On top of that, they love to nickel-and-dime tenants with absurd "violations" and mystery fees whenever they think they can get away with it. It's clear their entire business model is built on exploitation and cutting corners. I wouldn't recommend this company's properties to anyone -- not a friend, not a stranger, not even someone I dislike. Renting from them is a guaranteed nightmare, and Middle Town's reputation in Muncie as a bottom-of-the-barrel landlord is 100% earned. And then, in a truly laughable twist, they tried to bill me nearly $800 in bogus move-out charges for damages that were either pre-existing (and photographed when I moved in) or the direct result of their own neglect. The audacity would almost be impressive if it weren't so shameless. Maintenance was a little slow, they could improve the times a bit more, but all in all I have no problem with them. When I moved in, our apartment was absolutely disgusting. There was mold everywhere, dog hair everywhere (not even supposed to have animals in this location), cigarette burns in the carpet, and the paint that covered up holes in the wall didn't even match the other paint. My mom and I had to scrub the entire apartment ourselves after they told us that they would send a cleaning crew out that didn't even do anything. On top of that, while renting through them, I have sent multiple maintenance requests and most of them were not taken care of. When they scheduled showings of the apartment to future clients/leasers, the leasing agent who contacted us (Haley) was extremely rude and only ever contacted us late at night and would schedule the viewings early in the morning so we would wake up and there would be people in our apartment. When we would politely ask if she could move the time to a little bit later in the day she would reply with a very rude message about us not having any say in anything and basically that we don't matter. Overall, this company is absolutely horrendous and you should not rent through them ever in your life. I wish I didn't have to give them just one star because they truly deserve 0 stars. Update: when I moved out, I cleaned the place and made it SPOTLESS so I could get my deposit back. They instead kept my deposit for "cleaning charges" and because "the condition of the apartment was not as it was when I moved in" which is a load of crap. They have always been reachable, they did their best to attend to maintenance issues in a timely manner (without trying to blame every maintenance issue that comes up, on the tenants). They have also been extremely helpful/ reasonable during our recent move out experience. The owners decided to sell the property and Asset Management somehow found a balance between advocating for the owners and advocating for the tenants, in an effort to keep the process as fair as possible. They gave us the time we needed to get things in order (so we could get our deposit back). They didn't try to nickle and dime us about the whole process either, (like most landlords do)... Instead of trying to find ways to keep our deposit, they've been trying to help us make sure it is refunded to us. It's nice to have a landlord who is more concerned with being fair and reasonable than they are about profit. Based on their ability to balance the interests of the clients and the interess of their tenants... as well as the general fairness and decency of the people who own this business... I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person! If you are looking for a professional PM company that cares about your property and their tenants, T&H is a sound choice. James
