the tree's - asking people not to litter in English and Spanish - Foreighn Men are piled up in an apartment in building 1000 - literally standing in the parking lot at night drinking and then throwing their trash in the woods - any who again I stayed outside with the person who cleaned the woods last time and gave him trash bags so the job could get done - he wasn't even given trash bags - just a bucket not big enough to clean up the mess - I also stayed with him while he was in the woods to look after him & make sure he wasn't bitten by a snake - I have seen several snakes in those woods- he cleaned it and wasn't bitten - but here is the better question - i am paying rent here and I provided garbage bags and my time - and the manager here isn't competent enough to figure this out - and yet they actually are going up on the rent- as soon as I am able - I am moving out of this place and never looking back - do not rent here. I wish I could write a NEGATIVE 5 star review. This is by far the worst place to live. Management is awful from the ground, all the way up to the top OF RE Carroll Management Company. Day one (January 8, 2016), I was offered a one bedroom with a sunroom to move in on January 15, 2016. I signed a lease for that apartment on January 9, 2016. On January 13, I was notified that my apartment was no longer available because it was rented to someone else. They offered to give me a two bedroom for $170 more per month. I reluctantly had to accept because of a two day notice. Later in my lease, I signed up for auto ACH. The next month I was double charged and they claimed it was my fault. After arguing about the fees, they still charged me "returned payment" fees because I stopped payment. Also, now that I have that type of transaction on my account, the management company will not allow me to make payment with the free check option. I now have to make a payment elsewhere and I am then charged more fees. There is a credit card option, however the fee for using that is $50 per transaction. EXTORTION!! Furthermore, this property claims to be a "green" property..... The only appliances that are energy efficient in this unit are the washer and dryer. And those were purchased by me! I would strongly suggest that no one live here. read more

From the moment we moved into this place things started off bad. The bathroom shower wasn't working and it took a long time to get fixed. My refrigerator was broken for a whole week... I had a 5 month old at the time and I had breastmilk that I had to store at a friends house because, I had no working refrigerator. That did get fixed however; they didn't seem to care to get things done in a timely manner. Fast forward to last summer when my air conditioner froze for over 3 weeks and they were coming back and forth to fix this. They did bring us a unit to put in the living room but keep in mind that this was July and apart of August when it's 90-100 degree weather. And currently I am dealing with another situation. I found a hole in my wall and nasty bugs came out of it on Monday May 21st and yes, you guessed it. Termites! Well of course things have a process and things have to go through corporate which, I understand. But I asked them to put us into a hotel until it's fixed and they apparently don't do that since termites don't harm humans. Why would I stay in a place that has bugs coming out of the wall? That's seriously so nasty! I have an 18 month old who gets into everything! My husband and I regret ever resigning a 6 month lease with them and most definitely plan to tell everyone we can to not stay here. read more

Kristen, Bolton's has done the bare minimal and it is even questionable by law. I have received a scripted answer from 3 levels of staff and they completely ignore my questions as to whether they would be satisfied with the options and service that I have received (therefore I conclude they would not be satisfied). My boyfriend and I have been lied to by staff and items have been undocumented by staff. Staff has an obvious lack of communication with each other (would have resolved the issue much earlier if they did not). I have never dealt with as bad of service as I have received at this complex. I receive no decent answer other than "I'm sorry you feel that way" as well as misconstrued details due to lack of documentation and communication. I am currently researching into a 300 sq foot window unit option in a 950 sq foot apartment being legal as well as other items that have come up. Meetings with staff have been pointless and they will not do anything to accommodate for our situation. My most recent electricity bill was 125 dollars (with us out of town for about a week) and I receive no compensation for the increased electricity due to an ongoing problem at Bolton's. I still receive zero evidence of Maintenance in my apartment. Maintenance has come in many times and the only reason I would know is my window unit being removed or something of the sort. I have also not received any apologies directly from Maintenance concerning lying to me about fleas. I am still waiting for written documentation from the Pest Control Inspection stating that there were none in the apartment (required managerial request). That is just the start of it. read more
