We lived there for 3 years and everything was just horrible all the time or anything we would do they always had something to say about it. If you want to be left alone and want to live how you want to and don't wanna get kicked out over a mistake then don't think about signing with this apartment complex. Unfortunately, since the new management company has taken over there have been a barrage of issues, and the latest reviews reflect it. They've discontinued service providers for basic upkeep and cleaning. Upon bringing my complaints to the front desk this evening, such as the lack of cleanliness that was once a part of this complex has become nonexistent. The bugs and dirt that has overtaken the halls is completely unacceptable. However, while management neglects the upkeep of the property, they are becoming obsessive over minor infractions by the tenants. While they remove the onus of expectations from themselves they point fingers at the occupants. Upon approaching staff today concerning the lowered standards, we were greeted with a nonchalant attitude and pure rudeness and disrespect. The staff member made it clear that he had no care to hear our complaints, he also snarked that we should pick up their slack. It is apparent that the management and staff are not concerned with the wellbeing and living conditions of their tenants. At the least, tenants should be respected and treated accordingly. If you're looking for basic expectations while paying inflated rent prices, this is not the place to be.

    My son is a resident of this apartment complex. He has been a resident for over two years and says…read morehe really likes the apartment unit he is in. His apartment is spacious, has high ceilings and a wall of large windows that provide natural light during the daytime. The unit is equipped with a washer and dryer, built in entryway cabinets with a hall tree, and a wine fridge. The secondary bedroom has a large walk in closet and the bathroom has plenty of storage space. The kitchen has ample cabinetry and counter space for meal prep. The unit also has wood like flooring and stainless steel appliances. The master bedroom is roomy and has dual sinks and a large walk in shower. Waterford has many amenities such as two pools, two gyms, two game rooms, two meditation rooms, and two lounge areas equipped with coffee/hot chocolate machines. They have various monthly events such as breakfast tacos, bagels for brunch, and pool parties to name a few. The leasing agents are very attentive and any items that are broken are promptly repaired. Barbara is the leasing agent he has the most contact with and he says she is amazing at setting up events for the residents. In addition, he said having the Frisco Fresh Market close and open on Saturdays and Sundays is very convenient for him to visit for groceries and the like. He enjoys being close to downtown Frisco to be able to participate in the different events hosted at the soccer stadium and in Frisco Square. I wrote this review based on his experience with Waterford and the brief encounters I have had with the staff when I visit him. Overall he says he enjoys living there because of all of the events and activities. He higher recommends Waterford for individuals looking for a luxury apartment with awesome amenities and ambiance and one that is close to coffee shops, sporting venues, shopping and restaurants.

Let me just say this, none of the other properties we visited had anything on this property. No competition at all. We signed our lease a day after touring with Barbara. We were skeptical just like many other people are I'm sure when looking for a new place to live. But Barbara was amazing, there are plenty of reviews talking about how great she is. She exceeded all of our expectations and was the most personable person ever. She made us feel so much more comfortable; especially considering the fact that my wife and I are new to Texas in general. Thank you Barbara! 10/10 would recommend considering Waterford to be your next home and would recommend touring with Barbara.

Unfortunately, my experience at move-out was very different, and I feel it is important to share that. On September 5, 2025, I provided notice of early lease termination and stated that my final day would be November 11, 2025. I planned to use the weekend of November 8-9 to complete cleaning before turning in my keys. However, on Friday, November 7, I received a call from the office informing me that I was scheduled to move out that same day and that my keys needed to be returned by 5:00 p.m., as a new resident was scheduled to move in on November 16. I work in Irving, and the apartment was in Prosper, so I had to leave work immediately and rush to remove the remainder of my belongings by their deadline. I later learned of a $424 balance that was reportedly sent to collections. I never received a final account statement, itemized bill, or notice of any outstanding balance prior to it impacting my credit. Had I been notified, I would have paid it immediately. During my residency, I consistently paid my rent on time or early. I am currently working to obtain documentation and clarification regarding the charges. I hope management will review this matter and ensure proper communication procedures are followed for future residents. I believe in being fair, which is why I am updating my prior reviews to reflect my full experience.

For all the reviews you have don't take their word for it. Come see it because I feel that seeing is believing.

    This place has had constant problems since we moved in mid-December…read more First, the AC went out, and our apartment reached 88 degrees while it was only 81 degrees outside. Maintenance responded quickly and gave us a fan for the living room while they waited a week for a part to arrive. I understand delays during the holidays, and the maintenance guy was nice, but a single fan didn't help the bedrooms at all. The whole place was a sauna. The apartment was unbearable, and we couldn't sleep there. Thankfully, my roommate and I had somewhere else to stay. About a week or two later, the heater stopped working. It was freezing inside around 60 degrees while it was 25 degrees outside. Blankets weren't enough, we couldn't feel our toes, and there was even frost on my roommate's window. It was finally fixed the next workday, with a note on the door saying "unclogged heat and air." Now, as if that wasn't enough, I started the dishwater and water suddenly started flooding out from all around the sink, the dishwasher, and both the top and bottom drawers. I'm lucky I caught it in time. I walked away for a moment to check on something and came back to a flood. On top of that, the toilet in the master bathroom runs all night. Maintenance supposedly "fixed" it when they came for the AC weeks ago, but clearly it wasn't resolved. I also noted water damage on the dishwasher in our move-in report, but it seems like no one bothered to look into it. The leasing office has been just as disappointing. My roommate went back and forth in a long email chain with a leasing agent that led nowhere and eventually became rude and dismissive. Lydia Henslee was great when it came to getting us to sign the lease, but once we moved in and started having serious issues, she was no help at all and unwilling to truly listen to our concerns. Instead of addressing the problems, she focused on fact-checking everything as if we don't live here and aren't experiencing these issues firsthand. After dealing with a month of extreme heat, freezing cold, and ongoing maintenance problems, all we asked for was some form of compensation and it felt like we were brushed off. Apparently, the fan was supposed to fix everything. To make matters worse, my roommate is still waiting on a call she promised to make. At this point, it feels like we're being avoided altogether. All I want is to feel comfortable and at peace in my own home. Instead, it's been one problem after another. This place has been overwhelming, exhausting, and incredibly disappointing and it's only month 1 of living here. DO NOT MOVE HERE AT BEXLEY LAKE FOREST.
