Michael Ellman tried to raise my rent by $350/month (13% increase) after the lease had already been renewed at only a 3% increase, forced me out because I would only pay what the lease stated, and tried to make me pay for an extra month and a half of rent after I already moved out, and added items to the Move-In/Move-Out checklist after the final walkthrough.
I rented a home from Michael Ellman and Yetta Ellman, from 2021-2022. At first, everything was fine. The house needed repairs to the bathroom tile, new door frames upstairs, and a few other issues, but I was happy to work with Michael and Yetta with those items after I had already moved in. I also asked to paint the door from the original baby blue to black, and they agreed. My lease stated that if I didn't hear about a price increase 90 days before renewal, I would automatically renew for a year at a 3% increase.
About a week after my lease was renewed, Michael texted me saying that he had made a mistake and should have informed me that the price increase would be $350/month. He threatened to evict me when I told him that I would be going by what the lease stated. After a few conversations back and forth with Michael and Yetta, it was agreed that I would move out on 9/1. I asked to receive a document to sign making this move-out official but never got one until the week before 9/1. When the document did arrive, it said I would have to pay through mid-October. Just because Michael was mad he couldn't find someone to rent the place in time. So even though I was fully moved out on 9/1, he wanted me to pay an additional month and a half.
Never have I experienced someone so unprofessional. And to top things off, when we did our final walkthrough, he tried to charge me for bathroom tiles that were broken and documented before I moved in, told me the nails in the door frames from when the workers reframed the doors were my fault, and even added multiple items AFTER I had finished the walkthrough. I have an audio recording of the entire walkthrough to prove this. All in all, they claimed my security deposit, and I'm currently working on legal action to get it back.
I should also add that Renee Mayhall of Chapman Hall Realtors was the managing broker for this. She knew all about the breaking of lease and adding of items to the Move-In/Move Out checklist after the final walkthrough. But she did nothing about it. read more
