But if you are looking for a "country club" experience, this isn't the course. The facilites and property have fallen into such total disrepair. The driving range isn't open. We were told, "high school kids take the balls and we don't have any at the moment." Total BS, the nets on the range are ripped and down. Talking with locals the range hasn't been open since COVID. The carts are old, the sand traps grown over (cheaper to grow grass than maintain the traps apparently), and the facilities run down. Sad really, one can tell this was the place to be way back when. But know it is a ghost town of days gone by. Staff is friendly, the bar nice, the course decent, but the experience is nothing more than a local muny.

Watched a soccer game and seating is great as you don't even need the large screen because you're so close to the field you can almost see the sweat on these men. Ok, back to the review! They have plenty of food options and beer on both sides of the stadium and even in between! They have kid stuff to partake in and it's fun for all. Lucky for us the weather was comfortable! I suggest everyone come for a game as it's fun for everyone!

That made it a lot more fun and gave us a reason to return. We came back today with the plushies we had saved, only to be told by an employee that no such program exists. The employee even called the owner while we were there, and the owner denied ever telling us that. That was honestly frustrating and confusing. To be fair, the games themselves are fun, and you do eventually win, but they do feel somewhat fixed. What bothered us most was being given information that was later denied. We left feeling misled and disappointed. Clear and consistent communication with customers really matters.

But he said it tasted pretty good. We thought it was going to have the reclining seats, which it did not so that was disappointing. But I guess we should have confirmed that first. I also thought you could order the food from your seat, but you do have to get up and order at the counter....and they do deliver it to you. This is my experience from staying at Llano Grande Resort for the last 3 years. The property is…read morebeautiful. HOWEVER, the management is not up-to-par and the cost is double in comparison to other parks in the area. The cost break down is above average. For example, the lot rent in the Rio Grande Valley is $351.00 (on average); the lot rent at Llano Grande is $642.00 (that was my recent quoted price on November 11th) and it increases every year by $50.00 to $55.00. This is for homes purchased at Llano. If you purchase in areas they own, you'll will have to pay a monthly lot rent, PLUS an amenity fee to use the pools, gym, etc. The management office is very friendly but not organized and minimal professional park management experience. There is a constant fire drill mentality and the structural issues have not been address professionally. There's always a water outage due to old water pipes, the internet is always out. The pools are never at 100%; and there is an ongoing DRAMA vibe between the residents and management. The events are not organized and/or provide good entertainment. For example, they will charge you $5.00 for a bucket of ice (this is the management mentality) There is no restaurant onsite. The park was recently purchased by BoaVida. Look them up to see their history on how they treat the residents at other parks! They have several ongoing lawsuits filed by residents of parks they have purchased over the last several years. You can find those on the internet as well. More concerning is that what you are told in the office about pricing is not accurate; so expect changes from the first conversation you have regarding a property. Additionally, the new management is extremely authoritarian, ie, you have to get permission to have visitors and decisions are made in an autocratic manner with absolutely no notice to the residents. They have forgotten that they have important stakeholders that live on the property and never consider the affects of their decisions on the people that live at Llano Grande. You can find better, less expensive with less chaos and drama.
