STAY AWAY - ZERO STARS…read more Shannon Brinker is a known slumlord, which my husband and I learned the hard way. On day one, she blocked my phone number when I informed her that the heat was not working (during -20°F temperatures) and that it needed to be fixed, not just covered up with space heaters. Space heaters are a fire risk and cannot be left unattended (this includes when you are asleep). When she did this, we sent her a letter of demand and withheld funds when she still refused to fix the heat. With the fact that it was not only dangerous to our health, but also against our rights as tenants and her legal obligations as the landlord, we moved out and into a hotel. When we got an HVAC contractor out to inspect the mini-split heaters, not only did he tell us that they were out of refrigerant, indicating a leak in the system, but that even if they didn't have that issue, together the 2 mini-splits put out a total of 18,000 BTUs, and for the size of this apartment, it needed a minimum of 50,000 BTUs for the health and safety of any tenants. We mailed copies of this report, the lease with the clauses she violated highlighted, all of the evidence of these violations, and a letter of nullification to her and to her lawyer. Unfortunately for both of them, this showed us that neither check their P.O. boxes or have forwarding addresses, as both envelopes were returned to us. I was…read moreillegally charged a double deposit, then when I informed David Charles Christie I would not be renewing my lease a couple of month's prior to the end of lease. He became very childish and pushy for me to have the property "showroom ready". He kept mentioning finding a tenant so i " could get out of rent" prior to the end of lease. something I never mentioned, wanted, or asked for. he asked me to pay utilities for a month I wasnt there to allow a new tenant to begin moving in early. I obliged. I paid rent up to when we agreed. He kept my entire double month's rent security deposit (which I now know is illegal to even request -⁠SDCL 43-32-6.1, ) charging me every time he went to look or show the house, an oven rack that was never there, and a month of rent that he already had a new tenant paying rent for and on a lease at the same property. He has been an absolute nightmare and I have filed a consumer protection complaint, small claims court, and any avenue I can to spread the word on this absolute scandalous and criminal behavior.
