Our experience with Bradview was highly disappointing, marked by poor customer service and a lack of trustworthiness. When we first visited the show home, Stephen emphasized that Bradview was superior to other builders because most of what we saw was allegedly "standard." However, they provided no documentation to clarify which features were upgrades. When we asked, Stephen pointed out a few things he claimed were upgrades, but many features he assured us were "standard" turned out to be upgrades later. We didn't discover what was actually upgraded until after we signed the purchase agreement and began the selection process. When we raised this issue, Bruce, the area sales manager, defended Stephen and dismissed our concerns. During our walk-through, two weeks before possession, we identified several issues with the house as we brought our own home inspector--some of which were quite concerning. We were assured that everything would be fixed before possession. However, when we requested to view the house again prior to possession, they refused, citing they have a policy that prohibited us from seeing the house within 30 days of possession, except during the walk-through. Then, a few days before possession--after nearly a year of holding our deposit --Bruce emailed us with an ultimatum, saying that if we weren't happy, they could return our deposit and take the house back. This response felt insulting, rude, and was the worst customer service I've ever experienced. The construction manager was equally dismissive of our concerns. bought new house ,after a few months noticed a little crack on granite countertops and so many small damages. house still under warranty so I called Broadview homes to fix them, they said these damages are too small ,we will fix it once they are bigger. So now the damages are bigger but my warranty has expired so I have to do it my self. read more

Broadview built our home. I know right, awesome intro? Over a year ago, my fiance & I started looking at homes, with the plan of building eventually. At the time, we weren't engaged and looking was primarily "something to do". We looked at a lot of home builders and found our way deep into the South East. It was there that we arrived at a Broadview show home and immediately fell in love with the floorplan and the show home associated with it. Unfortunately, it was only available deep in the South East, which wasn't where we wanted to live. Eventually, the looking stopped and we went back to shopping for less expensive things. Later in the year, in October, we were engaged and started looking at homes again. Much to our delight, we found that they were building our floorplan in the North West. So we started the several, dozens, of visits to the Broadview office to decide and negotiate. I have been putting off writing this review and I'm glad I did. The experience with the sales people involved was great, at first. We got a great deal, in our opinion, and we were excited about watching our home being built. But, as this was our first home, we were naive and would most definitely do a lot of things differently the next time around. Something you need to understand about home builder sales reps; they will dance around the gray area of truth to get the sale. This is probably true of sales reps in most industries, but in the world of building homes, there's a lot of room to dance. The most important piece of advice I can give you is this; get EVERYTHING IN WRITING. And I do mean everything. If you've agreed on something as simple as the type of nails used (we didn't, but it's the smallest example I can think of), get it in writing. The reason for this is two-fold. It keeps them honest and it ensures that nobody forgets (which does happen). Throughout the process of building the home, there were problems. From a broken bathtub that was installed anyway, with the intention of just patching up the massive 3 foot crack, to almost missing structural changes we requested and leaving a hole in the roof, the best thing we could have done was visit the site every day. We were a pain in their backside, but in the end we got what we wanted, and they get a good review. Now despite all the problems, and I could probably write a book on them, my review today is based on a few different things. First of all, you will run into problems with any builder. Whether it's because of dishonesty, honest mistakes, or your own oversight, it will happen. Secondly, we had no idea what we were doing. Several of the issues we faced, if done the way we originally wanted, would have actually been cheaper for the builder (we wanted cabinets that, as it turns out, were cheaper to make, but ended up settling for the more expensive ones we didn't really want). Finally, most of the problems were resolved to our satisfaction. But most of all, we've heard stories since getting our home that make our experience look fantastic. My rating is based a lot on that. Regardless of what happened to us, we got the house we wanted and ultimately only compromised on the cabinets. This is why I'm happy I waited. If I had written this review right after moving in, it would have been scathing. But after months of thinking it over, comparing to other stories, and enjoying our new home, overall we are very pleased with the experience. read more

Having long worked in the Real Estate industry, I can tell you that while Broadview is most definitely not your cheapest option when building, they do offer solid floor plans with nice attention to detail and finishing. The reason behind the less than stellar rating is 2-fold... - Higher than normal build deficiencies: Within the first 12-months of living in the home, 31 deficiencies were noted. Granted some more minor than others, there were both flagrant oversights (e.g. missing foundation parging, unpainted front porch skirt, damaged tub surround, damaged stonework on pillars, damaged vinyl siding), along w sub-standard product ((i.e. the hardwood throughout the entirety of the main floor had to be replaced (at my insistence) due to cupping and degradation of finishing)). The result of a substantial list of deficiencies you may ask? A huge time suck - dealing with Broadview/coordinating appointments/being home for said appointments becomes your full-time job. - Inept/uncaring middle management: The only means in which I was able to have the majority of deficiencies rectified was via dealing with the folks in the field (a shout out to Barclay R. for his punctuality and work ethic) or those at the top of the food chain. The folks that are offered to the homebuyer as contacts were continually slow to respond, inefficient and quite simply failed to deal with the issues at hand. Simply put, get EVERYTHING in writing. When they refuse to do this or try very hard to get you to sign something without all the agreed-upon conditions outlined - take your business elsewhere. Didn't really expect my new home to be a fixer upper. A year and a half into new home, I've repaired leaking doors that obviously started leaking after 1 years warranty. Was told by Broadview that they were leaking because it was a 'driving rain' that day. Wasn't made aware when I purchased property that it was only waterproof against regular rain and not driving rain. Also have had to repaint bathrooms because paint used by builder was of sufficiently low quality that it marks immediately if any water droplet runs down wall and any attempt at cleaning results in scuffed paint. Furnace problems took approx a year and a half to be remedied but granted that may have been the fault of the company that installed furnace rather that Broadview. In hindsight, would probably not be my first choice., read more

This is largely a review of the sales process, as opposed to a home build. (Though I will include third party information regarding a build at the end) We have spent the last month looking for a new build in Chestermere. We narrowed the builders down to two, and over the last 3 weeks have dealt extensively with both of these builders. The first builder (which shall go unnamed) was personable enough, but communication was scattered and they were not willing to negotiate whatsoever on the price. That was difficult for someone like me, who has a history of getting good deals and was on a strict budget. Broadview was perhaps even more pleasant to deal with. Their communication and willingness to work with us was, however, superior. Stephen, the representative was extremely thorough in every way, and worked VERY hard to find a way to get us our dream house while still maintaining a budget that was quite low for everything we wanted. Stephen provided us with plot plans, elevation drawings, details on finishings and basically everything we needed to know to make an informed purchase decision. Quite honestly, there is nothing more he could have done next to bringing the home down to an unprofitable level for his company, and that just isn't the way business works. We ended up selecting the "other" homebuilder, though doing so goes against my typically logical mind. I truly feel like making this decision may lead us to more headaches, and in fact, this "lesser" builder actually came in more expensive once you factor in Broadview's incentive programs. The deciding factor was the fact that this other company provided us a lot which was noticeably larger than Broadview's for the same price. It certainly had nothing to do with the sales process, nor the quality of the home we expected Broadview to build for us, nor the price Broadview was willing to provide me and my thrifty mentality. In the end, I would highly recommend Broadview (and in particular, Stephen) if you are looking to build a quality home - especially if you are on a budget. We did a lot of shopping around, and you will be hard pressed to find a price:quality ratio any better. I know another review says that they are not the cheapest option, but do your own comparisons like we did and you might find otherwise. For us, they were extremely competitive.... especially when you consider their finishings are a cut above the "bargain" companies. I have a friend who built right across the street from where our house *would* have been. He said he was very happy through his own process as well. While there were issues that had to be rectified, I think that could be said of most any builder out there. Hi My name is Réz, me and my wife had a home built by Broad view homes in 2008 in Evanston,for $550000 I really warn any one wants to deal with Broadview homes based on my very bad experience with them, following are the problems we had with them, the position date on our House was 28 of Dec 2008 , despite the fact that there were lots of deficiency and also there were not any Garage door and the front concrete done, the Facia stone was missing ,lots of problems with electrical, cracks in dry wall, outside painting was missing ,very poor paint job ,inside also in our entire kitchen there was only 2 tiny drawers, and lot more problems, they wanted to get paid immediately, and you cannot believe how RUDE and Aggressive they can be when it comes to collect, At that point I went to my lawyer, he said, at the beginning they got you to sign so many paper which make them completely immune, so you don't have any ground against them, now about 2 years past still there are lots of deficiencies have not addressed like half of the facia stone fell off, still none of the electrical done, and lots of touch up work on paint and dry wall missing, they put a Dead tree in my front yard, never been replaced..... And lot more. Bought a house 440000$ house in Evanston with broadview builders, it has been a nightmare ever since. I ve had countless problems with quality of work they had done. They patched a crack in my ceiling that looks horrible, and I told the drywaller fixing it. He replied that boardview would not pay to have it corrected the proper way. I contacted broadview about it and they said you'll get use to it. I have had problem after problem like this with them, to the point that they sent me a letter saying they will not fix anything anymore. My only route now is the legal route. They are horrible, I would never, ever even consider building with them again. read more
