Very good, gives an honest opinion and is beholden to neither buyer or seller. He explains issues in easy to understand terms and if they are things that need to be fixed, or just the normal things as an owner you need to maintain. Takes his time and he can tell you if the house has good "bones", because when it comes down to it, you can decorate all you want, flip it with the latest look, but if there is something majorly wrong, that is all for nothing. You will have a great looking house, just not one that isn't going to cost you an arm and a leg. Brian's can keep you from spending money on the wrong house. I don't care if the seller or buyer pays, as long as Brian has done it, I'm good. read more

I have had the unfortunate experience of working with a "professional" from this business three times, twice as a seller and once as a buyer. Remember the old phrase, "resting on laurels"? This phrase might actually describe the business to a tee. The seeming herd mentality in this area influences realtors to choose this business often for inspection purposes. Realtors, do some research, especially before offering your baseless suggestions to your buyers. Answer me, please: how can one inspector observe/analyze one building TWICE within about a month's time frame and come up with a different report each time? How is it that an inspector in the area does not know that commercial buildings, esp. require visits from the local Fire Department twice a year in order to have smoke alarms and CO monitors checked? Apparently, it's just easier for an inspector to check a box on his form reflecting a lack of these monitors bc he can't see them or won't look for them. How is it possible for an inspector to outdate appliances by years, unless he is not concerned about accuracy in the least? A simple Google search would have provided the accurate information. How is a professional inspector satisfied in handing a client, who has just paid hundreds of dollars, a rag of paper that is so illegible and next-to-impossible to decipher because of disorganized headings, columns, arrows, lettering, etc. on the form? Where are pictures of the areas of concern? Where is the summary of a section? Slip-shod write-ups, at best. Which inspector are you choosing in hopes of returning email responses to questions? What inspector promises to take your list of questions, research them and get back to you and then you wait years for a response, to no avail? Are you looking for an inspector who picks and chooses, depending on the mood-of-the-day, which areas of a building to focus on while omitting other, relevant features? That old guideline of an inspection taking three hours sure flew out the window when, because of "weather restrictions" nothing outdoor could be checked or analyzed. Buyers....beware. Whatever inspector your realtor suggests, do your homework. Ask what you're paying for. Ask what your final report will look like. I take this company's inspection reports and lay them side-by-side to reports from other inspectors and without reading anything on the report, I can see a difference of night and day. Inspectors I have researched to be highly qualified AND capable don't hand a report to you on the spot. They take their notes along, organize their data, attach pictures and word-process their final reports. They don't hand chicken-scratch to the clients at the end of their shortened observation periods. Buyers I know should be demanding refunds for schlock work done. Shame. read more
