Horrible. Disgusting. Roaches everywhere. I personally bombed before I moved in and it did nothing. Repeatedly they have tried to get extra money out of us by saying we owed 1700 instead of the greed upon amount of 1500 that we signed our lease for. Then once that's been paid, they will put a note on your door saying you owe an extra $30 in the hopes you can't pay it and they can charge you the $250 fee for being late. The apartments are roach infested, it takes days to get someone in to fix anything, they barely understand any English, the management is never in the office, the pools are full of broken glass, the weight room is disgusting, the gates don't work every two weeks. This place is terrible and I strongly recommend you do not move here unless absolutely necessary. If it is a must, then sign for the shortest lease available. I hate this place and hope they are condemned. read more

Its 88 degrees outside and it's 86 degrees inside this apartmen. I've been to the office almost 3-4 times a week for weeks. They said oh we'll put a portable ac unit in so it will cool it down NEVER HAPPENED. And Oscar came over and turned it on, oh it was on fan that's the reason it's not cooling. Like what!! I called him and and he argues with me that it is not possibly that it's not cooling, and I told him, I'm standing right up, the temperature has gone up and please don't insult my intelligence like I don't know how to operate a thermostat. So I have a paper trial every time I go in I write out a request. Ive been taking pictures of the thermostat to show that its not working, because we can meet in court. read more

The day we moved in we noticed a few roaches, which quickly escalated as we got settled and I began cooking throughout the day. I couldn't cook without immediately seeing roaches come from the walls onto the counters, and even from under the stove once it cooled down. The roaches have gotten in sandwich bread and I found one swimming in my cereal. I can't even open a cabinet without one crawling out. I shared my concerns with the property manager about being pregnant and the health risks associated with roach pesticides exterminators use, along with the health hazard of roaches in general. I was shouted at by the property manager for a good 5 minutes over the phone. My concerns were labeled "extreme" and I was told I'm "not the first pregnant woman to be exposed to roaches" on their property as if it's something they're proud of. hello, i have tried multiple times to call/submit tickets in in regards to me not having hot water this has happened multiple times. The last time I went over three days without hot water, every time I have an issue I submit a ticket and it's not reviewed. Today I called early enough to allow them time to get back to me before closing and they still did not reach out. I have even asked per the attached email for them to just tell me what I can do to fix the problem myself. I have tried to call the office and no one answers when I have called private is the only time they will answer but today was not able to get a hold of anyone on the phone so the last email I sent is attached. due to the lack of communication in regards to an issue that is important to me for me to be able to live my life, go to work, go to events, go to church, go out to eat. It is really disappointing to know that they're receiving money for rent and are still not consistent or at least reliable when it comes to issues that our residents are having. it seems to be like this is the only way to get a response, as I see they've responded to several reviews. I don't understand why and I don't believe that there needs to be an excuse for something like a necessity to be covered by maintenance. i've done all I can do on my end, and will probably not re-sign the lease at this community, I have asked them to power wash also the surrounding area due to the roaches the water bugs, and they refuse to even respond or get back to me.I really love the space that I receive because it is an apartment on the bigger side and I love the washer and dryer but I will no longer be considering resigning my lease. They're making little kids ranging from ages, especially 5 years olds walk from the very front all the way to the residents entrance... It can take like 15 to 20 mins maybe even 30 mins to walk to that entrance from the front office... I lived here for 4 years and the last year has been a NIGHTMARE! They have gone through at least 4 property managers (and sometimes we had no manager on duty).. you get charged on your monthly rent for pest control (they never show) so you are just giving away free money. The trash compactor NEVER works...trash is piled up for days and wreaks of foul smell. This trash compactor issue has been like this for a LEAST 5 months and nobody seems to care about it. The office never answers the phone during office hours.. you call and it goes directly to "leave a message"..you email the property and no reply back ever. The maintenance crew drives around in the golf carts just having a fun old time on their cell and speeding down the road without a care in the world while trash is in the breezeways, the playgrounds ect.. Dogs poop everywhere! I put in my 60 day notice and OMG..they lost it (how convenient) and I had to give them my copy because the people I turned it in to were fired. (Luckly, I took a picture of it). Would not recommend this complex to anyone who wants to live in a clean well-kept atmosphere with management that cares about their residents. This place was a haven when we moved in, after 8-9 the management changed and they hired a manager who doesn't give a damn about the property of people live here. Recently I moved out because of covid and they said I don't have to pay termination fees because of COVID. I lived here for 15 months and always paid my rent before the 3rd. Today they sent me an invoice for termination fees. Not to mention their maintenance and pest control never was at the time. They ****** up a beautiful place. Here it is 7 days later still no air condition. They never answer the phone i have to get off early to catch them before they are closed. I have never nor will you be able to find any evidence of me being requested to provide a police report. In fact, I have proof of your property manager saying that she already requested it from police but due Covid, there is a delay in them receiving it. DO NOT MOVE HERE!!! You will pay expensive rates that they INCREASE $180+ annually, there are extra monthly charges totaling $49 and water averages $79. That's $128 monthly. You have to pay $13/mo for damage insurance, but you also have to get your own. So you PAY TWICE. Buildings are in shambles, garbage everywhere, there isn't enough capacity with 750+ units there are ONLY TWO dumpsters. Wooden staircases are rotten, sidewalks are crumbling and covered in slippery algae. We received a notification months ago this would be addressed and nothing happened. There's mold, broken appliances, and these places are falling apart because they are old and not maintained. Under no circumstances do you get what you pay for and no matter how many times a representative responds to these saying they would like to discuss, absolutely nothing happens. It's purely trying to save their public image when in all honestly all they would have to do is maintain the property to basic standards and be honest. There are two pools you pay for, however one has been drained for two years now. Gates are ALWAYS broken. So you're not paying to live anywhere safe. There have been two shootings in the last year. Mailboxes aren't secure, again, not maintained, so your private mail is open for anyone to steal. And parking- there is a new rule that we must have a parking decal or get towed. Mind you they have your registration information, but they expect you to provide it all in person a second time EVEN THOUGH THEY HAVE IT ON FILE ALREADY. And if you want to have a guest over and not have them be towed, that will be $35 for a 4-day parking pass. $35 EVERY TIME YOU WANT TO HAVE COMPANY. We have no parking issues. Always plenty of empty spaces. Just another way they want to nickel and dime you for the corporations profits. It is guaranteed no one at the parent company would ever live here. Our tub has been clogged for weeks. Not only is the tub clogged, but there is a hole outside the tub that is leaking onto the floor! I put in a work order and no one has come to fix the issue. I called and spoke with Kim, she told me the work order is "in progress" but I haven't received any update. I am 5 MONTHS PREGNANT and THEY DON'T CARE! It is barbaric that I have to wait 30 minutes for the tub to drain after a shower then get on my hands and knees for additional 45 to clean the tub! I've also put in a work order for the dishwasher 4 times and that still hasn't been resolved. They delete your work orders from the portal to make it look like they're working on it or the issue has been resolved, but it hasn't. DON'T WASTE YOUR MONEY! You'll regret it. read more

I use to live here as a little girl & after I got married I decided canopy would be a great place to live & I was absolutely wrong, the staff in the leasing office are straight up rude & have to be put in their place. They lie about absolutely everything. Make sure to go in there with something to write with, if you decide to live there but it'll be a mistake ! This place since being taken over by Glen aka Priderock, has completely fallen off. They are disorganized and incompetent. When I was moving out in July of last year they kept giving me the run around in my final balance. They were unable to tell me how much I actually owed them and them and their online payment portal was down. Even though they had issues on their end that didn't stop them from sending threatening emails about late payments. When I told them my payment hasn't been sent because they still haven't provided an accurate account of what it felt like they just made up a number. I paid them and moved out. They couldn't schedule a walk through before I left because of further incompetence. I then received an email stating my August rent was late when my final day living there was July 17th. This was a common theme with the new management. They don't know what they are doing. I told them they I don't live there anymore and I didn't hear from them for three months. I never got my security deposit back but I could careless to be out if there. Then three months later in November they tell me I owe them close to $800. After questioning them about where this number came from the assistant property manager admitted they lost one of my money orders and can't make account of it. So now they are asking me to pay the amount again or show proof that I paid before. The missing money order is from March of 2019. I can't make this up. These people are a joke! I tell them if I show you proof of this missing money order then you guys actually owe me a little over $200 dollars and then the property manager stops responding. I send several emails asking how should send the proof of payment and get no response. Now In March of this year I get a call stating a collection agency has taking over the debt and are asking me to make a $800 payment to avoid adverse credit reporting. These people at Glen are the most incompetent and unprofessional property owners I have ever met. The level of professionalism when this property was owned by Cortland is night and day.b I wouldn't suggest anyone deal with them because they will disappoint at the minimum and mess you up more likely. Anytime any of the people at the office talk to me or send any kind of communications it's a god damn crap show. Nothing goes how I'm told it will. I never received a gate key because the system wasn't functioning and today the gate is finally working and literally me and like 8 other cars are stuck because we never got our cards or nothing. I called last week about this and I was told that when the system was functioning that they would send a mass email to get everyone programmed with the gate..... this is very poor management and I'm a manager myself. I like the staff they are very friendly and so are maintenance people, When you enter in the office they are Covid safe and have mask on and have saniter ready for everyone's use. They have answered the phone anytime I have called. They are always opened to suggestions of anything we may see that can help the property. My family is very comfortable here. Maintenance is always here the next day. I love the Pool Areas and the Soccer Area. And they are pet friendly. And I dnt even here the dogs in the apts either. The apts are remodeled. my unit flooded from the toilet of the unit above mine on 8/18 from 2:30p-7p, the resident was not home. I called the ER maintenance and no one answered or came for 5 hrs as my unit closet, master bedroom and bathroom flooded. I called the fire dept they couldn't get in touch with the property, the on site security was not able to get in touch with managment as my unit was being ruined finally at 7p the resident above me came home and turned off his his RUNNING TOILET from overflowing. still no one came to my unit to repair my carpet, or water damaged walls, it is now 9/21 and they want me to pay rent for a unit that has water damage, dry rot, mold, mildew, in my wall as we as mildew smelling and ringworm carpet. I filed a complaint with the BBB I developed bronchitis and my son had a brief illness shortly after for 2 days. I am currently filing a lawsuit against the property of negligence, lost wages and medical bills. the proper mgr Tina does not have voicemail so you can't leave a messages and no one returns phone calls. read more

I am extremely disappointed in this apartment complex. There are several concerns with this place. I don't claim to know anything about the inner workings of this place as a business but as a resident in this place, they handle just about every issue very poorly. Here are few issues to begin with: 1. Paying for a gated community, but the gates are always broken so the gate remains open about 80% of the time. 2. Paying for pest control but the bugs are everywhere - all over the building, and more alarmingly, inside the apartment. 3. The maintenance requests are just for fun - nothing is addressed so you just get the benefit of venting on an online form. They won't address or resolve the issue. 4. The leasing agent, at least the one we dealt with, was essentially unaware of the process herself. She sent us the wrong address, showed us the wrong apartment, gave us the wrong move in date, etc. 5. The trash is absolutely out of control. The trash just piles up for days on end. I would think they could add an extra trash pickup day with how obnoxious this problem is, but no. This feeds into the pest issue. The surroundings are filthy so why wouldn't the critters just come and hang out. 6. This is probably the most important issue of all - lack of communication. The leasing office is unreachable majority of the time. They have turned the water off in the entire apartment building or complex and sent out absolutely no notifications about it. No warnings that we should plan accordingly or that there's been an emergency. Instead they give you defensive answers, in the small chance they answer the phone, about how they communicated about the water being shut off. (If no one in my home and no one in the building have received any such message, there's a chance you didn't send it at all. Own up to that.) I don't recommend moving here. It's not worth the headache. These were just a handful of problems we've faced. In their defense, they have communicated that they have lost some maintenance workers and are short-handed in that department. But that was communicated back in April and it is now July... If they have found staff to fill those positions, they are not doing a well enough job or they need to hire more. And if they haven't found people to fill those positions, what is taking so long?! read more

Newly transitioned from Canopy to Canopy Glen. This review should assist you in making a decision on whether this is the place for you. First upon arrival you will see the gate is open during the day....well all day/night. Occasionally after numerous complaints they will close it for a while. So let's call this an open gate community. Watch out because the open gate attracts people exiting the wrong way and almost hitting your car (fun). Since the gate is generally open you will enjoy soliciting on your car and door that will eventually make its way to clutter your breezeway. Once you arrive inside the property you will notice the pool that was closed most of the Summer but is packed most peak times with rowdy kids since the 700 unit complex refuses to clean the second pool in the rear of the community. The leasing office will assist you until you sign your lease then good luck getting any help when you call. Maintenance is short staff but they are a few kind faces that will help if you can ever get them to your apartment. Parking used to be monitored now anyone who can get in here can park their vehicle. Don't get a bottom unit as the roaches will occupy your apt regularly. I hear they get in all levels but definitely bad on the ground floor and second floor. Just buy the pest spray as soon as you sign your lease. The trash on Hampton side piles up because again anyone can from the neighborhood who slides in will use our trash services (pool too). They charge you to create the utility bill and also a fee to pay your rent with a debit card. Bathrooms are super small and poorly renovated. Lawn care has dropped except for near the model apartments . The old management required a 48hr turnaround on maintenance, had mixers, trainer sessions, events for the kids and did a better job monitoring the property. Now this place is the basic overpopulated community with a luxury apt price tag. My lease is over next month and after going back and forth I've decided this place is not gonna get better.
