We chose Capital City as our property managers for 8 units before reading all the negative reviews. JR and Neil run a shady business and up expensive charges for maintenance when cheaper rates could easily be found elsewhere. They are extremely rude and have terrible interpersonal skills. Folks of Springfield, please avoid this rental company! I have been staying in my current apartment for about a year and a half. It was originally managed by a different company, but they went bankrupt, and then my building was acquired by Capital City. They have been incredibly uncommunicative and dismissive with maintenance requests. My air conditioning went out this past summer and I contacted CCPM several times to request that it be fixed. It was over 85 degrees in my apartment numerous times during September, making it impossible to sleep and affecting my quality of life and my performance at work. It is now December and I do not see this issue being resolved anytime soon. The property manager (Mr. Hinchey) and the folks at the office redirected me several times over the phone, promising to send in an HVAC inspector, not giving me the inspector's phone number, etc... Finally, an inspection was done on the building, and the estimation for the repair cost was very high. So, CCPM is now selling my building. They have made NO effort to keep me or the other tenants informed on when the building is set to be sold, if there will be changes to the lease, or if our rent will be affected by this change. Clearly this company does not care about their tenants. I am incredibly disappointed, as I love my beautiful apartment and I can afford to live here without a roommate, but I am incredibly unhappy. I will be telling everyone I know to avoid this company at all costs. read more

I used this management company to find a renter for my house in Springfield. They did not find me a tenant in three months and refused to show the property to a prospective tenant I found because they wouldn't do their job and find a renter for le. They charged me thousands of dollars without ever providing me the details of what and why I was being invoiced and charged. They would just send me an email with a total amount with no explanation and threaten to get their "legal team" on me if I did not comply to their demands. I found my own renter and fired them for not doing their duties and they said I had a zero balance. Suddenly, weeks later I get another blank invoice with total only for over $1,000. If I do not pay they will send their legal team on me they say. I had my family go and pick up my keys and they called the police on him! I had to hire a locksmith to change the locks on my own house to protect myself from these people. The owner bragged to me that her son is a deputy and can get done whatever she needs too. I really think I got mixed up with some bad people here, but lesson learned and I hope it doesnt happen to you! The other lady's husband is the maintenance guy and just some shady shenanigans going on from what I have gathered and experienced. These people are beyond shady and I wish someone warned me before I chose to do any sort of business with them. Stay clear of these people! read more

If I could give this company zero stars I would. My mom is a tenant in a property that they recently acquired. Originally we thought it would be a great place for her as she is older and disabled and the property has features that cater to the older population things were good until Capital City management took over the staff is completely rude and unprofessional the one most guilty of this is the manager JR. He called my mother about unpaid rent however it was in error as her part was paid and it was that of section 8 that was missing. My mother attempted to explain it to him and he was not only rude but wouldn't let her talk stating that "she had better figure it out or he will have her put out" there were other threats to call the police on her and if this wasn't bad enough the way he spoke to her and the profanity they he used was beyond unprofessional, as she tried to explain that she has all her receipts he continued to yell at her and be completely rude and unprofessional, she became overwhelmed and told him to contact section 8. He then told her she is the one that needs a place to stay that she needs to contact section 8 and figure out where their money is. My mother again overwhelmed with his yelling became upset and panic and has breathing issues and is on oxygen she became so upset she was having a hard time breathing, she told him call section 8 and hung the phone. He continued to call her back to back. I told her I would call and get things situated since I am the one who took her to make the payments and take the payments on her behalf. I called because she was hysterical thinking she will be put out. As soon as he answered he was unprofessional told me his name and but I went on to attempt to explain things to him and come to a conclusion, however he was more than rude being down right nasty stating "it was none of my muther******* business saying you people are idiots and he does have to deal with idiots and he would call the police and have her put out cause he can. I told him what he is doing is harassment constantly calling her and upsetting her. He however did not care stating that we need to figure out when they will have the rest of their money. I was upset and could not believe this was happening and one human could treat or speak to someone let alone a elderly woman in the manner in which he spoke and conducted himself. I did contact non emergency police to see our options. I remain speechless at the unprofessionalism and the utter disrespect and lack of customer service. NOT WORTH YOUR TIME! Don't get trapped into their laziness like I did. Waste of time and money. Thinking that it's fine to move someone in a unit when it's dirty and needs repairs. There was move then enough time to get all the things done, shouldn't have to ask to have the unit cleaned before I moved in pure laziness. Rude customer service. DO NOT DO BUSINESS with Capital City Property Management, LLC either as a renter or property owner. They are a COMPLETE rip off. As a property owner i hired them to manage my rental property. They deducted fees for ridiculous charges. Examples: "Went to look at light switches in hallway" = $68.00, One week they mowed the little yard 3 times and charged $60.00 each time. $96.00 to check the sump pump and tell the tenant it was running just fine. We used this "management" company for an apartment building last year and it was a total rip off. I have made more money in 4 months than I did the entire year with them. They have a very vague contract so that every little thing they do is considered a project so they can charge outrageous admin fees. There are several family members that work there, and they just use the rental income as their own bank to pay everyone. The work they did on repairs was substandard as well, and there were always several units vacant. Don't get caught up in this mess. They should be shut down. read more

Please do NOT hire Capital City Property Management! They are absolutely corrupt and unethical in every way that they run their business. I have been overcharged and lied to countless times, and now these criminals are downright holding monies owed to me. They will put misleading charges or overpayments on your statements. And you will never get your money back! I can't even begin to remember how often I've been lied to concerning my tenants and the monies owed. I am honestly not sure how this company has so many good reviews. I have to wonder if they're the ones writing all the reviews. This company was nothing but a nightmare from the start. Claimed they didn't know I had pets until after I moved in, despite it being on my application, half my references being listed as "dog references," and me asking verbally about a pet deposit. Was forced to pay a $1300 PET FEE (not refundable) after I had moved in or else I would have to break the lease and find a new place to live in days. I would have never rented from them in the first place if I was aware of this insane non refundable charge. Many things were wrong with the unit upon move in and despite several (documented) requests, they were still not fixed upon move out 12 months later (no water shut off, just a hole in the wall where it belongs, no proper backdoor lock, just a weak sliding lock.) The only thing fixed was they actually put in smoke alarms and CO detectors, probably because they knew it would be easy to legally come after them for that. Heat and air never worked in the main bedroom and a cheap attempt at a fix was made after making several requests. I still had to use a heater to prevent it from getting below freezing during the winter. My kitchen sink was broken for over 6 months despite several documented requests for fixes on their "tenant portal." I once needed to call their emergency maintenance line over the weekend because of a leaking pipe. No one ever answered and eventually I just got the busy signal every time I called, as if someone had taken the phone of the hook. They're lucky I fixed it myself instead of letting the wood floors warp. It doesn't help that there is literally NO communication in their office. I had agreed on a move out date and someone else in the office kept leaving "renew your lease" notices on my door. Clearly one branch doesn't communicate to the other what is occurring with current leases. The maintenance people (despite never fixing many other issues) kept calling me during my last two weeks living at the property to change my furnace filters. They had no idea I was moving out and asked "oh, does the office know that?" when I told them. Plus, it is clearly written in the lease that the filters were to be changed by me (the tenant) so they clearly don't even know what's in their own leases. They kept sending text messages about showing the unit even after we had moved out. At one point they tried giving a 10 minute notice. If I had still been residing their at the time, that would have been VERY illegal. A 10 minute notice is unacceptable. I will never rent from them again and I would never recommend them to anyone. Luckily it has gotten around my office so I've at least saved my coworkers and their families from dealing with their inability to PROPERTY MANAGE. I feel bad for whomever is renting the property I lived at. Inexcusable. read more

These people are lazy and will tell you anything to get you to rent from them. During my showing of my house. I was told it would be ready for me on the first and they forced me to pay the deposit, the rent and turn on all utilities in my name before I could even get the keys. They said that if I didn't pay they would keep the place on the market and I could possibly loose it to another applicant. After I paid and moved in not only was the place still dirty from the previous tenants, the fridge was broken and the fire alarm kept chirping because of a low battery and I was not able to change it because it was in the attic with a lock on it. It took several attempts to even have them come out and fix the problems. I would advise anyone interested in this company to look somewhere else. Stay away from this company and these people. they are liars and thieves. i rented with this company and when i moved out i never got my security deposit back. i got told within 45 days after i move out they will mail me an itemized sheet and my security deposit but they never did. i waited and during this time i tried to call them but they never answer the phone. finally i got hold of them and i wanted answers where my security deposit went and they lied to me with their BS reasons. still as of today i dont have my security deposit back and i have no idea what they did with my money.
