My wife and I had been planning to sell our home and find a larger home for a long time. We were really worried about so many different aspects of the process like getting a fair price for our home, finding the perfect new home and of course the fear of selling and buying simultaneously. We debated hiring a realtor because of the costs associated with it. Now that it's all done, I can honestly say that hiring Brett was one of the best decisions we have ever made. Brett found the absolute most ideal home for us almost immediately. It was the 2nd house we looked at. It checked every box, location, neighborhood, schools, land, square footage and price. We received a cash offer within a short period and had a smooth, easy closing on selling our home. Unfortunately, the seller of the home (Tracy Jaffy) was beyond difficult, the seller's realtor (Pam Bielory) was even worse. She was self-proclaimed the "world's worst realtor". Between the seller and the realtor, they really made the process as stressful and difficult as humanely possible. All I can say is THANK GOD we had Brett. Low and behold there were several liens on the property. Brett got that taken care of quickly. The inspection showed some serious issues and the seller dragged her feet fixing them right up until the last minute. Brett was relentless and worked his tail off to force them to be fixed. Even after all of his hard work, some of the issues that were said to be fixed were still unresolved at closing. Throughout the process, Brett pounced on every problem. He made himself available 24/7. He always answered his phone regardless of the time of day or night. He fiercely negotiated on our behalf and was able to reduce the sale price by $70 grand! During the final walkthrough, we found the home in deplorable condition. The seller ripped all the light fixtures and tv mounts off the walls leaving gaping holes. She clipped the chandeliers off the ceilings leaving a half inch on the wires. She stole furniture that was supposed to stay. She even took the pool brush and net. The biggest problem was her failure to install shutters over the back door which was required by our homeowners insurance which left me scrambling to replace the back door with a hurricane rated door at the last minute to avoid our insurance lapsing. Even though the seller and her realtor were unbelievably difficult, Brett pulled through and reduced our stress and the cost of the home, which we are forever grateful for. At the end of it all, even after closing Brett surprised us with a beautiful gift basket with several bottles of the most expensive champagne and other goodies. Also, Brett was able to get the stolen furniture delivered back to us. I would like to say thank you again to Brett Vlasek for a job well done and will be referring everyone I know to him.
