Almost every month I receive notices that I owe late fees, so they continue to tack on $$$. I have no control over mail delivery but if the payment isn't there on the first day of the month, you are fined. I guess they think they can harass everyone here because we are mostly old retired people. I have called, written letters but no response! Plus they say they do maintenance but the place is a wreck, they take sneaky pictures of weeds and send them to us. It's just a nightmare living here. I have medical bills to pay and I can't donate extra money to this hideous company for the fun of it. I want to take them to small claims court when I recover from surgery, I just wish they would centralize the office instead of having places all over so maybe bookkeeping could get a clue. Please stop taking advantage of retired people! Stop with the ridiculous fake fees. Make us safe and maintained instead of threatened and unhappy. Please send response if you live here too!!!! I cannot imagine you could find anyone better as an agent to partner with for your real estate efforts! Stacie Dugas was highly recommended by a dear friend to help me find a place for my husband and I. When we 1st met, I realized that I wasn't ready to move forward. Stacie kindly showed me the property I was interested in and was wonderfully accepting that I wasn't ready. Months later, I called on Stacie again and she immediately jumped to help! We saw the property one day after it was listed and she had the offer submitted that evening! With her guidance and her crafting of a stellar offer, our bid was accepted 2 days later! From that moment on till even after the closing, Stacie's gentle guidance and perfect communications ensured the smoothest transaction I could have ever imagined! We love our new home and I am fully convinced that we got a fair price and the best timing possible! Need an agent? Do not hesitate! Stacie Dugas is the best!

Absolute Title - Fingers crossed that everything goes smoothly with our "car closing".

Here's my advice. Avoid trying to buy a house in the midst of a global pandemic…read more Unfortunately, I didn't have much of a choice. Renting our first home in Ann Arbor seemed like a good idea at the time. But leases end, and kids require stability. So buy a house we did. This was our first ever home purchase in Michigan. It's always interesting to see the regional variations of the home buying process state by state. I'm still not 100% how it all works, but I trusted our real estate agent to guide me through the process. That said, I've never fully understood what title companies really do. In Michigan, Title Companies seem to play the role that lawyers do in New York. Make sure all the i's are dotted. The t's are crossed. Facilitate these big transactions. Document the entire process. It was the seller of the house who chose Absolute Title. We were just along for the ride. And to extend the metaphor just a bit, in the age of COVID-19 we were treated to a Drive-In closing. Which means, periodically large stacks of papers were handed to my wife and me through the car window. We signed them, and traded the stack for a new mound of papers to sign. Once it was all done, we were homeowners. We drove down to the city clerk to file some important tax document. Weeks later, Absolute Title sent us a check because apparently there was a subsequent change to taxes in our favor. Woo hoo! All in all, this was about as painless an experience as one could have at the end of a significant financial transaction. And I did prefer signing all those papers in the peace, quiet, and relative privacy of our car, instead of around a meeting room table with all parties watching the process.

Oppenheimer is the absolute bottom of the barrel. They give you less than a day's notice when they need something from you, but take weeks at best to respond to any inquiries or requests for maintenance. And when they do, chances are you aren't going to get what you need or what is legally due to you. Peak exploitative college landlord.

Things are never perfect, bad days happens, delays occur, etc. It is always worth trying to be understanding that sometimes things are not under ones' control. However, Oppenheimer Properties is most certainly not a redeemable company and is completely unfit to host any tenants whatsoever. I would like to make clear that the maintenance worker, Glen, was an exceptional contracted worker and is not someone I am indicating in this review. The rest of the management (which I assume is perhaps 3 people total) are completely incompetent and inaccessible. While Glen the maintenance worker will frequently respond to texts (despite his overwhelming job) and attempt to help residents to the best of his ability, the staff is unreachable even during business hours. I have made frequent attempts over my lease to contact Oppenheimer relating to the terms and conditions or other issues and was almost never able to to get through. I tried a variety of times as well to make sure it was not just some lunch break but was never met with response unless we urgently called over a few days period. Attempting to ask any questions is the equivalent to talking to a brick wall which frankly is unacceptable at all times but especially during the height of fear for the Covid pandemic. Again, the issue has never been busy lines but rather no answer--both during and any time before Covid. Other tenants in my house had similar issues. Frankly, no one should rent from Oppenheimer and the company would be better off gone. Rather than having a business relationship, I felt as though I was sending money to a group of people to vacation and ignore me (and my roommate). Please do not rent from here even if the house is nice (and it really was okay!). The trouble is far beyond the worth and there are plenty more reputable places within Ann Arbor. Oppenheimer Properties is an absolute mess with no transparency.
