First my belongings began to disappear, so I complained to the office, they talked to me, surprisingly that day Neil was very nice which is very strange because he is always rude, he tried to persuade me by saying that this had never happened before in the company and they blamed my roommate. They used that as an excuse because unfortunately we had a bad relationship with my roommate, who the same company introduced me to rent the apartment with her, then she moved and did not notify me that a new person would arrive to live in the Apartment, one night an strange woman appeared in the apartment which shocked me and I had to call the police, and she explained that the company had given her the keys, and the next day I heard a baby crying in the apartment. The company was very clear in the contract that only two people could live in the apartment. Now I am stranded in this place living with strangers because the company threatens me that if I move and stop paying rent they will report me for eviction and I will lose my security deposit read more

Chelsea Company has many properties all around New Haven and i've lived at the 179 Dwight and 65 Dwight Street properties. The apartments themselves can vary depending on which complex/building you rent from so definitely check them out either in person or virtually (e-mail for video tours). What stands out the most, however, is the management staff. When I was first looking for apartments, the management staff clearly laid out the move-in process and was (and still is) very responsive to e-mail correspondence. They stay on top of regular maintenance as well as the occasional concerns. I've thought of exploring other areas but stayed with Chelsea Co. given how my friends' feedback regarding other companies were very hit or miss. With Chelsea Co. though, other reviews as well as my personal experiences have been reliably positive. Testament to this is how separate employees on two separate occasions gave unsolicited praise for how well the management treat them and runs the company. One of those employees also went out of his way to help me out with one of my move-in tasks that I forgot to do until last minute. They also take security of packages very seriously. In conclusion, Chelsea Co. is extremely organized (even more so during COVID!) and helpful. I've lived at their properties pretty much stress free for 2.5 years and running. read more

I moved into 80 Howe three years ago and decided to renew my lease up until I graduated because I really enjoyed living here. The biggest benefit to renting with Chelsea Company is the management. Honestly, many of my friends didn't get lucky with leasing companies in New Haven, and I've been very happy with Chelsea Company all three years. Paul, Chelsea and Eric respond to e-mails very quickly, and help with pretty much any issue I've ever had. Maintenance requests are taken care of so rapidly. I'll usually report something one day and it'll be fixed by the next. 80 Howe is especially great because the management office is right downstairs. I would definitely recommend 80 Howe and Chelsea Company if you're looking for a 1-bedroom apartment close to the Yale campus. read more

I absolutely agree with M.W. Please, for the sake of your sanity and bank account, DO NOT rent from Chelsea Company. I lived in 65 Dwight for two years. My experience with this company is one that will haunt me for a long time to come. The management is awful. Initially, they will feign all of the niceties to get you to sign or renew your lease. They will lure you in with false promises. However, at the end of the day, they are all about the money and won't do anything above and beyond what is necessary to get you to sign on the dotted line. I am generally am a very calm and collected person. However, more often than not I left their office feeling angry, frustrated, and upset. When I asked them to do things that I did not deem out of the scope of their job description they basically gave me the kiss off saying they were "too busy." When I finally moved out, I ended up paying $1035 more than I expected to, due to false promises by the management. Additionally, it took them 2 months to return my security deposit, and that was only after I had e-mailed them about it several times. Lastly, I had a situation that required immediate resolution. I was desperately trying to contact Matt Short who had promised to return my call a few days prior. After not hearing from him for a few days, I called him and expressed my concern. His response to me was that he "could hang up the phone right that minute as he did not have to speak to me." At this point, I was a paying tennant of two years who always paid rent on time. This company does not treat its customers with respect. I know several other people who have been extremely unhappy with their experience with Chelsea Company. I just thought I would write a review to counter the one star reviews here. First, I just wanted to respond directly to the negative criticisms raised by the one-star reviews. I have lived at both 65 Dwight and 80 Howe Street and each lease expressly states that the company returns the deposit a month after move-out... you shouldn't be complaining when they do exactly what they promised to do. The lease also obviously includes the duration of your tenancy so I don't know why you would complain about not being able break the lease with impunity. The law student in me is screaming "KNOW WHAT YOU'RE AGREEING TO BEFORE YOU SIGN IT". Now on to my own experiences. The Management. Jason, Paul, and Sarah are all very approachable and typically respond in some capacity to email inquiries within an hour or two (during business hours). I have had to make several maintenance requests and all, save for one, have been handled promptly. The only exception to this had been when their maintenance staff had been tied up responding to damage at another unit; they made me aware of the delay and my request was handled after the more immediate concern was taken care of. I don't know what more you could ask of a management company. They do their job and I have never had to hound them. 65 Dwight Street This isn't exactly the most charming looking building on the outside but once you get past the exterior the units are actually quite nice for the price. I rented a 3 bedroom unit facing N Frontage Road and while the view left a lot to be desired it was still nice to have a balcony. I paid extra for offstreet parking and my roommate parked on the adjacent George street. He did have his car broken into once so this is worth noting. Apart from that we never had any problems or felt in danger. One of my big criticisms of the unit is the noise pollution from the hospital. Ambulances drive down this section of Howe with some regularity, you learn to ignore it but it can be trying at times. The units themselves are comfortable and we didn't have any issues sharing it with 3 students. 80 Howe Street I recently moved into this building with my girlfriend and have had a similar experience. Unlike Dwight Street, I no longer have to deal with the sound of ambulances but parking is far more limited. I have found myself using the limited "free" street parking on Edgewood as the adjacent ProPark lot charges $90/monthly. The unit itself is very spacious and any maintenance issues have been dealt with promptly. One of the things I would like to note is that the Chelsea Company units are all competitively priced for the area. I did a lot of homework before choosing my apartment and have found these units tend to be between $200-$500 under similar units in the area. read more

Charged us for routine cleaning after 3 year lease. Took 1/3 of our security deposit. Asked us to move out early for next tenants and when the new tenants move in fell through they charged us the extra rent even though we had turned in our keys. Awful move out experience. Stay away. We lived at 80 Howe for four beautiful years. I never had a problem that went unattended by management, and never had an issue with them at all. On the contrary, I loved saying hi to the folks in the office, and the building staff stood outside with us on move out day to wish us a safe journey ahead. In New Haven, a city of horror story landlords, we felt respected and supported in what was our home. Thank you Sarah especially for being wonderful always, and particularly for helping us sort out things at the end. And for getting us our security deposit back within 2 weeks! I lived in 80 Howe street for two years and I enjoyed my time there. This review is essentially a thank-you to the management staff Mr. Paul Alves for his various helps during my stays - I requested for a number of unreasonable favors such as checking if my door is locked and looking for a wallet for me inside the room and some others I might not remember. For potential renters, here are some of my feedback. Pros. 1. Management: I found all of the staffs are very friendly. I always approach Paul and Sarah for questions on various details. And the office will help me receive all my packages. 2. Hot water: It is definitely one of the hottest water I could find in town. 3. Safety: As there are several bars opened till early morning, there are in general people on the street around midnight, so I am not too worried about the safety issues. 4. Parking: Besides the $80/mo on-site parking behinds the building, there is a parking garage for Yale affiliates right across the street. 5. Heat: The heater was really hot in winter (except for some occasions, the heater in my living room does not work. The bedroom one always works.) 6. Price: I visited about 20 different places to rent before I signed the contract here. This is the best price I could find given the same condition near New Haven. (near means within walking/riding distance.) 7. Location: 5-10 mins walk and you can get to most places in downtown you wish to go. Cons. 1. Room shape: Although 400 square feet is not very small, but the effective part is indeed not very large since there is a large closet place. Besides, the positions of closet door and bedroom door in living room made me very hard to place my furniture. (e.g. sofa, TV, desk, bookshelves) In addition, the kitchen is at a corner and there is no fan. So from time to time, there are some smoke coming out while frying or sauteing. But I like the design of a small isolated bedroom area. 2. Noise: for most time it was good. But since I lived in first floor, the noise of trash truck and weeding machine is very large in the morning, and could affect my sleeping. In addition, the wall is not very voice-isolated. I think this is the constrained best place to stay in downtown New Haven. I would recommend anyone who wish to live in the downtown areas of New Haven consider this place. PS: I saw the 1-star review mentioned the security deposit. I have no problem getting back my deposit except a cleaning charge (for about $100. I can not remember the exact amount). read more

I lived at 80 Howe for 3 years and loved it. Great heating, elevator, security, safe street, quiet, everything in my apartment always worked (fridge, toilet etc) but if small things needed fixing they'd come pretty quick. I loved having the office downstairs because picking up packages was super easy. Laundry in the basement takes a laundry card so I never had to find quarters. Bike lockup too. All the windows are new and the hardwood floors are great. I loved the little book shelves under the windowsill and my WIR was so big I put a single bed in it. Stairs and halls etc were always clean. Never heard noises from other apartments. Close to chapel st and broadway shops. Two of New Haven's most popular restaurants (Miya's and Rudy's) you can see from the stoop, super close. All the staff are friendly and easy to get a hold of. read more

I lived at 65 Dwight Street for 3 years. My experience was positive. 1.) The maintenance office and staff were responsive. Eventually you get to know the repair guys by name and they did a solid job. They would always help us out. One time I got stuck in the snow trying to get out of the parking lot, and Tito and the crew, stopped snow-blowing and literally pushed my car my up and out. 2.) The office staff are great. Make an effort to get to know them, alert them to any issues (maintenance etc) early so they can get a jump on it. Paul, Jason, Matt, and Sara were always helpful and nice whenever we bumped into them around the complex or picking up packages. More than once, they helped me track down a package that UPS or whoever claimed to have dropped off etc. 3.) As for the reviews about the security deposits. You sign a document and know exactly what the terms of that are. Take care of your apartment and you won't have any issues. 4.) Our unit was very nice (2 BR townhouse style). Granite counter tops, stainless steel appliances etc. For H/HW included this is a great deal. Pay extra if you want a garage spot. That said, I got a resident sticker from New Haven, and parked on Dwight street -- never had an issue. They just recently installed bike racks which are convenient for cyclists. **Overall, it's close to downtown and the medical area. Easy walk to bars and restaurants. The H/HW included is a great deal. If I still lived in the area, would rent again. read more

New Haven is a city of older buildings and a saturated rental market, but I can confidently vouch that Chelsea Co runs an honest company. So much, that I lived in the same unit for 6 years. The management team was always responsive to any issues- most calls were responded to and resolved within 24 hours and the folks at the front office would often go the extra step to follow-up with me afterwards, keep an eye out for our packages, and every year they were honest abt what to expect with my rent cost and would facilitate meeting new tenants moving in. In regards to 80 Howe, Pros: Reliable elevator, $80/month garage parking across the street, close to 24 hour surveillance by Yale security (their office is across the street from the building, and I got to know several security guards who kept an eye out for us walking down Howe St), heat is included, newly installed Windows,they sign for packages, laundry in building, intercom to buzz visitors in, HUGE walk in closet Cons: Old building, old bathroom fixtures, cable line needs to be re-installed, no dishwasher Overall, I know I was paying less rent for my 1-br than all of my friends in New Haven and am really thankful for my home at Yale for 6 years. read more

Spent three years in the 80 Howe St. Chelsea building. Great experience. Management was always cordial. Minimal issues came up during our stay, and everything always addressed promptly and cordially. In particular, Paul and Sarah are great. Take the time to get to know them. The security deposit was returned as stated in the contract and if you take care of the apartment you will NOT have any issues. The apartment itself was great. Hardwood floors, gas stove and huge closet space. The water pressure is amazing. It gets a little warm during the summer, but a window A/C is more than enough. Location is great, everywhere in New Haven is walking distance. Overall great experience, if in New Haven would definitely rent from them again. read more

I pretty strongly disagree with @M W.! I lived with Chelsea Company at 2 different locations for a total of 3 years - 65 Dwight St. and 80 Howe St. I found them to be great landlords! Better than or as good as any other landlord in New Haven based on stories I've heard, and there are a lot of sleazy companies around here. Very responsive to requests. 3 examples: +at first apartment, glass door on oven suddenly cracked one day (manufacture error) - I contacted Chelsea, they had someone come check it out that day and replace it the next day. +at second apartment, I moved in in a hot summer and bees were getting in through the torn window screens. They were in the process of upgrading all windows in the building, but when I got in touch with the office they bumped me to the top of the list and installed my new windows later that week. +second apartment had a problem with a burst pipe in the ceiling above my kitchen, called Chelsea office. They acknowledged my leaky ceiling as an emergency and shut off the water in the upstairs apartment right away, fixed the leak the same day. One caveat: when I moved out of my first apartment with them, we did not get a walkthrough and they did charge us some inexplicable fees on our security deposit. I was really unhappy about that but had 3 roommates to spread it out among, so I didn't fight it. Moving out of my second apartment, I requested a walkthrough and assessment and they totally agreed! Did the walkthrough with the facilities guy who certified apartment as having no damage and they signed the form for me that security deposit would be returned in full. So, maybe pleasant tenants get what they need and cranky tenants don't! Found Chelsea office staff pleasant and helpful at all times. Buildings are attractive and apartments are frequently being renovated. The 2 apartments I lived in - one was fully renovated right before I moved in and one had a new floor put down right before. Always upgrading, very responsive to requests, comparable prices to apartments all over New Haven. Really like these guys! Tour some of their units and give them a try, I have nothing but positive opinions. read more

I have lived in quite a few rental units around the country--in small towns, college towns, and big cities--and my experience with Chelsea Company was by far the worst ever. They are vultures for any pennies they can short you or avoid spending to properly maintain their rental properties, and they treat every tenant as a likely criminal trying to destroy the crappy rental units they rent. They do not provide basic elements such as working kitchen drain stoppers (or a catch over the shower drain at all), yet they'll charge you a hefty fine if you stop up their drains. All maintenance work is half-assed--when my kitchen light needed a new chain pull, it was replaced with a piece of string and a washer hanging on the end. When my front door was coming off the hinges, they did not go to the source of the problem (the worn-out wooden frame), but just stuck a few more screws in the wood, which of course didn't last. When I moved in, the place was dirty, the cabinet hardware was all hanging off, one of the blinds was broken, and the shower drain was absolutely clogged to the point of no drainage (since the last tenant obviously wanted to avoid the fine). They act like you're a jerk for putting in maintenance requests and make you prove the severity of the issue with pictures. You'll generally wait four days or so for a repairman to show up with his string and washers to "fix" whatever it is. You're not allowed to hang anything on the walls, or a chunk of money will be taken from your deposit. You might make improvements to the place and leave it spotless when you leave, but they'll find some reason to withhold money from your deposit, even if it's just a few extra dollars they can put in their pockets. They do not have apartments professionally cleaned before you move in, nor do they repaint everything that needs to be repainted. I would discourage anyone from renting from Chelsea Company. The fact that I've heard them referred to as Yale's Slumlords is not entirely silly. I think some properties (such as 80 Howe where the rental office is) are maintained better than others, but the pricing is all way too high for what you get. I paid dearly to live in a depressing, poorly maintained white and brown box for a year. read more
