    The only think good that comes from this place is the location. My daughter, her roommates,their…read moreparents and myself have reached out with over 50+ work orders. They have lived in this apartment with the smell of sewer gas. I don't live far from Columbia and have driven there on multiple occasions and smelled this. There were times it was so bad I could smell it 4 rooms before even getting to my daughters apartment. Nothing has been resolved in 8 months. I even received an email with them admitting this is an ongoing problem that has yet to be fixed. I wasn't going to come here and leave a review, as I was hoping they were going to make this right, but since they could care less. I figured I would try to save another person the headache from this establishment. They pretend like they care, but they 100% do not. We understand it student living and things may not be perfect, things may break, and things may not be in the best of shape cosmetically, but 8 months of sewer gas is ridiculous.

The maintenance staff is slow to respond. We had to call the fire department to get them to respond to the smell of smoke and a water heater heating the water to over 150 degrees. The front office staff's standard answer is "it must be on your end," in other words, not our problem. For the price, the facility is run down, the elevator is constantly breaking down, and the move in process is a dumpster fire.

It was so good to be back, and the school and town have continued to grow more and more over the years. I felt so proud showing my husband around the beautiful campus, there is really nothing like stepping onto the quad for the first time and seeing the columns and Jesse Hall. When you're a student, it's hard to appreciate how special it is, but coming back and seeing it for the first time in a longtime, I felt incredibly proud to be a graduate. One expected that I know cost / billing information never taught in the program No sense of mentoring of students and a definite "You're on your own" when in came to setting up clinical placements yet highly judgement about what one did choose. plus federal summer Internship was not counted for Clinical hours because I was minimally paid - odd for a State University.- yet the Med, Dental and clinical Social work students I met there were given credit by their programs.

I paid my "exit extra damage" fee because I don't have time and money to sue such trash. I can only warn people of how bad this property is. Please look at google. There's no parking at night and God forbid, if you have a handicap tag on your car and they put a sticker on your car when it's visible and you park at a handicap parking spot.

    I rented with them, and it was one of the worst experiences of my life. My apartment was a studio…read morethat I paid 610 a month for. That includes the 30 extra for parking (which I heard has gone up in price). This studio did not come with a stove. There was a small hotel-sized fridge (not a mini fridge) and a microwave. The only sink was in the bathroom and was literally a kitchen sink put in the bathroom. The landlord only accepts cash or cashier's checks for rent, which requires visiting the office in person once a month. If you have to rent from them, I recommend talking to his secretary as much as possible instead of talking to him. This man has no common sense or empathy. I asked him to specifically put in the lease that I needed 24 hours' notice for him to enter my apartment, unless in an emergency, because I have an anxiety disorder. He broke this multiple times by telling me a couple of hours beforehand that he was going to show my apartment on days I had classes. He forgot multiple times that I had a cat, which I had given him documents for being an emotional support pet when I signed the lease. Everytime he asked to show my apartment, I had to remind him not to let my cat out because I would not be home at that time. I lived on the top floor of a very old building on Rosemary Lane. The summer was terrible because the hallways and stairs were not cooled. The stairs outside to the parking lot are falling apart. He only takes care of the weeds growing in the back, where the parking lot is, maybe thrice during the summer. He constantly parks in the only driveway to the parking lot in the back when he is showing apartments, and he gives no warning of doing this, so god forbid you have a doctors appointment or emergency and need to leave. If you don't want to pay for the parking lot, you can park on the street for free but the street is always parked up as much as possible, and you can barely drive on that road, which is supposed to be a two way road. When I first moved in and had utilities turned on, I also had to fight with him to come out and unlock the utilities to my apartment because he said it was the city's job and the city told me my utilities were already on and I would have to pay for them to send someone else out to do it. The fire alarms went off randomly for no real fire three times while I was living there. Once was at 11 pm when I had a 14-hour shift the next day, and it took him an hour to show up and turn them off.

Specifically, Paul Hinshaw should not be running ANY business because he will keep you in the worst possible living conditions as long as you are giving him your money. Dangerously negligent. DO NOT IGNORE THE BAD RATINGS this company has INTERNET-WIDE, not just on Yelp. This is the only business that truly deserves to be shut down for the health/safety of others. Broke my lease, thank god. While I could write paragraphs detailing why, I'll try to briefly summarize what you can expect if you decide to ignore the hundreds of red flags (if anyone wants proof via photos/videos I took there, message me): - When I moved in, multiple bulbs didn't work, had to replace them myself, and maintenance (surely under Paul's direction) waited 42 days to fix my central bedroom light. Also, it was dirty, multiple nonfunctional features, none being fixed except the light. It was also at 65-75% humidity at all times, excessively dusty, bugs running everywhere. - Since move-in, multiple raccoons/squirrels lived inches above my head, which I could see with my own eyes since the property was decrepit and had a gap b/w the wall and closet, allowing them to stick their noses into my room. Loud, smelly, nuisance, and literally violates municipal codes. Paul never made any effort to remove them UNTIL I had lived with them for over two months and called the city inspector, who forced Paul to hire an exterminator under the threat of monetary penalties (the city inspector also told me he was familiar with Paul because of numerous past complaints, surprise surprise). Before that, Paul's method to remove the raccoons was to set up cages, far down in the basement, for months, with no results... (my friend who lived in the neighboring apt for a year longer than me had been dealing with them for 6 months under Paul's genius method). When Paul was forced to hire an exterminator, Paul authorized them to remove a squirrel from a trap on the roof above my car, causing squirrel blood to pour all over my car's hood (this sounds fake, it's not - I have the video showing my car). - During a night of raining, a STREAM (not leak) came pouring through my ceiling. The next morning, approximately 4x4 foot wet, brown patch on the kitchen ceiling had been dripping onto my curtains and the stovetop. Breeding ground for mold. Paul did nothing to fix this (again, until I called the city inspector and he was faced with having to pay for his negligence). - I asked Paul if I could move to larger empty upstairs unit since former tenant broke his lease (surprise) and mine was unlivable. I knew former tenant paid $675/month. Paul quoted me at $800/month to move there and ignored the complaints/health issues included in my text requesting this. - The disgusting condition of the unit (dust, I think there must be mold too) led me to develop breathing problems where I was wheezing and coughing for one month straight. I've never had respiratory issues or allergies. I went to urgent care, required an inhaler everywhere I went (and meds) because of the impact on my lungs not improving, on 11/7/21 I went to the ER because I was so short of breath. Yes - that sounds dramatic, and that's because it is. Overall, seriously, for your health and well-being, avoid this place. There are plenty of places to live in Columbia and there's a reason he keeps his price relatively low - to lure people looking for those prices in because he knows they need any cheap housing. It's disgusting, and very akin to a slum lord.
