This is by far the worst property managers i have ever encountered. The management is an absolute joke! They dont reply to emails, any jobs you raise they ignore, I've been gathering statements from other tenants to make a claim back for service charges due to the absolute disrepair of the block. Avoid Avoid Avoid. At all costs....! Diabolical service, property mis-management, terrible communication - the 3 guarantees of Centrick Birmingham lettings. Having used Centrick for just over 2 years to manage my private rental property in Birmingham (Jewellery Quarter), I cannot advise against them enough. Despite having a reliable tenant in the property, Centrick made the entire process miserable for both landlord & tenant. The only reason I signed up to a property agent was to take the stress & hassle out of my 1 rental property, instead they were the sole driver of stress & hassle throughout. Missed & delayed payments, improper deductions on statements, relentless chasing of issues, terrible communication to both parties (landlord & tenant) & an all round diabolic service for the management fee they charge. Such poor service resulted in me liaising directly with the tenant to resolve issues due to their ongoing mis-management. To make matters worse, upon deciding to leave Centrick & make a formal complaint, the entire tenancy checkout was mismanaged by the team resulting in failed key collection, missed checkout appointments and the property left in a state of disrepair - disrepair that was verbally disclosed to me by their lettings team post-inspection, but later omitted from their written checkout report, resulting in me being at a significant, personal financial loss when I finally had keys returned to me as landlord. Despite escalating the complaint within Centrick, they failed to conduct an adequate investigation & in line with their standard lack of communication, required constant chasing to understand the status of the complaint. A GUIDE ON HOW TO SURVIVE CENTRICK NIGHTMARE! First of all - if you are reading this, that means you were unlucky enough to do business with Centrick. But DO NOT WORRY! If you listen to my tips below - you can get through this! - and even get your deposit back. My background: just like you, I have been fooled into doing business and renting through Centrick for the last 5 years. At the time I needed a place to live in a Birmingham town center - so I made a horrible mistake of not investigating what level of stress/incompetence and money loss I will have to go through by singing a rental agreement with this nightmare agency. It is the most atrocious, disrespectful, incompetent service you will ever receive (you will be hard pressed to find someone worse than Centrick - when it comes to customer support). So if just like me - you signed a rental contract with them - relax, and listen to these tips and advice on what to expect from Centrick: 1. Never trust Centrick! They will be polite and pleasant (even give you mineral water at their office) - until you sign a contract with them, after that they can not care less about you (but oh boy they will care A LOT about scamming you of your money). 2. Do not expect any level of competence from them. It is literally impossible to call their office, they will never call you back (unless they want your money). They will answer to emails (takes them no less than 1 week to answer urgent replies, or sometimes it even takes going through ombudsman (TDS) or informing them of going to small claims court - for them to answer your emails). 3. THIS IS THE MOST IMPORTANT RULE! Whatever you do on your first week when you move in - YOU MUST TAKE A LOT OF PICTURES for your check-in report. Centrick will intentionally take only a few images for your check in report - and will conveniently forget about the professional cleaning. Remember - having multiple images on your check in, will be the only way to prove your case, when it comes to getting your deposit back. Hence, always always always take multiple pictures of dirt/dust/scuffs/cracks/bumps and any other minor imperfection (even if it is a new build and you are the first person renting it). 4. If something goes wrong - do not expect Centrick to fix it or to address the issue (you might be the lucky one - if they do). 5. On your check out - DO NOT EXPECT to get your deposit back. You will have to fight for it and either go through ombudsman TDS or small claims court after. Do not allow them to scam you into stealing your money from your deposit (and trust me, they will do their best to give you as little deposit as possible). In my case Centrick overcharged us for 99.58£ which took multiple emails with their incompetent staff, at the end I threatened them to go to small claims court and asked them to present a proof on why they feel overcharging me 99.58£ is justified. As Centrick knew it was their scam - they had to back off as they had no proof to justify overcharging us 99.58£. A few weeks after - Centrick invented another scam, where they tried to overcharge us again for 62.50£, which again due to the lack of proof - Centrick struggled to make their case on why they feel we should be charged this amount. They also wanted to overcharge 183£ for a Bronze General Clean pack - but we already knew that Centrick will play this game, hence we cleaned the flat to a better standard then we received, and multiple pictures on check in date allowed us to defend our case. Centrick also went through to find the smallest cracks/chips/stains (you need a microscope to see some of them, but it does not matter for Centrick, as their goal is to take as much of your deposit money as possible). Again - some people will not have time to fight Centrick and take them to TDS ombudsman. For us - we were ready to fight them. I feel Centrick realized this and after some consideration we agreed to settle on 90£ deductions (Centrick wanted to overcharge us for a general cleaning/spot clean for 236.58£ + 140£ for chips/dents). they are no better than a robber with a mask ,communication is not on their list of skills one department does not know what the next is doing so you could end up paying and getting a bailiff letter at the same time they cannot account for were the service charge money is so they tell you there is no money to carry out work ,management don't care if you live in a swamp its pay and shut up building i live in hasn't had a working lift for a long while read more

APPALLING company. The initial customer service when becoming tenants is good, fair and very helpful. Our circumstances changed and we had to get an early termination for which we wanted to vacate and end our tenancy earlier. We did, under the understanding that we would be liable until the date that we gave to move out. This was confirmed in writing around a month or two before we were due to vacate. After plenty of emails on my part to make sure they knew when we were leaving (we were liable til 20th Nov, we moved out on 16th), no red flags appeared for them until THREE DAYS BEFORE we were due to move into our new property (bearing in mind we had entered into a new tenancy elsewhere by this point and they had emails communicating this in advance). I then had a panicked Centrick rep saying we were liable for rent for the remaining 2 months of our original tenancy...after ALOT of stress and back and forth they conceded (as we had various emails confirming our understanding). Come check out, I was operating on levels beyond my limit of stress and anxiety, and met a lovely checkout rep who went through the empty flat and reviewed everything. The checkout report I signed had ZERO issues listed AND the only thing we confirmed was ok to deduct from our deposit was the cleaning (moderate costs, nothing major, happy to pay). The next day we get an email saying this is the draft checkout please let me know if you agree to the costs - which was fine as we only had the professional clean and the report was the same as I had signed in terms of the fact there were no issues. I said all good, go ahead. THEN I get an email saying oh, by the way we need to charge you RENEWAL fee of £40 for when we renewed our contract in Jan. I was quick to reply with a copy of our receipt to say nope, we do NOT owe outstanding money, here is my receipt for that payment. They actually sent 4 or 5 emails before they admitted that, yet again, they had made a mistak and all was well. THEN came the issues in paying us our deposit - we have a joint account for which we provided the details THREE times before they sent HALF and then we had to send various emails to say FFS send us the money to ONE account. Got through THAT rigmarole by last Friday. Two days ago I received email notifications TWICE for viewings to be held at the property. We do not live there anymore, so I politely reminded both the two reps I had emails from of this information (they were also two reps who had complete knowledge as they had been cc'd into all other emails). Now it is Thursday - TWO WEEKS after we moved out, and a week after checkout and two days since we received our deposit IN FULL. I get a call - "the landlord has sent us a picture of the fridge door insert which is broken, did you know about it and are you willing to pay?" I said we did know, as it had been there upon our check in. I have explained that we are not willing to pay as we no longer have any responsibility for or liability for the flat as of 20th November and I have a copy of the chekout report I signed and further agreed to in writing (with no issues and only cleaning fees) AND our deposit has been sent back in full. The rep then went on to say ok, she will be in touch once she's spoken with her manager if there is anything else. At this point, I am beyond stressed, I am anxious as to the NEXT issue they want to pester me for AND if I will have a week free of ANY contact from them and their incompetent staff - who, by the way DO NOT COMMUNICATE BETWEEN THEM!!! As I have dealt with about 20 reps all having some kind of email reply/information/two-penny bit into the entire process... Literally the WORST company and so much so I've developed panic attacks as a result. Ironic as one of the reasons why we even started this process was to improve my stress and anxiety and overall mental health - which they ALSO knew. Stay clear. read more

My tenancy was taken over by Centrick approximately 3 months prior to my leaving the property. I have been in the Property in Acocks Green, Birmingham B27 for 19 months. I terminated my contract early as I was buying a house and paid £295 for the marketing of the property so that I could move. I continued to be liable for the rent until the property was re-let. A new tenant was found after one month, and 6 days. So far, so good. Then I received the settlement letter.... Centrick attempted to charge me £1280 for rent arrears for the period between my last payment, and my final termination date. (One month, 6 days). This was £338.83 more than was actually due, and they only corrected the amount after I challenged them on it. Their excuse, that the settlement letter was a draft?? Additionally, they are proposing to charge exorbitant amounts for cleaning after the flat was vacated. Two things on this.... 1. The whole flat had already been cleaned by myself. They even planned to charge for cleaning the dishwasher, which I never used!! 2. The rates are arbitrary, and no evidence is provided that work has even been undertaken, or the rates. Centrick should not be making a profit on cleaning fees. They also proposed almost £300 in maintenance fees. Many of the faults they identified were already evident when I moved into the flat. Each fault is allocated an arbitrary cost (Minimum £10) and increasing in multiples of £5.00. These rates were never part of the contracted agreement upon entry, and therefore should not be used to calculate costs after exit. In total, Centrick have provided an invoice for settlement which includes 64% of the deposit value, and £338 more than they were due for the rent arrears, meaning a cost to me of almost £1000 more than I believe is due. I do not intend to pay, and am planning on taking this matter to the Ombudsman, and Trading standards. My advice; If you are planning on renting in Birmingham then avoid any property managed by Centrick like the plague. Completely untrustworthy, attempted to defraud me of £338, and make ridiculous attempts to retain nearly all of the deposit which they hold through the use of arbitrary charges without clear justification. If I could give them zero stars, I would. Looking forward to my day in court if necessary. read more

ZERO stars! What an absolute nightmare!! Complete horror show every step of the way! I've been a portfolio landlord for 9 years and dealt with lots of agencies in different parts of the country and Centrick (Birmingham) is by a very long distance the single worst company I have every encountered in any industry. I would like to single out David Maidment (lettings manager) as being the absolute worst of a very bad bunch within that branch. He even had the audacity to ask me to apologise for expressing my frustration harshly following their monumental and ongoing incompetence, delays and misinformation. To put this in perspective, I have never previously written a negative review online The issues are countless, I inherited them following a purchase of a flat from Seven Capital and it took over a month of constant chasing by phone and email for them to provide me with the simplest of details, like the tenancy agreement and details of my tenant. I live in London which therefore left me unable to manage my own property!! Getting the rent on account and deposit took significantly longer. In fact I only received the above information following my complaint to Seven Capital who in their wisdom had appointed this disastrous firm. It wasn't just the time delay though it was more so the fact that I was constantly ignored and/or fobbed off which has made me really angry. They never even informed my tenant of the change in ownership despite several times telling me that they would speak with tenant on my behalf about a rent related matter. Worst of all it turns out that the tenant had reported a serious issue of damp to them on several occasions and they took absolutely no action at all. They are meant be not only the managing agent but also the property manager and neither division has done anything to help resolve the matter for over three months. They claim to have informed Seven Capital and Seven Capital claim to have first only heard about the matter when I raised the complaint directly to them! Both entities just blame each other and are making no effort to help me or the tenant. This has been a truly shocking ordeal and I felt like I needed to not be lazy on this occasion and take the time to post a review to warn other people. read more
My advice here would be if you are thinking about letting with Centrick its probably best not to. I had a whole host of issues while we had our one year contract recently. The star rating says it all but here are just a couple of the issues. - Difficult to get in touch with, regularly goes to an answering service and people dont call you back when they say they will - We had the door code changed and were only given one fob between me and my housemate even though we lead very separate lives forcing us to share and check when eachother are going to be in for a few weeks - Called an inspection of the property by letter which they then never turned up for at all and never contacted to cancel - General tone of emails makes you feel like you have done something wrong even though you have always paid your rent on time and generally not been any trouble. There are probably many good letting agents in the city centre but sadly I dont feel this is one of them. My advise would be to shop around and find a place that looks after your needs a little better than here. read more

STAY AWAY FROM THEM. First of all the conditions of their contract are abusive (how could I know if it's the first time I rent a property?). They charge unreasonable amounts for the most stupid things. When you move out, they try to squeeze you and take as much as they can from your deposit. They charged us 30 pounds to give a reference to our new agency! For just a freaking email! When it comes to fix stuff they are incredibly slow. We had to insist every single time something broke. And they threaten you by saying that "if the engineer comes and finds out it's not a fault, then we'll charge you XXX amount". These are just a few examples of the numerous things that have gone wrong during our tenancy. All the tenants I have talked to are of my same opinion. Honestly, avoid any kind of relation with this agency! read more

They rob as much money from you as they can. They charged me £100 just to add a guarantor to the letting. They are demanding £30 to give a reference to my new landlords which is absolutely disgusting. When ever we have had problems with things in our flat that have been broken they have never come to fix it unless we are on their backs to get it done. It took us to threaten to withhold rent before they fixed any of the problems we had. We moved in and the flat was absolutely disgusting with hair in the drains, things broken, mold in the kitchen, rotting shelves under the sink (which still haven't been sorted), yet they are charging us a deep clean fee when we move out. They are an awful company and you should stay well clear. We have had nothing but issues with them and we can't wait to never have to deal with them again. I know many people who are renting with them and they have had nothing positive to say. I'm very disappointed and angry with the way the company has gone on and the way it treats its tenants. read more

It has been one and a half years since Centrick took over the management of my property, and it has been a terrible experience living in my flat. They have been unprofessional, entering my flat without permission, and constantly seeking excuses to evict me despite timely rent payments. They issued a Section 21 notice, and now they are increasing the rent significantly, requiring me to undergo referencing again despite three years of continuous renting. They are also altering payment dates arbitrarily as a new agent takes over, causing unnecessary stress. Despite my attempts, senior management has not reached out to address these issues. I cannot recommend Centrick to landlords or tenants based on the distressing experience I've endured. read more
