Omitted from the appraisal was a comparable property exactly like the subject property which sold in January 2020. Used instead was a property which sold 5 months ago. The January 2020 property is more comparable to the price of current housing than the property from 5 months ago. I do not feel that all of the available comparable properties in the neighborhood were used in the appraisal. I appealed the appraisal and listed 6 properties that were within 1000 yards of the subject property. One of the properties used in the first appraisal was dropped in the appeal. This property was currently active under contract. I would recommend to avoid using this appraiser because I feel he is unfair.
