I lived at the 4323 N Sheridan Road apartments in edgewater from April 2024 -June 2024 and had to leave in less than 2 months from moving in because of severe mold and water damage to my unit. The damages were not present when doing the walkthrough but upon move in day I walked into a unit with bubbling, disgusting paint, and a wet smell. I notified the property manager immediately but nothing was done until a month later when contractors came in and painted over the visible mold... less than 24 hours after the paint job, mold started pouring through the walls. I got professional testing done to gather information for my health, and got the heck out of there. Stay away from this building and especially any units on the top floor. Unit 1001 likely has not been remediated and still has an ongoing issue. read more

i am a Caucasian male and i feel that I am treated differently than the other tenants leasing from CH Ventures for 7.5 years. The quality, current new leasing management, service quality, tenant concerns, complaints/return calls and quality value of their units are absolutely horrible. No updates to the rental units, no repainting, creative landscaping of their properties, very cheap owner, repeatedly raising the rent every two years, slow to provide maintenance. They could care less about the quality abd appliances update inside and outside their leasing units. The monthly leased rental amount are not worth the quality of the units. The tenants I have met at Elgin, IL PW Townhomes do not rent there for long periods, they are in and out within a year. Most previous tenants told me the leasing office suck. Very Poor onsite tenant service and extremely slow to react to tenant concerns. Avoid PW Townhomes and CH Ventures leasing by all means! You have been warned! Slumlords who don't realize they rent to human beings. Increased my rent 50% in the span of 3 months, while the washers and dryers don't work, the front door lock is broken so there's no security, there is grafitti everywhere, and garbage rotting unattended. Regularly takes multiple phone calls, voicemails, emails, and in person visits for them to fix anything, if you're lucky. Left trash out in front of my apartment door for a week or two in the summer heat. Never learned my name. Only responded to me when it had to do with me giving them money. If you want a one bedroom for the price of a 2-3 bedroom with no extra benefits you'll love it. The apartments they own can be beautiful but that has nothing to do with the company. It was okay for a year or so but be careful, especially if you have kids or money is really tight. They genuinely do not care. read more

Literally have to contact a lawyer soon because they refuse to put in writing what we owe them and what our conversation was. Why not put something in writing unless you've something to hide? There is exactly no excuse to refuse to put a debt and the resolution we are taking to pay it in writing. "I told you on the phone" is absolutely no excuse and no way to do business. Do not rent with this company. I lived at the Sheridan property before I had to relocate for work. I found several subletters but the owners wanted me to pay them under the table to break the lease instead, which I refused to do (keep in mind I HAD to move for my job!) and I never will pay them! Lived at one of their buildings at 1548 W Juneway for 5 years. While there, the cost of rent increased to a point where it was not worth the apartment we were staying in, which was on the third (top) floor of the courtyard building. We were able to find a much nicer quality apartment not far from this one, so be sure that if you rent with them, you are getting what the apartment is actually worth. The grounds were well kept, but I suspect that wasn't on the Property Management company and the work of the building manager, who lives on site. He was always friendly and good to deal with, however, there were some times when getting work done took longer than it should. The company doesn't use any sort of online portal or ticketing program, so anytime we needed something updated, we texted or called the building manager directly, and given that this was a large courtyard building, I imagine that he was inundated with requests and had a lot to deal with. The reason I leave this review, however, is mainly the state of the building. Our apartment had so many mouseholes you never knew where they were coming from. Traps and plugging them didn't help since I suspect there were more than even we knew about. Also, so many roaches and centipedes. I know this is somewhat to be expected from an older building, but at the rate they were there, the company should have hired an exterminator. The apartment was on the third floor, which was the top of the building and there was severe water damage to the drywall. Water would seep down and the plaster would crack off into powder, getting everywhere. One day I woke up to brown water seeping down onto my bedside table, damaging it, from the top molding from above a window. This water damage, the cracking drywall in particular, was an ongoing issue. One time it rained so bad that the property manager had to bring in people to redo an entire section of the wall. However it kept raining and a week after the new stuff was there, it happened AGAIN because the root problem, lack of good drainage from the roof, was not sufficiently completed. The building we were in is run off of radiator heat, which is fine. That is, if the radiators turn off. Out of the 6 radiators in the apartment, only 3 would reliably turn on and off. This left one of the bedrooms and the living room area absolutely sweltering in the middle of the winter when the radiators were on, which there were many times that they were not. When we reported this to management, we were told there was nothing they could do. Many of the windows in our unit were not airtight. I had to put duct tape over the gaps in the window above my bed because in the summer, the gaps were so large, I would have bugs coming in from outside. The individual apartments in this building do not have access to the breaker box, so if a fuse is tripped, which is easy to do due to the circuiting, we would have to wait for the building manager to flip our power back on for us because the breaker box is behind a locked door. This left us many times without power, largely in the middle of the night in the summer which left us uncomfortable because we could not reach the person who could turn our power back on. The one laundry room, shared by the whole complex, was wholly unreliable. I lost so many quarters in those machines because sometimes they just wouldn't work. One time, in the middle of the winter, I had to carry an entire laundry hamper of wet clothes across the courtyard and back up to my apartment in the middle of the winter because the washing machine turned off, or was unplugged by someone, in the middle of the cycle. Parts of the ceiling fell in in two of the bedrooms. They were fixed by management, but not completely or properly. Also, animals get in the ceiling somehow. I heard so much running around, digging and fighting just above the ceilings. Many of the outlets in the apartment were very loose as well, which is a danger. When we moved out, we were paying $1445 per month for this apartment, which is ABSOLUTELY not worth what you are getting. We moved and found a newly refurbished apartment for $1350/month that was MILES nicer than this place. If you are looking for a place to live, trust me, you can find something nicer for cheaper than this place. Also, if the rent is lower on signing, it will be increased very unreasonably with no updates being made to the apartment. Not worth your time or money. Find a better place to live than something owned by these people. read more

They are violating the Chicago Ordinance of bedbugs by not sending professionals to inspect the apartments next to me, hence bedbugs are an ongoing problem. My building is on 5630 N Sheridan. I can't sleep, I can't live there because they are now in every room of my apartment. However, they deny their existence because they say that the exterminator "didnt find anything." Yet, I have bites everywhere and pictures of the bugs. Just avoid any building that is managed by this company, because they do not care about your health. read more

Moved out after bedbug infestation from neighbor's apartment-which took them over 2 weeks to get an exterminator for - the guy they sent did a half ass job and they finally sent a different guy two weeks after that. The kicker was they did some kind of sell off years later-I had a collection agency in Massachusetts contact me that wanted three months back rent for moving out five years later. Everything needs improvement all properties from Chicago Land all the way up to Kenosha at the Villa Royale. Property Managers are helpful when they can be. They have been able to respond to our issues however, when it comes to the hardware, good luck. Most of these places are early 90s-2000s builds meaning that these properties are 20-30yrs old with old appliances in. Appliances are starting to fail and all you can do is report it to the the property managers, and they'll send someone to repair at higher cost than just ordering and installing new for a inexpensive work order. If you have to continuously ask the property managers for assistance and they can't because their bosses won't help them then why have people move in to these failing and not up to code properties. I'm not posting pictures because if they won't take the time why should I? CHV cares? Then they need to figure this out and fix it for the people not just entirely for the profit. read more

This company is essentially a slumlord. NEVER rent from them. I lived at The Envoy property. During the winter, the temperature in my apartment ranged from 55-59 degrees, and if I used a space heater, it would blow the circuits. When I complained, I was told "the boiler is working; anything else is not our damn problem." One time there was a burst pipe a few floors up, so every apartment on every floor below was having flooding through their ceiling. Called maintenance and was told that as it was 7pm, they couldn't be bothered to come until the next day. Well, in a few hours the water damage was so bad that the ceiling collapsed in three of the apartments experiencing flooding. Then, they repaired it so cheaply that there was A TON of mold growth, which again, they refused to address. read more

Truly horrible management by awful people. My first year, I had no reason to contact management, so everything was fine. Within the SECOND year: -My unit was entered illegally -The apartment manager acknowledged that this happened, but didn't apologize or give any sign that he wouldn't do it again -There was damage done to my unit in the illegal entry including a huge hole left in my wall and a disconnected radiator leaking on the floor -My personal property had been used in the botched repair job -Management refused to repair the damage they did and wouldn't even respond to me for 9 months, until I told them I would withhold part of my rent (then they suddenly were getting my communications after all. Funny...) -Another maintenance problem made my kitchen sink unusable off and on for 8 months, and again they ignored me until I threatened to withhold rent. The one and only good thing I can say about CH Ventures is that breaking your lease with them has got to be scary easy (something I'll have personal knowledge of soon!) because they don't cover themselves legally at all. Wish I had known sooner that I could legally withhold rent because that is absolutely the only way to get these slum lords to do anything. But I didn't know because I have never had such terrible management before, in 11 years of renting across four cities. read more

I live on the 5746 N Kenmore 60660 property and let me spare you time. Do not move here! I have been renting for the past year and have had so many issues with this apartment. There are roaches. I had asked about this when I moved in but was told they didn't have bugs (dumb question to ask) but the very first night I saw a couple. I have had to set up my own traps and spray the place, along with forcing my building manager to fumigate my apartment monthly for the problem to decrease. Now I see them occasionally and I am very clean. My kitchen sink, bath tub and toilet have drainage problems. For the first month here, I didn't have hot water. The building manager Figi when I complained would come in and tell me that the water was hot enough. Definitely not! I had to consistently call over and over and then threaten to withhold rent and make formal complaints before they finally fixed my problem. The water was dramatically hotter but let me say that the pressure and heat depends on if your neighbours are also showering. There is an unruly neighbour who screams and yells at all hours of the day beside my apartment. Complaints from all my neighbours have been called in. We are told by the building manager that she had mental or drinking problems. I understand but the explicit and vulgar words she hurls from her apartment (which the walls are super thin so everything can be heard) can be so disgusting and tiresome. At times she throws things repeatedly against the walls. During the pandemic and stay at home ordinances, this has made getting work done unbearable. It is obvious the company does not conduct thorough background checks. They did not even have the decency to let tenants know the situation. Instead I had to continually ask about this problem before anyone let me know why. There are mice traps set around the laundry room downstairs so there must be mice although I haven't seen any myself. Overall this apartment is a dump, damp smelling, bugs, management team that doesn't care. It's cheap but to me I'd rather pay 100 more for a proper place. If you can manage these traits go ahead but I wouldn't recommend this place ever. read more

DO NOT RENT HERE ... GRANVILLE APARTMENTS ON GRANVILLE AND HOYNE Chicago or any property with CH ventures. You will regret later big time. They have rat / roach problem. Heat and hot water will disappear on the coldest months. The walls have 20 coats of paint that will peel endlessly. heating vents have never been cleaned for years and they start smelling like mold and are a fire hazard. when it rains you will see mold if your apt has a brick wall. also mold in the ceiling. Even if you report these issues ( make sure its documented ) they will say they are fixing it and they never do. If they are not doing anything just report them on 311 and business bureau. If you rent the parking spaces, just know if you get towed by LINCOLN TOWING you will never be reimbursed your $263 towing fee. My car got towed with my parking permit in it and somehow Lincoln towing got into my car, took the permit off to cover themselves. The European woman at the leasing office is the absolute nightmare to deal with. She can tell you one thing one time and says I never said that. When you go to the leasing office record everything she says just incase. Also do not call, just email them so you have everything on record, trust me you will need this later. read more

I have lived at one of their properties for about a year. It is crappy they charge 300 for you to use your own air conditioner and there are no ceiling fans. The physical building has a lot of issues with water damage, the elevators are frequently broken, and other tenants leave the place a mess in the hall. BUT! Nico the on site super is awesome! he always fixes stuff when he says he will, yea its not perfect but rent is cheap so what do you really expect. They also spray 2 floors for bugs every month which is needed for a large building so I have never had a bug issue. They don't charge for having cats, there are no dogs allowed though. As for CH Ventures office, they are impossible to get a hold of and ask a question. I literally communicate with them via notes I put with my rent check. Thats pretty annoying. Which is why I bring it down to 2 stars. I don't need to call too often but it's nice to be able to get a simple question answered rather than having to write a letter. Regarding Summerdale & Washtenaw: I'm almost up on my 2 year lease and I've been heavily disappointed. The apartment itself has just been renovated and looks absolutely beautiful, but the maintenance sucks! My interactions with our property manager are so hit or miss- sometimes he's lovely, sometimes he's impossible. Heat: I spent all winter of 2019-20 absolutely freezing. I reported this to the manager multiple times for him to just ignore me. This year, I got a thermometer so I could hold him accountable (unless it was at least 40* outside, my apartment was never at the city mandatory 68*). After sending him messages everyday, he checked my windows and doors because it was possibly a "draft" (on Christmas, my apartment was in the 50s). I repeatedly told him to check the heaters which he did not do until I reported it to 311. They still are not fixed, but he finally gave me electric heaters to satisfy me stating he will cover the electric charge. I am not sure I trust that the company will actually pay me back. On top of this, during the winter I get barely lukewarm water. Reported this repeatedly and it still has not been fixed. You have to pay a mandatory heating fee every month. Fire Hazards: LET ME TELL YOU. I was FURIOUS when I opened my radiators to see that they were FILLED with paper, tissues, toys, balloons, etc. from the previous tenant. They clearly haven't been cleaned in years. When I reported this to my manager, he told me it "wasnt a fire hazard because we use a water based heating system" and that I shouldn't have opened them. Hot metal + Paper is still a fire hazard, but I guess it wasnt an issue because THESE HEATERS DONT WORK ANYWAYS. They're also sealed shut with years of paint to the point that maintenance workers had a tough time working on it because of all the paint. On top of that, after realizing my smoke detector never went off, I found that I had lived over a year at my apartment with a smoke detector from 2001 and no batteries. When I bought myself my own smoke detector and carbon monoxide detector (it did not come with one) and asked if this could be cut off my rent for a month, I was told I should have told him that I needed one and it was my responsibility to have checked. Crime: Packages are always stolen. I refuse to have things mailed to my apartment anymore. I've had packages stolen within 15 minutes of being delivered. You can assume you'll not get 80% of the things you ordered. Reported the mail issue to the manager to be ignored once again. Overall: I'd rate this apartment much higher if the service was better. You can pretty much expect that you'll be ignored for most of your requests. Neighbors I've talked to say that they haven't even gotten all the keys for the building/their own front door. Gave them the benefit of the doubt for a long time but my patience has worn thin. I was accused to changing the locks to my apartment because management misplaced my keys. There's no attempt to tell you when a maintenance request has been completed or wasn't able to be completed so you're left totally guessing. Dealt with mold in my apartment at the 5820 N Kenmore property for over 2 months and the company refused to acknowledge the presence of it despite testing positive for cladosporium. Told the property manager, Selma of the smell and she said "Since we can't see any thing, we can't fix anything." Escalated the issue up to Janette and they suggested I buy a air filter to deal w/ the smell. Asked to be released from the lease since they weren't going to resolve the issue and they suggested I sublease the moldy apartment to someone else! The only really good thing I have to say about living at 301-311 Custer is the building manager Sanella, she tries her hardest to keep things nice but can only do so much as she has 2 buildings to deal with. Roaches all the time, mice occasionally, only hot water in the shower- unless someone is doing dishes, spray painted bathtub, peeling paint, floors that do not come clean, cabinets that are hung wrong- mine actually were falling off the wall for almost a month before they fixed them, radiators that don't close, bathtub and sink don't drain properly, the two washers & dryers barely work when not completely out of order, a window broke in my unit & one in the laundry room, about 4 months ago and they're still not fixed, my deadbolt died - when it was replaced they broke the wall so now one swift kick & your in, locked or not, my building has buzzers but my unit does not, the doorknob on the front door of one building has been broken for a week, outlet plates are not secured to the walls, the window screens are full of bug sized holes, and as a final insult CH Ventures has their bills sent to my address like I'm their secretary. read more

Review of their property at 4423 N Sheridan Rd. Chicago, IL 60640 First off, in case you don't bother reading all of this: DO NOT MOVE IN HERE! When I first moved in in 2016, my studio was $763 (w/ included). A year later, the same unit is $824 (w/ utilities). I begrudgingly agree to a 2 year lease in an effort to lock in my rate and fast forward to 2019, they are now asking $1044 (w/ utilities). Keep in mind this is the same tiny studio with drafty single paned windows that are quite literally rotting, falling apart, jamming and freezing shut and are not on the radar for upgrade. I've been asking since 2017. The radiators are all or nothing and if the building manager isn't here (which is often), you could be spending days without heat in the dead of winter. I have. When they are working, again, you have to do some trade-offs with the windows to balance the temperature and you already know what a nightmare they are. I am a clean and tidy person, but that hasn't stopped the roaches and mice from getting in. This place is infested. I've been fortunate enough to not have bed bugs, but I've heard horror stories from other tenants who have had them recently. The lighting fixtures in the walls not only make it difficult to decorate or have shelving, but the knobs broke almost immediately and according to the maintenance people, cannot be repaired and will not be replaced. The garbage in the alley is constantly overflowing and you can usually see litter and garbage bags throughout the hallways, stairwells and other common areas. People are always drinking, smoking and shouting in the stairwell at night. Children are allowed to play soccer in the hallways and hang out on the fire escapes unsupervised. The hallways stink of cigarette smoke and you will invade your living space. This building has 10 floors with roughly 200 apartments and there are 3 washers and 3 dryers (usually in some state of disrepair) that the building manager (who lives in the suburbs) hogs to do her and her son's laundry, while the tenants have to resort to going to the laundromat. On top of that, she ignores calls and text messages about simple things that she is responsible for and you're left waiting days for a reply, despite the advertisement of 24 hour maintenance. There are two elevators. A passenger and a (barely larger) "freight" and one or both are almost always broken down for days at a time. I've carried my bike, groceries, etc up and down the narrow, trash strewn steps several flights at all hours because of this horrible neglect. What's worse is there are people with mobility issues on the higher floors who I assume are just completely screwed for days when this happens. The front entrance door has been smashed in or hanging off the hinges more times than I can count. A lot of times the locks are busted or removed by thieves, too. You can count on a solicitor posing as a ComEd employee at your door every couple of weeks and screaming meth heads at the end of your hallways a few times a month at 3am. Random people are often sleeping in entrances, hallways and other common areas. Might as well give them a key! Rear entrance is often obstructed by accumulated garbage and miscellaneous debris. Mail is constantly being stolen to the point where I have anything over $20 shipped elsewhere. The building manager's office continues to get fancy new upgrades, they've slapped a little paint on the common areas here and there and I've noticed a couple signs go up, but neither the units or overall quality of life in this building have gone up at all over the past three years and just because some luxury apartments have sprung up in the area does not justify this kind of outrageous rent increase. But don't listen to me. If you're looking to flex your money to prove to no one that you can afford to pay more for less. Be my guest. I should have taken the fact that the realtor doesn't even have a website, uses a P.O. box, has no obvious contact other than the negligent building manager as a red flag that this place is a complete joke. I'm serious. You can do better. DO NOT MOVE IN TO THIS DUMP!!!! read more

I wish there was a negative rating! This is one of the worst companies to deal with and I've rented from Urban Equities. The Janitor, whom they call the property manager doesn't manage the property AT ALL, at least not in this building ( Jarvis and Fargo). They have rodents in at least 95% of the units. When I complained to the company, they told me I was leaving my front door open and they are coming in that way. Ridiculous right? I live on the 3rd floor! They won't maintain the property, when I asked how often does the cleaning company come to clean the property, I was told they don't and she has to ask the supervisor to hire someone for the job. This place is so bad, if I had a choice to live in a shelter or live here, I'd choose to live in a shelter. Avoid this place at ALL cost. read more

I have lived in their Winthrop building for 4 years and I'm not renewing again!! The building is old, the freight elevator gets stuck in certain floors trapping you inside! Oftentimes, the washer machine will take your money and your left with just your dirty laundry in hand. I have had my packages stolen too, the most recent being 8/ 21/18 and management will not do a thing about it either. Also there are roaches throughout the building. You could be going down the hall and see one crawling on the wall . Oh but the minute you are late to pay the rent that's when they are speedy in sending a 5 day eviction notice. This is the worst building I have ever lived in.. 6 years ago they were involved keeping the building clean but the last 3 years have been horrible and keeps getting worst. No one wants to rent here, there are only 2 tenants in a building of 7 units. Always problems with bugs, roaches, laundry. They don't care anymore which is so sad. Can't wait till my lease is over. I loved the apartment! The lighting, the unit was beautiful! But the service provided- SUCKED! The property manager that lives in the building with her- husband, brother-in-law, son & 100 lb. mean Pit-bull, hardly did anything. Every time I stopped at the office, the door was closed during business hours. Then I would knock on their apartment door, sometimes someone was home but otherwise I'd call the "office" phone number and the property manager was- at the grocery store, at the Dr. office or not even in town. So frustrating. Also note the building is listed as "No Dogs". There was a leak from the floor above me that created mold in my bedroom. I was told "all these old buildings have mold" & it was never fixed. The laundry room was always filthy. And the final straw were the elevators. On my move out date the freight elevator has been down for a full week. My move cost me double and when I submitted receipts for reimbursement, I was told "they were just as inconvenienced as I was". I also had to follow up on my own about the inquiry and received another apology and need to understand the women "helping" me had been out of the office. The CH Ventures office was impossible to contact when there were issues and the property manager was no help and or couldn't make any troubleshooting decisions on her own. Stay away!! read more

I have resided at Granville Courts apartments since September of 2016, initially I was very pleased. I had a couple of issues that were quickly resolved. Here's the problem,my upstairs neighbors are horrible!. I'm on the second floor, it's an old building and the floors are hard wood and very squeaky. Ok, I'm certainly not suggesting that these people walk on eggs shells because of my sensitivity to noise but be mindful of whose underneath you. The neighbors underneath us don't have complaints regarding the noise. I've had to call the police multiple times, the mother and I had a meeting with building manager Slavisa/Christina who are wonderful but the noise just hasn't subsided. They purposely drop things on the floor, drag furniture and stomp walk! I've documented my issues with CH Ventures and each time I was given the so called managers number Vito or Vino who never answers his phone and/or return calls. Recently I found out there is an apartment in the same building but on the 3rd floor, so I called to ask if we could transfer apartments as this would alleviate the problem? I was told I signed a contract for my apartment and I'd have to sublet in order to move upstairs!!!! Really how about bending the rules for the Awesome tenant you have, especially given the situation. I feel like I'm stuck, I have to live under these conditions because CH Ventures are unwilling to help. The service people and the police have said I have one of the nicest units in the complex, and the police who responded to my call of noise disturbance/threaten by visitor in neighbors apartment said "no police officers like to take calls coming from this complex!" . My poor nerves are bad with the noise that's at all hours of the day or night, bare in mind the apartment is small how much walking can one do?????? I've even written a nice note for the Mom trying to fix the problems but no luck the noise persists!!! My lease doesn't expire until 01/2018, how in the hell will I survive until then............. read more

I live in the kenmore property. First off I have roaches. Second of all all my packages get stolen and management doesn't do anything about it. Actually everyone's packages get stolen. My manager said "theirs a lady who comes and steal packages at night" well why wouldn't you let us all know this? Like what! That's a security concern. In the other property that I lived at I payed more but nothing ever went missing. They had a package room or the manager would keep packages in the office and made sure we got them. This is ridiculous. It's impossible to get a hold of anyone in upper management. read more

oh i'm so glad we moved! we moved in in 2011 and had nothing but issues from day one. rodents. for one. when i told our "property engineer" where they were coming from, it was like he didn't believe me. honestly, you should always believe your tenants. it's how you keep them. wasn't thrilled they were coming out of our stove. wasn't thrilled to have sticky glue traps all over our floors. the unit we were shown was awful. had a very bad feeling about the place from the start. yet we needed a place and this was within our budget at the time. then we moved across the courtyard and it seemed to get better. ha. we had a broken toilet for the longest time. then they had to do led paint removal and somehow our screens were broken and our storm windows as well. of course no one wanted to take responsibility for any of it. the painters blamed the engineer. the engineer blamed the painters. needless to say we never got any of our original windows back. two of our windows broke. one they did replace. the rest nope. oh and not to mention when your tenants are complaining there's no heat--DO SOMETHING ABOUT IT! don't just sit there and say "yeah yeah. i know." don't wait till there's a fire in the broiler room. or wait till almost the end of october and into november to fix it. each time we called to have something fixed in our apartment, the engineer would huff and puff about having to come up to fix something. dude. it's your job to fix it. that's why we paid rent to your company. would i recommend this place? HELL NO! i don't really do a lot of reviews, but this place is just too bad that i had to do a review on it. if you're looking for a cheap place to rent, don't go here. you will be wishing you found another place to live. read more

I live at one of CH Ventures building at 7444 Seeley, for the pass couple of years, I had little issued that got taken care off immediately, with the exception of May 31, 2017 I came home late to find water coming from the ceiling of my bedroom and running down the walls including my clothes closet, it was like watching a water fall, I call the maintenance man immediately he came over saw the water coming down and said there is nothing he can do because the tenant above me will not let him in. They have since paint not did not dig out the ceiling and the wall to ratify the mold problem, every time I walk into my bedroom I can smell the mold coming from behind the walls. I have send letter, even had an attorney friend of mine sent a letter, we know that Mr. Alan Didesch receive them because they were mail certify and we both have receive the return card sign by the office. As of this date no repairs had been done and you can see the mold growing out from behind the sloppy paint job that was done. Some of my personal property was damage from the water and I have not been reimburse for my lost. I am writing management again to let them know that I am going to get the repair done from the this month rent and that I will also be calling Chicago Building Inspector. read more

The 1100 N. LaSalle bldg Chicago is old and has a lot of water damage and they do not repair things if they can just paint over them. When dealing with the onsite mgr. you have to remember her job is to do as little as possible and get as much from you as she can. read more

BEWARE. ESPECIALLY NU STUDENTS. THEY WILL TAKE ADVANTAGE OF YOU. I would give them 0 stars if I could. I moved out of an apartment of theirs a few hours ago, and just received a phone call telling me we "didn't clean." First of all, I used to be a professional apartment cleaner. I cleaned to that standard. My roommates and I left that apartment in far better condition than we found it. We were then accused of not scheduling a walk-through, despite never being instructed to do so (which of course they denied). Not to mention, our landlord continually harassed us throughout our move out asking us when we would be gone because the incoming tenants were hoping to move in early and he "didn't want any problems with them." They will gouge you for every penny they can. In this case, trying to charge us for excessive crumbs in the cabinets and the fact that there was baking soda residue leftover from cleaning the oven (mind you, no actual damage). Luckily my roommates' parents are lawyers and we plan to dispute any cleaning charge they level at us. But this is a company that will do anything they can to get any money they can out of you, with no consideration of you has a human being. Oh, and this is all after a year of renting from them and never having a single thing in the apartment fixed. read more
