It's bad, they're everywhere. Stairways, grass, and in my home. For 13 months, spring fall and winter, there was stink bugs in my apartment. This is something I reported to property management several times and continued to face the entire time I lived there. THEY DIDNT DO ANYTHING TO HELP. Stink bugs would get in through cracks in the cheaply insulated doors and windows. On average, I killed about 5 stink bugs a day in my apartment. Then when the stink bugs stopped around the hotter temps of summer, we had an ant infestation. I LIVED ON THE FOURTH FLOOR, NO WHERE IS SAFE. My neighbors and I had to put cinnamon on our door steps to try and mediate the problem, but they also got through the cracks of the cheap door and into my cat's food bowl :(. Secondly, disgusting neighboring tenants. My neighbor, also notoriously known in the community for parking in two spots and never being towed, would make her dog use the restroom on the balcony and leave it there for months!! Piles of dog poop collecting on the balcony, urination on the bannister. Yet, the property management complains about a flag hanging on my railing and not this? (photos included) Third, I provided a notice to vacate via email, which is legally considered written proof and followed requirements in my lease and they confirmed back with confirmation of my intent to move at the end of my lease... 4 months later because I didn't fill out a notice to vacate form (which is not even stated in the lease) they billed me for another month of rent at the end of my lease and claimed my lease was legally being extended because i didn't provide a notice to vacate. So if you are considering moving here, do not forget to fill out a notice to vacate form of your move out day 60 days in advance even if your lease is a set timeframe. I tried to make my case that what they were doing was wrong but they said they wouldn't handle anything unless it was in court. I dealt with electrical issues in my kitchen the entire time i lived there. Outlets randomly not working and lights flickering in the kitchen. Trash service notoriously not picking up trash!!! Being billed at least $50 a month for amenities but the club house not being accessible 24/7 is ridiculous. especially with it only being available M-F, 9-5 when most people work. AND majority of the time their snacks and drinks that are not complementary, but are part of the billing, are usually not even stocked. Property has not correctly uploaded addresses and mapping of property buildings to map applications. So very frequently, my friends would not know what building to park at and my packages were delivered to the wrong buildings. The neighbor who forces her dog to use the bathroom on her balcony would keep my mail as we had the same unit number and neighboring buildings... even though my correct name and address would be on the packages she wouldn't return them or give them to property management. I only found out it was her withholding and stealing my packages because Amazon's delivery confirmation photos showed her door mat. (that's the community you'd be moving into, bad people). I asked property managements help in getting my packages back and i was brushed off by the front office, given no assistance, and had to leave a letter on the neighbor's door begging her to return my packages to the correct address on the mail. She only gave back two boxes and kept everything else that had been wrongly delivered to her. The pool has ridiculous hours! Also LOTS of sweat bees by the pool. And the gym never restocks water supply. We did have radon testing done on the property which was very frustrating to handle, maintenance requesting 48-hour time frames to visit. And then we tested POSITIVE so there was also the infuriating experience of them installing the treatment. Also the realization that I had been exposed to radon in my apartment for the last five months... The location of the property exports to Westport, if you are not familiar with this area, let me just say that it is the absolute worst commute to experience during rush hour, from either direction! Something else extremely important and worth mentioning: failure to uphold to propane storage safety. A big perk I utilized on the property was the free propane grills. Great idea until every time I would consider using it, i'd find the tank's valve completely open and the control knobs on! This happened at least 5 times, so evidently there is high risk of gas leak and fire with this bad property management. There's a lot of other great apartment properties just down the street form this one that Id highly recommend!

I would often pass through the clubhouse to grab an afternoon coffee and they were always friendly. Anytime I had a question they promptly got me an answer and maintenance concerns were taken care of the same day. I took off one star for some small stuff that would be easy to fix: -The HVAC in the units is very loud, and my bedroom was right next to it. You could hear it cycle on and off and it was very loud when blowing, especially at night. -Water pressure was really puny in the shower, and I had to spend about twice as long rinsing my hair as I usually do because of it. -The water heater didn't get water as hot as I liked, and would often run out of hot water by the time one person took a shower. If two people took a shower at the same time, someone would get cold water! -Finally, I wish that the cardio equipment in the gym had TVs on them or in front of them. I can tell others did too because I would often see that they had moved equipment to face the TVs, and signs were even taped to the equipment telling residents not to move it. Overall, I would recommend this place. I moved when my roommate wanted to move out and wish I hadn't -- would love to be looking forward to another season in that great pool!

They have lots of space, and I like that every unit has its own entrance - a very homey feel. The grounds are well maintained with thoughtfully done landscaping. I've never had an issue parking. The pool and workout areas are exceptional, with plenty of space and high-quality features. The staff is thoughtful as well - always helpful and friendly. There are frequent community events, including very creative ones during COVID! (eg, decorating contests, to-go meals...) In short, they truly do go out of their way to make this a home for residents. I've looked at other options as I consider moving closer to family, but none can compete!

We had food truck days, had monthly fun events for my kids and residents, etc. Over the past year, things have gone downhill. For example, over the past few months, our pond that has a fountain in it will not hold water unless it rains and the fountain has not been working for months, the gym closes practically every time we have a big rainfall due to leaks, the pool is now "closed until further notice" with no explanations as to why or when it will reopen, and lastly our entry gate, which we rely on for security (perk of living in a gated community) has been left open and broken for the past couple of weeks. Although maintenance is very quick to fix work orders and resolve issues overall, the property is declining rapidly. In addition, management has been aware of all issues but nothing really seems to improve. When I first moved in here, this place was definitely worth the high rent and the premium prices. Now I just don't think you can call this place luxury living.

The staff in the office are sweet but they also don't feel as approachable as last years management. But again they are sweet. Also forcing internet to be included with rent and charging $25 each for a washer /dryer definitely takes away (luxury) these should come with a washer and dryer free of charge if needed. Love the space in the apartments. Love how thick the walls are. Love my neighbors. Feels like everyone is friendly even the teenagers that live around here. I do feel safe! Love that everything you need is pretty much within a 10 minute drive or less.

There were NO damages, etc. And stuck me with a $200 bill (on top of keeping my security deposit) that they sent to collections with no warning, notice, etc. The rare times I could get them on the phone after I moved out (multuple calls and messages and emails to them with no return calls or return emails), and I explained about not even living there for the month they were trying to charge me for, I was constantly lied to of we will check on that and get back to you with no response. They are the true definition of slum lords, I don't recommend anyone moving here or anywhere BUCKINGHAM PROPERTIES is. Its not safe living here if you are a single woman and they don't care at all. I've reached out to Buckingham properties multiple times and they just redirect the message back to the woodbridge management and they do absolutely nothing about it. From the first day I moved in in October 2023 something told me I was going to wish I never moved there and I was 100% right. IF you do still decide to move here be aware that you will get charged additional fees and taxes for whatever they can find towards your rent and utilities more than likely it will happen two to three months after you move in .. you'll never get to use the pool or the gym because they always down for maintenance to clean or whatever else reason they can find. And the gym is never open because the machines are broken due to the kids in the neighborhood. They are both always down for maintenance or it's closed . Please Be aware maintenance men work on their own time. Maintenance request take months and years to get a response and they will enter your residence without notification or alerting you to their presence. It's happened to me more than twice and I wasn't properly dressed or aware someone besides myself was in my residence . The third time my wife had to threaten them if it happened again. Make sure for your safety you have some kind of protection. No one's coming to help you. The staff in the office is a joke Carla Gore, Tasha McCullough, Donya Brooks, Eric Johnson and Daniel Smith are all full of shit and are puppets for Kristin Edmonds at Buckingham Management . In that time Woodbridge went through: 4 owners, 4 management…read morecompanies, 6 property managers, and more maintenance supervisors, maintenance staff, and office staff than I could even tell you. It was a good a place to live in 2015 when we moved in. Between 2015 and 2025 it slowly went downhill to the point that the only adjectives I could use to describe the property now are "neglected," "rundown," and "sad." To put it lightly, they are slumlords. Their maintenance philosophy could best be described as applying chewing gum and duct tape, hoping that the residents either get tired of dealing with them and either fix the problem on their own or just live with the issue. In fact, they were so bad about maintaining the property that a poorly replaced roof began leaking within 6 months of being replaced, and leaked worse than the old roof they replaced to the point of causing damage on the first floor. It took getting the corporate office involved, by way of one of their other properties in the city, to get the roof fixed. We also had multiple plumbing leaks that developed and none of them were ever fixed. When it snowed, there wasn't a single snow storm where they actually cleaned the sidewalks and only one where they plowed the parking lots. And this was all while they consistently were raising the rent every chance they could get. We received a renewal last year (without the required increase notice period from them) and rent went up 30% and then this year they were going to increase it by 50%, to the point of it being almost 4x what the rent was when we moved in. After contacting a lawyer, he said it sounded like a pattern of retaliation because we were asking them to fix things. So, someone running a business fixing cars in the parking lot and taking up all of the parking spaces is ok, but filing maintenance requests isn't. Also, they will charge a crazy amount for the utilities and services that are billed through the lease. Oh, and even after being told we'd be getting our security deposit back, it took us getting the corporate office involved to actually get it back. Please, don't live at Woodbridge, live literally anywhere else.

Super clean unit and building... never saw a bug. I use to take a bubble bath while looking at the city skye line... The amenities were great! Great door man! Great staff! Zero complaints. Fantastic location... I use to work at Humana and would walk to work or take the free trolley. I love hosting dinner parties... with my incredible view and terrace. If they have an opening... I just may live there again! I would recommend the 800 Towers... for young hip professionals, cool erudite families, or carefree fun loving adults. My family and I lived at Shadow Ridge for 4 years in the Hazelwood unit. While our experience was…read moremostly okay, there were significant management and maintenance issues. The management team took every opportunity to not be in the office, just about every holiday results in them not being there. Turnover happened pretty often and we became accustomed to new staff working there every 3 months. You'll hear the "I just started here, so I don't know" line over and over again. They like to resolve things by leaving passive aggressive letters on doors. When we had complaints they would send letter. If the issue persisted they sent another letter. If we asked if there was more they could do they'd say "Let me get back to you," and hope you would forget. They are there to rent more apartments out, once you sign that lease the effort drops to damn near zero. Maintenance when I first lived in this community was great. They were quick to solve our issues and were pretty communicative throughout the process. If I submitted a request I usually had it resolved within a day or two. With staff turnover that quality of service went down rather quickly. In my last year living here, I just accepted that I have to learn to fix things myself because they weren't going to properly fix anything. As for the apartment itself, the work they put in is to create a good initial impression. That impression goes away quickly when you start living here. Light switches are at least 20 years old, they squeak and some show signs of rust and corrosion. The toilets barely flush and the water pressure in general is weak all around the apartment. The windows might as well be open with how much air they let through. The A/C barely worked and would struggle to cool our apartment down under 74 degrees. As far as sound, it's about what you'd expect. The only thing I will note is that any conversations/noise in the hallway are a bit louder than you'd expect. Birds and bugs love Love LOVE this community. Our building was adjacent to the forest and I had a tree in front of my balcony. Every spring & summer I dealt with birds nesting in the crevices on our balcony and had to make an active effort to deter them. Bugs find their way into the apartment all the time and usually come through the poorly insulated windows or the vents. I didn't personally have this problem but people on the top floor have talked about rodents in the ceiling. You can ask maintenance to come help but they aren't really going to do much about it. One of the bigger problems my wife and I had was smells. If someone smokes on your side of the building, you are going to have to get used to the smell coming through to your apartment. We've had cigarette smokers on the floor below us and ended up having to purchase a couple air purifiers to get the cigarette smell out of our apartment. Above us we had people who smoked weed and that smell would come through to our apartment as well. We presented the problem to management and their solution was to send letters. As you may have guessed it never got resolved. When my wife and I purchased our home I decided to initiate the move out process. They informed me someone would come inspect the apartment in 3 days (two months prior to my move out date). With a month and half left on my lease I'd say the apartment was pretty much unused and I used the remainder of the time to clean, patch holes in the wall and do my best to make sure the apartment looked as good as it did when I moved in. I turned my keys in on the final week of my lease and it was pretty unceremonious. The woman at the front desk said "ok thanks," and that was it. Fast forward a month later and I find out I was charged for the carpet, but even better I only found out because I looked for the information myself. Don't live here, it is not worth dealing with the people who run this community. And even if you can tolerate them, they'll be replaced with worse people in the next year.
