In the bedroom we documented stains, piling at the entrance and tear at the bathroom entrance. We included a photo of stains. At move out we were charged $232.26 to replace carpet due to stains. We disputed the charges in writing and discussed via phone with staff. Despite documentation of stains and damage at move in, I was told the charges would not be removed. I would highly discourage any student lease an apartment at Arcadia Harrisonburg. We documented stained and damaged carpet at move in and were still charged for replacement. In addition, our student's vehicle was vandalized at the apartment complex the weekend of move in. The staff only said to contact the police. When asked if they had security cameras the staff member on duty said they did not have security cameras located in parking lots other than the office building. Very concerning to know that an apartment complex with students did not have security cameras at the time our student's vehicle was vandalized. Imagine a more serious crime happening without security cameras.

    do not believe a single 5 start review you see. those reviews were done because of a giveaway they…read moreran. please do not sign a lease here, RUN. redpoint is the most unprofessional complex i have ever dealt with. first off, the water shuts off at least once a month, and good luck if you want to take a hot shower because the water doesn't get hot. the ceilings fell through because of a leak in the bathtub in the apartment next to me, and they just painted over it so mold could just grow instead of fixing the issue. they will nickel and dime you for everything when you move out. they charged me $600 to replace the carpet in the house just because I had a pet, and there was absolutely nothing wrong with the carpet. the carpets were shampooed before leaving and the place was spotless. they will inspect your apartment throughout the year and charge you for EVERYTHING and ANYTHING. the back door blinds was bent on one slat, and boom $75 charge (they were broken when i moved in and i took pictures). The carpet between my bathroom and bedroom was lifted and ripped when i moved in and I was charged $250 to replace it when i put in a maintenance request. they will also add those charges a week before rent is due and expect you to be able to pay it when given no notice. the place also was not cleaned and was disgusting when I moved in. please save yourself the stress and money

    We found this place in 2013 when our, then JMU college student began her junior year. It was…read moreclean, safe, an excellent price with an outstanding property manager and customer service. Could always depend on everything. Mary Messerley made those two years and then 2017 equally outstanding. But then, Mary moved on and her replacements were no replacements at all. The property went into disarray with dirty carpets, noisy tenants and pet droppings all over the place (watch your step!). There were pest problems (flies) caused by the wreaking trash bin and a refusal to remediate the problem. Customer service? Not a note of it. Got hit with a fake "insurance liability" rent upper too. Our home liability extends to lease's for which we are listed as tenants or guarantor. Urban Exchange charged us an additional fee each month since the property owner names could not be added to our homeowner's policy, even after receiving a letter of assurance from USAA confirming our home policy liability fully extended to the unit we rented for our students. At the end of the lease, we were charged $125 for "repairs" totally unwarranted (posting a few pics of property conditions when we moved in and the hospital-clean manner we left the place. The $125 was reportedly for "grout damage" and "a bent blind". See how filthy the place was delivered to us (never cleaned) and how we returned a place cleaner and in better condition (bathrooms, walls, floors, appliances) than conveyed. Unless you want low-quality property, property services, total lack of customer service and general incompetence, you will not want to rent here. For the record the 2013-2015 rental period with our first student was outstanding. The last 2018-2020 was beyond horrible. I hope this review informs expectations and decisions before entering into a lease agreement.

    Beware and stay away !…read more We signed a lease for the unit to be "as is". Only upon moving out, Matchbox Realty decided to use their own "standard" of what was normal wear and tear. They hire an outside company to "turn the units" and accept charges which are exorbitant, only to turn and charge you as you leave the apartment. We were charged over $400 for 9 hours of labor as "damages" simply to patch a few nail holes, replace a kitchen drawer and a toilet seat. Not to mention charged us over $60 for a gallon of granite counter cleaner, when the counters were no larger than 35 square feet. In addition, during covid, provided 30 days notice the lease ended via mail, only to text my son 3 1/2 weeks later, he had 4 days to move out ! After taking my $560 security deposit, they asked for another $170. After providing feedback on the labor charges which were exorbitant, and kicking my son out on 5 days notice during Covid, they told me if I did not pay them, they would take me to court. BEWARE !!! Would never rent from them again !
