Jay was fantastic to work with always keeping a close relationship. I was also regularly updated in relation to the progress. There's also a chap called Harry there who was very time efficient and booked viewings at time slots that fitted me really well so that I could also attend the viewings. The tenants Lockwoods have sourced for me are wonderful. Even now the property has been let Jay still contacts me regularly to see if I need any assistance or if there's anything he could help me with. That's one thing that is important to me is to finish a job the way you start it. Most other agents tend to flatter you at the beginning but as soon as the property is let you don't hear from them again whereas I do not have that problem with Lockwoods. I told myself that it can't be and when I found this agent I was really glad. Once I told him what I wanted he immediately arranged a few viewings for me. That afternoon we viewed a few places and on that day itself I found my one bedroom flat in Ealing Broadway for the budget I wanted. So, who says its impossible. Nothing is impossible! That guy was really nice and very professional. He asked for the usual documents you need when you rent and made thorough checks to make sure all the paperwork is completed correctly. We signed the contract the next day and moved in the next weekend. Everything was performed efficiently and quickly.

But one thing I can confirm is, they are extremely irresponsible. They promised something but after I paid the rent they are like I never promised you this and that. I used to have Foxtons as my previous agent. I have heard some bad thing about them, but comparing to CityZen, Foxtons is way more responsible and caring about their tenant. Anyways, whatever I request from the landlord/agent, they never do it. Sometimes I doubt if the agent even passed my request to the landlord. All their excuses are, the landlord is not in the country bla bla bla and the answer is alway a NO. They don't even reply you on on the same day, ok that's fine. Sometimes I have to wait for 3-4 days to get their reply for a small request like if I can have some tables removed or a question about the phone line. I don't know if I am asking for too much but that's one of the reason people rent a property via an agency. The point is, my property is fully managed under CityZen. This is actually like I am renting a flat from a private landlord whom I can never speak to. For my previous 2 years experience with Foxtons, I never had this frustration and the rent there was even cheaper than what I am paying now. I am very disappointed and just hoping to finish this one year tenancy asap. This is to remind anybody who's thinking of renting a flat via CityZen. BE PREPARED, YOU ARE GONNA BE ON YOUR OWN. We both had a preconception that we probably wouldn't use Putterills as we assumed they would be expensive and more interested in large high value homes. We couldn't have been more wrong. Henry, the manager spent about an hour and a half going over our modest home and getting to know us. His valuation was above average and the fee was below average. He was extremely enthusiastic and won us over. Once on the market we found Henry is very well supported by his team. They kept well on top of the viewings and we had a steady flow of would be purchasers through the door. Henry took the photos of the house himself and they speak for themselves. I noticed he was using a decent Nikon SLR not an iPhone like some agents! We ended up with an asking price cash offer which was in excess of some of the other agent's valuations. I'd say if you have a house to sell in Hitchin get a few agents around for peace of mind but definately consider Putterills. I'd use them again without hesitation and highly recommend them.

I was absolutely expecting the worst when I started flat hunting in London and I came across a few horrors but Michael Naik have been great. They didn't try to push us towards places that were over our price range or pressure us into saying yes to the place we eventually found, their fees were minimal and, as they are a letting agent, we just email or phone them with any problems and they send someone right away to fix it. And there were no nasty hidden surprises in the flat.

But basically they give a few tips on changing the way your property looks in order to help it sell. Some agents are not frank but these guys are- if you have a mirror ball on your ceiling they'll tell you to get rid of it! Good advice! Also some agencies in London are a tad snoooty and these guys are very down to earth. Recommended!
