When lacking comps, he wouldn't use the income approach, which was $150k more than his opinion of value. Despite having a full appraisal from 2 years ago, for which the same lender loaned us money, the property was deemed to have lost $100k in value. That was in light of the fact that rents were raised by $6,000 a year over that time period. His research was lacking, and his attention to detail didn't exist. He lost this loan for the lender who hired him, and I'm looking to get my money back. I wouldn't recommend him to anyone who needs a credible appraisal of value, because he can't calculate it.
